I lived here before and I can tell these apartments were run down and we had a horrible ant problem when we moved in and it was just as bad when we moved.When it rained it leaked through the ceiling right on top of you if using the restroom.Issues weren't dealt with and the office staff was bad.lots of rowdy students from the local mechanic school.

I have read the other reviews and do agree that ever since the new management took over, things here did change drastically. I will say that I do feel safe here compared to other properties that I have visited. I am rarely here because of work so I can't really talk about what goes one during the day. I don't know if they tell new tenants that there is courtesy patrol at night but I have never seen them. The upside is that I come in at different hours of the night and have never had an incident. The maintenance team is friendly to me and I'm assuming they just do what they're supposed to and don't really have control over the way they go about their tasks. Upgrades were recently done to my apartment and it almost made me want to renew my lease. Almost. I believe that the apartment is a good size for the rent I was paying which was $675 when I first moved in. New management decided that water and trash fees should be included so now my "rent" is about $752 a month. Like I stated, I'm hardly home so why is my water bill always above $50? Well, a neighbor let me know that the water is divided by the apartments in my building. This basically means that if I live next to a huge family or an apartment with a washing machine, I'm stuck with a high bill. I live by the dog park so when it's hot it gets a little smelly. When it rains, it gets extremely muddy because there are parts in the grass that seem to be struggling to grow. I have decided to park outside because the cracks in the ground are a bit deep. Also, I live by the entrance so it doesn't make sense for me to drive all around the complex to exit. The traffic is bad anywhere you go but I strongly believe that FM 1960 has the worst traffic ever. I came home today to a notice stating that in April a new company will be taking over. At that point, I'll only have a month left here so who knows if I will see any differences. Although it won't matter because they're changing, here's a poor experience I had with the management team that I wanted to share. Not sure if this is true or not, but according to the staff the pet policy applies to you even if you don't own a pet. I have sisters and they each have a dog so when they would come over their dogs came along. I would also pet sit because I was home alone most of the time and enjoyed the company so there were pet items around my place. I guess proof was needed to prove that I owned a pet so management decided that it would be okay for ------- (leasing office staff member) to actually enter my apartment when I wasn't there and snoop around. (It must have been a slow day at work because really?) My sister did make the mistake of opening the door and letting her in, but once ------- saw I wasn't there, I felt she should have contacted me directly. Excuse me, but management, including ------- herself have been in my home when they were trying to fix an AC issue and saw the pets there while my sister was staying with me. So if the dogs were an issue, why not say anything during that time? When I came back home to discover a notice on my door stating that I had to pay the pet deposit with next month's rent, imagine my confusion. I went to the office when I got home from work one morning to inform them that I have no pets and I'm not paying any extra fees. The manager got frustrated that I wasn't understanding why they would charge me for pets that aren't mine but we eventually came to the agreement that I wouldn't have anymore pets in my home to avoid the fees. She did talk to me like I was a child which I expected because I've come across people like that so I was minimally bothered. At this point, if you're looking for a home for the long run, I don't recommend this property. It never had that homely feel and I still don't believe it does. If you're just looking for somewhere to stay a little while, then this is the place for you.

My husband and 2 year old son are new to the property, and we are very excited to call the Landmark At Kendall Manor our new home!! We've looked everywhere, and been as far as Katy to search for an exceptional neighborhood, and reasonable price. We also looked into the reviews and of course no place is perfect so it's going to have pros and cons. But we decided to give it a chance and see it for ourselves. The management team and leasing staff were very understanding and helpful and assisted all of our needs for our new ideal home. When coming from somewhere that isn't worth calling home is a place you come from, a nicer area seems more of a blessing. On the property site maintainence was adding new additions to the property as we were looking to lease! I definitely recommend people who are kind hearted and just enjoy what life has to offer to stop here and consider this an ideal place. And my God, the landscape is just incredible here! I am a very happy lady right now. :) I hope everyone is blessed and loved!â??ð???ð???ð???

They are liars. They tell me one thing before making application, and something entirely different afterwards. Took application fee, which was exptected and an additional 150 which was not returned when app was denied. I have since found another place but they are refusing to return the one time fee of 150. All I can say is don't trust them.

I have not always hated these apartments, but when they up and changed management/ companies in the summer, it went down hill from there. Before you could actually call, and speak with the staff, and not someone who seems to be in a call center. The staff USED to be professional, but now they are totally unprofessional, and down right nasty. The staff seems to change every week. The so called property manager is a disgrace. She's hung up in my face before as well as never seems to be readily available. She talks to you like you're a child, and overtalks you. I would never tell anyone to lease here. So overpriced, no worth it. You can spend that amount at a better more upgraded apartment complex. The apartment is old very outdated, and the upgrades are not nearly as nice as the upgrades in the clubhouse. Walls are thin, and roaches are an issue. No matter how clean you are. I couldn't wait to get out of there. Worse place I've ever lived.
