So I've lived here For about ten months now and I wanted to wait and give a review that would be honest, and also give me enough time to actually give an honest opinion about the property. First I will say when given reviews, we can't fault the property for the people that live there. Getting approved to live there doesn't mean that the people will be perfect. Everybody is different and there are good and bad people everywhere that live in every neighborhood. So with that said, I do feel that management should in some way hold reresidence accountable for allowing their children to destroy the property or throw trash throughout the property. I know that they that may be hard to do, but this community has a large amount of children and children will do children things. The trash is ridiculous and that's my number one complaint, it's always over full, and it's always on the ground because residents are too lazy to put the trash in the bins, or they are allowing their children who are too small to actually put the trash in the dumpsters. BUT I will say maintenance is by far one of the best maintenance crews that I've ever experienced. They are on it very early in the morning and getting it cleaned up just to have to clean it up again the next day. The few times that I have noticed the gate broken. It's fixed by the end of the day, if not the same day, not very many properties can say that. Any maintenance request that I have had, and I've only had about 2. They have communicated with me and they have been there immediately to fix it. So I have absolutely no complaints when it comes to management or maintenance. Before moving into this property, I lived in a home in a very nice neighborhood where there were also problems, cars parked all over the streets, people leaving trash on the curb, kids running all through the neighborhoods, loose dogs. So please don't think that it doesn't happen everywhere because it does. If residents cared more about where they lived and treated it as such it would be reflected throughout the community. Most people are at work for a number of hours during the day and don't have time to see and witness every single thing that happens on a property, because if we were many of us would not be living where we live now. I walk my dog as early as 5 a.m. and as late as 10 p.m. and have never had an issue with anyone. In this economy and prices as hi as they are, I believe that I'm paying a fair amount for what I'm getting. Of course I probably could pay less, but what would I really have to put up with. Nothing and no where is perfect

WE LIVED AT CYPRESS PARC FROM 2017-2022 IN 2 DIFFRENT UNITS. THE FIRST UNIT THAT WE LIVED IN HAD ROACH PROBLEMS AND OUR WONDERFUL NEIGHBORS LOVED TO SMOKE WEED THAT I HAD A SEVERE ASTHMA ATTACK FROM THE LACK OF FILTRATION IN THE APT. MY APT SMELLED LIKE A DINGY BAR CONSTANTLY!!!! WE FIGURED WE WOULD GIVE THEM A CHANCE AND DECIDED ON MOVING TO A UNIT CLOSER TO THE FRONT OFFICE. WORST MISTAKE EVER!!! THE UNIT THAT WE MOVED IN HAD BED BUGS AND WE HAD TO THROW AWAY ALL OUR BEDROOM FURNITURE!!!!! FIGURED WE WOULD JUST FINISH OUT OUR LEASE AND THEN MOVE. WELL MY WIFE HAD A STROKE AND AS OUR LEASE WAS GOING TO BE UP ON FEB 28, SPOKE TO MGMT ABOUT WHAT I COULD DO. SHE GAVE ME AN OSCAR WORTHY PERFORMANCE AND TOLD ME THAT IF I DID NOT SIGN AN EXTRA MONTH EXTENSION I WOULD LOSE THE APT. MIND YOU I WAS STRESSED AND FELL FOR HER EMPATHY, BOY WAS I WRONG!!!!!!!!! I SIGNED THE EXTRA MONTH WITH A GUARANTEE FROM MGMT THAT I WOULD NOT HAVE TO STAY THE WHOLE MONTH BUT COULD LEAVE ANYTIME BEFORE MARCH 28 2022. WELL OF COURSE TO MY DELIGHT I NOW OWE CLOSE TO 3000 DOLLARS FOR BREAKING MY LEASE SINCE I DID NOT STAY IN THE APT TILL THE 28TH, EVEN THOUGH I MOVED OUT ON THE 15TH OF MARCH. IF YOU LIKE BEING TAKEN ADVANTAGE OFF, LIED TO, AND PLEASE LET ME NOT FORGET LIKE A SEVERE CRIME AREA TO LIVE IN, JUST CK OUT THE 3 MURDERS IN FEB ALL ON CYPRESS TRACE RD WITH A NICE STABBING IN THE APTS TO A GRANDMOTHER THEN THIS IS THE PALCE FOR YOU!!!! ENJOY THE BED BUGS AND CRIME!!! TELL THE COCKROACHES I SEND MY SINCERE HELLO!!!!! JUST CK OUT MY SONS PICTURE FROM THE BED BUGS

Beware of this place. People getting killed around here and robbed. The place looks nothing like the pictures they show. Damp, moldy, dark and nothing like they advertise. You hear gunshots all the time. Don’t move your kids here. It’s not worth it. They will keep your deposit no matter how clean you leave it. Bug infestation also. Horrible place! Management sucks . The maintenance lady was the only helpful person but she could only do so much. I was a good tenant and paid my rent. Small claims court it is then! DONT MOVE HERE!

I regret moving here. Only been here a month and already have multiple service requests submitted. I will be contacting the city and Better Business Bureau today. When you tell someone that you "can't" fix a rotten kitchen cabinet, there's a problem. When you come in and make "repairs" and cover the holes with large pieces of cardboard for weeks, there's a problem. I did a virtual tour for a 2 bed 2.5 bath, when I made my choice it was made off of that. But I get here with my family and I'm told that it was actually a 3bed in the tour. Okay so I want THAT 3 bedroom apartment. The exact same one advertised.

Awful experience. If you haven't been in person and are on the fence, at least drive by because it doesn't look anything like the pictures. The staff was rude and terrible to work with. Our apartment had mold, a roach infestation, and previous water damage. You could leave your thumbprint in the walk it was so rotted. The carpets were disgusting- full of pet hair and urine. There was a large spot on the floor that was messed up and they had put a rock over it (eye roll). The front door had a huge gap between the side of door and door frame- when they would mow rocks and leaves would blow right through the crack into the living room. The dishwasher would fall out and the microwave shorted every 30 seconds. I could go on and on. It was truly a terrible experience from every angle and I can't believe they get away with it!

do not move here if you care about your safety, your health, and your children. This place is 100% disgusting!! As you can see the picture below are from multiple occasions, everyone in this complex pays 900-1300 in rent there NO REASON for the trash to continuously plied up & for the complex to smell the way it does. I see kids outside trying to play but they have to pinch these noses. It's cat and dogs constantly roaming this is why LOOK AT THIS! The CITY NEEDS TO BE CALLED ASAP. with COVID-19 are lives are in danger! Another issue I have per the LEASE section 21 VEHICLE have to be in a operating state in order to be park inside the complex THEREFORE WHY ARE THERE THREE WRECKED/TOTALED VEHICLES TAKING UP PARKING SPACING INFRONT OF The BUILDING I HAVE A RIGHT TO PARK INFRONT OF MY APARTMENT AND NOT HAVE TO PARK ARCOSS THE PARKING LOT BECAUSE ALL OF THE SPACING ARE CLAIMED BY INOPERABLE VEHICLE. ALL OF THREE OF THESE CARS HAVE BEEN SITTING FOR 2 + Months. AGAIN DO NOT MOVE HERE!! Maintenance is a joke you put in a request an nothing happens. Oh and we pay for trash valet why do we need trash valet we need dump trucks to pick up this garbage mattresses couches blow. OH YEA LETS NOT FORGET THE BUGS YOU WONDER WHY THE PIC BELOW! SOON AS MY LEASE IS UP IM OUT!!!! & IM CALLING THE CITY!!!!!! Motorcycles or motorized bikes must not be parked inside an apartment, on sidewalks, under stairwells, or in handicapped-parking areas. We may have any unauthorized or illegally parked vehicles towed according to state law at the owner or operator's expense at any time if the vehicle: (a) has a fat tire or is otherwise inoperable; (b) is on jacks, on blocks, or has a wheel missing; (c) takes up more than one parking space; (d) belongs to a resident or occupant who has surren- dered or abandoned the apartment; (e) is in a handicapped space without the legally required handicapped insignia;)

I love this community because staff is friendly and accountable. Grounds are well kept. Neighbors are good. Maintenance requests are promptly resolved. Community information is emailed for packages left in office which helps for those who are very busy.

I've been living here with my family over a year and I noticed that moving in was our worst choice. First of all , I renewed my contract and Never they bothered to make a carpet shampoo or painting the bathrooms, instead they cancelled my service request without any explanation, I think that is very rude because we are paying a lot of money and never use it in the entire year. I don't recommend this place to anybody it is the worst place I ever been.

I love this property because it is more than a complex but feels more like a community. Residents pretty much come and go and mind their business unless you choose to have personal interaction. Kids are pretty well behaved especially in the summer when the pool is open. they do not want to miss out. We are a gated community - so you have to have a gate card to enter or know someone who lives here to call you in. this makes security not too much of a hassle

This place is not safe! I lived in this complex for 2 years and it was okay until the management begin to change. My boyfriend truck was stolen from the complex and the cameras work but they have dead spots and we were not able to identify the thief. My car got towed after I explained to them that the sticker fell down in my car and I was not given any of my money back. The staff is horrible, rude and liars. They are very unprofessional! The apartment that I had was beautiful but when I had a leak in the roof I had to put in two or three service repairs just for them to take care of it and it still would leak. I would not recommend this complex to anyone because of the staff and the environment. They have bad ------ kids that hang out and leave food at your door and just all kinds if foolishness. They dont have any security at all! If you love your family and friends don't move here!
