Gabriel was amazing all along the move in process, made things go by very smoothly and made it easy to make this place feel right at home! Positives: Ease of moving in, Gabriel is very thorough and answered/helped with all my questions and issues! Negatives: Nothing generally, I do wish that the apartment was a little more clean. upon move in around the bathroom but aside from that, nothing terrible whatsoever! Loved seeing maintenance spot sweeping the garage, this property is very clean.

Love these apartments! Been living here for 5 year’s. Love how helpful everyone is in making our stay here so good! Sherrelle is my favorite person! Regardless of the time she’s going to help you get your issue resolved! She stayed after work 30 minutes just to help me! She’s amazing & I recommend people move here!

I moved in here in May 2019, used to be good until the management hire Fetch for delivery service (a service that YOU have to pay every month for them not to do their job), if you are a person that buys online I highly recommend you NOT TO MOVE IN HERE, just do a simply search in google about Fetch and you will see how bad it is, packages lost, late or they change the delivery date just because, you are lucky if you get your package on time, the complex (IF they answer you) just tells you that they will call them and they are improving and getting better, I just don't know where... They only good thing in here is the maintenance people.

Our time at Pearl Woodlake was amazing! We lived here for 2 years and we never had an issue. The management staff is awesome. Sharelle and Camille are extremely professional and make everything very simple. Our neighbors on our entire floor were awesome as well! I would 100% recommend Pearl if you are looking at leaving in the area.

Amazing place to live in! I am so sad to be leaving Pearl. I’ve lived here for over 2 years and I never had a bad experience. Management truly cares about their residents, maintenance crew works incredibly fast, and the amenities are the best.

I'm writing this review as of living here at Pearl Woodlake for about a year, and after just having signed my lease renewal for a second year. I will break this review into sections. My overall view of this complex is a 4 out of 5. I give this a 4 as a very highly rated place, and solely not a 5 because I believe nothing is perfect. At the end of the day this is an exceptional apartment. Front Office: The front office at Pearl Woodlake has always been great. From the tour of the complex when I was deciding to sign, to any questions I've had, or help with apartment needs, they have always been enthusiastic. Property Cleanliness: The property is usually kept very clean. Regular cleanings of the hallways leave everything fresh. The gym is kept clean and sanitized, as well as all the other various parts of the property that are accessible to residents. I would consider it unusual to just find trash laying about. Amenities: The apartment amenities are great. The pool area is excellent. Nice size, cleaned often, and the grilling area is high quality. I use the gym about 2-3 times a week. I always find it clean, well maintained, and respected by other residents who are using it. There is a dog park, but since I do not own a dog I cannot comment on the quality of it. There are other public spaces and lounges within the apartment, I have not ever used them, but I remember them being quite pristine. The complex schedules about 2 food trucks to come through each month. A nice way for the residents to try some local food! Mail/Package Delivery: General mail is taken to a mail room where resident security key is required to access. Each resident is given a mail key and an assigned mail box for their apartment. Packages are handled through a company/service called Fetch (google for more info on this). While I don't love Fetch, I also don't hate it. I am of the mindset that the less people that have to handle my mail the better, but Fetch has almost always been accurate and speedy with getting my packages delivered straight to my door. The one time that I had a problem with Fetch (which ended up not being their fault), their customer service was extremely patient with me and kind in helping track down the root issue. Visitor Parking: While I don't believe in a truly perfect visitor parking solution, I have no quarrels with how Pearl Woodlake approaches this issue. Your guests can drive up to the gate code box, enter in your apartment number, this will call your cell, where you can speak to whoever is trying to enter, and where you can then let them in using your cell phone. Visitors will drive up the parking garage to the 6th floor which is designated as visitor parking. No fear of being towed if on the 6th floor. No guest pass required. No fighting for limited visitor spots. Location and Surrounding Area: The location of the apartment is for the most park good. It sits with quick access to I-10 and Beltway 8, but is plenty far enough away that their is no traffic noise. Popular areas such as Citycenter are a 10 minute drive away, while if you like to go into town such as the Heights or Midtown, usually take around 20-25 minutes (heavily dependent on I-10 traffic). The location is just a few minutes North of the intersection of S Gessner and Westheimer. While Westheimer in general is not the "greatest" place in terms of cleanliness (if you know you know). I stand by the fact that this area is overall safe, and one doesn't have to worry about themselves (in a responsible manner of course). The Apartment Itself: For reference I live in a 1 Bedroom 1 Bath (roughly 750 sq ft). For the money I feel like it's a pretty good deal. Many places I toured within 610 (Houston's inner loop) were very pricy in comparison and were going to come with much less square footage, and a much less modern looking apartment. The kitchen is loaded with modern appliances. I love the open concept of the main room layout of kitchen and living room (floor plans can be viewed on their website). I have a small balcony where there is room for some chairs and small side table if you're into that. The apartment comes with a washer and dryer. The bathroom is spacious, only negative about the bathroom is not having a light put into the ceiling above the shower. It can feel dark in the shower at times. I would consider this nitpicky, but just adding it for information as a small negative. The bedroom for me has more than enough space and comes with carpeted floors. Big windows in the main rooms allow for ample amount of natural light during the day. The closet is MASSIVE, plenty of room for my wardrobe. The apartment has a security system and a electronic thermostat as well. The biggest thing I have to say that is a negative is the apartment wall's aren't the thickest (I will caveat this with that most places will not feature 100% noise cancellation), because of this you are potentially at the mercy of your neighbors and how loud they want to be. For the most part my neighbors to the sides and below and above have been quite courteous and respectful of other residents. I did have to call a noise complaint on my downstairs neighbor twice in one week, but since then they have been respectful. This isn't a deal breaker for me, the noise dampening between rooms could certainly be better, but is not horrendous by any means.

The staff doesn’t reply in any timely fashion even when they’ve seen your emails, and there are a TON of hidden fees here: $20 for packages and $3 late fees if you don’t get them soon enough. $20 to get a pet screened through a third party. $25 for trash per month. And they swap your pets for DNA to trace if you don’t pick up their poop. $45 fee to add to a bond, and $100s in non refundable money if you don’t pay the standard security deposit of $750 or more. The day I moved in, one leasing agent greeted me with, “why are you here?” Not “hello can I help you?” And no normal keys here. You need a key to get in and out of the buildings and if you leave your key inside you’re locked out of your building or you can call maintenance to open the door for you for .. you guessed a few! $150. I like the apt and amenities but it’s rather annoying to be hit with fees left and right for anything you want to do. Everything requires an app too so be prepared to download a few to pay rent, submit maintenance request, pay utilities, etc. I’m all for technology but it’s a bit much. Cheers, to a year of rent here.

I have lived at Pearl Woodlake for some months now and I can honestly say this is by far the best apartment I have ever lived in! I fell in love with the complex after seeing photos and when I went to look in person, it is even more amazing. It’s very clean, neighbors are quiet, and just an all around great place to live. Camille, Sherrelle, and all of the office staff are so helpful and welcoming! We are always updated with any changes or additions that take place. I’m really glad to call Pearl Woodlake my home!

My living experience at Pearl Woodlake has been very pleasant and I look forward to continuing my stay in the future. I can honestly say it’s very quiet and an enjoyable place to live. The office staff is very nice and the property is very well maintained. Happy to be a part of the Pearl Woodlake community.

Best property I’ve ever lived in. Everyone at the office is extremely nice and super helpful! My first apartment I applied to and I had plenty of questions and they helped me with everything. Super clean property, a lot of things around the property are being replaced and it makes me happy my rent money is going to something useful. Camille always does her absolute best to communicate with residents and is on people’s behind if they do not keep the property clean, like not cleaning up after their dogs, which is a big plus!
