THIS PLACE WAS AWFUL! And they’re trying to scam us out of 2 THOUSAND dollars. I could write a novel but will give you the high points. We had the dis privilege of living here, during the construction. When we initially moved in the construction hadn’t started we lived there close to a year before it did when it did start and we asked for a stipend because the work zone you see in the pictures below was right outside our front door they basically told us to screw off, they added a construction clause into our lease renewal so that our hands would be tied. 1. Our water heater was so old. It ended up flooding our apartment and the water got trapped under our bedroom carpet and our kitchen vinyl floor. The pictures below are whenever they came into our apartment ripped our carpet up, left us with concrete floors and exposed nails while they had contractors coming in and out of our house to replace the vinyl floors, but you know what they didn’t replace the carpet. They freshened up the padding gave it a landlords special cleaning and put the crappy carpet back down and are now trying to charge us $2000 to replace said carpet. When the contractors left our house the strips to keep the carpet down weren’t even nailed down. They were glued and had come loose. We were tired of having people at our house and at this point we gave up. 2. I replaced three tires because the construction workers left nails everywhere. I complained to the office many times to no avail and so did our neighbors who were also flying through tires. 3. Our AC broke all the time feel free to reference all of the work orders we had to place below. 4. THE FOUNDATION IS BAD!! We had cracking all along our walls and placed work orders because we were concerned and naturally they came and painted over them and gave them the landlord special. Guess what the foundation is so bad that when they were power washing outside, they power washed through a crack in the outer wall which led to water leaking out of the light fixture above our bathtub, which could’ve caused major electrical damage. Please reference video below. Additionally, whenever they power washed, they power washed so much water into our apartment. 5. THEY RIPPED UP OUR WHOLE PARKING LOT. It was like the hunger games finding parking for our poor elderly neighbors who didn’t have it in them to park at the church behind the complex and make the walk to their units. You know what they gave us? NOTHING. 6. Back to the carpet. I had a neighbor across from me and a neighbor above me move out within a few months of each other, and I also noticed their carpet getting completely torn up and replaced. I think that’s the scam. They’re replacing the carpet in between renters that is obviously so old and needs replacing and then pinning it on the renters to pay for. Although I can’t imagine what kind of carpet they’re putting in that cost $2000 because that’s not even how much the rent is for this unit. Overall you they slapped some paint on this face and flattened the pavement but the bones are bad and the people managing heartless.

Park on Memorial is a fantastic property. It's definitely one of a kind. The foliage from the trees makes me love it here even more. I would have never known that this property existed until I was driving by and decided to stop in one day. The office team was super sweet and helpful. Maintenance has completed all work orders quickly. I cannot recommend this place enough!

regret signing for another year, one of the worst experiences I've ever had. we've been flooded twice we have rodents in the walls and ceilings and now they are getting inside our apartment my 5 year old son has severe allergies and have had to take him to the ER once and multiple visits to his Dr. this is ridiculous and i will be turning this into a legal matter and will contact the city about the rodent problem

This place is turning into a real dump. Doesn’t feel like home anymore. Manager is very annoyed with residents asking questions about ALL THE NEW CHANGES. There was never any issues with what was in place before and now all of a sudden things need to be changed. Also, water is ALWAYS shut off. Don’t you dare go to the office b/c a meeting will be held with staff (all of a sudden) just to avoid answering questions. Residents were happy before and never had any issues. Why come in with a Sargent attitude ? Why not try to connect with the community ? Or at least pretend you like us? Rather than make it noticeably you hate your job? Geez

I called, emailed, and physically went to the office and still have not had my issue addressed as of 5/8/23. The guy told me to my face on Tuesday 5/2/23 that Veronica and Ashley would definitely be at my unit to listen to the noise. No one showed up, called, or anything as of Thursday 5/4/23 at 6 pm. I turned my notice in on Friday 5/5/23 right when the office opened and that also went un acknowledged. No follow up. Now they are adding a 3rd party carrier called Fetch and will be refusing deliveries at the office 5/31/23 which is crazy since they ALREADY don’t do anything to help. Ashley and the guy both especially look like you’re bothering them anytime you come in. Maybe other people are having a better experience but living here was a mistake for me. I’m definitely getting out of here and Houston altogether. —————————————————————— My experience here hasn’t been great. Nobody ever came to listen to my upstairs neighbors and how loud they are. No one ever followed up and seems like they pretty much hoped I never brought it up again. Since my complaints were ignored I bought some ear plugs from Amazon and called it a day ??????? They post and tell you to call to seem like they are offering a solution but I can tell you that I got one phone call, returned the call and no one ever followed up. So I’m still dealing with ridiculously loud upstairs neighbors and I’m paying a mortgage to live here

I lived in Park on Memorial for three mostly uneventful years before signing a lease for a bigger apartment on the property. Although the complex claims to be luxury: -They shut the water off for hours at a time at least once a month to fix leaks. -Parking is tight so it can get down to one lane. Children play unsupervised in this one lane and often don’t move for drivers. -Years of dead spiders and cockroaches mat and line the outdoor hallways and are never cleaned. -The stair steps are crumbling and they wait for one to crumble completely before replacing with cement. Last year, five days before moving into the bigger unit, I got a voicemail from a leasing agent saying that I couldn't move into the unit because the current tenants refused to move out. No solutions, no apologies, just a voicemail. After reaching back out and expressing how unacceptable this was, I got a call from a manager reassuring me that they would find a solution. Their solution was that I could break the lease and go to a new complex or take a “newly renovated” unit at the same size for over $100 more per month than I was going to pay for the other unit. I planned my move to be over right before a busy period for my work, so finding a new complex really wasn’t an option for me. I had to take the more expensive unit. They moved my deposit from the unit I was supposed to move into and didn’t make me pay a new pet deposit. The day I got the keys and walked through, I was horrified. The newly renovated apartment had scratched up floors, water damaged walls and ceilings, cracks and exposed wood, and rattling air conditioning that only worked in half of the unit. I took pictures to document before my scheduled movers showed up the next day. Over the next few weeks, miscommunication after miscommunication occurred. After a few missed painting appointments, POM admitted they had a hard time getting their painters on the phone and getting them to stick to a schedule. I requested in writing three times that any maintenance visits be scheduled due to my dog needing to be kenneled with all visitors. Day after day I would come home to a different maintenance person doing work that I hadn’t scheduled. Their solution to the broken air conditioning was for me to close one of the vents in the working room “to push air into the other vents.” Finally, I had a male friend over when they came to work on some other problem. All of the sudden, they had time to look in the vents and found that something was blocking the air flow. They begin to cut out what looked like insulation in chunks. A month in, my air was finally working. I will include pictures if I can. While POM would occasionally apologize for a missed maintenance scheduling, they generally acted like I was being ungrateful and dramatic for wanting a functioning unit after they broke my leasing agreement. Any time I have a friend or family member over, they are shocked that the unit costs so much but is in such poor condition. In May of 2022, I called on a Tuesday at about 3:45 p.m. about a swarm of bees in my bedroom. The third time I called about this emergency at 6:00 p.m., the representative said they thought that someone had already been sent. In the meantime, I did my best to protect myself and my dog from being stung. I have an epipen for allergies and they put me in a dangerous situation. My upstairs neighbor asked for this issue with the bees to be resolved already, so this is the consequence of it not being handled properly. The maintenance crew always does their best to help me, but once again, there seems to be a disconnect between the office staff and maintenance. I could not sleep in my bedroom because bees continued to come in. It took them four days to get beekeepers out to remove the hive. During this time, I did not have use of my bedroom or porch. The complex is way too expensive to be as incompetent at handling these issues as they continue to show.

Threatening emails to tenants if you don't comply, unprofessional treatment to tenants, lack of respect in the way management talks, violating fair housing laws by evicting people and threatening past tenants, management hosting poker parties after hours, hosting parties with Beer and Alcohol and inviting friends that don't even live there. I am sure they are probably drinking at the office after hours as well. Not resolving issues with tenants disturbing other tenants after repeated complaints. Management needs to grow up and stop talking using threats and making mistakes only to get the tenants to cover her once she gets caught. There are two sides to every story. You deserve better when you pay what they are asking. Too much money to be treated like you are living in the hood. Management is not accommodating at all.

I lived in this property and really enjoyed my time there. that property is well keep, office staff were fairly OK, i didn't have any issue in there and lived there for almost 2 years, i love the trees and the Forrest. the green space. you can chose power and cable company..no like others apartments that have only 1 exclusive company to work with. the community is very quiet and the neighbors were very respectful to others...you get an assigned parking per apartment.

We love this place! The office staff and maintenance team work hard to make this place a nice home for all residents. We looked at a lot of apartment complexes in the area and nothing compares to this place.
