I lived in Quadrangle in the 90's and its good to hear the place is just a good as when I left. The manager then was Mata and the Leasing agent was Greek lady with a big smile whose name was Demetria . I wondered if they were still there. I loved the place. I think I was there 5 or 6 years. The only reason I moved was carjacked. Anyway I will always look on my experience there as grand and Jose and Nicholas are golden after I moved in 2005 my dog still barked when he hear those names.

I am posting these comments in response to the anonymous post made on 4/3. You are, of course, entitled to your opinion but your complaint is full of misinformation and error that prospective tenants and current tenants read and from which they draw conclusions. They deserve to draw reasonable conclusions, not conclusions born out of unfounded accusations. I have lived at the Quadrangle for about 4 years now and have gotten to know quite a few people, including the manager and assistant manager. I have lived in a number of apartment complexes, new and old, and have never enjoyed living in any of them as much as I have enjoyed living here. Things haven't always been perfect. I've experienced water leaks, wet carpet by my patio door during a hard storm, a dead garbage disposal and microwave oven, etc... but each and everyone of my incidents were handled within one business day and with a helpful attitude. When I've had an after hours emergency, either Jose or Nicholas would come take care of it during the night. You really can't ask for better customer service than that. As for the "rude ladies in the office", I have never experienced rudeness from either one of them. Running a multi- family complex is a demanding and exhausting job and I ask you, are you always in a wonderful mood and do you always treat everyone with warmth and kindness? Did you always treat them with warmth and kindness As for the fees, in all the years I've lived here, there has only been ONE fee added to the standard fees that are applied when we sign a lease (application fee, monthly water fee, pet deposit, etc.) and that was the recent trash fee of $10 that was added. So, they are not ALWAYS adding various fees on top of the rent. Additionally, they sent out a very informative note to every tenant explaining the exact need for the $10 fee. I read it and it made perfect sense. Just remember, if our cost of living is going up, so is theirs and I have seen nothing but an elephantine effort on their and the owner's parts to keep our rent and fees as affordable as the economic times will allow. If you've ever been self- employed, you'd know exactly what I'm talking about. With regards to the "lady who collects nasty, mangy stray cats", what you do not know is that they are not stray cats, they are feral (wild) cats and she does not collect them. They are a city permitted feral colony that was set up for the precise goal of controlling the feral cat population that is so prevalent in wooded, bayou areas. Each and every one of these cats is neutered or spayed, vaccinated and fed/watered twice a day per the city's requirements for such a colony. None of these animals is sick or mangy, they are simply ragged looking because they have spent their entire lives outside. Feral cats will not approach humans and they get along beautifully with one another and with other domestic cats and wild animals. Permitted feral cat colonies make it possible for these animals to live out their natural lives (which is approx. 10 years less than a domesticated cat) without reproducing and without spreading disease. This lady that you are speaking of also traps and re- homes ferals to feral farms where they live out their lives with purpose and also traps them and gets vet care for them when needed. Without this lady's efforts and the vets who donate their services to feral cat organizations, the feral and stray cat population in this area of Houston would be staggeringly high. Rather than criticizing her, you could take a moment to learn more about her work and perhaps appreciate her contribution to this apartment community. I do have to agree with you about the night guard. Many nights there isn't one at all, unless they are arriving after 11pm and he doesn't even look up when a car drives in after dark, so I'm not sure what his purpose really is. Every car should be stopped after 10pm and their name and vehicle info should be taken and noted when they leave the property. Better yet, if a resident cannot be reached by phone to confirm that this visitor should be allowed in, the person should be turned away. Otherwise, the expense of having a security guard is pointless. However, in my opinion, this is the only valid and accurate point you have made. My wife and I have lived here almost 9 years. Parking is sometimes a problem. However, the management and maintenance services are great. It is quiet and well-maintained. Every once in a while there is a break-in but they are rare. That is the price one pays for living in Houston. There is no problem with walking our dog at night around the grounds or on the street. To the person who said the utilities were high, I say shop around for electricity providers. In our 2 bedroom apartment we only had one bill over $150 last year. The only complaint I have is the speed of the traffic on Ella Lee and the complex can do nothing about that.

DO NOT MOVE HERE!! The women in the office are rude. They add various fees on top of the rent, and do not give any explanation for what the fees are really for. One of the ladies living here also collects stray cats, which is disgusting. The office allows this lady to put out food and water to attract these nasty mangy cats. They say they have security, but a guard sleeping in the booth does not count as security. The first month my wife and I lived here her car was broken in to. We are counting the days until our lease is up, and we are gone. Save your money and your sanity.

This place is okay. The rent keeps going up, and so does the crime. Cars and apartments are broken into. Dog poop everywhere.

This apartment complex has just gone downhill. The manager is very rude, and they are leasing to anyone lately. The grounds are not well-kept. The only nice thing I can say about this place is the maintenance. The guys are great and quick. There are many times we haven't had water, or hot water. There has been a lot of crime lately. Two apartments were broken into, and the security is a joke. I can't wait to move out and wouldn't suggest moving here.

Wonderful place to live! - I regrettably must move for my job relocation, but would not hesitate move back to this property. Absolutely love the office staff! - very professional. Very small, quiet property - very large floorplans! Assigned parking - always felt safe. A/C problems in my unit, and was promptly replaced. Maintenance quick to respond. Donna R.

It's great that you have a complex with nearly full occupancy, but if you're planning on leasing the vacant apartment homes to your friends or relatives, then it might be best if you don't advertise unless you're REALLY ready to actually lease to interested future tenants. They were very short and rude, almost as if you were interrupting their time in the office. I really like this complex, and I know people who live here, so I've heard and seen great things, but I'm not sure they extend a very helping or warm hand in helping you find a place. I won't move here if I find an equally nice complex with better customer service. Otherwise, I might just throw in the towel....

It's a great place, very quiet and near of all the biggest stores for your groceries (Walmart, HEB, Randalls, etc...) Near of the lovely Memorial Mall, and as a bonus pretty near of a Major Hospital and all its doctors. I have a little child and he really enjoys the place, the staff is great the manager Mara is pretty polite and the maintenance staff leading for Nicolas is just great!!!! They really take care of the problems and it is beyond their abilities call an expert. I leave because my husband was transfer to California, otherwise I will stay living there. I really miss the place.
