Extremely disappointing experience for a building with such high potential. Third owner in three years. Very poorly managed. Staff constantly in a defensive posture as resident complaints abound. Issues (elevators, pool, garage doors, fire doors) in common areas go unrepaired for weeks. Inside of apartments showing their age. Common areas are routinely dirty as management scaled back on cleaning contracts; no cleaning on weekends. Amenities such as trash valet canceled in a cost saving effort by Berkshire, then reinstated when residents complained. Meanwhile Berkshire floods residents with almost daily warnings about community rules and regulations that are not enforced. Smokers, dogs out of leashes, speeding in the garage are all enabled by lack of follow up from Berkshire. Security is poor - outside doors routinely open, food delivery people allowed into building without sign-in/sign-out procedure. Inconsistent package management. Will leave as soon as the lease expires.

The decline in the quality of service is evident. Reception is consistently understaffed, the gym is no longer maintained to the same standard of cleanliness, and the stylish light fixtures in the common areas are being replaced with cheap-looking alternatives. The valet trash service has been discontinued, yet the $30 monthly fee has not been removed from our rent. The entrance, once beautifully decorated with flowers, now sits bare with only soil. The pool was out of service for weeks, is currently closed again, and the list goes on. It's incredibly disappointing, especially since we moved in April 2024 and were so happy here that we extended our lease by another 15 months. Berkshire took over months ago, so the "honeymoon" period has long passed. Continuing to blame the previous management only highlights that their due diligence was insufficient.

The Ivy is a great location and walking distance to several fine dining restaurants, ipic, equinox, and many other fitness centers such as orange Theory. The amenities are lovely; the staff professional; and all around desirable place to live. There are some old issues in the building which is to be expected with any building. The new owner and management are tackling these chronic issues with long term remedies. I will have been here 4 years this December. I have no plans to leave.

I've tried to be patient as Berkshire took over The Ivy, but communication and priorities have been disappointing. Residents like myself receive condescending, broad emails that scold everyone instead of addressing issues directly. It feels unnecessary and even threatening at times (e.g., saying communication will stop if a resident mentions a lawyer). Meanwhile, pressing problems like garage doors and safe access remain unresolved, while less urgent fixes get attention. At luxury prices, we expect accountability, respect, and proactive solutions, not just rules and reminders. Berkshire has the chance to do better, but right now the tone and follow-through don't match the standard of living being charged for.

It was great prior to the Berkshire takeover. Since then, communication is lacking & incorrect. Water has been shut off with no notice The manager is combative. The systems to pay rent have been horrendous. I have been overbilled for 2 months. Staff has no clue what is going on & blames everything on 3rd party's. They are not able to effectively manage their vendors.

Berkshire management is correcting many maintenance issues that were ignored by the previous company and updating amenities. However , elevators and garage doors disruptions are a continuing problem.

The one bedroom I have is well designed and satisfies my needs. Things in the apartment work well. The apartment is quiet. The unreliable elevators have been a continual problem. That gate to the parking garage enclosed area on the first floor has been broken for extended periods of time. I had a locked bike stolen, with no response from the building. The concierge service is very good with Mo and others providing good round the clock service. The building agents have been wildly underwhelming although I can't speak for the new management group.

While we truly enjoy our apartment, most of the amenities and the location, we're disheartened by the third change of management and staff in the past 18 months, the downgrade of hallway and door paint color and carpeting, the frequent and extended disfunction of elevators and garage gates, and the lack of power washing. This is not aligned with the standards of the residents. The rumor is that we will now experience another and substantial rent increase. This unfortunately does not give much peace of mind to the current tenants.
