i have live in these apartment going on six years, and now i am moving asap. The staff is changing but the crime rate is terrible. I have had my apartment broken into twice and my car once, and my friends car was stolen right out of the parking lot. this is a waste of time until drastic changes are made.

We lived at Carriage Hill for only 7 months but in that time it went from so so to beyond bad. Every time it rained our apt. got water inside that lead to mold and mildew growing in the carpet. Both my husband and I were bitten by Brown Recluse spiders as was the prior resident who had to have upper lip reconstructive surgery and is suing the apt's for big money. We were promised over and over by the 3 managers that we had in our short time living there that they would put in some in ground drainage to prevent the rain from flooding our apt. instead they turned it around on us and tried to evict us of which they failed in court to be able to get the judge to agree with them. Never in my wildest of dreams did I ever think they would have lost our lease but obviously they have as we have 23 dogs of which we put up $800 in pet deposits on they claim the dogs never existed nor did we pay any deposits for them. Of course I have a Pet Addendum for each dog (their own lease) that includes an exact description of each dog all the way to their names and weight and it lists how much deposit was required. On top of this they hand wrote us on a receipt pad a receipt and listed exactly what it was for. Now we are taking them to court as the last manager whom I heard is now not there and who got up in my face on several occasions called me a B***ch and hung up on me after telling me we have no more deposits up and if we feel we do then we need to talk to our Atty. Of course I did just that and now a lawsuit is in the process of being filed on them for all our damages plus our deposits back. We left them an apt. cleaner than it was when we moved in other than the mold, mildew ion the carpet and oh of course all the live termites they know of but are ignoring and have not told the new resident of either . The new residents also have had to rush their young child to the ER for a spider bite but so far we do not know anything more on that. So if you want to pay money have your money embezzled or flat disappear, receive eviction notices for something you have no clue as to what they are trying to say, have water inside when it rains and be bitten by spiders not to mention the nightly gun fire, car thefts day or night, car vandalism, drug dealers in the laundry rooms then go ahead move on in you will fit right in. In the end they ripped us off for $400 in pet deposits they have claimed we never put up yet we have receipts for. Even with the documentation of proof of putting up $800 in total for 2 dog pet deposits they say we never did and have stood fast by that and refused to refund any portion back to us. They also charged us $600 in people deposits and told us after we were forced to move out they never charge that for any apartment yet they did and we have receipts as proof. They are out to steal your money and not take care of the residents there. They know we no longer have a car and we also do not have the money to fight them in court for the refund they owe us so they are taking full advantage of this and not refunding deposits back to us they are supposed to by law.

HI<br> Please dont move in this aprtment. CRIME rate is very high and after dark there are peopple here with gun romaing inside campus to rob. I know atleast following incindents recently.<br>1> murder in my near aprtment.<br>2> car brokens and stolen<br>3> gunes robberry<br>4> breaking houses<br><br>Maintaince sucks.<br><br>staff is horrible.<br><br>i strongly recommend not to move here.

If u are disgusted with life, family and want to end ur life, do not worry. Donot think on suicide.. others will not get even life insurance!.<br><br>Welcome to Houston's #1 place for shootout and theft at gunpoint. Take a stroll in parking lot at evening / night. I assure you, you will be reserving a ticket for hell (heaven is now crowded already with many innocents from Houston). <br><br>Appartment people are least bothered as it is daily news here. Unless they see a deadbody, it is a minor issue. Car breaking, theft and gun point robbery is common.<br>If u want to participate in these daily action, there is no other place but visit Carriage Hill. SATISFACTION GUARANTEED!.

I have lived here about 5 years. We have good nights, and bad nights. I believe no matter where I go, there will be noise, theft, and criminal activity....people we are in Houston!

i lived here for a year and would not reccommend it. My husbands car was broken into, a couple of my friends were robbed in the area, and people play music really loud while you're trying to sleep. I was scared to walk up to my apartment when i got home from work at night. The staff is not very helpful or friendly.

I've lived here for about 3 years and its been going down ever since. My car has been broken into. There are people outside hanging around at all times of the night. When you put in a work order request, you may not see anyone for a few days until you go back up there and complain again. The rent that I'm paying is not worth it at all. For the same amount, I probably could find somewhere else cheaper.

I HAVE BEEN HERE FOR TWO IN A HALF YEARS AND OF COURSE NOWHERE YOU GO IS GOING TO BE PERFECT BUT SO FAR IT HAS BEEN FOR ME HERE AT CARRIAGE HILL.

Dont move here unless you want your car stolen! My brothers car was right outside our apartment-and we lived basically next to the office in the front-and was stolen and NO ONE noticed. I heard that one guy got robbed in the laundry room. Teens were outside smokin pot and one lady didnt obey the leash law- which got my dog attacked. They are outrageously priced and unsafe. Parking is ridiculous and the loud music and management was BAD BAD BAD! We had NO A/C for a week and when we had to go out of town for a family emergency we came back and out electricity was turned off but not by the electric company but because the breaker was turned off. We ended up moving- I was not about to bring my newborn back to that place! The garages we rented weren't even cleaned out before we got them!!!!

This rating was written by the manager. Look at the Woodborough ratings and on the same day (as the things are changing around here rating) by an anonymous person, there is almost an exact comment. <br><br>To the manager: If you expect people to respect you, then you need to exhibit respect first. Why are you writing false ratings and pretending to be a resident. I know for a fact that YOU DO NOT LIVE ON PROPERTY. So why are you faking and trying to make yourself look good? <br><br>If you want to make yourself look good in the eyes of the residents, please take care of our issues. Our work orders are NOT done in a "timely manner" (the same phrase used on both fake ratings by manager) so stop lying and take the time to address our issues. In addition, on the comments you made that were true (new fitness and pool furniture) THE NEW MGMT WAS NOT THE CAUSE OF THAT. The newest manager spends her time being SNOBBY to many residents instead of getting anything resolved. Don't take credit for things you did not earn. <br><br>To any people possibly considering moving here: <br>You really DO need to research the crime rate and consider the possibily of it increasing. I don't think a bullet proof vest is needed (as stated for Woodborough), but I do think that people should have a reasonable grasp on the TRUE crime that occurs. Cars are stolen on a daily basis and the local cops and residents have told me about the major increase in gangs and violence here. <br><br>And the manager really is the person posting the "good" ratings. If she is misleading people in this way, then any avg person can see she is misleading in many other ways too. My major issue with management has been the gates and a very inconsiderate manager. <br><br>Don't rely on the manager, speak with her superiors for major issues or consult the leasing or assistant manager. AT LEAST they can help you with minimal concerns in a decent way. She was so rude to my neighbor that even I am moving at the end of my lease in July! Residents will tell you themselves how horrible her attitude is! Avoid her if possible!!!!
