One Park Place deserves more than the 5 stars I can give them. The location is superb. The views from the higher floors are stunningly beautiful. My husband and I walk to work since it's only 2-3 blocks away. Discovery Green is such a nice park, surrounding restaurants are great, and Phoenicia downstairs is amazing. The quality and design of the building is outstanding. It is extremely well-maintained, if I need something fixed it will be done that same day. Staff is very friendly and helpful. The residents are premier clientele, so if you have a demanding job, travel quite frequently and see your home as a place to rest and relax you are at the right spot here. What is also truly exceptional is the management staff. To give you an example, as I am writing this, hurricane Harvey is flooding the entire city of Houston and we got stuck in Colorado after a weekend trip (all flights have been canceled), and our 4-day trip is turning into a 10-day event. While we were panicking about not being able to go back because our 2 cats are home alone, Katherine offered her help and has been checking in on them every single day. She sends me updates on our kittens and OPP at least once a day, without me asking for it. If you own pets you know how incredibly valuable it is if someone just does this for you because they care. OPP residents have been volunteering at the shelter that was set up at the George R Brown Convention Center for displaced residents during this horrific flooding, showing the kind of community we live in. We used to live in another high rise in River Oaks and can tell from experience that all of the aforementioned are not to be taken for granted.

I give One Park Place the highest rating possible. It is like living in a five (5) Star hotel. I love the "Joys of Non-Ownership" as I refer to them. The management and staff are wonderful. The amenities are great. The people living here are friendly, and there are social events to which we are invited regularly. I have lived in my apartment for seven (7) months after owning my home for over thirty-seven (37) years. I have not regretted my move to One Park Place for even a nanosecond.

For a high rise the building is sub- par. The appliances do not work very well. The oven and cooktop take forever to cook anything. Our water stinks like sewage when we shower. Most of the staff is nice, but the manager (Katherine) is rude to the residents. A lot of residents talk about how frosty she is. She is the only staff member who does not say hello when you pass by.

We loved our year at One Park Place, only leaving after purchasing a nearby home. After trying out homeownership for a few years, we are currently staying at the sister property but are planning to move back into One Park Place ASAP! When I walk in, I feel like its home. The staff has been there a long time and always remember you. They are authentic, happy, and helpful. The customer service is top notch, and the few times were we had an issue with our unit, it was rectified immediately. No noise, you simply can't hear your neighbors unless they are screaming at the top of their lungs. The other residents are classy and respectful. The socials that the team puts together for the residents are fantastic! The common areas are impeccably clean, and both the fitness gym and pool are fantastic. I love the proximity to Discovery Green, and I walk to work, which is a huge bonus. The food and bar scene has just exploded in the area as well, so there's no shortage of things to do nearby, including Phoenicia, which has a private entrance just for residents. The units are beautiful. We originally lived in a 1 bedroom/ 1 bathroom plus a study, and it was a good size for two working professionals and two dogs. When we move back in, we are upgrading to a true two bedroom, since we now have a young daughter. The units are full of light, the balconies are large, and the finishing are so much nicer and easier to maintain than our current apartment.

My experience at One Park Place has been wonderful. The location and convenience to Downtown offices, Discovery Green, Toyota Center, Minute Maid Park, BBVA Stadium, the Performing Arts and the GRB Convention Center is unmatched. The building is beautifully designed and maintained by a staff who really care about their duties and responsibilities. And the management staff is exceptional based my experiences living in New York, San Francisco, Paris, Cannes and elsewhere. An outstanding factor is the quality and diversity of the One Park Place resident community. It is an international group who share Many common interests in travel, spicy foods and tasty drinks, constant learning new ideas and enjoying life. I have met so many soon to be life long friends at One Park Place. Of course, there will be some residents who are less than ideal neighbors but they soon move on as they have been doing all their unsatisfying transitory lives. In my opinion, this is the prestige power living apartment in Houston. It has the best location, best overall balanced building and a location that attracts a premier clientele. I will leave the fraternity/sorority, junior executive/first downtown job, flashy/trendy apartments to others. One Park Place is for serious downtown living rentals. For me, that makes it the best bang for my buck.

Nice on the surface, but live there for a while and you'll realize that it's not the best experience in terms of value for money. Most of the residents have been from out of town and they don't know downtown Houston is a ghost town on nights and weekends (getting better, but not there yet). Most people who come expect a similar downtown experience to New York, London, Copenhagen or elsewhere. My sense is that there have been enough of a revolving door of these type of tenants that the management does not need to worry about it too much. Rent is overpriced because of all the "amenities" they offer. While their monthly resident parties seem nice, they're usually not fully attended, which means you're paying extra for stuff like this (but it's OK, who doesn't mind being nickeled and dimed?). They bought all brand new patio furniture last year which is only 1 season after having some of it replaced that was damaged in high winds (I guess they have enough money to do that). Similar thing with the furniture in the lobby and resident rooms, which was only a few years old, but apparently did not make enough of a posh impression, so it's out. The building is only wired for AT&T, so hopefully you like slow internet and terrible customer service. Newer buildings are wired for multiple services, giving you a choice, if you like that sort of thing. The unit seems to work fine most of the time. Garbage disposal has to be fixed every 4 months or so and rather than replace it they just do something to it that is equivalent to a Band-aid solution until it breaks down again in another 4 months. They have a gym. It's nicer than some hotels, but not quite a full workout experience. They have actually taken equipment out in the past 2 years making it necessary for me to join a gym (so there's another surcharge incurred as a result of living here). They have a pool attendant during the summer because apparently we all behave like children who can't control ourselves, and we're not allowed to have more than X number of guests at a time. Frankly, I can expect things got out of hand when they first opened the building and had a bunch of Rockets players living there. But this pool guy (nice guy, just doing his job) is completely unnecessary as I have never seen the pool overrun by any one group. There are always ample spaces to sit out, so why do I need this guy busting my stones every time I go out there to make sure I'm on the list to get in like some nightclub. News flash, I'm already paying for the privilege, thanks. Valet staff are often clueless. I pull up in the car and they don't open my car door or the building door for me, looking at their phones (or something) instead. Takes them forever to get your car too. I had a guest a couple of days ago we parted company in the lobby, I went back downstairs 10 minutes later to pick up a package and my guest was still waiting for his car. Most of the management staff are nice, but the building manager is a real piece of work. She's an old crank who doesn't negotiate with you, it's all a bunch of cheap parlor tricks to get you to pay more (like when I go to the grocery store and something I used to get for five bucks now costs six, but it's discounted from eight, so I'm getting a deal right?). One redeeming quality is the automated package notifications you get from the concierge staff. Nowadays in the 'renters' market induced by falling oil prices (i.e. drooping demand) and surging capacity (over 1000 units coming available in the next 15 months downtown) there are a lot of other places which offer amenities that are better. The competition has seen what One Park Place has to offer and topped them. Not to mention, they are probably in a part of town with something to do (yes the Toyota Center is right there and so is the Ballpark, but not much nightlife to speak of because residency in downtown just isn't in high volume). The building management actually sent me a renewal letter asking for a rent increase claiming they are at 99% capacity (where exactly are all these people, because they hallways, resident rooms and other common areas are usually empty...) with a long list of people anxious to move in. Feel free to do so and you can join the marijuana smoking guy on my floor that the management says is only smoking a cigar. Or (probably the same) guy who left a lovely puddle of vomit on the floor a few weeks back. The response from building management, "We can't control stuff like that.. we cleaned it up right?" Actually, you can control it by not letting those kind of people into the building in the first place. As long as their money is green, it seems not to matter to Finger. I'm sure this place was great in it's earliest days, but quality of service and quality of life has gone way downhill since I've been there. Pity too, but there are so many other choices now downtown, and the surrounding neighborhoods.

My husband and I have lived at One Park Place for a little more than a year now, having moved from a large home in the suburbs previously. After months of researching and visiting many hi-rise apartments and condos in the Galleria and downtown areas, we chose One Park Place for its location, appearance, security and inviting atmosphere. We have not been disappointed and in fact, it has been even better than we hoped for! Much of the credit goes to the building manager, ---------------, who works tirelessly to please the residents. Under ---------------- watchful eye and attention to detail, the building is immaculate at all times, security is tight, all staff are extremely professional and the environment is warm and friendly. You will not find a more upscale, friendly and comfortable place to call home! The amenities are truly one-of-a-kind - dedicated 24 hr. concierge, complimentary valet service, private resident entrance into Phoenicia grocery store, MKT Bar Pub and a French Bistro Restaurant (opening soon), well-equipped gym, complimentary coffee bar, beautiful and immaculate pool, cabanas and outdoor grilling areas and on and on. ! All credit goes to --------------- and her extremely talented and professional staff - many thanks for making One Park Place a special place we call home!

I have been a resident of this building since it opened in April of 2009 and I cannot begin to put into words the praise needed for the level of service I have received from the staff and management, the atmosphere, nor the living experience that anyone would understand, without experiencing it for themselves. One Park Place is not just a home, it is a lifestyle.

Overall I can recommend this place. I feel its a little overpriced but neighbors are nice and its a well cared for property thanks to maintenance.

Overall a wonderful place to visit. My daughter lives here. Beautiful building, all of her neighbors are very friendly, the staff is so welcoming and willing to help with anything. As a mom we want the best for our kids and I have to say, this is by far the best. 100% 5 star quality.
