The staff is getting better than it was before & the property is looking great too. Apply to visit the property so you can see for yourself. Doesnt hurt to give a walk through to see if this is the spot for you.

This place is a piece of crap. They haven't emptied the trash in almost a month, so it smells and there's bugs and rodents starting to appear. Management has changed, but no new management has been announced. People are getting robbed just going to their cars or taking trash out. Crackheads living in apartments after the original owner died. I am tired of this crap. I am not a damn animal. I am a human being. How dare you charge over 1,000 dollars for these crappy apartments and don't provide basic amenities like hot water. The electricity is sketchy as hell. It's always tripping and messing up the a/c units. We are paying for trash removal. So, since you evil people don't want to take the trash out, I better not see that charge on my ledger next month. Pest control? What pest control? There hasn't been proper pest control in years. I am calling the local news media on your pieces of crap.

Been here since 2019 and every year the change in management is worse. Haven't had hot water in months, trash hasn't been emptied in a month, grass hasn't been cut, homeless ppl from bus stop now have started staying in the apartments rent free. Oh and the ac never gets fixed had to buy a window unit

5 years of horror until XAVIER he's the best he's detailed and works with a sense of urgency. He's in danger situations upon various vacant units but I have his back constantly working entire shift all day by himself and not a stain in sight HE DEFINITELY NEEDS A RAISE AND I JUST LOVE MR JOHN EXTREMELY HELPFUL AND UNDERSTANDING

9/13/2024 After enduring weeks of unanswered calls and emails about the persisting issue of our cold water, I finally reached someone on the phone today. Jocelyn was the one who picked up, her tone surprisingly nonchalant as she informed me that, after three weeks of waiting, there was still no resolution in sight. It's disheartening to realize that the matter has seemingly slipped through the cracks without urgency or care. As if that weren’t enough, we're now facing another crisis: the sewer is overflowing in the apartment. It's a frustrating situation that renders me unable to walk my dog, leaving us both confined and distressed. The lack of attention to these pressing problems is not just inconvenient—it's affecting our daily lives in ways that shouldn't have to be tolerated. I can only hope that someone eventually recognizes the gravity of these issues and takes real steps to remedy them. Here's to hoping for progress soon!

Nothing but lying dirty nasty attitudes so called sure she lack home training on every might as well get a house wait till the bills come a total rip off,im about to file a complaint with the health department and the city of houston the westbury reserve dont move here you will be moving out within 2 to 3 months top

River Bank AKA Casa Miranda Apts I moved into Casa Miranda in Sept of 2013 AFTER they've spent their "millions in renovations". Upon my move in, I became aware that "millions" was an understatement. My apartment had numerous issues INCLUDING a front door that would not shut properly. Millions and my door doesn't close? Really? After One month, a shooting (Which left one man DEAD) happened in the apartment parking lot. Residents were NEVER notified of the crime and rumors spread amongst us as to the speculations of what happened. It was only then that I was made aware by other neighbors that my apt had actually been the ex dope dealers house and the reason my door was broken the way it was was because US Marshalls kicked it in going after the drug dealers. How nice huh? I have had issues ranging from roaches running rampant (Exterminators have only been by ONCE since Sept and I had to CATCH THEM ON THEIR WAY OUT!)to a toilet that CONSISTENTLY overflows. Since Sept, my toilet has overflowed 4 times with the more recent time it happened, it reached the carpet in my bedroom and hallway. The management moved so slowly in getting it looked at that 3 weeks later I can still SMELL the mold. At the current moment, I am forced to deal with NO WATER or No HOT WATER. ARE u freakin kidding me? Ive paid full month rent as well as a water bill but my water has been off due to an "emergency" that again residents were NOT notified. These are only a few of my issues but my list goes on to include problems with *Loose pets/Pets not on leashes/STRAY ANIMALS *Pet feces not being picked up *General maintenance issues and the amount of time taken to fix the problems *SAFTEY!!!!!! (Gated community but the gates are ALWAYS open) *ETC. My biggest issue with CM is that they have no respect for the tenants that are good tenants. They give us no communication yet expect us to abide by rules? They don't deliver BASIC human necessities but they'll for damn sure charge you a full months rent plus late fees. This apartment complex is lacking in management leadership and is backed up by a sub par maintenance crew. I DO NOT recommend these apartments, and in fact I attend to not stay the full time for my own lease. Please remember, they are now called: CASA MIRANDA apts 12261 Fondren rd Houston 77035

I've been at this apartment less than a month and I already want out. THIS APARTMENT HAS MOLD AND LEAKS. APPLIANCES FROM 1980, WHILE THE MODEL IS NICE THE ACTUAL UNIT FAILS IN COMPARISON. DON'T MOVE HERE. I WORK 4PM-12AM WHEN I COME HOME THERE ISNT ANYONE LURKING OR ANY LOUD NOISE. ITS PRETTY QUIET THAT IS THE ONLY GOOD EXPERIENCE IVE HAD. 3/1/2012 move in date 3/2/2012 found mold in apartment told management office 3/04/2012 nothing done to apartment 3/11/2012 mold intensified filed workorder 3/14/12 apt was open found trash and someones sock in bedroom(ive yet to move anything in do to the mold) 3/15/2012 filed complaint at office about the mold issues and apt being entered into. I've tried the bleach and water for the mold that didn't work and I feel that is not my obligation to fix.

Those of you that are writing bad reviews should have stayed a little longer. Its not called riverbank anymore it the Casa Miranda and it has changed tremoendously. They have done a whole 360. I will move there in Oct. 2011 and the place looks great on the outside and inside. The staff were nice, lets see if they stay that way. The pool is crystal clear and the floors on the inside are amazing everything looks in order to me. The renovations had a good impact on these apartmentsm they did have a bad rep, but what apartment didn't on Fondren. Times have changed and so should people.

I do not like the apartments because it is roach infested, there is always a problem with the water and they need to be shut down.....
