Rudest & least knowledgable staff ever. No one knew pricing, availability, nor square footages of units. Good thing prospects have apartmentratings.com Three words: 'fair housing lawsuit.'

Horrible, the maintenance dept. (INCAPIBLE). The manager Stephanie what a joke. I have lived here for over a year and in that time I had the ac flood my floor took a month to get them to clean the carpets, have mold growing in the air vents just like the pic on here it is no joke, when you call the so called 24 hour emergency line they never call you back or come, but they will show up the next day. the 24 hour security yea never seen them called once because kids were opening our mail boxes after hours never came nor the whole time I have lived there I have never seen anyone security wise... The newest complaint is we have ac that works off a chiller so yea there going to do maintenance on it tomorrow so no ac on June the 30th in Houston Texas. I would pay a little more to live somewhere else this is a hell hole...

Watch out full of bed bugs and roaches. I talk to the exterminator. Watch the maintenance man ----- he was caught sniffing a girls panties and when the office was told about it they did nothing. A couple of residents saw him taking packages ooff the front doors of apartments. He's the ---------- guy with the ---------.

I used to live at this apartment complex for a little over two years. All I can say about the place that it is okay. First of all, the turnaround for maintenance to come and fix/look at an issues is a little disappointing when you make a request. I put in for maintenance to come and look at a potential health issue and it took them over a week to respond. Not to mention I had to make a number of phone calls and requests through their online service. Yet they did not see an issue. There were even times when they didn't bother to replace my air filter when they said they would. Secondly, the neighbors there aren't all that well great. We had someone live above who would play his drums after 10. It took countless number of complaints for them to finally send their on-site security guard. They also left a washer machine broken for at least a month if not longer. Now, they are trying to charge me with some bogus charges so I have to pay them back. A pipe busted above me and caused a distinct odor in the apartment as well as damaged carpet. There were even times when the tap water came out brownish color while opening a faucet. You would have to let it run at least 30 seconds until you get clear water. The only reason I stayed there as long as I did was because my wife and I wanted a house. It was a cheap apartment and you basically get what you paid for. I mean they couldn't even set up my phone to the gate. I contacted them twice regarding this issue, but it was never resolved. The exit gates weren't functional all the time either. I was jumping for joy when my wife and I got out of this place.

My husband and I just moved in today at 2301 Fountain view section of Three Fountains. So far the experience here has been a living nightmare!! As soon as we stepped foot in the apt we see roaches! We have been killing since 2pm today! There was a dead roach in the fridge and on the side of the fridge, not to mention crawling under the cabinets and the bathroom. Not to mention the nails and dirt and paint dust on the counters and bathroom floor which by the way I was told would be cleaned before we moved in. I went to complain to the leasing office where two of the girls in there are absolutely clueless! They told me that the exterminator was on vacation and that nothing could be done until two Wednesdays from now! Absolutely unexeptable!! I asked what was I supposed to do do in the mean time. No ond had an answer! The manager was called on the phone and said that all she could do was have maintenance come bomb the apt or she could give me back my deposit and not move in at all! Rude and careless! They didn't offer another unit or try to handle this with a sense of urgency! They had no concerns! Moving here was the biggest mistake ever! If the roaches are this bad already I hate to see how they'll be once food is actually in the apt. My complaint will definitely go further than just this review. This is completely unacceptable and piss poor custom service. Maybe they like living with roaches but we dont! Big mistake choosing these apts!

***Pros:*** Everyone gets one covered parking space, no extra fee. I used to live in a complex that charged extra for covered parking, and more for certain spots. If you have a second car, you'll need to park it in the visitor parking. Noise insulation is good. I rarely hear anything out of my neighbors' apartments. The grounds are well kept and look good. The buildings are obviously older, but they are still in good shape, outside & in. They have brick exterior on some walls. There are only a few minor issues here & there, like rust on the bottoms of posts under the covered parking. Right now they are re-painting all the porches and bannisters as well as cleaning the walkways. The complex is safe. Lighting is good around the buildings and in the parking areas. There have been a very small amount of break ins in the 3 years I've been here. The office notified all residents with notices on our doors each time. I feel safe walking around the complex and neighborhood at night. Maintenance requests are dealt with promptly. The work done is good. In comparison, in a former complex, a repair to a faucet resulted in gouges in the fixture. Also, they don't just go for the cheapest option. When my fridge was having problems staying cold, they replaced it. Also, they follow up with repairs when they need to, which shows they care about their residents. I had an issue with water dripping from the ceiling. After doing extensive roof repairs, the office called me a few weeks later to follow up and make sure things were OK. They send the exterminator on a regular basis, so I rarely see any bugs. They change our air filters for us. ***OK but not great:*** Since there is no arm before the car entrance gate, people are easily able to follow residents in the gate without having to call. The exit gate nearest my parking spot sometimes stops working, a few times a year. It's usually repaired within a day, just a minor nuisance. There is no laundry room. There are washer & dryer units at each end of each building. They are in covered, well lit areas but are exposed to the outside air. Having the units available is nice, but doing laundry outside in freezing or boiling weather isn't. Also, there aren't any coin machines on site, so you have to go to a store or bank to get quarters. They offer units where electricity, trash & water are included. This can save you a lot of money, but it comes with not being able to control if your system is on heat or AC. That is controlled centrally, due to it being a forced water system. There have been a few times where the temperature goes down outside, but the system is still on AC. I recommend investing in a small space heater, it's saved me from those cold nights. ***Cons:*** Rent has gone up $10 on my unit both this year & last. I see by the charts that the average rent in Houston has also gone up, so this may be unavoidable. It's still one of the best deals per square foot in the area, for a complex that's decent. Single pane windows (due to older construction), and no screens are provided. If you don't have a unit where electricity is paid for, the lack of double pane windows is going to be a factor in your bill in the summer. ***Other thoughts:*** It's an older complex, and looks it. You won't have the latest or best looking appliances / counters etc. The apartments do look nice, just not as swank as a luxury complex. This isn't a big deal to me, if I wanted to live in a luxury apartment (and pay that premium) I would. I feel this complex is a very good value for the money and that the staff cares about the residents.

I've been living there for a year, my lease is finally over and I'm on month to month rent now until I find something else and I can tell you from experience they are the worst apartment complex I ever lived in, every problem you can think of it will happen in these apartments, roaches, rates, A/C down, flooded, no carpet cleaning, security issues, you name it you will find it there

This is absolutely the worst apartment I have ever lived in. I've had multiple instances of mold and mildew, only to be told by the maintenance crew that it was "normal" and painted over. The water frequently gets turned off without notice (I've been IN THE SHOWER and had it turned off on me). The water sometimes comes out brown, and AGAIN I was told by the maintenance crew that this was normal. The office maintains control of the thermostat and never turns the heater or air conditioner on when it's actually appropriate. The walls are paper thin, I can hear my neighbors screaming kids and I can hear them going to the restroom when I'm in my bathroom. The list goes on and on about how bad this place is...

First off the galleria is a very congested place to live. But if you like to shop it is close to a lot. For the apartments, you basically get what you pay for. It was one of the cheapest rents we could find. They are super nice and accommodating before you sign your lease. Once you do, however, they are not. Which is fristrsting given all that went wrong with our unit. A few include holes in walls, doors not closing, water leaking from both the bathroom and bedroom ceilings. That's not even mentioning the 6 month struggle with the refrigerator. It would either freeze all our food, costing countless $ on produce, or it wouldn't be cold at all. We even had to purchase a large cooler and numerous bags of ice to keep our food cold. Andy countless emails request for maintenance went unanswered for days. If you call them, they seem annoyed and are anything but helpful. That's not even mentioning the coin guzzling washers and that neither wash nor dry with satisfaction. The lease is up in June, and there would be no way I'd rent again from them, let alone anything with three fountains in its name.

I have been living here for 8 years ! My cars has been borking in 2 twice in the last 3 months . The stole my 4 wheels and put my brand new car on blocks and guess what was the management respond we don't care u live in Houston :-(. I have asked them many times to provide or hire visible security even if they had to raise our rent but who cares.... Last week my neighbor almost had his 4 tires stolen and who cares again
