This apartment complex went from being one of the best kept secrets in Houston to straight up gutter trash within 3 years. It's so bad that we've gone through 3 different management companies within a period of one year. That is crazy! I don't know what happened here, but as another reviewer pointed out, maybe it's because there is no real owner or this is government housing now or something. I have no idea how a place so nice can go downhill so bad and feel like a government housing project so fast. Because they change management companies so fast, nobody accepts any responsibility and shift blame to the previous company and manager. Who is the new manager anyway? Nobody knows. The website doesn't even show up because Chrome says it's dangerous to open it. It's crazy! So how bad are things? Every night there is some sort of confrontation or argument in the parking lot. Tonight there was a baby momma drama. Some guy was yelling at a woman saying "Look me in the eye when you say that" and she was all like "He's still your child". What was that about? In the afternoon, I see cars pull up with loud music while people who don't live here go to a unit for 20 minutes while the music keeps playing and then they leave and then another car pulls up and does the same. What's that about? You can probably guess. It's almost like there is no background check whatsoever. The property has really gone downhill too and is falling apart. There is a broken water main every month, no security, gates don't work half the time, and on top of everything else, they force you to pay for door to door trash pickup to give the impression that it's a fancy place when in fact it's a shakedown to get more money from you. I guess one good thing about not knowing who the new manager is that maybe they won't come up with any new ideas to shakedown more cash from us, but that is wishful thinking. When I first moved here, they were completely full because nobody was leaving. Now I see empty units all over the property so if you see a move-in special that's probably why but don't get fooled. Ask to walk around the property and check all their promises for yourself. "Fitness Center?" go check it out. "covered parking"? Go see how safe it looks. "Security Patrol"? ask to talk to the security guard. - hint: He doesn't exist. 3 sparkling swimming pools? go see the padlock on the gates.

These apartments are by far THE WORST! To start they have huge rats which they refuse to do anything about. Parking is extra and even while paying they will tow your car without any notice and not think twice about it. ROACHES are everywhere even though the have "pest control". Managers are pathetic and useless. The "move in" special is not worth the hell you will be in if you move to these god awful apartments.

All good things must come to an end. Public records show that prior to the summer of 1999, Briarwest was owned by ARAGON 2009 BRIARWEST LLC which was governed by a few other corporations. After the summer of 1999, the Houston Authority authorized the creation of Winrock North PFC, a Public Facility Corporation which is currently listed as the owner on HCAD. That brings us to this summer when very suddenly, we were notified that Greystar was out and Capstone would be taking over. I'll just say that all the reviews you see prior to this are from when Greystar was in charge. They had their issues, but at least they were nice and pleasant. With Capstone in charge, it took them weeks to even pick up the trash and the office staff were very rude and even adversarial when asked even the most basic questions such as "how do I pay my rent now?". We used to get an invoice with an exact amount with utilities but they didn't give us one and I was worried my credit would be ruined if I was late but they would just say to wait for the mail which never came. I have never seen anything like this. Finally, after a month, we were given access to sign up for the internet website but the community page is gone. No longer can we read about missing pets, items for sale, or just chat with our neighbors. The community page was a blessing with COVID-19 quarantines but they took it away. The pool has been closed all summer too and it no longer feels like home here. This is quite sad because this was a great place to live in a great location. If I had to choose to stay right now, I would not stay. I hope this is just growing pains and the new manager and the staff will redeem themselves. If she is reading this, please understand that before you came along here, this was a friendly and open community. We had a good thing going so please don't ruin it or make changes that will give us more stress and anxiety during this difficult time. Get to know the community first before acting. Please tell your staff that we are not their enemy.

The Briarwest apartments have been a great starting point for me to start living on my own. The previous complex I was in was very run down and had become too dangerous to live in. In comparison Briarwest is conveniently placed close to the galleria area, to my job and is much safer and nicer complex. With low prices raging down to the $600 and such great units for offers its astonishing that there are still units available to this day.

This used to be a quiet and affordable place to live in with a diverse set of of working class residents who were respectful to each other and had a higher moral compass but that is not the case anymore. There are people who sit on their porch all day and drink with loud music and yakking it up ill 2 am and sometimes beyond. There are often mysterious shouting matches in the middle of the night too along with empty cans and bottles of beer in the parking lot the next day. A few days ago as I was exiting the property and saw two cars were smashed up nearly totaled in their assigned parking space with the roof of the covered parking on both sides collapsed and sitting on top of other cars without any explanation from the manager as to what had happened. Was there a drunk driver on the property? Was it a tow truck? Did a tornado hit? The gates are often not working so anybody could have come in. The last good manager we had was Miriam who actually cared about the quality of life of the residents. Things went downhill with her replacement who seemed almost annoyed at having to work here and the current manager is detached from the property. Actually I haven't seen any of the office staff for months. I understand about Corona but the maintenance employees are out there working hard and businesses are all reopened now but they haven't opened up the fitness center or pool area even though the state allows it and we are paying for those amenities nor given a break on rent. In fact, during a time of financial crisis, they have gone out of their way to make sure rent is paid on time and even ominously asked residents to submit their salaries again. I doubt I will renew.

I love so much for live here and everything is close for me. have a lot supermarkets l'm walking around. The complex is very clean and have academy and Pool every Pool is clean and the backyard. In the Neighbor very nice people.

We are long time residents and have enjoyed our neighbors.The maintenance and office staff are very prompt and helpful whenever we have called them. We even had an issue on Christmas Eve day and a maintenance person was very quick to come over and take care of the problem. This is a great location centrally located to great restaurants and shopping. There are nice green spaces and new landscaping was recently planted through out the property. For us, this has been a great place to live.

Jason and the management team do an excellent job of responding to residents and to enhance the property and are very pleasant to work with. We love that there are 3 pools, and all of the fruit trees and tall trees are beautiful. Jason also started some really cool things like a community on-line portal, a Christmas door decorating contest, and other interactive things with residents. The location is excellent.

I've lived at Briarwest for about 5+ years now, and I don't see myself going anywhere any time soon. I love the Greater Uptown location, I literally have everything around me as far as food, shopping, gym, etc. even my job. I probably wouldn't leave my five mile radius if it weren't for me going to visit family and friends. It is an older property, but management is really on top of things, plus it's a Greystar. We recently got a new Community Manager, Jason Farias who is AWESOME. He was able to help me get something accomplished that I had been waiting months for. I honestly was losing hope in this place because the previous manager was lacking so bad. I've never felt unsafe here, I'm always out walking my dog and have had no problems, thankfully. There are plenty of pet waste areas, decent courtyards, friendly neighbors/staff, clean laundry sites. As long as prices stay reasonable, I'm staying put.
