I moved in May 2019 everything went real smooth. Linda helped me throughout the process and even after with any issues I had. The whole management team knew us and were always nice. Even maintenance. They were quick about fixing everything. There has been times my husband seen them around and just asked for hello and they came right over. I only had 3 reoccurring issues the whole time I stayed there. 1. There roach infestation seemed like there was nothing I could do to stop it. We aren't nasty people they were everywhere 2. No hot water. I had to either bathe really late at night or really early in the morning to get a hot shower 3. The air conditioner we lived on the second floor and these apartments wouldn't cool down for nothing. My bill was always over $300. I never wrote a review because they were good to us and honestly they tried and did the best they could. So renewal time came around and I was on the fence about staying. Once we decided to stay the ladies in the front office informed us that we would have to renew with the new m management company that's taking over in 2 weeks. So she said give them about a week to get settled and they can help you. I went in and talked to the new management because they sent me a letter saying this would be my new lease price and blah blah blah. At the end they decided they will honor whatever price the old property management gave me. Because they gave me the run around I decided to start looking somewhere else but then I went back to my first choice and decided to stay.Went in to renew and they told me I couldn't because I have a pit bull mix now Roscoe properties doesn't have a breed restriction but this new one does. So they said either get rid of the dog or move. It took everything in me not to curse everyone in there out. So I asked what about all these people with breed restricted pets because this is the reason why 95% of the people moved here.i was told they will have to give to their pet or leave. I told him I was leaving once my lease was up which was a month from then. He informed me that they would charge me for two months because technically I didn't give them the proper notice. I'm like how? You can't have it both ways either I leave now or you let me stay. They weren't having that. So I was forced to stay because I didn't want apartment debt and because I wasn't on a lease I had to pay $200 extra for two months. I was just so upset I was counting down till the day we leave. During that time I started to see a lot of people move out. We were the only ones on our side at one point until we moved. One of our good neighbors saw us and we told him the story he also has a restricted breed dog and he decided to put in his move out and he been there for years. Right before we moved management came to us and asked if we would stay. They would move us into a upgraded apartment with brand new appliances and wood blinds and hard wood floors. So I asked about my dog and they said she can stay as long as she's well behaved. It really didn't matter what they were offering because at that point I didn't want to be there anymore and I didn't like how they handled that situation they could've just let us go 2 months before. So I declined. They approached me twice more in a form of letters.Still declined. When I turned in my keys I told them I'm moving to a Roscoe property (the former management team) where I know my dog can stay and not be based if she's well behaved. Although they are doing a lot of improvements I'm sure they haven't taken care of that roach and rat issue. So I would recommend these apartments or Westchase at all. It's getting very dangerous over there.

Been here about 9 months and I can honestly say I wouldn't recommend anyone to rent here solely because the roach infestation is horrible. Like they are everywhere. I'm not a nasty person and I come from the country but I've never seen so many roaches in my life. It's sickening . I've tried everything. They won't go away. They keep multiplying. They're in the microwave, fridge I even found one froze to death in my ice tray. People can't live like this. I can't even invite friends over because I'm so scared that they may see a roach. I'm extra cautious when cooking because I've had roaches crawl upon me. I will say the leasing office workers are nice. They do what they can.The maintenance men are nice but not prompt. The neighborhood is ok. You may see a cop or two every now and again. I just can't get over the roaches. I pay almost 1200k to live amongst roaches. How is that even fair?

Units available 1,2 and 3 BR. I rented a 2 BR apartment for a little over 2 years. Pest control seems to have no effect. Maintenance is prompt, but extremely poor quality, for most things. Microwave installed poorly, cannot open all the way. (Incorrect size). Management refuses to fix it. The property management staff are very poor with communication, and quick to assign blame wrongly to the tenant. I have in the past had to leave work multiple times to settle simple issues due to their lack of precise instructions, not telling me what documentation they needed, for example, to renew a lease. I don't have time to leave work, in Houston traffic to get what they require but are unable to clearly say. I am currently struggling with this same management, to acknowledge that I provided adequate notice of move out, because they fired the person I gave notice to. That person did not properly process my notice, so now they are "deciding how " they want to handle this. Meaning, whether they will try to blame me again, for their own company's mistake, as an excuse to unjustly keep my deposit. They failed to adequately interview and train this person. I gave them more than the minimum amount of notice, and have been on a month to month lease (paying hundreds extra per month). The few good things I can say are: it has the number of rooms advertised. Grounds are maintained. Pool near my unit has been closed and locked for months.

I currently live here moved in Oct 2016 and my lease is up Nov 2017, I can't wait to move. The unit is ROACH infested and on top of that the maintenance team sucks. I put in 4 maintenance requests in months ago and nobody never arrived I check the website to see the status, it said work order complete. So I called the front office to complain about the matter and they told me to put the requests in again so they can send a guy to come the same day, weeks later same issue. The management team lies all the time to your face !!! Bad experience overall, I don't recommend anybody to live here. Seriously !! And one last thing if you like peace and quiet please don't even think about moving here, kids stay out all night pushing and playing in baskets!????

When my husband first moved in last May 2016, there was a roach infestation. Now I'm not talking one or two bugs, I said infestation meaning multiple and in almost every crevice of the apartment. This is highly unacceptable! Upon move in, the apartment complex is responsible for cleaning the apartment and exterminating as well. I am assuming neither was done since there were literally roaches everywhere! We then had to go through the strenuous task of unpacking, repacking, and shaking out all of his things before he could even get settled. He even had to stay in a hotel room because I myself refused to have our then newborn stay there with him and those nasty roaches! Since then, I believe Belvedere Westchase has changed management companies twice, and you can definitely tell. The service of maintenance and the leasing office staff has severely suffered because of these changes. All Roscoe Properties has done is fix the concrete and paint the stairs. I have lived here with him since February, and am still dissatisfied with maintenance and the leasing office staff, please see below for the time line I have constructed. 5/29/2017 - Called Leasing Office and received emergency operator who stated a rodent infestation WAS NOT an emergency and suggested we call the city of Houston ourselves. 6/2/2017 - Had to call the Leasing Office again (8 times to be exact until an actual person answered) because they sent no one to follow up on the Emergency call. I spoke with Linda, who placed me on hold to check and see if we called them as many times as we said about numerous repairs AND the rodent infestation. She assured me someone would be over right away to fix the maintenance issues and check on the rodent infestation. 6/5/2017 - Exterminator comes by and leaves two sticky pads, one under the kitchen sink and one under the stove. 6/7/2017 - Rasheed, my husband, is cleaning up the fridge and everything around it and notices the rodent has gnawed holes into our saltine crackers and tortillas. The rodent nibbled off pieces and pieces of both the crackers and tortillas. We called the leasing office AGAIN, Dominique AND Linda assured us someone will be out to take care of it. 6/13/2017 - The leasing office FINALLY sends a maintenance man to come out down glue traps for the rat. Meanwhile the sticky pads left by the exterminator remain in the same spot untouched. I asked why they didn't use or have rat poison, his reply was they don't want the rat to die in the walls, create a smell, and then not be able to find him. That is not my issue, we want the rat dead. 6/16/2017 - Call the leasing office AGAIN to express my concerns because I can still hear the rat. I told them to send maintenance with more glue traps. I also called because they still have not fixed the drawer that they "ordered a part" for. 6/19/2017 - I come home to find my bread, brand new loaf of bread, has been eaten through the plastic, meaning the rat is still inhabiting our apartment! I will call or go up to the leasing office in person on 6/20/2017. We are STILL waiting on the drawer to be fixed. 6/20/2017- My husband calls the leasing office numerous times to get help about the rat infestation again, and received NO answer! Roscoe Properties, I am sending this to you because you are the management company, and are solely responsible for how the leasing office staff and the maintenance staff respond to resident complaints. Having a rat infestation is a health hazard, especially since my husband and I have a one year old. The time is now 5:24pm, and I am emailing you all and will continue to do so until the rat is gone. I have also lodged a complaint with the city of Houston, suggested by the answering service lady, and they are launching an investigation because this is not the first time they have heard this about Belvedere Westchase.

Good day. The Belvedere at Westchase is the worst place I ever stayed! Roaches by the tons!.. Drug selling! Smoking weed in the yards. Kids pushing Target baskets around the complex. It's not worth the price at all. Management sucks. Three property companies has bought the place in the past year. I recently moved out after 5 years of misery. They would not give my deposit back and charged me $1299. I had a $600 deposit. Because I was a week late in giving my notice to move, they charged me $1299 and kept my $600 deposit. They charged my for repairs to the apartment. The one I lived in has never been remodeled. Therefore, they tried to charge me for repairs. They remodeled all around me and never touched the one I was in. So they charged me. After five years and never missed a rent payment, I would not recommend anyone to move here or you will be paying $900 a month for roach invested ------ living.......J. Williams

Stole my deposit when I moved out. Moved in on a short lease when I moved to Houston. June - August 2016, 3 month lease. The apartment changed ownership once while I lived there, then again after moving out. I was told they would deduct my last water bill from my deposit, and send me the remainder in a check. Finally called 2 months later and was told because they changed owners, they can't see why they took my money, just that I didn't owe anything. The woman tried to make it sound like a deal, "You don't owe us anything, and we don't owe you anything, nice and easy!". I had no animals, and had no parties and barely a friend over, so no damage to the apartment was done. Overall, I felt mostly safe, they maintenance department is actually really good and responds quickly. There is a mix of lower income, and medium income frugal people that live there. Apartment is old and smells pretty bad like smoke/rat feces/you name it. I would have considered staying because of the price if it didn't smell so bad, but I had to get out.

New management since taken over by Trinity seems not to care about health and safety of residents. Landscaping is not being done so property looks shabby. Limited access to laundry rooms and gym. Maintenance slow to repair and not knowlegable about repairing A/C units as my apt A/C been a problem since move in 4 yrs ago. They recommended I move to another apt in order to be cool.
