Lived here for 10 years, starting back in July 2015. I would not recommend living here on account of the current management team. Their communication is utterly atrocious, with email correspondences taking days for a reply at best or just going completely unanswered. And after reading other reviews, this seems to be a recurring trend. Management takes no responsibility for the lack of response and may even blame you for not following up sooner. Even escalating things up to the property manager was more of the same. Too bad if it's an important matter that ends up costing you as a resident thousands of dollars when it all could have been avoided if management had just checked their email. Location-wise, it's still great being next to HEB. That's the only unique advantage offered, though. There are restaurants, bus lines, and highway access that are close by, but so are other apartment complexes you can consider. The amenities are okay (outdoor pool, billiards tables, gym) but they haven't changed much over 10 full years (a couple of outdoor grills were installed, but they also took away a few perks in the gym). Expect to lose power a couple times a year (typical for Houston, though), and to have water shut off in the building for a day every few months on little to no notice. The front gate malfunctions seemingly every other week as well. All in all, I would've rated them higher based on my average experience throughout the past decade, but this feeling like they screwed us over now that we're trying to move out has permanently soured my opinion of this community. I know that this is clearly specific to my personal experience, but it's so bad that I'm seriously considering legal counsel over their communication negligence and felt like I had to speak up publicly.

I have resided at The Belmont for 6 years now. I love the location and area. Downtown Houston, The Galleria, The Medical Center, Rice University, Rice Village are all easily accessible from my home. Part of my exercise routine includes walking in the beautiful and peaceful West University residential neighborhood directly across the street. The Belmont Office Staff and Maintenance Staff are the absolute best. They have always been very attentive and responsive to my concerns and needs. They work hard to establish a feeling of community and home for their residents. The property is very nice, with leafy trees and green spaces. Recovery from our horrible freeze is ongoing as non-surviving plants, shrubs, bushes, etc are being replaced and landscaping reworked. Pool area is lovely and well-maintained. Gym is great, with excellent equipment. Amenity areas are inviting. Apartment interiors are nicely designed and attractive. I love living here!

Great place to live. The amenities are great and the staff is very nice and helpful. Lina and Raul are always there when something is needed and have never had an issue unresolved. Overall it’s a 10/10

My wife and I loved our time living at The Belmont. We've bought a house now, but will always love the Belmont. We moved here when we got married. This is our home where we brought our children after they were born. And this is where they will remember their young childhood. I always felt safe and supported by the staff. More than that, I always felt welcome, and invited to feel at home. I highly recommend The Belmont and will always give high it a high endorsement.

This is THE place to live by Rice Village! I have been here 2 years and love being walking range of anything I need. Valentina in the office and Isais the maintenance guy are both always so friendly and helpful. Will definitely be renewing my apartment contract here!

Three words: DON’T DO IT. The Belmont is a complete trap and if an apartment and it’s leasing team could be on the show catfish, they would be the FIRST. This apartment complex is so old and cheaply built that you can hear neighbors they flush their toilet and everytime they drain their tubs! There is a terrible roach and ant infestation and the apartment falls apart day by day. Everything is made with plastic and plaster, I would be surprised if the counters weren’t plastic. Everything is falling apart and the management team is terribly unbearable so much to the point where you don’t even want to ask for help when YOU are paying rent. The tenant needs go neglected CONSTANTLY and the current manager in the office is so rude I have reported her to FIEN twice! The manager is completely unprofessional and living in these apartments make me feel like I am living as a second class citizen.

Single, middle aged professional, moved x-country. Did not want a high rise. Musts included affordable, dedicated covered parking, in unit w/d, AC, ceiling fans, pool. Also great location to TMC, HEB, restaurants. Had friends in HTX who recommended The Belmont. Just renewed my lease. 10/10

We were counting down the days until we could move out. The first year wasn’t bad, but over 2020 things have just gone from, ok, to unbearable. First of all, you should know that anywhere else in Houston these apt’s would be half the rent. They can get what they ask for because of the large sq ft of their floor plans in a fantastic area zoned to great schools. That’s where ANY positives of living here end. They rotate through staff, especially managers, every few months. Many are very rude. They are very lazy. They deposit you rent payment whenever they feel like it and caused my checking account to overdraft more than once because it took weeks for them to deposit my online payments. They misplace things all the time. Someone else mentioned that below and I can assure you it hasn’t changed or gotten better. Even worse they will blame YOU for their mistakes. The maintenance supervisor is rude and condescending. I dreaded having him in my apartment because he constantly talks down to you like it’s your fault everything is falling apart. And yes, everything is old and outdated, and literally falling apart. This place is the epitome of “lipstick on a pig”. Take a walk around and just look at the old rusted out air conditioner units and you’ll see what I mean. My electric bill was 3x what it was at my old apartment negating the price savings on the rent. All of my appliances broke at some point. I had neighbors who told me they dealt with constant flooding issues and water leaks and damage. I heard of several who had mold more than once. I’ve heard of electrical problems, plumbing problems, all the while they never call professionals to fix anything. you’re stuck with the rudest maintenance team (one of them was very nice and I wish I knew his name but his boss and the other guy who cleans the dog poop baskets are RUDE). I’ve emailed Fein corporate multiple times due to unresolved issues and never once did I receive even an acknowledgment that they received my messages or calls. So this is evidently typical of Fein company culture. I guess it’s not surprising then that managers and assistant managers here would be so rude. Don’t be swayed by the large sq feet. It’s not worth it. The grounds are disgusting, it’s VERY dark here and I never felt safe walking my dog after dark. My car was keyed the first week I had it here and the assistant manager didn’t care. Her exact response to me was, “what do you expect us to do about it.”. My neighbor had mold twice in her apartment and they refused to fix it or test her apartment to make sure it was resolved. I’ve been a renter for 15 years and this is honestly the worst experience I have ever had. If you can, go anywhere else. The Belmont is old, dangerous, falling apart, and you will be treated like you are a second class citizen. Belmont doesn’t care because Fein doesn’t care. I was even afraid to post this until I moved because they are so rude and act so vindictive I was afraid to say anything before we moved out.

The management team is so unbearable that the landlord is for sure missing out on money because of their highly unprofessional attitudes and their catty behavior. You can sense tension in the office when you first walk in, it's not a nice ambiance nor are these apartments. The apartments have a smell that doesn't leave for MONTHS and are very old and not well built. So you can hear other tenants toilets flushing, shower draining, music and even conversations!

Not worth the price in rent. Neighbors can be heard through the walls and managerial staff does nothing to correct it. I have complained numerous times with no care, just a blaming of COVID. Some of people still have to go to go work and work all shifts because we are essential personnel and to live in this environment does not help with mental health. If COVID is the new norm, this complex still hasn't caught up with the times to serve the community of this complex based on these changes. Even when trying to move out this place still tries to screw you over. I would recommend living somewhere, anywhere else with a management staff who cares about their tenants. I have been through multiple different managers and each one has been worse than the previous. The price of rent at this complex continues to increase, but the community care/concern is decreasing. The tenants of this complex do not clean up after their dogs.
