I'm not here to be upsetting or negative just here to give warning to tenants who may be moving out!! PLEASE PLEASE PLEASE make sure somebody from the front office does a walk through with you prior to turning in your keys and you get it IN WRITING!!!, because they will charge you for cleaning/ or whatever else and will not give warning. I found out about my charge through a letter a DEBT COLLECTOR sent me. I was surprised because I moved out a month prior to my moveout date so I cleaned my old apartment for an entire month to make sure everything was as clean as I could get it. I also made sure to contact the apartments and ask if I had any remaining balance and I was told no everything was good; keep in mind their employees don't seem to last very long so the lady I talked to 4 months ago no longer works there. Fast forward 4 months later and I receive a letter (NOT FROM BRAYS VILLAS) saying otherwise. Thank God the person from the debt collector was nice and worked something out with me, but if it wasn't for them I wouldn't have known nothing about the charge and it would've been on my credit. I say this to say don't be in such a rush to move out with Brays Villas, make sure you take your time with the move out process and have somebody from the front office walk through with you and put in WRITING that you are cleared, keep your records just in case! Everything can be handled but Not be disrespected with someone who work in office ,someone who support to work there for the community The lady (wendy )Correct the name if I’m wrong The lady who’s dropping bills Please manager and owner Verify the Attitude of your employer. This lady is 89% why people decide to move here we were 6 families from the same Agency 4out of 6 left already I’m also moving because of her , and she knows that Wherever you tell her that she’s the main reason why people move she reply I don’t care Unt6: 2 bedrooms unt 8 :3 bedrooms All this family move because of her

These 5 star reviews Are FAKE! lol the nerve! Since my LAST REVIEW (please go read it under MermaidZ) The mailboxes have been broken into, the laundry facilities don’t work, my hot water is always being cut off, there was a leak in my ceiling twice. Paint chipping in the tub. Not renewing my lease or begging them to fix stuff anymore. Fighting with them a whole year has been HELL! One thing I will say is pest control is good for the roaches. I’m noticing an ant problem now though. Oh and these do not flood. Managers are rude AF! Maintenance takes forever but they do try. Not the best at cleaning up after themselves and I’ve had to remind them to come back and finish the job ?? I think they need more help. THERS LIKE 4 guys for like 10000000 units ?? My last review: Just move somewhere else pay the extra. My apt had mold, mildew carpet, a horrible smell (that management claimed they didn’t smell until I had to notify the health department) and was not cleaned nor painted before I moved in. The anxiety of having to live in a place that smelled so bad was crazy. It took almost 3 months to get the issues resolved and generally takes a few weeks to have any minor issues addressed. the residents seem peaceful though. I havnt had any issues with anything other than management which is the worst issue to have ?? WORST PLACE I EVER LIVED

Well I moved here excited about a new start and that’s what I got at first; however, that’s when reality hit. When I was shown the complex they showed me the nice SECTION of it. Honestly now that I think back on it I should’ve did my own personal tour of the whole apartment complex. Back on track I finally get moved and and the SECTION of the neighborhood they put me in was decent I mean you get what you pay for right? When I finally moved in my neighbors were great (at first), but then the ones right beside me moved. This is where the story gets real. After my first neighbors move everything was going good (no problems, no issues), but then the problems started. I have a small dog and I kept his treats in his personal closet with his stuff( once again I will take responsibility for that because I shouldn’t have kept dry dog treats in the closet of an old apartment). The problem happened when I started noticing small bites in the corner of his bag that I kept the treats in. At first I didn’t make nothing of it, but then my friend came running in my room saying he seen a mouse (THATS A PROBLEM) I went to look and I seen a mouse run from in the closet to a small hole it dug underneath the counter. I DONT DO RODENTS OF ANY KIND, so I start to go crazy with the cleaning. I filled out several forms and went to the front office to show evidence a few times before someone finally contacted me. Mind you this is going on about 2 weeks and I have been the one doing their job. In the process of waiting I ordered some rat traps and killed about 5 mice in total. Finally someone comes to the apartment and puts up a new board under the counter where the hole was and filled in some space. That still did nothing because even though they couldn’t get through that hole anymore they found another way through the freaking KITCHEN! I was livid to see that mouse run across my kitchen floor. It still took them about a week to come look at it and even then I had to beg them every day!! The manager at the time said “they are not rats they are mice” I don’t care what it is it’s a rodent and I don’t play that. They finally fix the rodent issue and things calm down but then my new neighbors moved in and they are very loud and nasty. They were not that bad at first, my main focus was my neighbor under me who is also an animal rescuer( I have no problem with that but when you have like 5 dogs and 3 cats in a 2 bedroom apartment that’s where I draw the line). Mind y’all I have a ring on my door so I can see and hear everything. She tried my friend while I was at work and tried to say he made my dog bleed from his eyes (my dog is white) so if that were true he would’ve easily stained. She tried to take my dog until my friend grabbed him back. Now let’s tally about my neighbors next to me. They nasty, loud, and extremely inconsiderate. I’m not gonna speak on their personal issues but I will say your dog should not be using the patio as it’s personal bathroom. That’s disgusting! The look of the apartments like I said this apartment has dots good section but it also has its bad sections and I stay in the bad section where you will regularly see dog mess on the concrete, a cat melted to the cement, trash all around the area, and a terrible odor. I’m over these apartments. Move here if you have to but I recommend finding somewhere else that fits your budget and cares about you and your well being. P.S. Recently I had to throw a few of the sheets away because it had mold on it!

NOT FOR SURE WHY HOUSTON HAS SLUM AREAS................ANOTHER APARTMENT COMPLEX THAT i WENT TO MISREPRESENTED THEMSELVES ALSO. THE HEIGHTS AT POST OAKS.........THIS IS ALSO A VERY CRAPPY APT COMPLEX........FOR LOW INCOME. I AM FROM OUT OF TOWN AND NEVER LIVED IN LOW INCOME HOUSING OR APT AND EVEN WHERE I AM FROM SLUM LORDS WHERE SHUT DOWN BY THE CITY AND THE COMPLEXES TORN DOWN. CRAP LIKE WHAT I HAVE SEEN HERE WHERE NOT ALLOWED. NO ONE WANTS TO DIE COMING HOME FROM WORK. WHERE YOU ACTUALLY PAY RENT SHOULD BE SAFE AND CLEAN. FREE FROM ROACHES, RAT, AND GUNFIRE......JUST A THOUGHT............

This property is roach infested! The slum Lord steals your money claiming you haven't paid! Threatens you with eviction if you do not pay what you don't owe! Maintenance is terrible! The management staff changes so much you don't know who is in charge! This community is horrible! This is my first time renting and it has been a terrible experience! I say demolition should take place! This SlumLord is an SOB plain and simple!!

Did I fail to mention they did not clean the carpet . One half smelled like urine and the other half had red stains . With dead roaches everywhere. When they charged for pest fees . They’re very unprofessional.

This apartments are full of mices , you don't see roaches but you do see this disgusting mices running around the apartment . They also have a lot of spiders . We have catches around 20 mices I'm not kidding . And since the apartment complex dont really do much to take care of this . We catch them and throw them inside bags outside their office . They need to do something about this . Specially if you have kids like me . My kid is always telling me mom there is a nice around my toys and is pretty scary .

I have been living in sandpiper apartments for a year now. This was my first apartment and I truly regret making the decision to move here. Everything was nice for the price which is why I gave it a chance. Starting from day 1 when I first got my keys, I opened my door and roaches was everywhere, literally. The closet had a earring on the shelf, it was dead roaches on the shelf, like they didn't even clean the apartment before they rented it out to me. The roaches is a BIG problem here. You can call the office for extermination, you can do your own extermination but they do NOT go away. These apartment has a infestation. It's stray cats everywhere and in particular in front of my door, contacted the office about the cats and they told me it's nothing they can do, call animal control and gave me the phone number. Let's not get on the maitenance, they suck! They never fix anything, starting from my floor getting wet everytime it rains very bad. I called the office about the issue more than 10 times. There has been a hole in my wall for over 6 months and everytime they come, they patch it up, my wall was leaking so they had to get to the pipes in the wall but never repaired it, it continually kept leaking and I guess the office got tired of me calling and the maintenance guy put a cardboard box on the ceiling. Parking is horrible, please don't come home after 5. You will walk a mile to get to your apartment. The front gate is never closed, anyone can enter. Please stay away from here, my boyfriend has been robbed at gunpoint, and there was someone shot right outside the gate. Don't make a mistake. Move somewhere else, there's other apartments on this side of town for reasonable prices!
