Beware, unprofessionalism is an understatement. Get on her bad side, security will gangstalk you to say the least. Will pad your file & make your life a living hell until you have to choice but to break your lease; then will damage your renter's rating, after charging you unfounded fees after move out.

The office staff needs a course in customer service. I moved in in 2018 and went thru a strict background check. Now it seems like anybody can move in and the office staff doesn't check them out. Maybe it's time for a new office staff. The events have gone downhill. There is a large woman in the villas who thinks she runs the place. Last summer she made raciest comments to me and my guests.

We have been here about a month and have had a great overall experience so far. Maintenance is fast and efficient. Our basic reason to move into a gated compound was security and safety. We are satisfied to see the guard at the door and he patrols the whole facility in the evenings regularly. Also he monitors all the vehicles and individuals coming in when it is dark. There is a nice resort-like swimming pool and splash pad, regular community activities, a nice gym with free classes and much more. Management is polite and decent.

I visited San Brisas today with me wife and children. The overall feel I got from the two ladies in the office was very welcoming and the apartment I got to see was very nice and felt like I could call it home in the near future. One thing that really stood out to me is that the young lady that sits at the desk out in the lobby was so thoughtful and welcoming she even offered my son a popsicle. My son can be very moody and hyper sometimes but she talked with him and distracted him with a smile on her face so that I and my wife could get information. I want to give both ladies an A++ on their smile and great attitude. Thanks for making our search that much easier.

BUYERS BEWARE. Before you sign a contract ask them to provide you with a list of items you would be responsible for when you move out. When i moved out, i was slapped with a $900+ bill. - Water drainage wasn't billed to me for 3 months - Charged for $205 cleaning fee for appliances - Charged for Ozone Machine @ $195.00 - Cabinet Repair @ $100 - Carpet replacement @ $279.88. Although they said they only charged me for the carpet in the closes since they changed out the living room to wood floors now. Seems a bit high for just closet space. -Carpet cleaning @ $85 (??? you just replaced with new carpets and you charged me to clean it???) - They now charge you a $25 parking sticker to allow yourself to park outside. Absolutely do a walkthrough with them. Whatever photos the Managers take, do the same. This way if you want to file a complaint against them, you can provide the Houston Apartment Association or Texas Apartment Association all the proof. I hope my review will help all of you from making the same mistakes I have made. I won't be renting ever again, I will be purchasing a home.

Looks like a great community and area. Awesome that they have a gym and pool, which my last living situation did not have. I'm also considering getting a dog, so it is great that dogs and cats are allowed.

Money suckers. Stay out of this place if you are not working for an oil company and you will have to pay your rent. The apartment was given to us in a very dirty condition when we moved in.Its a 3 bedroom apartment and the a/c was not good. The maintenance guy closed all the a/c vents except the master bedroom so that we can get good air flow. It was terrible.Also when we gave a 60 day notice to vacate the apartment i asked for a walkthrough with me but they did not do until we moved out and we had unnecessary charges on our move out bill.After showing the pictures we took during our move in they waived off some of the charges. Make sure to take pictures and fill the inventory form with all the details.Even if you do so they will find out a way to charge you. In my case they charged me for the carpet cleaning( the carpet was clean without any stains or damage) because I didn't mention anything about the carpet in the inventory form. See they will find a loop hole and charge you.Most of the residents are people who work for the oil companies and the company takes care of the rent and other charges. Bottom line - Stay out of this place if you or your family member doesn't work for the oil company.

The business model is set not to refund initial deposit. The team invents charges to deprive former residents of their hard earned deposits. The team is good when you still stay in the Apartment and they offer good services however they won't return your deposit under any condition. They don't reply emails especially when it comes to deposit refund issues.

Seriously an undervalued community. Amenities you expect and some you don't. Slightly aged decor but still very relivent. Great staff. That makes or breaks a place. Great residents. Truly a Houston Energy Corridor diversity.

I love this community because it is a very safe environment with on-site security during the evening and night hours. It is a family oriented community that is quiet, and the grounds are beautiful and clean. The office staff are always courteous, accommodating and willing to help in any way that they can. I especially love the manager (Carolyn), assistant manager (Jonelle) and the leasing agent (Sara). They are the best! The gems of this place are their maintenance team. They are very knowledgeable and friendly. Come call San Brisas home. Iguarantee that you will not be disappointed.
