My rating is based on the entire time I have lived here. The building has recently been sold and we now have new management. Pre sale there were a lot of issues and changes in mgmt and many issues were not properly rectified. Instead of properly fixing things, they tried to solve the problems as cheaply as possible. As a result the same problem would surface again. Routine maintenance was sometimes slow. With the new owners, they are trying to rectify long standing issues including updates to the infrastructure which were not taken care of properly by previous owner and management. Overall, this is a nice building and a great location, I am hopeful that the new owner and new management will be successful in resolving these long standing issues

Nice amenities in a good environment with helpful staff. Problems include inconsistent water-pressure and availability, frequently nonfunctioning garage entrance and exit gates, and inadequate security. Approximately 8 cars have been stolen from the parking garage in the last 5 months.

When I moved in in 2021, we had a lot of services/amenities like valet parking, package delivery at our door, Now we still pay the amenity fee without these services. Also the maintenance is a nightmare. Elevators and gates are ALWAYS broken. The fountain lights and fountain itself is broken for over two years. Also, most buildings do a paint retouch and recarpetting every 4-5 years, which is not the case here.

Don't move in! There are constant issues. The elevators are always out of order, and repairs disrupt residents. There are water problems, the pool is closed, and they send emails about rules and violations without discussing them with the violators. The garage gates have been broken all year, and there's always one that's down. The stairway doors in the parking garage are broken, and you can't get out with your fob. They let anyone in the building without verifying with residents. Uber deliveries, visitors, and other people are just let in and sent to the floor they mention. During holidays, there's no concierge, so anyone can come in and packages are just dropped off on the counter without supervision.

Don't waste your time with this property; elevators never work, gates never work, cars regularly get broken into and or stolen, water gets disconnected for one reason or another randomly and more often than what seems reasonable, and you can't even get a human being when you call the front desk, you have to physically walk to the front office and hope someone is there.

After Berkshire took over, there has been non stop elevator failures, fire alarm problems and parking garage doors not working. As a tenant, this is a dramatic downgrade it the quality of living at the Ivy. Plus tired or all the non stop emails warning tenants of their responsibilities when Berkshire can't even get the basics right in term of elevators, fire alarms & parking garage doors.

I think the corporate office is extremely unprofessional. They constantly harass us with mean emails. For instance, they threatened a "cease and desist" to anyone who "yells" at them. What are they, in 4th grade? And why am I getting this email when I've never yelled at anyone here? Their attempts at controlling dress code, behavior, etc. is controlling and nonsensical. I am a professional person, and I wil be treated as such.

After five years, living happily in the Ivy, we we have found that the new administration has been making changes to improve which should be good for the property and the tenants. We shall see. Only issue is that this is a smoking free community, we still get in the apartment smoke from people smoking cigarettes or cannabis. Hope this could be controled and avoided.

My experience here has been interesting, especially with the recent change in ownership and property management. It has been somewhat unfortunate because this is a beautiful property and location, but managed very poorly. The property is in need of many updates and many things are not addressed timely. Cars have been stolen out of the parking garage, gates consistently do not work, elevators are always down or broken. The elevators need to be replaced- period. Trash chute areas are not clean, especially the downstairs 1st floor trash area- it is disgusting. Safety issues remain unadressed (such as FOB key access to parking garage entrance). Management has now chosen to use an AI-enabled agent for communication and it is not accurate and very frustrating. Very frustrating. The entire outdoor of the building needs to be cleaned (including an exterior window cleaning). The property management transition (under the new ownership) was actually so poor that nobody was able to pay rent for over a month. Nobody ever actually answers the phone. There are so many apps that you have to navigate to figure out how communicate with management. The communications from the property management team are not "resident friendly" in any way. If there are issues/problems with individual residents, they should be addressed directly and not broadcast to the entire community. I have noticed a distinct difference with members of the team since the new property management has been in place (not in a good way). It was communicated that if packages were not picked up within 2 to 3 days - packages would be returned (people travel for work and vacation - part of the reason of living in a community such as The Ivy). I do love the location of this property and the layout of my apartment and have been a great tenant since Day 1, but I have to say that with all of the ongoing issues, it has been very disappointing. I have seen more people moving out of this building, than moving in - and that is concerning.

We LOVE The Ivy and cannot recommend it highly enough. Wonderful, attentive team; stunning amenities; and very well-appointed living spaces! The dog park is a great plus - it's rare to find this amount of green space in Houston. We couldn't be happier here!
