I want to share my experiences when I lived in Avalon at Royal Oaks...... from 2013-2015. I passed through so many bad situations that I decided I can not let my comments just stay inside of me I needed to share this with you and the people that still leave there. The only "decent" place around the complex where the office and The Pool area BUT you just can see it because the water was always GREEN and DIRTY. There are wild cats everywhere and they even ate my little birds in the balcony, destroying the cage. Gangs do whatever they want inside the property and you can see every where people using and selling drugs. Two times they put a lock in my apartment saying that I did not pay the rent that month which is completely false statement of course, this opportunity was at 8:00 p.m. it was winter and I had to wait outside whit my kids until they tried to contact ----- to make somebody come and unlock my door. The second time what they said: "IT WAS A MISTAKE BECAUSE ------- WROTE THE INCORRECT APARTMENT #" and they credit the money to another person or TO HER PERSONAL ACCOUNT.????? Reading the reviews now I understand that this was a common situation in that complex do to other residents too. After 1 year with Direct T.V. they came and told me that I needed to pay 300$ if I wanted to keep my antenna in the roof or if NOT as simple as they where going to resign my contract????? The problem with roaches I CAN NOT FIND A WORD THAT DESCRIBES SUCH A DISGUSTING SITUATION. ------- was just another thief like ----- and they just undercover everything behind a huge smile trying to let the new residents think that they where COMING TO PARADISE made just one to each other lying all the time. In some cases ----- "The Managar" which did some paper work that was supposed to be correct ------- said something totally different and the other one just said DO NOT REMEMBER". After I understood why "THEY ARE SISTERS". I asked for a change to another apartment I waited for two weeks and after they did you can not imagine THE CONDITIONS THIS APARTMENT WAS.........Walls with holes if you close the bathroom door the bedroom door will open. The floor was totally destroyed and ROACHES every where. The stove and the refrigerator old and broke 3 times I had to seat at the office for 3 hours in order for them do do something. In front there was an empty apartment in which every night the gangs open the windows stayed inside smoking pod and if you dare to say something the management they will say that they will do something about which never happens. Every time I needed something done in my apartment they say they could not come in because they did not have a key I went to Home Depot to make a copy and give it to them. Mailbox never works you had 2 choices either the key did not work or when you pushed it the hole panel fall down. In the parking lot all kind of woks where done from mechanics to fix other things. My car was towed 2 times the explanation was that my sticker was not the one.........SIR THERE WHERE NOT STICKERS IN THE COMPLEX. When I woke up my car was not there I had to reported to the police as stolen and they said it was not tow. They have their own business with the Tow Trucks and they look like thief running to make it before the resident came to stop them. The sad part was having to listen to a Policeman tell me that the could not do anything because it is a Private Property. The gate does not work most of the time and there was always a big line to get in the complex. Trash every where and the smell awful coming from the sewers all around the apartments. About paying for pet control is really something new since I never wrote that in the contract......well you jump to your own conclusions . The last thing that happens to me was as always trying to beleive ----- the Manager I asked Her I much time I had to give her my letter that I was not going to renew the contract She told 1 month but when I was to give the letter to ------- (her sister) she did not want to take it because I was suppose to do it 60 days in advance and The Manager (-----) say it was right. I do not have words how to describe the condition that this complex is and I feel sorry because is very well located and the school are great. BUT SADLY THE ADMINISTRATION JUST STOLE PEOPLE'S MONEY WHIT OUT CARING ABOUT THE RESIDENTS. God bless the people that still leave there I hope that they take care of them self and that SOME DAY SOMEBODY WILL DO SOMETHING TO MAKE THIS PLACE A WONDERFUL PLACE TO LIVE LIKE IT WAS ONES.Good luck if if you decided to live there.

Where shall I begin - ok so I moved in October 2015- within the first week my apartment was broken into. I informed the staff and they claimed that my apartment was the only one in all the years of them working there to ever had been broken into. Lies !!!!!! I found out there was several apartments that have been broken into as well as being reported not only that there was a murder on property which they neglected to mention- so for me unfortunately I am stuck in a lease contract for the next year at this property, the stories about people hanging out is true, trash pick up and parking lot maintenance- overall for the property is horrendous unless you live near the office. So fast forward the entire month of January is gone several apartments were given notice they owe a balance, I requested that I be shown an itemized billing statement of charges and was refused a copy they did not have it. The manager at which point was stone ------ instead of answering questions or willing to provide information to their corporate headquarters I simply provided copies of money orders in which I paid and was told they would give me a call later regarding the balance.....so if I had a choice I would not tell anyone to move here .....God have mercy on them for not being honest and also if they are having trouble with bookkeeping it would be wise to have someone assist them instead of assuming everyone is trying to skip out on them.

If there was an option to give them a negative one star I would. PEOPLE LOOKING FOR APARTMENTS! DO NOT! I REPEAT DO NOT LIVE HERE! Property management is very unprofessional, The apartments are ant infested and roach infested, I have been living here for the last year and the gates have been broken for the last 7 months so anyone can drive in there. My ac unit has been out and when asked to fix it they send there worker to do a half --- job just for my ac unit to break again. My stove is broken for the last month they have yet to fix that. When you don't pay your rent for them not fixing what they are supposed to so you may live comfortably, they come in your house and take your property. There was a leak in my neighbors apartment downstairs and they came into my unit upstairs to see if the leak was coming from my house. They left a big whole under my kitchen sink so big that the neighbors next door if they were to open their cabinet they could see into my apartment and vice versa if I opened my kitchen sink cabinet. When you ask for the owner of the property to make a complaint about them they won't give you any information or they claim they don't know. The property managers ----------------- are conniving and a bunch of liars. This month I gave them a $400 money order did my normal routine, go in drop my money order in the bin and leave, when I went back to see how much my balance was from when I came in they say it was the same before I dropped off the money order. When asked if they checked the drop box for the money order they tell me the box was checked and nothing was in there. After a back and forward of me defending my case that I gave them that money they then ask me for a receipt. Mind you this was dropped off 4 days prior so the receipt may have been hard to find but I found it. When I gave them the receipt property manager ------- said that she has to do some some research because maybe the person who entered the money order in didn't do it correctly. So basically they tried to STEAL $400 from me and if I didn't have that receipt they would have gotten away with it. I advise ALL FUTURE TENANTS, DO NOT LIVE HERE! THEIR LACK OF PROFESSIONALISM AND DISRESPECT THEY GIVE TO THERE TENANTS IS UNCALLED FOR WITH THE CHEAP SERVICES THEY PROVIDE!

Do not apply to move here! Do not believe the front office staff! I had a family member who lived there and when I'd visit there was always someone blasting their music in the parking and dirty diapers in the ground! The management is rude and very unprofessional! They will tell you their to busy to talk to you but be in their office watching YouTube videos and hanging out with their friends. They discriminate against who they give the no deposit and no application fee and will steal your money! Drug dealers run this apartment complex! A resident warned me not to move because they will kick in your door and rob you! Look it up it was on the news! He also told me that his Ac had not been fixed in weeks! Stay away from this place because you will regret it!

I been living here with my sick mom since 2013. I have enjoyed the time here, one thing is true the rent has increased! That's not bothering me much because let's be honest rent is going up everywhere! I can say that this property is an older community & we can't expect it to look like a brand new one. If you are complaining about how horrible it is here maybe you should buy a house in River Oaks! Lol oh my bad bet you couldn't afford it. For me and my mom we have enjoyed it and will continue to make Avalon at Royal Oaks our home. Every time I walk into that office they greet me with a warm smile and know me buy name. Thank again ladies!

Let's see where do I start in this rat hole- 1. Mold in the ceiling 2. Dirty fecal matter around the toilet 3. Pieces of sheet rock in the carpet 4. ROACHES, ROACHES & more ROACHES 5. Air didn't work 6. Light in kitchen DON'T work 8. Front door barely shut tight or locks Did I mention I have only been in the apt for a week? Rude Assistant manager. Almost cussed her out! Will be contacting HAA & the news station. Horrible living arrangements. Doors have dents and holes in them. Just Horrible I say! Don't believe me take a look at the pictures!!! Let's see if management responds! They never do and if they do I wish they would do something about this filth! Because mold- just in case you irresponsible office crew DON'T KNOW- is harmful!

HORRIBLE!!!!!!!!!!!!!!!!!!!!The management is UNPROFESSIONAL and LIE to get you to move in this rat hole. It take TWO WEEKS to get anything, HALF FIX. Poor maintenance services that hide from work and PATCH-NEVER FIX anything. Moving here was the BIGGEST MISTAKE I HAVE EVER MADE! DON'T LET the NICE ladies Smiles; FOOL YOU!RUN!!!!!!!!!!!!!!!!!!!!

Office employees are rude and not helpful when things go wrong with apartment. Maintenance is very slow to respond. (I don't know if it is maintenance or the office is not notifying them) Gang markings everywhere. I have seen office employees yell at tenants and embarrass then in front of other tenants, very unprofessional. Can't recommend these apartments in good conscience.

I been living here for about 6 months, and I can only say that I enjoy living at Avalon at Royal oaks. I never really go to the office, but to pay my rent (always before the 3rd of each month) or request maintenance or reload my laundry card. The times I have dealt with the management they always have such great big smiles on their face! The rents are affordable, and its located in great location! I plan on calling Avalon at Royal Oaks my home for a very long time. Thank you ladies for all that you do!

Run Away from AVALON at ROYAL OAKS please do yourself a favor. This complex is cheap cause eventually you will be paying for towing fees, or spending hundreds of bucks on roach killer and still doesnt work. I also pay a monthly fee for extermination and never seen an exterminator on the premises. The apartments focus on making money off the resident after they pay rent on time. Rent is due on the 1st, late fees start on the 2nd.was A
