Zero! Horrible!!! RUN AS FAST AS YOU CAN! DO NOT EVEN LOOK FOR anthing HERE! THIS IS THE SECOND SHOOTING AND MASS POLICE GATHERING TO CALM THE SITUATION within a year I lived here. From huge cockroach problem to lots of noises ( thin walls an ceilings) with very bad neighbors, you will see it all. I am counting down seconds to my moving date.

This is the worse place I have ever been. The lazy trash pick up, cockroaches for months now, old appliances breaking down, old kitchen and counter, Loud noises. Paper thin walls and ceiling with crazy neighbors. JUST Run and do not look back. Poor management

I recently moved in my apartment June 3rd at Lodge at West Oaks Apartments, Houston Texas, 77082 and discovered roaches. I immediately contacted the leasing agent (Ana Cardenas) and she told me they never knew about roaches in my unit. They sent someone out that Wednesday to pest control. Prior I had already bombed, sprayed, and cleaned my unit. I hadn’t fully moved in or slept because I seen so many. Well I still saw roaches and refused to sleep there. So, I started sleeping at my friends houses. I have a one year old son with severe allergies and do not want too many chemicals around him. So I notified the leasing agent that I still saw roaches even after pest control. The roaches were alive and coming out at day and more at night. I asked for prorated rent since I haven’t slept one full day since moving in. No response. I then asked to be out my lease due to this infestation. I was denied by (Sharon Carbaugh) the regional manager over the apartment complex due to the fact they hadn’t had any report of roaches for the last three years. However, they never gave me paper work or anything to show that to be true. They then told me they hired terminix (3rd party) pest control person to come service my unit for June 15th. I called the office that day to see when they were coming, the office told me they would call me back. Never did. So, that Monday June 19th I went up there because my calls and emails had been ignored. I found out that terminix never came to service my apartment and they wasn’t even going to let me know. I have pictures documenting the day I moved in up until now June 28th that I am still seeing roaches no matter what time and what they have done. To continue, June 19th I went up there and she finally was able to call terminix and they came out. The terminix man notified them to cover up baseboards around the kitchen and living room area and windows. I asked him did he see activity, he agreed there was roach activity, not an infestation but activity. Now, remind you I have still not slept one night at my apartment because of the roaches. I have a baby and we are not going to be staying in a place where roaches are crawling all around. I don’t want him picking them up, they carry traces of salmonella and more. I told them now that we know I did not bring them what is next? They had maintenance come and close all the visible cracks and holes. I also have pictures of that. Moving on, Monday, June 26th the terminix man came and put more bait down because I still see them when I come just to clean. It is now June 28th, I have not gotten any concession. Every-time I contact both Ana and Sharon no response. And if Ana does respond she tells me they are still in review. However, I have an email from Sharon stating that she was going to tell me about my prorated rent by June 20th, no response. This is absolutely unprofessional. I have not stayed one night and they will not take anything off my rent and next month is approaching and I am still responsible for paying full price. I did what I was supposed to do as a tenant and they are not doing their job. I did not bring roaches, so the fact I’m suffering does not make any sense! JUNE 29th and still seeing them!

The owners of this complex have not kept up the maintenance and it is starting to show, I have lived here for 13 years and things are starting to look run down, i.e., the walk thru gates do not work, haven’t worked in a long time, the drive thru gates are frequently open, you don’t need a remote to get in, this is no longer a gated community as far as I’m concerned. The sidewalks need to be power washed, my patio needs to be power washed (I have lived here 13 years and only 1 time has it been power washed) I have requested it but there is no one to do it, I would do it but there is no water hook up for me to do it myself. The grass is mostly dirt in places when there used to be green grass, there used to be a water sprinkler but that broke years and years ago and never fixed, the kids have destroyed the volleyball court, my garage door opener only works part time, maintenance said it was fine. I had someone come and look at it and was told it was old and had lived its life and needed to be replaced. I am giving Maribel the 5 stars not the complex.

I live in 1 bedroom apartment my water bill $270 I highly not recommend this place I went to the office An ask why my water bill was so high she said just call city you musted use too much water when I only spend little time in my apartment. We've only been living here for 3 months,when we first visited the property like most people fall in love with the layout of the property and how nice and well put together the front office looks, but we should've known there were going to be problems when immediately after paying the deposit we caught hell just trying to get them to return a phone call,but wait it gets WAY WORSE and never gets better so on the move in date the leasing agent comes to do a walk through with us of the unit once inside dead roaches are still laying around because house keeping/maintenance or whomever they have to make this place move in ready does a piss poor job anyway while we're looking around the leasing agent is quickly attempting to rinse dead roaches down the drain thinking I don't see her doing this I'd already seen the roaches lying in the sink. The first week here we have to go to the office to ask if they can have pest control come out and spray because roaches were everywhere in the kitchen disgusting the kitchen was infested. I don't know what pest control co. they use or else I'd put them on blast too because whatever they spray doesn't work, if it weren't for us calling Orkin and paying out of pocket ourselves for decent pest control we'd still be fighting with the roaches for our own space smh. Fast fwd to currently 2 months later remind you again we've only been here a total of 3 months wake up to one of our vehicles on bricks in the parking lot all four brand new tires gone off of a brand new vehicle. I don't know where the security they claimed to have before we moved here was at when people were being ripped off perhaps he doesn't exist I'm sure this property having a security guard/courtesy officer is a lie just like everything else about this place is all smoke and mirrors. They have a monitoring system but it's only upfront near the office because of course they want to trick you into thinking you'll be safe here meanwhile the only thing they're concerned about being safe/secure apparently is them I mean that's where the only cameras sit and I'm not even sure they work. I've never in all my years experienced anything like this and I've lived in different states/cities. Bottom line Don't Move Here when you slow down and see how charming the property looks remember this then speed up your car and drive off fast really fast before someone steals the car from under your butt while you're admiring. I wish I could rate 0stars overall

I lived at the west oaks a year ago i was getting letters from the office that there were break ins almost every month..and one time i woke up to noise on my balcony..it was a woman in my balcony over our window shushing a guy saying it's the wrong apartment..that was scary around 4am.. That is one thing..the other horrible thing you have to worry about every night you go home that there isn't enough parking spaces..it's a hassle every night..I'd have to park to park very far away from my apartment and walk at night carrying my baby and groceries most of the time..and the other bad thing in this place is the office especially the male there..he is very rude snd unhelpful....and the worst thing is they make you buy insurance that doesn't cover your paint and maintaining the apartment after you leave..so you buy insurance every year you are there and when you leave they chase with painting and cleaning fees..even send them to collection agencies...i already paid $500 insurance...they want another $500 to paint the place...out of their minds.....BEWARE

Please dont lease this apartment not mad bit a very good advice the building looks good .Worst parking Space policy for both resident and vistors management only want resident vehicle to be towed. Poor management service dont act on yours work orders or complain poor consumer service all they do is to put crime alert note on your doors main enterances gate wide open at midnight or early morning management lie and dont want to take responsibilty for any complain PLEASE DONT LEASE THIS APARTMENT i wish i know all more better

If you know what is good for you don't bother to rent on this property. No parking and the towed cars regardless if your a resident. They are very unprofessional and rude. They don't care about the well being of theirs residents. The only reason we are still here is we hate moving. I hate this apartment and will never recommend anyone.

I do not recommend this property. I've lived here 4 years and it's just not worth it. The office staff is subpar. They have horrible customer service skills. Your maintenance requests go unanswered for days. Trash is all over the parking lot every morning. Residents and their guests smoke weed in the parking lot, leaving their remnants behind. The gate is often broken. There is a letter on your door at least every quarter stating there was a crime, but just deal with it because it happens everywhere. To think they have the audacity to go up on your rent every year as if you are seeing improvements. If you ask me, there should be reductions to get you to stay.
