I accepted and moved into the Palms, formerly Waters in February 2011 on the recommendation of someone I know. Because I was relocating from another state I had never seen this complex, so I was swayed by the rental agent, who the day after I moved in was gone. The parking lot is in terrible disarray, it has pot-holes all throughout, the parking spaces themselves are narrower than usual...allowing more cars to be parked, but creating some aggravating difficulties when you're trying to get out of your own vehicle after parking next to someone else s. I have a one bedroom, one bath apartment and although it looks nice it is roach infested. Spoke to my neighbor; he says the same about his. I've reported it to management and all they do is sent a pest controller out to put down the glue drops, or spray. There are so many tenants with dogs for pets and some dogs are allowed to run free, but it seems like all are allowed to use the landscape for the dumping of their fecal matter and no one cleans it up, not their owners, not even the apartment maintenance personnel. It seems as though management personnel changes regularly and any time you enter the office those on duty address you as though you are a stranger for the first time. Just this week my vehicle was burglarized on the property and when I reported it to management they were not concerned. If I had to do it all over again, based on management and the overall attitude I would not rent here at the Waters/Palms of Kirkwood.

I dont even know where to began with these people. The man who owns the building is stiffing people for there money with all these fees they try to make you pay that aren't even part of normal late fees. They get you to do these HOA and when you give them the money order for the 96.00 it suppose to go towards you rent, but they dont do that, they pocket it, and many people they are doing this to dont know and many dont speak english well to understand their rights. The roaches are horrible, they spray and more come out, I even tried myself. No parking, I have to always park outside the gate and walk to my apartment, my car was broken into. The exercise room equipment is just for show, it doesnt work, and it's 24 hours like they mention in the ad, it closes when the office close. Although they are affordable after you finish paying all these misc fee and water, which by the way I live alone and I am at work and school all day and my water bill on average is 40.00 way too much to say I dont have a washer, then they try to make you pay late fees on water bill, you end up sometimes paying well over 600.00. I highly recommend you keep looking because this isnt the place to rent from, and I realize that it's corporate and the man who owns the apartment more so than the staff.

WELL I HAVE BEEN READING SOME OF THESE TESTIMONIALS AND I LAUGHED THESE APARTMENTS ARE REALLY NICE. SERIOUSLY CHECK IT OUT FOR YOUR SELF I THINK THAT MAYBE THE PEOPLE THAT ARE NAGGING ABOUT ALL THESE THINGS LIKE PARKING, LANDSCAPING WERE PROBABLY EVICTED OR ASKED TO MOVE BECAUSE I DON'T UNDERSTAND WERE THEY GET PROJECT FROM? MY EXPERIENCE WITH THE OFFICE WAS EASY AND UNPAINFUL MOVE IN. THEY MADE EVERYTHING SIMPLE AND PROFESSIONAL TO MOVE IN. SERIOUSLY CHECK THEM OUT FOR YOUR SELF IT'S UNFAIR TO READ THOSE TESTIMONIALS AND GO BY THEM BECAUSE THIS PROPERTY IS NICE.

i moved in last year with it was great never had a problem one of the reasons i moved in was cause of the door to door trash pick up considering that the dumpsters are far away, new management is ther know an the apartments are horrible just horrible the customer skills are not even explainable in words especially this new person there that lives in the apartments she walks like she is better than all of us!!! all i got to say do not move in before this new management they were great apartments did what they were supposed to and left us alone know every other day they are changing rules an all of that anyway myleast is up this month an i could not be more happy!!!!!!!!!!!!!!!!!!!!!!!!!ohhh i forgot to mention my car has gotten towed from here plenty of times when all the stickers are good and i have a parking permit people im seriouse do not move at these apartment dont do it,, i have to swim to get out of my apartment landscape is horrible im not over exxagerating go check them out yourself

When I first moved in a year ago manangement was very good and thorough. Well the complex was sold last summer and the tenants were not notified about new ownership/management. @ first I was very hesitant about signing another lease because I was really becoming dissatifed with the management and needs that were not being met. But after talking with the new manager @ the time whose name was Sandy she reassured me that some major improvenments were gonna take place and even offered me an excellent price if I resigned my lease. Well low and behold I did and if anything the experience has been horrible. IT's now under new mananagement again. Once again not only have the tenants not met the new manager whenever you ask to speak with her she's never there. The new manager or shall i say assistant manager Eliza and her sidekick Melba don't have a clue. Eliza lives on the property and makes more noise than the actual tenants. The renovations actually look a mess and there's always a pile of trash in and outside the dumpsters. Mold is all over the bathroom floor and management has been notified on several occassions. My lease is up soon and I can't WAIT!!!!!!
