I'm really appalled at some of the reviews I've read about Mainstream! I've been a resident here for 17 years! This is the best complex I've ever lived in! I've raised my son here. He's grown and now be and his wife have moved here. The staff is courteous, nice and very helpful! They really take care of the residence! They are the only complex in this area that has a resident appreciation day with plenty of food, fun, games & PRIZES! They give prizes for the best decorated outside apartment on certain holidays. The maintenance staff are friendly and prompt. They don't take long to fix what needs to be done. No complex is without maintenance issues! That's normal wear and tear. It is an older complex but they keep it up WELL! It's quiet here and not alot of hanging out. I'm a very picky person and for me to be here 17 years speaks volume! I'm a single woman and safety is at the top of my list. I feel very safe here. They keep the complex clean and landscaped. I love the valet trash pick-up. There is a nice and clean gym here and a business center. Although we don't have washer/dryer connections in por apartment we do have several nice laundry mats on the property! Mainstream is a wonderful place to live. If you pay your rent on time you won't have any problems. I'm really disappointed those that have chosen to trash talk this complex instead of telling the truth! You'll love it here just like I do!Ft

This piece of ---- --- place is ridiculous here we are again with no hot water and no office staff to be found but yet they harass you for rent money.........I don't recommend this trash --- place to nobody, I will be calling corporate office

I love the office staff. When I first moved to Mainstream it was a nice place to live now it's bad. My lease is up in January and I'm definitely moving. This place has roaches, rats and gnats! At least 4 rats has ran in my apartment since I been here this year. It turned out there were several holes between the fridge and dishwasher. I do not like rats at all and as soon as the rats stopped coming the gnats started. Then the neighbors are so nosy. You can go somewhere better than here. Every other week you will get a notice at the door saying that it's been an incident in the apartments. This place is outdated and not worth it run!!!!!!!

I've lived at this property going on 3 years and my experience has been great with no complaints! The apartment complex is very clean, there is valet trash pick up at your front door and my neighbors are nice and friendly. I love the staff they have always been very helpful and nice and quickly resolving any issues I present to them. Also the location is a huge plus for me because it is close to the Medical Center, Mid-town and the Galleria. I would definitely rate them a 5

Overall Mainstream Apartment is 5+ I can't ever hear my neighbors through the wall The property is well kept never trash or paper well lighted up in parking and entering your apartment when I have a problem it is fixed. Staff is very knowledgeable, friendly and helpful.

I am a current resident here. The office staff especially the manager are some of the most unprofessional people I have even come into contact with. Every time I have complained about living conditions here Teresa (the manager) has attempted to build a case as to why I am the issue instead of just fixing the problem. As I am reading the reviews I see constant complaints of the roaches, yet when I talk to management about them she says "well make sure you don't have animals or food out" Newsflash roaches don't just artificially appear out of food!! The building has to have them in order for them to come out in the first place. She likes to blame the residents instead of focusing on the fact that these units have no scheduled maintenance of any sort. The gym equipment doesn't work and lets not start on the washers and dryers that are constantly not working. Every other day they are cutting off our water for some sort of maintenance. It's sad really. Please run!!!

Okaaay....when you visit they will show you a pristine beautifully decorated model apartment. I think that's the only apartment in this whole complex that they actually take care of. Unfortunately, you cant see the real mess they are moving you into until after they take your NONREFUNDABLE deposit...your 1st clue. While they are trying to distract you with charm and chatter take notice of the mismatch fencing and rotten wood that make up some of the patios...your 2nd clue. You will find this same rotten wood (called cabinetry) in your actual unit only it will be painted over 1000 times. Ask about the roaches. They will tell you they exterminate every week...your 3rd clue. I didn't catch it at first the last complex I stayed in exterminated every 3 months as a courtesy. Here they HAVE TO exterminate weekly and many of us have tried other many things and still have them here and there. They will say its the fault of the residents but no way!!! This building is old and the pipes are always leaking and they are definitely in the guts of the walls feeding off the leaky pipes and moisture and not dirty tenants. After you move in and complain they will respond like you too are a dirty tenant. Ask them if this place is so great how come they don't live here. Turn on the dishwasher or the sink in the model and see what you get although I wouldn't be surprised if that's the only time you will see or smell clean water. My sink water stinks so bad in my bathroom I use cheap bottle water to brush my teeth. Murworth floods when it rains really bad sometimes causing our sewage to back up. Pros-the neighborhood. Really the kids don't bother me and unless you stay by the pool you barely notice any are here. Great neighbors. The walls are paper thin but this is not a problem unless you have noisy neighbors which is rare here. My neighbors make it bearable. I hear the school district is excellent but no daycare available in the area if you have babies. I love the neighborhood. Im disgusted with my apartment. Living here you are basically making the investors more rich. If you read this only sign a lease if you desperate. Other wise you just being a fool.

CONS:Overall this place is cheap & gross. They paint over everything, I mean everything. They put band aids on things rather than fixing them. It's infested with roaches. It's absurd to have to live with roaches. I had to call an independent exterminator to come out quarterly just to get the problem under somewhat control. The water was brown, daily. You have to run the water for seconds before it comes clear. The appliances are old and gross. My dish washer appeared to have mold in it. I refuse to use it. The kitchen cabinets smelled of rotten wood. Pros: It's fairly quiet with the exception of kids during weekends and summer Other tenants are fairly nice. It appears to be medical students and old people (45+) The neighborhood is great. Pretty close to a bunch of great amenities, can walk anywhere really. You're next to 300k -500k homes. The staff is fake nice. It's nasty here. Run

I just moved in last month (3/2015). Renting an apartment here is just like buying a car with bad credit. They will sell it to you...but you will be paying super high interest!! They are a second chance property which means people who cant get an apt no where else can get one here. The property is very old. VERY OLD. Im going to fault the on-site property manager for the maintenance issues because she have them paint over everything instead of fixing/replacing it. EVERYTHING is hiddened/covered with white paint. Funny, when I pulled out my kitchen drawers you can tell they didnt even bother cleaning the drawer out first...maintenance just painted over the hairs, dirt, paper clip and other miscellaneous items that was in the drawer. There are water issues. Many units are slanted. There is a bad roach problem regardless of cleanliness so they do exterminate every week. The women in the office are nice. I only signed a 6 month lease because this is not someplace you live longer than a year. Im told everyone that lived in my unit before me only stayed 6 months too, lol. It is very overpriced for the quality. You should only make the choice to stay here b/c it is easy to get into and you need something quick while you spend a little more time to find something A LOT better!

Update: A package came for me after I moved out, and they held it one day before mailing it back. Beyond irritated with the lack of customer service, I'm happy to be gone. I lived at Mainstream for about 2 and a half years. I've had both positive and negative experiences during this time: The Good: Overall I think the office staff is nice and cooperative. Maintenance is so-so in the quality of their work, but they do respond quickly. I had my AC go out during some hot months, and they showed up within 20 minutes after-hours. Parking was acceptable as well. If no spots are open in the open lots (on Murworth) there are always spots in the gated section. Good proximity to shopping (Fiesta, Target, Kroger, convenience stores, food places) and 610. Most of my neighbors were friendly and quiet. I had a top floor unit and the vaulted ceilings made the place feel much bigger. Valet trash was super convenient as well. Grounds were well maintained with tress and flowers, lawn was regularly mowed, and salt was laid on walkways/stairs during cold weather. The balconies are spacious- I loved to sit outside during the summer. The Bad: My unit was slanted! Like the foundation literally was slanted, and over time would need maintenance to patch up cracks in the walls. I had roach issues when a slob lived next to me (who was also a loud and belligerent drunk that eventually was evicted), but it cleared up with my new neighbor as he was clean. The laundry facilities close at 10pm, which means they are usually taken during the weekend. You have to recharge your laundry card (coin-free machines) in the office...which could be closed as early as 5:30pm. It never made sense to me why they would close at 5:30pm or 6:30pm depending on daylight savings time...seriously in the Spring they set their close time at 6:30pm and in the Fall they set it back to 5:30pm. Also, since it's so close to nrg Stadium the cell towers get overloaded during events (concerts, Rodeo, etc) and I couldn't use the internet or stream movies on my phone and sometimes calls wouldn't come through (this was really frustrating!). The Ugly: One year the parking lots flooded and my car was a total loss due to the water damage (insurance company evaluated it). On a few occasions I heard gunshots- one incident in particular the car outside my window had a bullet hole through the windshield! They have plumbing issues and have to shut water down frequently to work on the pipes, which is understandable. However one Thanksgiving eve they shut the water down during the day and weren't able to get it back on until after midnight, when it was supposed to be back on by 5pm. I couldn't flush my toilet, wash my hands, or prep any food for Thanksgiving. Why they couldn't wait until after the holiday, or schedule it for a couple days prior, I don't know. We did have a HUGE ant problem, and they were fire ants. One night I found hundreds of them under my bed, by getting stung on my foot! I vacuumed time and time again but they would come up through the carpet- probably through the cracks in the walls. There would be huge ant mounds in the grass and there were ant highways on the stair railings and the stairs coming up even to my front door. I found a bunch of them between my pillow and the wall one night and have felt them crawling on me (woke me up at night). So, yeah- no over exaggeration it was a BIG issue (and I reported it frequently). Also, rent went up $100 from the time I moved in to my renewal offer. Might not be a lot to some people but an 18% increase sounds a bit much to me for such a short time.
