Tenant Reviews for 1400 MCKINNEY ST

I lived at One Park Place for over two years, until the spring/summer of 2022. The location is lovely--across from Discovery Green in downtown Houston. But there were serious problems with service and ongoing ceiling leaks that kept spreading and worsening despite repeated claims by One Park Place that the problem had been fixed. After several such instances I moved, and was relieved to get to a different (well-managed) new apartment.

My husband and I have lived at OPP for almost 7 years. I was recently transferred to Atlanta so we are leaving this wonderful place at the end of the month (Feb 2022. We LOVE OPP!! The staff - from the amazing concierges and valets to the maintenance team and leasing crew are incredible. They take such great care of the building and residents. It’s quiet, but in the heart of downtown Houston. There is always something going on. Our apartment overlooks Discovery Green. We were in place for the Super Bowl and we're able to watch Maroon 5 perform in our “front yard.” We hate we are leaving , but a better work opportunity beckons in a different city. There is no OPP there. If you are looking for high end luxury apartment where you will feel like an owner not a renter this is your place.

I agree with the other poor ratings, it looks okay on the tour and phonecia grocery is a huge selling point for one park and so is the pool but in the year I was there nothing was ever done with the pool furniture or poorly working fire pit. The grocery is amazing but there are other properties in walking distance of phonecia.

I love one park place because of its prime location! It's definitely worth the investment because the level of service is unbeatable! It even has a specialty grocery store and the people that work there too are so great.

Five Stars all the way - Double Rainbow! - Hope this explains our experience. Concierge was extremely helpful. Facing Discovery Green reminded me of NY,NY, with Central Park. Incredible views and walking distance to the Rockets stadium.

First class living, on-site grocery store! I lived there for 5 years and only moved out to move to another state for work. One Park Park is the finest place I have lived at. Excellent staff, they go above and beyond. Beautiful, grand pool overlooking the city. Private door to get groceries daily. Who could want more?! If I ever relocate back to Houston, I will move back there. No place better!

We had many bad experiences with the building manager and rude neighbors. Do not live here if you have children. We got constant complaints even though we were reassured when we moved in there had never been complaints about noise from children

I wanted to have some friends over to the pool and was met with hostility. I was asked if i knew about the rules for the pool (one lease holder allowed two guests). I did and since there was 2 lease holders and 4 guests i was within the rules. There were plenty of other tenants that were not asked this that had 5 or 6 guests with them. Turns out we were singled out because of the ethnicity of our guests. The management was very professional in handling the situation but still it shakes me that the "pool patrol" would do something like this.

Location is great but the real value is the ability of the staff . In every aspect of the apartment building from valet , maintenance and administration team they make your life wonderful . Can't be happier having moved here . Definitely the best well run place I have ever lived

I love One Park Place!!! By the time you leave here, you'll be close with everyone (The Valet, Front desk agents and leasing agent/Management). It sits in a excellent location because every major downtown event will be in walking distance and if you enjoy a good night life, Main st and Midtown is within a mile! You have Phonecia(an awesome Market and has a really nice Wine Selection), Mktbar (which has solid food and great entertainment) and there's a French restaurant as well. The view from the apartments are amazing. The apartments and amenities are awesome and the people are very welcoming. You may find a nice place anywhere in Houston, but the level of respect and service is unmatched in comparison to One Park. I enjoyed living here, and will miss this place immensely (Thank you everyone at One Park you made my stay in Houston Amazing).
