This property has undergone a sharp and undeniable decline since its transition from Greystar management to AOG Living. What was once a well-maintained and enjoyable community has deteriorated into an environment where basic standards of cleanliness, safety, and livability are routinely ignored. While there are aspects of living here we have appreciated, the ongoing conditions cannot be overlooked. Overflowing trash on weekends, dog waste accumulation throughout the grounds, and visible rodent activity are now commonplace. Hallways are marred by unfinished and recurring repairs that have persisted for months, and the trash chutes are consistently surrounded by unattended messes. These are not isolated incidents but systemic failures in upkeep and management. Photos available online do not capture the reality that residents face daily. Prospective tenants should not rely solely on what they see during a brief showing. If you are considering this property, I strongly urge you to: Request a guided walk of both buildings, not just select units. Inspect the dog waste stations, which are routinely overflowing, not as an anomaly but as a constant. Walk the hallways, where long-term repair issues remain unresolved. Examine the trash chutes, which regularly display neglect. The current conditions are so severe that multiple residents are moving out week after week, and we too will be departing soon. This rapid tenant turnover is not coincidental but reflective of a community that is no longer managed with care or accountability. We cannot in good faith recommend this property to anyone who has expressed interest in our unit. Until meaningful improvements are made, I advise others to explore alternative nearby options where management demonstrates a genuine commitment to residents’ well-being and property maintenance.

Stay away!! Lost our amazing office staff that was incredibly helpful and an active maintence team. Now the new team is rude, unhelpful, and harasses tenants for asking for help. We have felt targeted by the office staff. And we have seen other tenants struggle to get their issues resolved as well. We will not be renewing our lease. Stay away!!!

The new staff is very helpful and friendly. I can tell they are trying to do the best they can. The gates are now closed all the time which makes me feel more secure. I think the new change with management will continue being a great thing for us.

Residences at Gramercy is a quiet and well-maintained community. The residents are friendly, and the staff is eager to help improve the quality of life. Although the building is somewhat older, safety remains my top priority. I would recommend this apartment to my friends.

The Residences at Gramercy, absolutely the best. The location offers all conveniences, groceries, restaurants, the public bus, Kelsey, the Medical Center, and all regular and some custom conveniences. I simply love it.

Terrible in the last year. Until management is overhauled, would not risk moving here. Staff are friendly but ineffective. I’ve had several open maintenance requests since July. It’s November. The front gates and entrances are always open or unlocked. Our neighbors have been robbed. Not a lot of space for pets.

I feel safe in the building and the surrounding area, the residents are polite, friendly, and helpful during times the elevators aren't working and the electricity is out, due to storms or hurricanes. The hallways and common areas are kept clean and nobody leaves trash around their area. I like the maintenance people who are very respectful and will chat when asked questions. The office staff is very helpful and offer help or suggestions when they can.

We’ve been staying at this location for a long time. Both management and staff have been great in managing the building and the surroundings. The maintenance is excellent and any issues are fixed within a short time.

No positive feedback to give. I moved in and rher apartment was dirty, there’s chips in the floor, dirt on the walls. Multiple broken appliances. The air conditioning did not work and I had to submit multiple requests for maintenance to address the issue. Maintenance did not fix the issue I submitted the initial request for. Often see roaches in the building and rats on the balcony. Maintenance used multiple of my personal things in my home, none of which addressed the actual issue. I would not recommend this apartment.
