I came back to this site to post my review after I moved and it didn't post so I will post it again. I lived in this complex almost two years. I first rented a 3BR, then switched to a 2BR then a 1 BR. I liked the complex very much and felt comfortable living here. I only left because of health reasons, and my finances couldn't support the pricey rent.
Pros- The office staff and maintenance are very nice and helpful. Its a small complex and they know pretty much everyone on first name basis. I had no problem with maintenance as well. Any repair I needed was addressed. Let's face it- if maintenance had to come back to repair something they attempted to repair that is a plus. Some places don't do that. I personally had no problems with repair request. On one occasion it was beyond maintenance ability and a professional WAS called and took care of my issue. Next, the complex has mostly older tenants who have been there a while, it is very quiet and the POOL IS CLEAN!! The apartments are huge and almost all of them have washer & dryers. To the person who complained about lack of laundry facilities on the premises, I didn't think too many are needed since the majority of the units have washers and dryers. There are not many children living in the complex. Now the cons. If you have more than one car, parking can be challenging. The utilities are outrageous!! Or at least mine were. I lived in a 3BR, 2BR & 1BR and the utilites ran almost 1/3 of what I was paying for rent! But the water bill is really cheap. The grounds are full of stray cats so fleas can be a problem around the parking garages. There are people who don't live on the complex that come every night to feed the cats so the cats won't leave. Or this is what was happening while I was living there. They told me they asked and the management allows them to feed them. It bothered me at first, but we don't have any creepy rats or bugs around!! Just about 20 stay cats sleeping on the hood or roof of your car leaving fur balls in the windshiled ducts.
As for the grounds- for it being an older complex and knowing you can't control people and thier pets, I'd say it is one of the better place to live with a dog. Pet droppings lying around are minimal so I guess everyone does try to pick up after thier pooch. Overall, it is a little pricey, but you get what you pay for. If I could afford to come back, I would. I think its nice to know management knows who is renting in the complex on a first name basis.

I was just playing around reading apt. reviews and I have to say that I agree with the last response. The air conditioning always froze when I was living there and the toilet always clogged. I can recall having the maintainance man over about 3 times a week in a span of two years. The apartments are extremely old and the rent is just too high. Albeit, it may be in a safe area, but the living conditions are not worth the price or the aggravation of having either a very high electric bill for an air condition that does not work properly and a toilet that clogs and overflows every other week. I am very serious.

I have lived at the Quadrangle for about 20 years. It's a very safe and quiet place to live. I have found the management, as well as, the maintenance staff to be very helpful and receptive to all of my concerns and requests.

I would definitely recommend the Quadrangle as an excellent place to live.

Let's look at the positives: its very safe, on the edge of Memorial and therefore in an acceptably ok neighborhood and is for the most part quiet. And the only reason we're staying for the moment is that, for the price, this is the only acceptable apartment building in Houston. The staff is ok, but the maintenance are lazy ------- who we have literally watched take up time by having one of them blowing leaves into a pool so that when the office staff comes in it looks like they are doing something-and believe me, there is a lot they could be doing! (By the way, the pool is never clean when the weather is acceptable; only for pictures and winter time.) And the entire complex would be better off if the manager of the property did a little less living here and a lot more working here (honestly, you'd think living here would motivate her to improve it). Most of the neighbors are decent and there aren't many kids but they do let some serious trash in here, which can be a problem during the holidays and weekends, though only if you live near them, like we do. The property is very old and does need work, plumbing is terrible and the AC constantly needs work. Overall, yeah, its ok, but we can't wait to get out and I wouldn't recommend it. AND QUADRANGLE STAFF, IF YOU ARE READING THIS, FIRE THE MAINTENANCE AND GET SOME REAL MAINTENANCE WORKERS WHO KNOW WHAT THEY ARE DOING AND DON'T SIT IN A ROOM ALL DAY WATCHING TV OR MAKING FREAKISH AMOUNTS OF NOISE WORKING ON A PROJECT CLEARLY NOT FOR THIS COMPLEX.

the neighbors are friendly, and are long time residents, the manager is very nice and goes out of her way to help you, and the maintenance staff is quick to respond and follows up to make sure that everything is fixed and stays that way. best complex that I have ever lived in.

I moved in after having a house for a number of years and there was plenty of space. The three bedroom has a beautiful floor plan. The residents are mostly all older which is nice. The office staff is great. Best Deal in Houston!

I lived here many years ago and decided to check the review and I am literally shocked with the positive response others are giving this place. First of all, the complex is just too too old. The plumbing is a serious issue, the air conditioning was a serious problem all the time and there is no full size washer and dryer hook up. There is only one pair washer and dryer there for everyone to use. Appliances are new, but the place is just too old to feel comfortable in.
