DO NOT MOVE TO AVALON AT ROYAL OAKS(Save yourself). PLEASE REQUEST TO SEE THE APT BEFORE SIGNING A LEASE. The management is self-serving and doesn't care about conditions of apts. They do not want people to see the Apt prior to signing their lease because it's TRASH. There are Roaches in the whole apt complex and no matter how much you spray or bomb they keep coming back. When my AC broke and it took them 3 days to come fix it. So far my AC broke, heating wasn't working properly, refrigerator broke down, my front door wouldn't lock after a month of moving in, and not to mention my bathroom fixtures. I'm currently living in this Apts and I can't wait to leave. The laundry machine breaks every other week. There's no management; everyone in the office feels the have authority to say anything to tenants. The assistant/bookkeeper is unprofessional, she is rude and too proud to admit anything. The staff argues loudly with tenants instead finding the root of problem and solving it. I'm still waiting on them to fix a part on my AC.

It took all day to get my lease printed and signed. 9-4. I have to make copies of my own keys. It took almost 3 months to get a mailbox key, gate key, and parking sticker. There was no gate code until April I moved in in August. My move in checklist was not reviewed. I had to call and go to the office, when it wasn't locked. To give each as a maintenance request. All are not complete as of today. I got another vehicle and the claim to not be giving out parking stickers to residents, which is required because they enforce towing. Someone is getting a cut. They have given others stickers who moved in after me. So obviously they are lying, because people with stickers get warnings, but I got towed on Easter because I didn't have one. I know how to get my money back though. If you are paying you rent on time and are being sent to v/m, with no response. You will eventually loose patience. I went to the office to simply get a sticker an this ------- lady decides to ask me to wait a second which I did. Then proceed to lock her office up after I told her what I was there for and speak to me in a condescending manner. Now I have put up with all this crap and I am suppose to take this without out a response. While giving my opinion of the apartments to another person who was waiting she decides pretend to call the police on me for being honest about the property saying I disrupted business because the lady left. She only did this to avoid letting me out of me lease as promised. She said I called the place a rathole which I didn't, but apparently that's what she and ----- called it. After her little prank I open my door and fall to the floor with sharp chest pains. SAD

crazy to see all of the people complaining. heres the thing, ive always lived in this area, and all of the apartments have the problems people are unhappy with. really i think people are posting reviews about "crescent park" apartments. i have been hugely satisfied with all of my transactions and encounters with management. so there it is, i may have a few complaints here and there, but most are trivial. to be honest, i think people who are probably broke are the reason for so many poor reviews. or maybe like another user said, you came at them with a bad attitude. proffessional? help me understand how. everyone was extremely kind to me and got me into my unit in a reasonable time. rates cant be beat, and the office staff always puts a smile on my face.

My name is -----, I moved in recently after a quick departure from my previous apartment due to some problems I could not possibly find myself standing for(another review may be coming in the near future to bring that to light). I was told about this apartment complex by a friend and have been thoroughly satisfied with everything from the customer service down to the ground maintenance, which while on subject, includes swept grounds and cleaned pools daily. The apartment staff is fantastic, and all maintenance requests I have made have been dealt with in a timely and effective manner. Pricing is fantastic, as well as flexible, they are VERY understanding of personal problems and have no problem discussing a small delay in order to keep you in your home. My neighbors are kind and parking is generally simple and readily available. The only issue I have is with the parking lot, which is not that bad considering the part of Houston we are located in, which is plagued with some of the worst roads I've seen. All in all, four and a half out of five stars!

After a very thorough search for apartments in Houston, I finally narrowed it down to a few places, one being Avalon at Royal Oaks. The quality and location you get for the price they have can't be beat! regardless of negative reviews I have read here, I had decided to check it out myself. I was pleased to see how nice and pleasant the staff was. I now been residing at Avalon at Royal Oaks for about 6 months, and I can honestly say I love it! I strongly believe that if you are a good resident, pay rent on time and treat people with respect its the same respect you will get in return! Keep up the good work Avalon at Royal Oaks!!
