I've been a resident for many years, different owners, and staff and seen good and bad, ups and downs just like anything else. and I've never had any real issues, sure loud neighbors and such but that's tenants not caring about others, the staff do their best and are quick to try and help, that's been my experience. Melissa is always super helpful to me and great to talk to. Emma and Ana have helped a lot with any issues i have had. Rose has always been great too. in the past Rowland was great, and Carrie always a Rockstar. its great being able to go in the office and be able to chit chat and laugh or say hey i need help and it getting resolved to the best of their abilities. remember your experience anywhere is what YOU make of it. ill continue to live here and that says a lot as I'm picky

1. NO HOT or CLEAN WATER for buildings 36, 37, 38, 40, 41, 42, 43. This has been on-going since I moved in back in November 2022. Imagine taking ice cold showers/bathes in BROWN WATER IN November (side eye). By the looks of its it’s clear the pipes are rusted, outdated and are needing replacement. It’s bad enough that the city water is hard. With the frequency of NO HOT WATER. It’s clear that the boilers need replacement. Why is my water bill $101.05 when their is no hot water. Can I get a credit or sum? ?? I live directly next to boilers and their is often a heavy aroma of gas (I would have liked to know this prior to picking my unit.) So if want to get high out your face to ground, nose near the opening of the door to the boiler room and INHALE. That’s another type of INDO. Just don’t light a match near that joint or you’re gonna take us all out. (If you do my spirit is gonna come back and hunt you) I’m a leasing consultant myself and the property I work at we REPLACED ALL FOUR BOILERS: $125,000 per boiler. It may sound like a lot but in actuality it’s not and Abbey Residential has the funds (look at their public financial records) ??. 2. My mailbox continues to be broken into. Abbey Residential has not done anything about this except change the locks but the whole panel needs to be replaced. Being cheap? Thankfully, I have spoken directly to the carriers directly as I have developed a relationship with them and have agreed to deliver to my door since I live directly in front of the mailboxes. 3. I emailed Melissa Merritt the the leasing manager (an absolute sweetheart and down to earth) upon moving in about plumbing issues and as you can see from the emails I sent, I never got a response. For a new move-in as someone who works in the field it’s important to follow up on such things especially when it’s a new resident. I mean a response to my emails could’ve been done even after you telling me to email you a list of all issues in the unit while handing me your business card. April 26, 2022 and still nothing. ?? I get it. It’s a LARGE property. I can imagine the work load BUT STILL. It’s important to make sure your residents feel valued especially your new ones. She’s lives on-site and have even told me her mailbox gets broken into too and there’s nothing she can do but put in a request to have the lock replaced. Changing the lock does nothing so you’re paying for the replacement of the lock only to get it broken back into. There are no cameras on-site and there is no plan to have them put up. 4. Work orders usually get done within a modest time frame. The maintenance techs and porters are great. At the start of the morning their picking up residents GARBAGE BAGS that never quite seem to make it to the dumpster. Thank goodness for the two apartment cats near my building that eats the mice and other rodents. I was told Abbey put them here specially for that ???? (I don’t know if that’s true or not thought it was funny but yet genius when I first heard about it). 5. The landscaping is crap. The reason I choose to live in a garden style apartment community is because of the “garden” part as mid/high rises tend to lack this. When the landscapers come they only perform services on the front of the community and where their tour routes are. Else where their is mud and very bald lawn with just only sparse pieces of grass.I figured that since it was the summer when I applied it was just the weather. 6. With that being said their are no side walks along the parking spaces. You often have to get out of your vehicle and either choose to walk behind your vehicles where people are often spending in the community running stop signs or walk in the debris of dead branches, mud, broken roots, and or unleveled ground that will cause you to slip or fall. 7. Not enough parking spots. We don’t have a tow services so that’s the one main perk to matter as there were no parking permits issues when I arrived so thankfully we can park anywhere. 8. Lastly their is no doubt that the staff works hard and diligently. There is only so much they can do. Their often under appreciated and under valued. However, I will say after getting my approval I had to call to get my welcome later. It shouldn’t have taken a month and a half to get this let alone have me call the community to get an update. Before moving in I would drive by at night to ask the residents what they thought of living here and man I shouldn’t have taken their words lightly. I was like oh they all just seem like MINOR COMPLAINTS that could easily be fixed, despite this they have not.

I lived here back in 2017 and moved back in 2020 and it has gone downhill since then. I was receiving visits from police, hearing my neighbors domestic disputes, and at one point someone carved explicit language on my neighbor's door. This was not a comfortable nor safe place to live. l also had maintenance come in to repair my bathroom, which was leaking with no explanation. The wall and ceiling were destroyed. And there was a serious roach problem. I wish it could go back to its previous glory. I don't know what is needed to do that, but please work towards that goal.

My experience with this property is on a level of 10+. Our leasing agent Jamie Glispie is the best! She's courteous, treats you as a real person. She is TOTALY the best. We're just moving back to this community and she supceede the agent we had back in 2017. You really need her to stay because she is good at what she does. She is very caring and genuine in what she does. She made this move happen!!

I have lived here for two weeks. I still have not received my mailbox key. I was told I would have stainless steel appliances. The washing machine is an old black one. It has never worked. The kitchen cabinet doors are all leaning. My AC broke and they had to install a new unit. I was showing a unit with storage but given a different unit. I got my move in sheet and did the walk thru. Horrible I asked for a week to have someone who knew how to clean do my apartment. I ended up doing it myself. dust on door jam and on top of medicine cabinet. Stains on toilet (doodling) rust stains inside medicine cabinet. Tub had mold s as round it carpet was not tacked down properly. Entry code given doesn’t work. I use the standard code given fir tours.#1813. I don’t need it at the moment because the middle entry gate is broken. This place is great until you sign the paperwork. Since that day I have gotten nothing but lies from every single staff member I have lied straight to my face.
