DO NOT move here. There are literally animals in the walls that will run around and scratch waking you up more nights than not. Things like this might happen anywhere but what is not common is how months will go by without so much as a phone call confirming that the issue will be addressed. Stay away for safety, sound sleep, and peace of mind as you will find non of those here

I have owned my own home for 30 years but found myself getting divorced and thus in need of a rental unit. I introduce myself this way for you ladies who perhaps like me, relied on a spouse to handle routine things around the house. As I move on to "chapter 2" of my life out of state, I feel compelled to write a review to complement VOM because my experience living there has far exceeded my expectations. The beautiful town homes, convenient location to the park and amenities of west Houston are apparent, it is the people that truly have made my 15 month experience as good as it possibly could have been. Both the office staff and maintenance staff are as friendly, helpful, and responsive as possible. I didn't have many needs for maintenance, and they were generally routine items that could have been viewed as nuisance, but when I did, they responded the same day every time! Once my garage door would not close and I needed to leave within a few minutes for an appt and didn't want to leave it open. They responded within less than 5 minutes. The office personnel go out of their way to be helpful. As an example, last weekend after I had driven about 20 minutes from home, I couldn't remember if I had closed my garage door. I called the office and one of the staff said no problem, I'm happy to walk over and check for you. These are just small examples because I know you don't want to read a book! If you are looking for a rental that truly feels like a home, look no further than VOM!

I have lived in this community for nearly a decade, and I truly love it here! Originally, my office moved me to Houston and I'd never been here before so I wanted something that felt really safe and secure. I also didn't want to feel like I was in the "city". I love that these have a friendly vibe and do not include ANY apartments. When you have a complex that mixes townhomes and apartments, you can be next to some shady people/things/activities. I feel it's made up of lots of people in the oil and gas industry, all 9 to 5ers, so there are never late-night parties. The fact that it's connected to the park is a huge bonus so it's super easy to walk my dog. These are not as new as all the other townhomes being built in this area, but they feel much more like a home than anything I've seen. They have never flooded in the decade I've been here, and that's saying A LOT! Sure, things break here and there, but maintenance is always fixing things within a day so I have no worries. The office staff is really nice, they are always there to help. Recently, I've looked at moving over to a newer community, but for the size and price, nothing can beat this place. I like the "home" feel to it and everyone has their own attached garage so there aren't cars parked all over the place. Every place has its ups and downs, but I think this complex has way more benefits than negatives.

We have lived in this beautiful community for over 5 years and it is a wonderful home. The homes are beautiful with great finishes. The grounds are always pristine and it seems like someone is always working on trimming or planting. Customer service has always been good but we have a new manager after a couple of changes and so many great new things are taking place. We had an issue we had been having for a while that never seemed to get completely resolved and shortly after the new manager got here it was permanently taken care of in a matter of days. There have been some wonderful updates to the community. We are starting to have some group events and this really is a great way to get to know the people that are your neighbors. Maintenance issues are always responded to and taken care of in a very quick and professional manner. Everyone in the office is always pleasant and helpful. If you want a beautiful home and great people to take care of you. This is the place to live.

This is a beautiful complex, but looks can be deceiving. We have lived in this complex for close to 4 years, and initially everything ran smoothly. We love the convenience to the highway, shopping, restaurants, healthcare, etc. Then everything changed. First, there was the first management change, and now we are on the second, making it three managers in a span of three years. The first two managers were proficient and quick to resolve problems and adhere to lease rules, but this current manager is clearly not manager material, and problems are getting worse. Lease violations are numerous and glaringly obvious and very little is done to rectify them. At close to $3000/month in rent, I would expect better. The supporting office staff is courteous and friendly and do what they can to assist, but it's clear their hands are tied on what they can enforce and do. Maintenance is quick to respond to problems inside the units, so no complaints about supporting office staff or maintenance staff. In saying that, there is a huge turnover in the supporting office staff which can be problematic for consistency and overall complex management. Due to the high rental turnover and increased vacancy of units, you can see the desperation the management has to lease to whoever will pay. The units are being rented to 'sketchy' people which brings down the 'luxury' standing of the townhomes. Where there were once quiet business professionals as tenants, there are now more and more families with loads of children that play in between buildings (VERY NOISY), several people illegally living in units (where there should only be two or maybe three) and the parking is a free for all. Cars can park wherever they want which can make it difficult to navigate especially in the evening hours. The security is a joke, as people can easily enter the property through various ways and there has been an increase in car break-ins. Dog owners allow their pets to deficate all over the property and don't clean it up, which is nauseating and smells bad. No one from management walks or drives around the complex to issue lease citations that I've seen, otherwise these problems would be minimal. In the evening there is no management on the premises to see the problems that take place after the leasing office is closed. The garbage compactor is broken at least once a month which results in rotting trash to pile up and stink. To make matters worse, rats are seen on ocassion on the property due to the trash situation. It's because irresponsible people are throwing away boxes without breaking them down or large items which causes it to break. It's an ongoing problem that will never be resolved. Screaming kids, barking dogs, street traffic, commercial construction of office buildings on top of the highway noise, this complex is not at all quiet. So many things could be improved, but guaranteed solutions to problems fall on deaf ears.

I have lived here for sometime and have noticed a difference not only with the grounds but with the office staff, I called to speak to the new manager and she is never available. I am moving out of Houston and have to move. Location is great but office staff not so much!

I have lived at Village on Memorial for six months now. I rented here for several reasons. The apartments are a little older, which is a good thing. Real hardwood floors. Pretty good sized rooms. Great sound insulation!! Nice pool and workout room. The office staff have been the same since I got here, which is a good sign. Just like in a restaurant, if you see the same wait staff every time you go, then they are being treated well. The apartments are located right on Terry Hershey trail, which was a very big plus for me since I like to ride bicycles. I can ride from my apartment for over 30 miles and never cross a road. I joined the Memorial Athletic Club, about 5 minutes away. Grocery stores are close by. Restaurants of every type are within minutes. So it is very convenient to everything. The apartments are also safe. I have mistakenly left my garage open 2 or 3 times and nothing has been taken. I have not heard of anyone else having problems. There are a lot of young children here and that's always a good sign of a healthy living environment. The grounds maintenance is impeccable. It's nice to invite people over to a place you are proud to live in.

I have just moved in to Village on Memorial and could not be more pleased with the assistance I have received. I had the most awful customer service experiences with Comcast trying to get Internet service hooked up. I had it scheduled for my move in day well ahead of time and things did not go smoothly. After numerous phone calls, they said it would take weeks to fix the problem. I am an Information technology professional and work from home. Weeks without Internet access was not acceptable. It finally occurred to me to call the office at VOM and ask for help. They had a contact at Comcast that had me fixed up within a day. They also followed up with me to verify that my issue was resolved. The staff is friendly, helpful and quick to respond. It has been 30 years since I have lived in an apartment and I have been very surprised at how much I like it here. I love biking at the park next to the complex instead of taking care of a backyard.

LIving at Village on Memorial Townhomes is a sheer joy! The staff is very accommodating going out of their way to work with residents to ensure that their experience at VOM is nothing more than perfect. Each resident's individual needs are taken into account and treated with an added personal touch and ultimate respect. The apartments are no doubt the most perfect in the Houston area as they feel more like a home than an apartment. The immediate access to running and biking trails in Terry Hershey Park are a definite plus. Garages for each unit (I believe each unit) are a rarity in Houston and gives an added sense of security. We have lived here for one year and are signing another year lease. As long as work keeps us in Houston we will be residents in this wonderful environment.

We lived in the Village on Memorial town homes for about 8 months before we had to move out of state. I was always very happy with the professionalism and friendliness of the staff. There was a bit of confusion with the special offer when I moved in and they ended up giving me the higher price which was quoted to me - an extra $700/off 1st month's rent!!!! Close access to I - 10 is a HUGE plus and having the attached park is very nice. Apartments are clean and I always felt very safe with so many neighbors. Parking for guests can be an issue if you have frequent, large parties.
