I recently toured this complex and the apartments seemed very well kept up with and clean all throughout. the staff is super nice and welcoming and I'm definitely coming back at the start of next year to lease!!

Overall… nice and clean! The amenities are up to date. The staff are very kind and helpful no matter the time of day. The pool area is my favorite to say the least and they keep everything clean. I recommend!

My daughter lives in the complex. It's very well kept. The amenities are nice. I enjoy being in the pool. The other residents make you feel welcomed. I've visited several time and looking forward to visiting again.

Very nice and spacious. Staff is wonderful, at times when I have questions or concerns they are answered. Nice amenities with 24 hour fitness center. Pool nice and clean,. Overall well kept apartment complex.

WORST LOCATION! POOR CONSTRUCTION! NOISE POLLUTION! POOR MANAGEMENT! BE CAREFUL! if you looking for peaceful, feel like at home community, this community is not the right choice. We selected X Apartment and they confirmed its availability and date, we signed the agreement, then two days before shifting they said that X apartment is not available, but Y is available, since we were shifting from other state, we just trusted these guys. Basically they wanted us to move in apartment which no one was taking. Trucks, trailers are parked outside the community, on top of that because of zero sound proofing and old windows it makes things worst. When you go to leasing office, they expect you to suffer so that they don't loose money, you are left on your own, even if its create health issues, they don't care. IF YOU CARE FOR YOUR FAMILY, STAY AWAY FROM THIS COMMUNITY!

Let me start off by saying that I was a long-term resident of Vizcaya. We moved in December 2015 and gratefully departed the end of April 2023. Cortland Vizcaya is an awful place to live. The units seem nice for the price; however, the crime is horrendous. During my time there, we experienced extreme crime that gradually became worse over time. Vehicle break ins (personally happened to me 4 times), tires stolen off vehicles, gun shots, random people kicking at doors in the middle of the night, just to name a few. The gun shots, by the way, have happened at all times of day. From the middle of the night through just a few moments before kids got off the school bus. Now, you would think that all these crimes would spark the complex to get security, security cameras and do everything they can to make their residents feel safe, right? WRONG! As a matter of fact, it took me bringing in a police report with my car window being smashed before they would even have security come overnight- and this is despite knowing that cars were being broken into. This complex also has an issue with parking. They will tow your car yet will allow unauthorized vehicles on premises to take up space (broken down cars will sit for months). I was hit by an unauthorized, uninsured vehicle on property March 2021. He was an unauthorized resident on property that the property manager personally knew of and allowed him to stay. It wasn’t until I reported the incident to Cortland headquarters that he was asked to leave. Property management lacks professionalism, shows unnecessary favoritism and will “nickel and dime” you for every possible fee and charge.

I really enjoyed my tour at Cortland Vizcaya, KJ explained everything clearly and made sure to show me all the amenities, he even showed me different layouts. All of the 3 apartments we saw we open an very spacious

Took a tour or the property and from the get go the staff was just so friendly and welcoming. They answered all of my questions and gave me everything i needed to make my decision. If you are looking to move, this is where you should do it. It’s quiet and the location is perfect!

Came to tour the community and absolutely loved how beautiful everything looked. KJ was very nice and extremely helpful. The staff was all super friendly. Definitely going to be renting at this property. It is in a great location and the apartments are beautiful! I highly recommend coming to view if you are looking!

I absolutely hate management here and their horribly punitive towing policies. They are incredibly cold and heartless. I just now had a loaner towed this morning. This is the third time in ix months. Each one has cost me $315 to retrieve. That’s $945 in tows in six months FROM MY OWN HOME!!!! Each one has cost me to miss work at a phenomenal job where this is becoming a problem for management above me. EACH ONE HAS COST ME A LOAD OF MENTAL STRIFE LEADING TO A TRUE MANIC EPISODE. I have no doubt that their towing policies punish their own tenants FAR more than they do anything to deter anyone not living here or the guest of someone living here. I’m willing to bet another $945 that 9/10 vehicle tows happening here are this building’s own paying tenants or their actual families/guests. Parking is not an issue here. I my 3yrs here it never has been! No matter how late i come home I always find a spot not too far from my door. My last building left warning stickers before tows. I did the same when I myself managed an entire complex almost entirely on my own (tow company was instructed to NEVER tow before leaving a warning sticker). In said six months I have experienced the worst luck with vehicles as I hydroplaned and crashed my car on My way to the airport to say good bye to my dying father in Atlanta Thanksgiving weekend 2022. He didn’t make it. The crash was for no reason at all. I’ve been incredibly depressed and struggling with mental true tangible mental health issues ever since. Instead of being totaled my insurance insisted on repairs. The car was returned to me a total lemon and since then it had been in and out of shops every 2-3 weeks with me needing to borrow vehicles from family members or hold on to loaners. Since then I’ve moved on from that vehicle to a new (3yo used) car. My luck is horrific as, despite going over the CarFacts thoroughly, having this car inspected by a third party (not the selling dealership) before AND immediately after purchase by the car’s manufacturer (Volvo), I purchased a vehicle that is quantifiably more of a lemon than the lemon it replaced. Of the 2.5 months of owners ship this replacement vehicle has spent 4-5 weeks at a Volvo mechanic. Cortland Vizcaya towed my loaner because their guest pass fell from the rear view mirror down to the center console just behind the shifter. I came out to discover that my own management had my loaner towed the day of a well earned company retreat to a two night all expense paid trip to the Golden Nugget in Louisiana. This morning, on a super stormy and rainy day similar to the night before my fathers death when I crashed setting off six months of nonstop vehicle related NIGHTMARES I found myself wondering around the parking lot where I in the pouring rain looking for my car knowing that, with every passing minute, I was going to miss my employers luxury charter buss destined for a trip I had looked forward to for months. The car was towed. I’m soaking wet having to call my boss to tell them that my spot in the bus and two night hotel suite reservation would be a total waste of company dollars. Sent an email to Cortland management asking for help. No response. They didn’t help 2 of the three other times either. To get help that ONE time I had to go through a total meltdown and mental psychotic break in the leasing office parking lot after being told that a new parking pass/LAMINATED PIECE OF PAPER WOULD COST ME $200 literally minutes after I’d shelled out $315 to get my car back for them to help me by handing me another temp pass. It was only after that viable manic depressive episode, truly tragic enough for them to have to contact my mother (my on record emergency contact), that management decide to help…. Not with waiving the $200 for a full temp pass, but with a far lesser version with an expiration date. These people are cold and this degree of parking enforcement is just beyond unnecessary. NOOOOOOO…. When a tenant has to switch cars 7-8 times in the span of just six months it is NOT POSSIBLE to keep track of a $200 5x7” piece of paper!!! (Though again, my temp parking pass was in the car but had simply fallen from the RV mirror down to the center console area!!!) This has to change!!!!
