Location,location, location, it is a great place with a great staff. A gated community that is within walking distance to many neighborhood restaurants, sport bars, and a couple of beer gardens. You will find people exercising by walking around the property or going out to use the jogging track at Rice University. The Boulevard also has a wadding pool and an exercise room with weights and several jogging machines. H-E-B and Krogers are a short driving distance. This small piece of heaven is great living.

Comfortable apartment well maintained and managed by a very professional staff. Great location within easy commuting access to downtown or western destinations. Affordable rent in an upscale neighborhood. Easy walking distance to Rice Village.

There have been many issues of noisy neighbors. I get tired of noisy neighbors--when one moves out another noisy one moves in. There also needs to be more lighting around the backside of the property. Lights should be installed under carports. The Jeep dealership next door helps with lots of lights from their garage; otherwise we would be in the dark around parked cars.

quiet, peaceful residence. Large apartments with very clean and well-maintained amenities. Pool is nice and warm, the gym is cozy, and the neighborhood surrounding us is beautiful for walking. The food around us is amazing, and we're only a mile away from the museum district!

Been here since 2005. Value is excellent for the location. A few miles round trip while walking you can visit Rice, Med Center, Hermann Park, or the museums. Great access to everything inner loop. Very helpful, friendly office and maintenance. Relatively safe for the area. Handled Covid well. Pool is great.

I just arrived but the apartment feels like home already. Location is just perfect, quiet but close enough to the university, stores, transportation. The staff is helpful and reactive. The buildings, apartment and amenities are all great and well maintained.

The Boulevard leasing staff (namely Jennifer) is very inconsiderate and tries to take your money. They make ending the lease difficult and are very rude over the phone. They only care about the money and not about the residents. Also, the apartments are very old. There are a lot of things that need fixing (garbage disposal, AC, ice maker, etc.). Lastly, it's not the safest complex, as belongings and bikes have been stolen, and someone ran into my parked car. Would recommend staying away.

Very safe, quiet community. Tucked in behind 1/2 block from Kirby making it very convenient and quiet. The neighborhood is beautiful, offers shaded walks in the summer. Staffs are great, always helpful in providing support. Will definitely recommend it.

The apartments are older and could use a little sprucing up but are very comfortable and roomy. The grounds are well kept and the staff is friendly and responsive. I think the tenants would benefit from larger trash and recycling bins.
