Very nice apartments very spacious customer service very nice and very helpful and understanding ?????? the amenities are worth great place to live it’s very worth it !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

13 month resident here, here’s a list of a few of the events that have occurred during that time dead body found in the parking lot (google it) I’ve been stolen from (plants) Been asking for a security camera in the back for a year and they won’t put one up, people keep keying my girlfriends car when she comes to visit, but they continually buy food to have events in the office (excellent use of funds) Had a tow truck driver hit me w his truck while trying to steal my gf’s registered car Pool was unusable most of the summer Dog park has had fleas for months Was straight up refused a maintenance request twice People are always letting their dogs around the complex off leash, I’ve had dogs run up on me and my pup while we been walking about 5 times, thankfully nothing bad happened It’s a few more things but I’m sure you get this gist and I’m not tryna steal your time Asked the manager to keep me in the loop via email about what was being done about the issues of the complex, was ghosted, that was 2 months ago stopped by the office to let them know Ive stepped in dog ---- 3 times this week (even though I literally stare at the ground when I walk, complex is a literal --------) and tried to leave quickly before I could get angry about it and the property manager chased me outside to scold me for being “rude and disrespectful” and tell me I wasn’t allowed to come into the office any more ?????? One of the most unprofessional interactions I’ve had in years, please reconsider how you approach strangers and conduct yourself at work. Shouldn’t need to be told that by someone in their 20s, it’s shameful, but also kind of tells me why nothing gets better around here.

Horrible management. Roaches. Maintenance barely knows what they’re doing. Poor Upkeep. Dont even recommend looking at the site. They charge for parking and tow you even if you’re a resident. Not worth it.

I moved here 3 months ago so far I have No Complaints. Very quiet and the upgrade on the property is very much appreciated… I love my new place I call Home,,Can’t wait to decorate for Christmas ?? ????

Just moved in September and I have no complaints whatsoever! The staff are kind and courteous and don’t make you feel as if you’re bothering them when you ask for anything. Mayra and chyna made the whole leasing part of it smooth and fast. Haven’t met the manager but both these ladies are kind and very helpful. The apartment itself was missing a few things when I moved in but once I brought it up to them maintenance fixed everything the next day. Parking is heaven compared to where I lived before. They have reserved parking ports which is amazing! Grounds are kept up pretty nicely, the gym is nice and available 24/7, pools are nice and clean. The only real complaint would be all the dog poop but honestly that falls on irresponsible pet owners who don’t pick up after their dogs. Other than that I’m super happy I chose these apartments. I have lived In the area for 8 years and has always felt safe to me and my family. I would definitely recommend Broadstone briar forest!!

Recent changes has me needing to change my review down to a single star, these changes having come from the new management that has taken over. Too begin, they have forced out these "car ports" for a premium fee every month in spaces that were before regular spots before. So now parking has worsened for a number of residents whose apartments were next to those newly constructed carports. On top of that, towing has begun to be enforced by a company known to be shady, coming up with any reason to tow cars. I have also heard from multiple residents that they have raised prices of rental equipment, while not improving the quality of said equipment, ex., washers and dryers. On top of that, the maintenance team has multiple times not completed a request for something sent in, only to complete the order out. Examples for me personally are, my sink still leaking, heater still having issues, and currently, my ac not working. As I write this, the temperature has gotten over 85 degrees, and though I put the order in before today, they have closed it out as if completed despite my ac still not working. I feel bad from how tired and worked the maintenance guy looks, but the reality is that things aren't being done. Speaking of not being done, the management has somehow found the money to create these annoying car ports, locked behind a 45 monthly premium (again these were free, open spots before right next to apartments, and people now have to park further away from their homes), they have not taken the time to complete projects residents have wanted for months now. The pools have not been fixed with claims of city issues and parts needed, yet they have the money to create these unasked, unwanted car ports. And even if the city is too blame for the pool, why not simply work to put actual equipment in the gym, something y'all could do without the city's permission? It is just frustrating as someone who has lived here for years to see the degradation of quality while having the gall to increase prices overall, from rent to equipment to other random "fees" the tack unto our monthly payments. I am sure someone from their team will reply with "please feel free to reach out," but it is their job to make these residences a better place, why is it our duty to reach out to them? IF they fix their issues, I will retract this review and give them a five star like all the other people who got a rent discount for five stars

Ever since new management this place went to GARBAGE. Pool hasnt been fixed since i moved here and there’s just always little issues about this place. I will say the neighbors are pretty friendly but besides that , don’t move here.

I have been living at Briarwood Village since 2015. In the beginning I loved the property. Granted it is old but staff/maintenance was nice, nice area, and I had great neighbors. But as time went on the property began to decline (right around the time the owners of the property changed). The apartments are old so there are issues that you wouldn't have with a newer property. The ceiling in my bathroom has a leak and at one point molding. The maintenance has already "fixed" the problem THREE times and it still continues to leak. Some of the doors in the apartment stick, maybe the foundation is moving? The maintenance came to fix the problem because the door was coming apart. They fixed the sticking, super glued the door back together but didn't bother to repaint the door since all the paint came off from the sticking. At one point the toilet would not flush in the evening. Every time I submitted a work request they would come once the toilet was working again so they did nothing. It took me putting a negative review on google to have them get a plumber to come out. Luckily the apartments did not flood through Harvey. They had maintenance come and check the apartments and I showed them an area in the dining area that looked damaged by water. They said someone would come back to fix the issue. No one ever came. The windows are very old, during the hurricane water came through and stained the new blinds they installed. Another thing that I don't like is that the windows don't have window sills. Seems like a small thing but really devalues the apartment in my opinion. Keeping in mind that the complex is old, you can hear everything! When I'm in the bathroom I can hear other tenants urinating in their bathroom! When I'm in my bed at night I can hear the tenant next to me SNORING in their bed. I'm not sure how many people live in apartment above me but it is constant noise on a daily basis. As for the property and its residents: No one cleans up after their dog and there are multiple dog owners that do NOT put their dog on a leash. I witnessed a dog being attacked by a dog that was NOT on a leash. My dog was attacked as well over a year ago at the complex. Also, the residents don't care about the property and continue to toss their trash all over the parking lot. This is one of the most frustrating things to me. I have no issues with the staff. They have always been friendly. The apartment is in a nice quiet area but I don't think it's worth the numerous negatives at this point.

I like the renovations they are currently doing on the property. The staff is amazing, professional and friendly. I only been here for a couple of months and the area is very quiet. I work evenings and to come home late night and still able to park in front of my apartment is a plus for me. Thanks Ms. Davis

the apartments are in between a neighborhood that is very quiet and relaxing. the office staff is very gentle, they welcome you with smiles and hospitality. maintenance is never late or forgetful. they are there when you ask. parking just might be a little on the narrow side, so just be careful not to hit other residents vehicles to avoid markings or any damages. i definitely cant wait to resign my lease. this place feels like HOME.
