we moved here due to the $9 special so we could get on our feet, the apts are MOLD filled, the black mold that will kill you over time, you speak to the office and get general "we'll get to it shortly" about roaches and fixing the heater etc. They grandfathered past the Lead law so the piping is all galvanized and you cant drink the water out of the pipes. Place should be burned to the ground actually to make it safe, and thats dubious

i move here about two months ago and let me tell you i am not happy because Dora the manager and Adriana the asst. manager got me in here with a bunch of lies saying that they were going to fix my doors that had holes in them from all of the rooms,the stove burners were lose and it could cause a fire but they don't care i have reported this 4 times already to the manager and the asst. manager and they are just playing games thinking that i am stupid enough to believe them and their lies....also the same neighbors here get into the patios of the apartments to steal i am moving before the month is out i am tired of reporting things and complaining when the office doesn't care the only thing that the office cares about is the money they can get from the residents.....oh yeah last but not least the maintenance don't do nothing only gossip around like a bunch of ghettos it is horrible around here please don't move here......unless you want to throw your money away then this is the apartments for you !!!!

I have read all the bad post here which saddens me! I am really looking forward to moving here. Yes, this is not an A property but come on the rent is only 875 for a 4 bedroom over 1500 sq feet apartment. WOW!! Only 875? Plus it is close to the beltway, I-10, a lot of shopping, walking trails and much more! I have leased apartments for over 10 years. There is no such thing as perfection but I am sure if you are looking for a snobby community where you would pay 2000 or more for the same sq foot then these are not for you. I think way too many people are so quick to write a complaint but not too many take the time be grateful that there are still great rents out there! I am crossing my fingers I am approved, because I would be happy to live in this community! Oh and if you have nothing better to do than complain then maybe you should buy your own house; oh wait your credit may not be good enough for that... never mind!

dont hate appreciate . . .just hearing people complain sickens me. i use to manage that complex and I have to say that if you have any complain ur just biting the hand that feeds u. the apartments are too damn big y'all should be paying twice as much for that amount of real state. u have flat rate water bills in a fluctuating market and covered parking lots. what more could you all want. the apartments are too damn big allowing y'all to have multiple hard working people under your roof , but no y'all rather welcome , pot smokin, weed slanging, prostituting, loud mouthing ,previoulsy imprisoned ------- that do no good to the property , ur home , or society. you complain about the lack of attention the office gives u . . . well that's funny how they dont evict you when they should yet y'all still want to moan and groan about dumb crap. besides if most of the people got an apartment there they should be thankful they have one at all. if it were up to me i'd send them all back to where they belong .SOUTHWEST . YEAH I SAID IT p.s. I'll never forget when apt 123 said that these apartment were too ------ . that's funny she freakin black . wow she discriminates within here own people . funnier thing is that the weed come straight out of her apartment while se at work

Called and tell them to check out this site. You do have a right to complain but you need to complain to the right person~ that what makes the difference. Yes, we deserve better. Let's just start here: HOUSTON APARTMENT ASSOCIATION 4810 Westway Park Blvd. Houston, TX 77041 (713) 595-0300 FAX - (281) 933-8412 Yes the apartments are unacceptable. There is a need to have the Renters Association to address these issues. If they have already been notified then you will need to call someone of higher authority. Please see below what will need to happen. Copied from Apartment Renters Association (Go see for yourself) What To Do When There Are Problems A Renter's Guide Problems? Explain the problem to the landlord - first in person, and then follow it up IN WRITING. The manager may not be aware of the problem. If you think a code violation exists you might want to mention that. If the condition is not fixed within a reasonable time, remind the landlord again - IN WRITING. If he still does not respond, then send a letter to the landlord listing all the problems and indicate a copy of the letter (a "cc" under your signature with the name of the third party next to it suffices) is being sent to the Code Enforcement Department. Make sure to send that copy and keep a copy for your records. (An example of how to do this follows) Sincerely, Jane Smith cc: Department of Health and Safety, City of Smallville, CA cc: Code Enforcement Department, City of Smallville, CA The landlord cannot evict you for requesting a housing inspection as long as violations exist and you have been paying your rent and there are no other problems affecting your right to live in the apartment. DO NOT STOP PAYING YOUR RENT. What Happens Next? If you have made requests for repairs and have been persistent and your landlord still refuses or fails to make repairs, there are several things that can be done. Some problems may be violations of the Housing Code or Health and Safety Department in your city. Generally, serious things such as heat, water, bugs, mice, rats, etc. are covered by Housing Codes. Check with City Hall in your town or city to find the codes. NOTE: Most states prohibit a landlord from evicting a tenant because the tenant called in the Housing Code Enforcement Department. Sometimes, you can make arrangements with your landlord that will allow you to fix the problem out of your pocket and deduct it from your rent. Ask your landlord if this is an agreeable arrangement - if so, get a quote for the repair, write a letter stating that you and the landlord have agreed to reduce the rent by this amount - either a small monthly reduction, or all at once - and have him or her sign it and date it. Make copies of the final invoice of repairs, and give one copy to the landlord, keeping one for your records. Only do repairs involving heat, electricity, plumbing, water or security. Cosmetic repairs are up to the manager. NOTE: Few states, if any, allow you to make the repairs and deduct it from your rent without agreement from your landlord - do not make this mistake! You can be evicted for non-payment or sued by your landlord. If the landlord will not repair the problem, or allow to you repair it and deduct it from your rent, go to the authorities. I have been at these apts. for a little over a year. That's way too long. They promise all of these improvements that will be done,and it never happens. Not absolutely sure, but I have seen a few citations from the City of Houston on the leasing office doors. There are gunshots every other night. Management can't seem to tell you when you can expect maintanence to come out whenever you need a service call. Someone is always parked in your ASSIGNED space. I've been waiting on a service call since October 08. My rent is always paid on time yet, I cannot get a timely service call. No HOT WATER!!!! I GAVE MY 30 DAY NOTICE. I would have left earlier, but I didn't want to break my lease. Please check out a comoplex before you sign a lease. Ask tenants what do they think of the management and maintenance. After I moved in, my neighbors gave me an earful on management, and lost money orders.

The place should be sued but no one can afford legal fees; plumbing leaks and ceiling was falling through the upstairs with soaking carpet ever since I moved in just less than a year ago. Excuses always, never fixed. Mildew and water everywhere from leaks. I believe City of Houston would/has condemned this property. They will demand rent from you and tell you lies, but when it comes to taking care of tenants they offer no help. One of my neighbors had raw sewage leaking into his apartment. I had to leave due to the inhumane conditions and took pictures with me. They are all infested with roaches. A poor excuse for a "home"...The pool was always green slime; supposed to be an amenity. Gunshots and drug dealers. Again, not fit for humans.

These apartments are the most terrible apartments I have ever lived in. I have never lived any where more ------, and roach infested in my life!!!! Gun shots almost every week, cops on the property constantly. U will need a life supply of RAID Roach spray just to live there! I have twin daughters, they were constantly sick, we just moved out, and low and behold no more sickness. Not worth it at all.

I have lived here since October and I have asked repeatedly that a leaky roof be fixed in the room occupied by a small child, this roof still has yet to be fixed. Now the A/C unit leaks off and on and they have only fixed it once. Now the A/C leaks so bad that the carpet is wet, the paint is falling off the ceiling around the A/C unit and it is now leaking downstairs. The ceilings are turning brown because of the water leaks from the upstairs and I pay too much money to be living in such conditions I was told they only have one maintenance man, I am going to report this too . I like the people in the complex but it's the manangement that sucks. They won't come fix anything but they are quick to put you out.
