The neighborhood is quiet, but the walls are paper thin. Unless you live on the third floor, don't bother because you can hear every footstep from humans and dogs above you. Even when you speak with management they do absolutely nothing!

Safe and quiet environment and its location near HEB and Kroger makes it convenient. The staff is extremely helpful and maintenance services are quick. They all know all their residents by name and they always keep us informed through mail with any concerns or reminders. They also have 3 to 4 events at the clubhouse which helps us get to know everyone around us better. The Belmont team is hands down one of the best team I have seen.

This place has all the facilities you wish for and more. The HEB next to it makes it even more lucrative. Never had any issues with the Maintainance and the staff was always there for any help required. A very comfy place and very well connected from everywhere too...

"Welcome home!" said the card I found on my kitchen counter when I moved to Belmont. Three years later we are still very happy here and sincerely call it home. If I could give Belmont an extra star of appreciation - it woud of be for people who work here. They know our family by the name, always cheerful, helpful and easy to reach when we need assistance. My questions are always answered, my concerns are always addressed with attention. Maintenance people are there when I need them - knowledgeable and skilful. Belmont team, thank you! With your help we trully feel taken care of :) More formal info: the property is very well maintained, daily cleaned pool and grills, beautiful landscaping. Many different non-trivial floorplans, spacious apartments. What is very important for us - my son and I feel safe here. Belmont is family oriented, we actually made friends with neighbors! So, if you like personal approach, attention to your needs, friendly property team whom you sincerely greet with a smile every single time - strongly consider Belmont!

I have lived here over 4 years and have seen 3 different managers during this time. With every passing turn, I feel like it gets a little less satisfactory. Slow to reply to issues on property and to reply to tenant concerns via email or in person. There's a break-in either to apartment or car 1-2 times/year but overall I feel safe. The first year here I was told there was recycling but witnessed my recycling bags being thrown in the trash.

Upon moving to Belmont in 2015, with my then infant daughter :), I did not know if going from my own home to an apartment would sit with me. However, I IMMEDIATELY felt safe, accommodated and happy with not only the staff at Belmont but also the community within. I have now lived here for almost 3-4 years and continually coming up with ways to convince myself to stay "just one more year" LOL If you are a parent, this is a very kid-friendly complex who openly care about their residents on a personal level. From the maintenance men who can literally fix ANYTHING to the front office staff who answer your needs no matter what day or time it is...Belmont Apartments has become my daughter and my HOME. <3

I have lived at the Belmont for one year in 2009 and again in 2017-2018. The experience is night and day (and not in a good way). If nothing goes wrong with your apartment -- it still might be a good place to live, but this apartment complex has aged in the 8 years since I have last lived here. Things will probably break and then it quickly becomes a hassle to go back and forth with the front desk on everything. Pros: the location. It is convenient, safe, close to Rice University (for students) and literally next door to HEB (a grocery store). Cons: Management is not customer-oriented and takes AGES to get any non-standard issue resolved. I have lived here for almost one-year and have not had a working water-meter. This results in you being "auto-billed" at a rate that is determined fair by the Belmont (regardless of actual usage). I end up paying ~$20/month over and there's nothing I can do about it. There is also a mosquito infestation due to a broken pipe near my front door. I raised this issue with management in November 2017 and it still has not been resolved as of April 2018. I was told that the corporate office had to approve a simple PVC pipe replacement.

I renewed my lease for the second one this past spring and have no regrets. Working in the Med center, you just can't beat this location. The leasing office is very friendly. I love with two dogs and there are many other residents that have pets here as well. Maintenance has always been quick to respond to any issues and are very helpful.
