Pros: Great location. Reasonable rent. Covered parking. Window in the bathroom. Great water pressure (at least in my apartment, don't know about the others). Relatively quiet, compared to other places. Cons: Residents are treated more like nuisance than clients. While I rarely contact the on-site office and always pay my rent on time, I don't feel welcome when dealing with the office staff. Don't bother leaving your number/message with a staff member or a recording - you won't get a call back. Keep trying to reach them. Office workers consistently don't keep their word about big and small issues. You will hear "I'll call you" a lot. They won't. Your carpet will not be replaced or cleaned unless it's in an absolutely awful condition. At least twice they promised to clean my carpet ("I'll call you"), but it turned out to be yet another empty promise. I did see a carpet cleaning team on premises recently, but my apartment was overlooked. No balconies on the 2nd floor, just walkways. You will hear the neighbors passing by your apartment, some thumping, some talking loudly, some both. Paper-thin walls. Get ready to be informed about your neighbors' lives. You're in the hands of fate in terms of who your neighbors are and what they consider the norm for communal living. My previous neighbor had a child that threw temper tantrums and liked to bang on the walls. There is a roach infestation problem. When you take showers, prepare for the water temperature to abruptly change if your neighbor decides to turn on his water at that time. My toilet doesn't flush properly. Trying to repair it won't help, because the toilet is beyond repair due to its wear-and-tear (quite possibly it was installed in the 60's, back when the complex was built), but they won't replace it. They just keep sending maintenance. My referral did not get his money for referring me. I wouldn't hold my breath trying to contact the central office. Last time I left several messages for the owner's rep and never got a call back. I guess this avoiding/ignoring strategy is for the resident to eventually give up and go away. Pretty sure that's not what the owner hired them to do. Which partially explains why many units are vacant. Conclusion: Despite the many cons, this is a bearable place to hold you over if you're in an in-between stage. You don't want to live here for years. I don't plan to renew my lease.

It’s safe, quiet, and the leasing people are great and the maintenance! It’s just old school more vintage inside but other then that it’s great. You get a covered parking spot included in your rent. You do have to wash your cloths in the community area. Overall I like it here!

I enjoyed living at Three Fountians III. The front office staff are great. Maintenance issues were resolved in a timely manner. Everyone that works there are very friendly. I could not have found a better place to live. Everything you need is very close and within walking distance. Multiple restaurants and a HEB across the street. It is in a good, centralized location if you want to go any direction is Houston.

Three Fountains III has been a wonderful experience, and I couldn't recommend it more! Moving to Houston, I found this hidden gem while looking for a place to live near the Galleria. If you're looking for a great place with a friendly and helpful management team that takes care of your needs quickly, a quiet community and surrounding neighborhood, easy access to travel to anywhere in Houston, and a centralized location to parks, grocery stores, and more, then I would highly recommend touring Three Fountains III today. My time at TF3 has been a great experience, and Sara, Gail, and Cesar have been so good to me and so many other residents here. It's a hidden gem right in the middle of the Tanglewood/Galleria area, and I found it to be exactly what I needed. Management keeps a fair and consistent rent, and it's a great deal given the area and things to do. Being able to pop over to Memorial Park (or bike or run over there if I wanted off nearby Woodway) or zip quickly over to HEB right across the street has been so beneficial. If you're working in the area and want to save time on your commute and use that time to spend doing things you enjoy more, I would say you need to consider TF3. I'm so happy to have been pointed to it, and I hope you find your way here too!

Lived here 6 years... Sarah, Gail, Cesar amd the crew are the best. Very responsive on maintenance and the price is stable. Very friendly and the apartment is a good value for the area / price! Central to everything. I will be visiting them when I'm in town cause they are like family!

Outstanding property with great management-The managers ------------- and the maintenance man ----- always responds to any needs you may have-- very professional, knowledgeable, and helpful Also, the location is perfect.

Unbeatable price for uptown/galleria area. ------------- (management) and ----- (maintenance) are so incredibly kind, accommodating, and helpful. If ever there is an issue, they take care of it promptly. These apartments have been around for a few decades, so they are not the newest, sparkliest luxury apartments. They are, however, clean, spacious, well-maintained, and well-located. The parking spots are assigned, but there is guest parking as well. I would recommend this calm, clean, quiet complex to anyone: college students, young professionals, families, singles. I can't speak highly enough of my experience here. A great first apartment for me to have! I'm sad to leave! The only complaint (and I hope the new management company sees this) is the fact that you can only pay with check or money order. This is no fault of ----------, or ----- - this is fully up to the management company. It's inconvenient and annoying, especially for those who travel a lot and aren't always around the first of the month to pay rent in person. Please consider correcting this issue.

The managers here at Three Fountains 3 are WONDERFUL & CARING! I can't emphasize that enough. The tenants here also look out for each other & many are long term tenants which speaks to this complex. I feel God blessed me in finding this place! This is my 2nd "temporary" apartment since after my house flooded in Harvey & I've been here for about a yr & a half. I found it because I was searching for a Townhome-style apartment & found one here- a 1 bedrm 2-story unit for A LOT less than what i was paying for a smaller unit before. I was in a lavish complex closer to my flooded house, but I wouldn't trade Three Fountains 3 for any other lavish place. I wouldn't trade caring managers & kind fellow tenants for all the upgraded granite countertops or marble floors in the world!

The hardest part of living here is dealing with the elder property management team. A community is mostly older folks. Mixed in with shady looking people. The grounds were dirty. And landscaping unkept. Lots of plumbing problems. And noise from busy intersections. Lots of beautiful properties in Houston. I would not recommended this one.

The interior of the apartments and the grounds are very well maintained. I found an extremely quiet and relaxing atmosphere even though the surrounding area is quite busy. There are many conveniences nearby and once you get used to the travel flows (and bottlenecks), getting in and out is a breeze considering the location. The staff - Gayle and Sara are outstanding! They made me feel completely at home and we still keep in touch even though I purchased a home in the area 6 years ago. There were very few issues with my apartments (I started in a 1-bedroom before moving into a 2-bedroom) and they were taken care of as soon as possible. The staff overall is outstanding!
