If you're considering Costa Viscaya as your future home, run the other way! I've never experienced such blatant disregard for prospective tenants. After applying, I received a "Welcome Resident" email, complete with instructions to create a resident portal, pay a deposit, and set up utilities. Naturally, I thought I'd been approved. But when I called to confirm, the manager casually dismissed it as "oops, no that is automated email sent to everyone" No apology, no clarification, just gaslighting. Worse, they never followed up. I waited an entire week before calling again, only to be told my application was denied, not because of background issues (which I passed), but supposedly due to "income discrepancies." They refused to even verify my income through The Work Number (a standard, Equifax-backed employer verification system used nationwide). Their excuse? "We don't use that." That's an insane policy in 2025. Especially considering these apartments take paper applications only, you can't even apply online! While in the leasing office, twice, residents came in complaining that they'd been waiting MONTHS for basic maintenance to be done. One woman said her leak had turned into mold and still hadn't been fixed. By this time, I'd already submitted an application fee and felt stuck in the process! Oh, and don't be fooled by the photos. Recent reviews all echo the same nightmare: roaches, rats, and infestations everywhere. You'll be paying rent to live in a pest motel. Disgusting! This place is disorganized, deceptive, and clearly falling apart from the inside out. Don't waste your time, your money, or your sanity.

I have lived hear since they opened my unit was brand new I have had no problem they fix things on time no problem with rats or roaches if your clean you won't have any rats or roaches that's my theory on that one and I've been in my same unit going on 13 or 14 years not sure I've been here that long but I haven't had any roaches or rats Emma is it amazing property manager she helps me fill out documents she takes time out with me she's very patient with me and so was Miss sebena I will be signing another lease very soon there are a lot of long-time residents that are still here the only problem I have is sometime the gate gets stuck but they get on top of it

Hello NEVER THOUGHT I WOULD BE DOING A REVIEW BUT ITS A MUST! you wont regret reading this review PLEASE READ! Let me start off with saying, I am a mother of 3 and a full time employee. if you are looking to rent an apartment and come past COSTA VIZCAYA ..PLEASE LOOK AROUND AND DONT WASTE YOUR MONEY OR TIME WITH THIS PROPERTY!! COSTA VIZCAYA or should i say MANAGEMENT is by far the worst complex ive EVER encountered IN MY ENTIRE 25 YEARS OF LIFE LIVING IN HOUSTON.! So you know how reviews have GOOD REVIEWS AND BAD REVIEWS? well listen to your instinct ! DOING A WALK THROUGH OF THE APARTMENT it already had roaches in the cracks and corners of the ceilings. MIND YOU the apartment was empty! Of course i said to myself " we can just bomb the place every property has a flaw. WELL, sadly i should've listened to the reviews. My apartment was INFESTED WITH ROACHES. LITERALLY EVERYWHERE! THEY WOULD FALL ON US WHILE WE SHOWERED, CRAWL ON US WHILE WE SLEPT, FALL IN MY COOKING POT WHEN I COOKED . I had to throw away my whole apartment upon moving COUCHES, DINING SET, XBOX, TV, AND BED! if anyone knows that stuff is NOT CHEAP! we lived in that apartment for 2 years PAID OUR RENT ON TIME EVERY MONTH NEVER HAD A LATE PAYMENT! I asked emma the apartment manager to help us i wanted out my contract. But of course she denied the request. INSTEAD she claimed i should CLEAN MORE OR CLEAN UP AFTER THE ROACH DROPPINGS...HER WORDS " you have to clean up after them because they feed off each other" I was shook by her response she put on this act as if she cared about my living and pretended like she "UNDERSTOOD" MY CONCERNS. I cannot stress this enough DO NOT WASTE YOUR TIME OR MONEY! I WILL ALSO ATTACH PICTURES TO SHOW THE PROOF . I PAID OUT OF POCKET FOR PEST CONTROL 600$ FOR 2 SESSIONS AND COMING FROM THE PROFESSIONALS " this place has a NEST in the walls or the WOOD" You would think the management would sincerely care about your well being huh! NOPE NOT AT ALL JUST THE POCKETS THEY HAVE! I honestly cant stress it enough on how bad this place is. ALL i can do is warn and help the next FAMILY. now if you can live with an infestation by all means go ahead! I have reported this complex to the BBB, CITY OF HOUSTON AND ABC13 i will continue to open a case until i am reimbursed for my losses, DO NOT WASTE YOUR MONEY OR TIME WITH THIS PLACE ! SEE PICTURES ATTACHED! ****AND TO MANAGEMENT that would like to lie and respond to this post save it cause i have receipts and i will see you in court****

My application process was smooth. The two young ladies at the office were very professional, eager to help me and they have a good sense of humor. The size of the bedrooms is my only con because they are smaller than what I'm used to, but the closets, living room and the great price I got make up for it. I'm excited and looking forward to my new home.

customer service play a huge role in your position and the assistant manager is very rude and immature .you have no idea what people are going through when you meet them but she was so judgmental and the manager was stand offish as well i felt unease .The manager shouldnt condone this behavior its sad we still come across people like this but you ladies are blocking your blessing .people understand body language and words well .

This place is extremely unorganized. When my lease is up I will be moving ASAP. I've been a resident here for literally 48 hours. I'm regretting it already. I was originally told I could move July 10th then it was moved to July 20th. I arrived here July 20th ready to sign my lease. The lady in the office had no idea what I was talking about.(it wasn't her fault either) The office mananger who did my file never told her I was coming. I'm going to assume she didn't tell her because the apartment wasn't ready. She told the girl in the office to tell me I could move on July 25th. The apartment wasn't ready. I told her no I wasn't waiting. I packed my family up and moved 19 hours away to Texas. I was told the apartment would be ready Saturday. I came back Saturday it wasn't ready. They said Sunday it would be ready. I finally got my keys Sunday evening. The apartment had roaches and the apartment had damage inside it. Part of the cabinet was hanging off. The mirror in one of the bathrooms was hanging off the wall. The whole process was just terrible. I wouldn't recommend living here. I shouldn't move into a place that already has roaches. I had a package delivered here thinking I would be moving on the 20th and someone stole it. I had to spend unnecessary money on a hotel for 2 nights because they lied and told me my place would be ready and it wasn't. I also had to spend $30 on stuff to kill roaches before me and my family could move in. You think anyone will reimburse me nope. On top of that I don't have access to get back on the property once I leave. Pest control has been out every week except twice. The roaches are still a problem. The property manager is nonchalant. The mailman deliver my package to the wrong address. The people who he delivered too opened my package and took out what they wanted. When the leasing agent called them to get my package they just threw it in the hallway. The property manager had to go back to try and retrieve some of the stuff they took. She acted like it wasn't a big deal. There's always trash around on the property. The people who live above me throw trash off the balcony. Their kids are always loud bumping and stumping. It sounds like their going to fall through the ceiling. Their up super later at night. They bump so hard a lot of times we think it's someone knocking at the door. I can't stress enough how bad the roaches are. The apartment is infested with roaches. They should list roaches as a amenity of the property. My child has asthma and it's not good for him to be around roaches or any type of pest. I can't wait until my lease is up. I'm running out of here

The apartment is VERY nice as far as the layout is concerned. But the apartments comes with roach infestation ON MOVE IN, people are constantly being assaulted on the property, someone's window has been broken for 3 weeks with glass all over the ground and it's still broken as I write this review. Yesterday I saw a man walking around sweaty with a large gash in his head and covered in blood the blood was all over the back of his shirt and it was a spalter pattern so I seriously doubt it was his. Everytime I see a new family move in I think feel so sorry for them they are innocent victims.

I have been calling "emergency" maintenance since 10 last night. Im asthmatic and so is my youngest daughter. We currently have no air and still no one has contacted us. Im sure the person on call is sleeping in ac right now not giving a dam about the calls. I have made two attempts and nothing these apt are sad

I am currently living here and I must say I want to get the hell out now. It started off great, but now I am literally stressed out trying to find a way out. Management doesn't care about anything or anyone but the rent! There is always some kind of drama or mess going on. I keep my kids in the house, all under the age of 4. We pay way to much money for rent for the apartments to be so bad. From fights, to killing, to drug use and dealing, people having sex in cars, people getting robbed, cars getting robbed,etc. If something happens or breaks, expect maintenance to come a week after you call 20 times. The roaches are absolutely horrible and recently saw a mice! I am freaking out to say the least. My youngest baby is only 10months old, my daughter is 2 and my son is 3. My husband works everyday and I always feel uneasy when he's away. I would not recommend any family to move here. Worse experience in my life.
