I feel that this site has the more honest reviews because whenever a legitimate negative review with pictures is posted on google, they immediately post fake positive reviews to cover it up. There is even one by Carmen there and she is in the office so clearly google doesn't mind conflict of interests. I hate to say it but it's all true. I got to catch the tail end of when this was a nice apartment complex before they tore up the half that's under construction and the change was very sudden and very noticeable. This was never a fancy apartment complex but it was affordable for working class people. They would have renewal specials such as first month off, etc. and other things to entice residents to stay. A lot of my neighbors were teachers, nurses, and other people starting their careers or starting over. During the day the parking lot would be empty because people went to work. In what seems like it was overnight I saw them move out and were replaced by entire families living in a one bedroom apartment or several families living in a 2 bedroom with the adults never leaving the house and just sitting on their porch smoking weed and smoke coming through the vents. Then came the overnight fights, catalytic converter thefts and wheel thefts and they were not renewing leases for the north end of the property followed by them demolishing it and finding out that rent had jumped up several hundred dollars unless we gave all our financial information to get a "discount" and it became clear what had happened: They raised the base rent to full market rate without any discount for everybody, then they'd discount the already raised rent for people who could prove they were low income on paper and the more kids they had, the bigger the discount so you could have one working person paying full market rate while a family of 4 crammed in a one bedroom could be paying a fraction of it. For a lot of the working people, they saw that they could move to an actual luxury apartment across the street and only pay $100 more so they did and more and more low income people have moved in and that's where we are. The problem is that the apartment complex has lowered its quality down to low income level apartments. The gates are open and not fixed and I seriously doubt this place will be standing once the new construction is done and that too is low income according to HHA. Also keep in mind that these "low income" people are fake low income. There are some who drive Lexus, Cadillac, and Mercedes. And all of them can afford weed and somehow do it without working. The apartment sent an email saying that this isn't a smoke-free community so they won't do anything about all the smoke. I'm just waiting to see what happens with the new units and how they price them. If it costs the same as other non-low income housing then it makes no sense for me to stay here. Why would I pay full rate when my deadbeat neighbors are paying half and I'm getting low income apartment attitude from the office? Might as well go somewhere where we all work and are appreciated by the office for paying rent on time.

I agree with and understand the frustration of the anonymous reviewer, who posted several updates in an effort to tell it like it is and prevent potential tenants from making a mistake. Having lived in these apartments during 2018-2021, I moved out when the quality of my neighbors has changed for the worse, which was affecting my peace daily. At the time I didn't realize that the place was converting or has converted to "mixed housing" (it wasn't advertised), but the suspicion did keep crossing my mind. The service also went down the hill, though it was never great to begin with. Despite the fact that I thoroughly cleaned my apartment upon moving out, the complex kept my deposit. It's hardly a coincidence that the "itemized statement" they sent me was exactly for the amount of my deposit, not a penny over or under. There were many other problems as well, including, but not limited to, rats, roaches and potholes. From the latest honest reviews, I can see that this was only the beginning and how over time these problems got completely out of hand. Sounds like I moved out in time.

I've been trying to keep it humorous but I'm done with them here and won't be renewing so I thought I'd name names. Since this became a PFC/Mixed Income/Low income (whatever you want to call it), It's just full of trashy low lives who sit at home all day and take government money. Let's be honest. They abuse the system. Some are old, but they too milked the system. Their cars (some of which are luxury cars somehow) are parked here all day because few people here actually work for a living. The rest smoke weed all day, make more welfare babies, and have their dogs or kids running around loose making noise day and night. The construction has nonstop noise too. Now with the management. They have changed many times thanks to the owners (nameless/faceless corporation out of dallas ) started getting that corporate welfare and as such, brought in RPM to deal with kicking people out of their homes on the north end and demolishing the units and then bringing in the above mentioned welfare kings and queens. Crystal who was just an angry know-it-all who would get in shouting matches with residents. She was such a horrible person that they not only got a new manager, but a whole new company, Resprop. It's really not much difference though because Crystal's 2nd in command, Carmen is still there. She comes across as a nice grandma type figure but she's Nurse Rached and doesn't want to listen to anything anybody says and just blames the owners or the managers when something isn't getting done. Don't fall for it. She's not on your side. They are all just stalling until the new building is done and care NOTHING about the current building. The gates have been wide open for a year now. They could easily fix them, but they haven't. One of my neighbors had a roof leak that took months to fix and even then they barely patched it up. They are barely open anymore either and have no idea what's going on here after dark. This will likely be my last post on here. Don't move here. Even if you're desperate and a welfare king or queen, there are nicer PFCs out there. If you're going to be a welfare king, go all out and be a KING.

Listen to all the 1 star reviews on Google Maps, Office workers are extremely rude and bill you $800 for fees after you move out. Wouldn't move in here unless your desperate. Roaches, Possums, Rude office workers, Break ins, Car theft, Broken gate that everyone pushes open, the location is pretty decent, your 5 minutes away from the Galleria, walking distance to Kroger, Whole foods, ect.. and cause the maintenance team is actually extremely reliable. But unfortunately that's where the pros end and the Cons come into play cause the apartment I had was beautiful, had wooden style floors, new oven and fridge but then we realized it was heavily infested with roaches throughout the whole apartment to where they were starting to crawl inside the fridge and everything else including our vacuum witch we had to sell, outside area has giant possums roaming around at night, office workers smile in your face till you sign that lease, then they are extremely RUDE, arrogant and will not make you feel like your home but yet like your in a prison. If this place was a restaurant they would be out of business it's a shame they bite the hands that feed them. Then whenever you move out better believe they will charge you $800 for Tub resurfacing fee and painting fee on top of fees and more fees. RPM who runs this prison will definitely make you wish you had stayed far far away, Just check their reviews. You have been warned unless you're desperate stay far away.

Things have somehow gotten even worse than they were last week. This week we received a happy email about the new office location and the reopening of the gym and the swimming pool. Those had been closed for many months mind you. They put up new reserved signs for "future residents parking" and I believed that was bad enough given how few general parking spots are and how many assigned spots are in dangerous locations and subject to break-ins and catalytic converter thefts. Last night however they sent an email with their plans to demolish the north side apartments which to anybody paying attention were not a surprise. The surprise was that they gave a last minute notice for residents to move their cars from general parking spots in most of the complex by morning or be towed. They didn't have the common decency to send a written notice a week ahead to give residents enough time to do this. I am a person of a certain age and sometimes I go to my family's house or have to get a medical procedure done so I leave my car closeby so my neighbors can keep an eye on it while I am gone. There are a lot more elderly and poor people living here now so there is a good chance some of them don't even have access to email or were not home when the orders to move came and I'm worried that they will go to where their car used to be and find out that it has been towed and have to spend hundreds of dollars to get it back. What kind of a company does this to their rent paying tenants? It's terrible. These are not nice people.

Brenton was absolutely amazing when I first stepped in the office. He greeted me with a smile and was very polite and professional. He was timely and very eager to make me a part of this community which made me feel very welcomed. At not point was I disappointed in how the office conducted themselves or how the community looked. I’ve seen the bad reviews and wonder how someone could write them. I’m a Veteran and have high standards as far as cleanliness and professionalism goes. Thank you Brenton for all you have done for me and my son! Fantastic job!

Place is going downhill. New neighbors must be wife beaters because I to often hear dudes (at least 3 different households) screaming curses. Really unsettling. Besides that, parking is terrible even for me sometimes. And I thought I was getting a secure gated community but gate is left open for some odd reason. Any one can get in if they really wanted to but why advertise property security is low. Bad enough on the inside .

I’ve visited this property as a guest in the past and loved it. Now I am planning to become a resident. My leasing associate, Brenton, was absolutely wonderful on my tour. He answered all my questions and then some. Looking very forward to this move!

The property is not the same as it used to be. It feels like one of those run down poverty apartments you see in SW Houston where the doors to the units are always wide open with screaming children running in and out and 3 families living together in a single unit and a clothes line going across the patio. God bless those people for doing what it takes to survive but this is the Galleria/uptown area and it's not how I want to live. As far as I remember, a one bedroom apartment is supposed to have a maximum of 2 people living there- maybe a baby is allowed at first, but that's it. When I first moved in here, all the one bedroom units around me just had a single occupant too with a single car and it was quiet. Ever since the new management company (or companies) were brought in, I've noticed more and more people living in a single unit. One of the one bedroom units that I see has 4 people living there and if that wasn't bad enough, they have a dog too and even throw little parties and fill up the parking lot which is already cramped. It's too much. The only thing that's missing is the clothes line across the porch but I have a feeling that's coming too. Again, I get that money is tight but it's tight for me too and I'm paying my rent and also need peace and quiet and we need to have standards. There is another two bedroom unit that has a half dozen people living there (by the main pool) with their kids running up and down the stairs yelling at the top of their lungs with the parents also making a lot of noise. A few days ago one of the kids had a whistle that they kept blowing even after 10 pm too. I haven't seen anybody from the office enforcing any of the rules and don't know if the people living in the apartments are on the lease or not but this is a slippery slope of this apartment turning into one of the ------ poverty apartments. Sad part is that I know someone who lives in one of those poverty apartments and their management is actually quite active at cleaning up their property but this property is on the opposite trajectory. RPM needs to get off their butts and manage before they lose more quality residents.
