Nothing special. The grounds are not maintained and the pool has been closed more than it's been open. Can't bbq because it's alway filthy and no one has blower for leaves or a skimmer for the pool. Had an incident where a police officer knocked on my door about a neighbor but no one informed me about this and felt very unsafe. Maintenance will knock and enter before you have a chance to put clothes on and no one seems to think that's a problem.

Love my unit & staff, but grounds upkeep is poor. Disappointed with Valet. Trash juice , bins left messy with trash on the ground, no power washing stairs or sidewalks, and we haven't been able to use the pool in over a month despite paying fees.

This community is a calm, small community. However, everything increases year by year. Worst is the internet that's compulsory. It's too expensive to live in the these apartments with less luxury since Landmark group bought them. They were much better before.

My experience with the apartment has been , not the best, because of the high cost of the utilities and carport fees, they are too high, with the high cost of rent, it's not good. If these things could be lower than maybe this would be a good place to live.

This place has gone down hill . The rent is too high and the extra charges are ridiculous .. the safety on premises is questionable. The paint job doesn't hide the underlying issues . It's not a safe community .

The quality of Phillip Pass Apartment is declining. The facilities is old, rusted. Furniture is falling off, the mirror, the shelves, the cabinets. troubleshooting takes days, or even months with reasons "to wait for replacement" or "not having enough staffs". There are nobody, no front staff at all in the front office, arrive at 4pm on a work day just to see they leave and response to tenants to wait for the next day. Nobody is available to answer the phone or even to call back to a tenant; however, they answer to a strange number that is not on the system right after. When something happens, for example: the gate is fail to open, gate code is fail to connect, my car is being towed by mistake, I have no idea who to call. Staffs having very bad attitude (exclude Mrs.Lipkins - very helpful, patience, timing), giving unclear answers and bad attitude to tenants, worse than even just an electrical workers who came to fix the electricity in the apartment. The system is always down, I cannot access to my parking app, leading to have my car being towed and another is almost (if I had not double check with the towing workers). I have friends that also live here, at first we recommend this apartment to our friends and as of this moment, we literally tell everyone to stay away from this one. I even have thief broken into my house and stole a bike. Neighbors are so loud, yelling early in the morning, throughout the day and during night time. Packages are missing, landscape are messed up, dirt, flood, leaves are always covering the walk way but compare to what I wrote above, they are really a minor.

Have lived here since 2019 and have had a great experience staying here. The staff have always been nice and friendly. I also used the gym frequently and it was always kept clean and tidy. The maintenance staff have always helped with any issues we had run into no matter how big or small. Just a wonderful experience staying here at Philips pass.

Pros: Quiet, decent layout, nice area, good amenities, the ladies in the front office are kind Cons: the rent is never the same monthly, hidden fees, they never answer the phone, maintenance never calls before they come even when you ask.

A quite place to live. Maintenance is kept up. The people who live here are very respectful. Residence will dogs keep them on their lease and keep them in the dog park. The smoke alarms are checked regularly

My experience with the leasing staff has been excellent. They are professional and personable as they interact with perspective and current residents. The property is well maintained and the amenities are top notch.
