The worse mistake they made was not giving Cassie the lead management position. This place is a freakn joke. If I was able to break my lease and not have to pay 3x my rent I would. The leasing staff, management are all horrible. Especially that ballheaded one Taylor with her horrible attitude. No communication. They have people working in the office that don’t even know how to operate the day to day needs for their tenants. Hallways are nasty full of trash. The trash shoot hasn’t been emptied. The maintenance don’t clean anything. The security guard walks around smoking a pack of cigarettes all night not securing anything. We have a neighbors boyfriend beating on his girl harassing her with no help because the gate has been broken for months. Told the managers that there had been a homeless man sleeping in the work out room because there is so security what so ever due to the gates being broken for months. Ever since Cassie left this place has been a ------ mess. Paying all this money to live in luxury and the place is starting to look like the projects. Paying for amenities to fund what’s not being done or completed. I regret resigning my lease when the manager Sandra was here, but unfortunately she got fired and the Dawson is steady going down hill. Tenants do not have priority when we pay our money to live here comfortably in our home. Something needs to be done. I will be reaching out to corporate about this. Signed a fed up tenant!

Current resident for over 8 yrs. Front gate and freight elevator has been broken for 7 months, potholes near the front gate, pool is always dirty, pool furniture smells like urine, office is always short staffed, no response to emails for 11 days now, no clue who is running the office. No smoking rule is a joke. Parking garage is dangerous, cars sitting that are immobile, outdated registration stickers, no license plates, taking up prime parking spaces. The pools could be a year around amenity if they would invest in some nice patio furniture where we could sit outside and read a book around the pool. Such a shame, this place has such potential.

Good bye Dawson. Great job to the maintnace team and staff. Thank you for all you do. Love the quick response. The apartments are great too. Great location and beautiful amenities. Sad I have relocate but definately recommend.

If you like to be extorted for money, and a lackadaisical response to emergency maintenance requests, this is the place for you. On Wednesday, February 5th, 2025, I arrived home to find a letter on my door informing me that I owed $144.40 in late fees for the month of February (see first picture). However, I had paid my rent on time as I always do. We are required to pay through a portal, and I have an electronic receipt from the portal (see second picture) that is date and time stamped that shows I paid within the time frame according to my lease contract. I also have an email confirmation from the portal that is date and time stamped as well (see third picture). I called The Dawson on Thursday, February 6th at 9:37 AM (see fourth picture) to get this matter resolved but, as usual, they did not answer the phone, so I left a voice mail message. I was polite in my message and figured this would be easy to straighten out with a phone call. However, I did not hear back from them. During the course of an entire business day, they couldn’t take 5 minutes out of what must be an extremely busy day (sarcasm intended) to call me back. This should speak volumes if you’re considering moving here. Later that afternoon, I got home about 6:30 PM and the fire alarm was going off only in my apartment. This is not to be confused with a smoke detector; the fire alarm is dangerously loud. I measured it at 112 decibels. There was no fire or any indication of smoke, so I called and left a message for an after-hours emergency maintenance request. This call was made at 6:33 PM as also shown in the fourth picture. Three minutes later, at 6:36 PM, I received a text message (see fifth picture) acknowledging my emergency maintenance request, but they would call me back “during business hours” which meant the following day. This could not wait until the following day; it was an emergency! Given the prior events of that day (no return call for the erroneous late fee charge and the text message dismissing my emergency maintenance request), I was furious. I called them back at 6:40 PM and left another message and told them that it needed to be addressed immediately, that I wasn’t able to stay in my apartment due to the loud noise. I used some foul language at this point, but if maintenance had addressed my emergency request properly the first time instead of just dismissing it until the following day, it would have never gotten to that point. The manager, Sandi Ramirez, called me back and left a message scolding me for using foul language and said that as a result of my foul language, she wasn’t sending anybody out until the following day as if I were being punished. I made one final phone call at 7:45 (fourth picture) to explain the events of earlier that day (no return phone call to my voice message left that morning and the lackadaisical response to my emergency request) that I would be pursuing the matter legally. I couldn’t stay in the apartment with the loud noise and had to find another place to stay overnight. I’ll close the same way I started. If you like to be extorted for money, and a lackadaisical response to emergency maintenance requests, this is the place for you.

Very well managed and maintained. The manager , J.T is always there to answer all questions/ concerns/problems . I wish there was a playground for kids. The swimming pools are beautiful and the gym is top notch !

I don't even know where to start with this apartment complex. "The Dawson's luxury apartment home." Ha! That's a joke. The walls are paper-thin. I can hear everything my upstairs neighbor is doing. At one point, the noise was all day and night and got so bad the walls were shaking, and art fell off the wall. I called the leasing office, and they told me she was a virtual fitness instructor. HOLY COW! What in the.... HELL... The lack of common sense and apartment etiquette. What an absolute Idiot! (If you know your job requires you to jump around, get an apartment on the first floor!) The outright disrespect for those around them is baffling. This is an apartment, not a house! Have some common courtesy, and don't disturb your neighbors! Unbelievable... Trashy, rude, and ------ behavior. I put numerous notes on her door, pleading with them to stop, and received back a threat. My guests won't even come over because of the disturbing loud banging on the walls. You would think the leasing office would have made them move to a unit on the first floor, NOPE! The incompetent and lazy leasing staff has done nothing. Once you sign the lease, they don't care. You have a complaint, oh well, deal with it..... I had to accommodate the two elephants and their calf. I had to buy expensive noise-canceling headphones and a commercial fan. This is by far the worst apartments I've lived in. Safety is a big issue here. Cars and apartment units are being broken into. I had to purchase my own security system because I was scared for my safety. The trash pick-up services doesn't pick up the trash. Trash and dog poop in the hallways. The hallways and unit smell like marijuana. The Parking is a joke. I'm counting the days until I move out. 57 days and counting! I'm so over this apartment complex. The experience I've had; has been extremely upsetting, and I've completely had it with this apartment complex. I've documented everything. If the unprofessional leasing staff gives me an ounce of grief now or after my move-out date. I will start knocking on doors asking residents with grievances to sign a petition and report this apartment complex. I will also be hiring an attorney. I wouldn't recommend this apartment complex to anyone. It's not worth the stress and price they charge for storage (rent).. There are better apartments in the area.

Rules do not exist at this property. Imagine being left in a dirty environment, no security or management available. I've called the front office 20 times in the past 2 weeks and I haven't had one call returned. Do not waste your time here

It is a nightmare living here, the walls are so thin, you will hear any noise coming from the hallways from 2-6 am. I also do not like how the management ignores you when you make several emergency requests. I would rather spend my money somewhere else. Do not recommend.

------ apartments. Trash is lying all over the garage and very loud at night, dogs are barking all night. The walls are very thin, I do like the surrounding restaurants, but you can find that anywhere. Not a good place to live.

I lived here for 2 years and the team is amazing! I loved the staff so much, they were always friendly and helpful, and the maintenance staff was eager to accommodate my request. The grounds were always clean and amenities were the best. Also, I LOVED the location. If I had not been relocated for my job I would still be living here!
