Dangerous neighborhood, gun fire, drugs, apartments old, falling apart. Management is the worst. Can't have more than 4 plants, Can't keep your bike on patio, all you hear is "and your ledger will be charged". Got so sick of managers daily don't do this Can't do that, I changed my phone number and email. I seriously advise you to look elsewhere. In 3 years my rent has gone from 655 to 810. They lure you in with lower rent then raise raise raise. They are NOT worth what they charge. I don't want to live here, but I'm waiting for my apts in Lake Charles to be rebuilt after Hurricane Laura. Only reason I'm still here. If you don't speak Spanish or an Arabic language, don't expect to communicate with your neighbors. I could go on and on, but you get the picture. Don't even think about moving here. You will be miserable. More people moving out than moving in. Water bill, $135 this month, $155 last month. That's on top of your rent. They don't tell you that when you visit property. I was told Water bill was $50! What a blatant lie! Keep looking. I definitely wouldn't bring children here. Stay away, keep going. A homeless shelter would be better than this!

When sewage overflowed into the bedroom, they NEVER cleaned or replaced the soiled carpet. Instead, maintenance came and threw a small patch of carpet in front of the bathroom door. After filing a complaint with TCEQ in December 2021, we found somewhere else to live. You may think you have what it takes to live with gunfire, roaches, & mold, but what about paying rent to live with feces and urine for 6 months!? Love yourself enough to rent elsewhere. You deserve to be treated as a human being! I wouldn't recommend this place to my worst enemy!

There's much to say about these apartments, Arbors on Richmond is a great place to live at, I've been living here for almost 4 years now, and just renewed for another year, great prices on Rent, the bedrooms are a big plus! Bedrooms are Huge! Very spacious! The atmosphere and ambient across the whole complex is very chill, very quiet and you're neighbors are super friendly as well. Secondly the apartment office staff is super friendly and very understanding, when it comes to Staci or Nessa there couldn't be anyone more helpful than them. They have helped me with great rental payment arrangements when I've been low with money. They always find a way to help you out as much as they can to split the payments so the payments are easier on you. Last, the maintenance team is amazing and super friendly as well, they always get the job done whenever there's fixing to be done in my apartment. They also keep the apartment complex very clean all throughout the parking lot, and the inside courtyards. Which is great! Thank you for everything y'all do here at Arbor on Richmond! Keep up the great work!

I have lived at Arbor on Richmond for over a year and was thinking of moving out just to have a change but after thinking about the property and how much I like it here so why take a chance on moving in to a place that I might not like it so I renewed. The property is clean most of the time but there are children and pets here so you just have to remind yourself that they occasionally make messes. Maintenance is done in a timely manner and are respectful. The management team is very nice and seem to really be interested in making the residents feel important.

Toured this apartment complex and even though they didn't have the size I needed available at the time, I wanted to be sure and give them a well-deserved rating because of all the complexes we have toured, the staff at Arbor in Richmond, was by far the most inviting and welcoming and most personable staff! It also stuck out to me how hands on the property manager there was..usually managers stay in the background and just handle more behind the scenes it seems like but not this one..she was awesome!! Would have LOVED to be able to move in there if only they had the availability but I do understand how they stay so full. Keep up the wonderful job!!!

Even though I just moved in, I have already attended two community gatherings put together by the wonderful staff here! One of which they served the worlds best chicken and dumplings!! If you want to live somewhere not only just affordable but where you feel safe and know that you will be taken care of and where the whole staff goes that extra mile to please everyone who walks in their doors, I'd recommend checking out this place! Definitely see myself living here for years to come!!

I wanted to take the time to write this review simply because of how amazing the staff has been during my whole application process! I have already signed a lease for a January move in (which already had a great move-in special) but was contacted by the office yesterday and offered an EARLY move-in for this month FREE OF CHARGE!! It was almost too good to be true! I not only get to already be moved in and settled before the holidays and have my own place to decorate for Christmas but they went over and beyond by giving me the best Christmas gift by not charging me for it! More money in my pocket at the best time of year to have it, right!? Plus I still get my January move in special! They really do know how to win their residents and future residents hearts over and I feel blessed!

Don't ever move to this complex unless you don't find any place for you to live in Houston. Most junky and dirty apartment complex ever. Cockroaches everywhere in the complex and also inside the apartments. They would not do anything to get rid off cockroaches even though you have live 12 months with cockroaches. And also they will change you over $100 as water bill every single month. Don't let them fool you with moving special as they did for us. If you want to move out you have to give 30 day notice, pay moving special you received and 2/3 of next month money. Property manager Stacy is the worst manager anyone can get during their rental history. Don't let Vanessa to fool your with her kindness first day. You will see her real face after you moved to apartment complex. I would never recommend anyone to this dirty junk apartment complex for any reason.

The good thing about this apartment is that its close to restaurants but that's about it. Your water gets turned off without proper notice. There is dog poop around the property and its sad because you have to watch where you walk.Also walking around the property you will see garbage which sometimes gets all over the place because of the stray animals.Its even worse by the mailboxes. They have a bad roach problem which is a complete headache. Another thing that arbor on richmond have been cheating there residents because they were charging residents base fees when in the lease it states that they(ARBOR ON RICHMOND) are supposed to deduct. A representative will comment that they didnt t cheat their residents by charging that fee but it's a LIE. Also come visit the property on your own you will see exactly what I mentioned

I will say that the apartment is in a nice area but as far as fair polices they have DROPPED THE BALL?? They are charging residents for things they shouldn't be charged. In their lease it states that the utility bill is supposed to deduct at least 25% if their is a installed landscape irrigation system.They have the system but is only deducting 5%. Another thing they were charging residents for prior to February is base fees.In the lease it states that they(Arbor on Richmond) will deduct for utility base charges
