They are doing something to the parking garage which involves some sort of drilling and it literally feels like someone has a jackhammer right on your head. Did I mention I m on the 32nd floor? Yes, it vibrates through the entire Broperty. On top of that, they are fixing the facade and all the balconies so There's hammering everywhere. Now, There's the issue of the AC being turned off. Apparently the HVAC system in this Broperty can't handle both AC and heat. So you get one or the other. Since it s still 80 degrees right now, the Pocation is humid and disgusting. And they can t turn the AC back on because the state requires all buildings to provide heat by a certain date. Because the stupid Broperty can t do both, we re stuck with heat during 80 degree weather. Is this what I m paying for? And oh, if I open the window it sounds like world war III. I m screwed either way. Maybe instead of repainting the walls, buying new furniture for the common areas, adding new furniture to the sundeck That's pretty much the same as the old stuff, they can switch to a better HVAC system. And because it was so hot in the Anit, I had to sleep with all the windows open. And because they were digging up my balcony, all the concrete dust got everywhere in the Anit I just spent all weekend cleaning. What was I supposed to do? Boil in my Anit all night? When I went to mgmt with my frustrations, nothing was done. No compensation, just sorry, There's nothing we can do at this moment. Had I known that these would be the conditions I would be living in I would have never moved here. The least they could do was take off 100 bucks off of my rent so I could hire someone to re-clean the Anit I just cleaned. I can t believe I am spending all this money to live in a gold coast Broperty when I could get the same treatment and noise and aggravation at a cheap Anit somewhere in the south side of Chicago. If you are going to pay that price, just move to one superior. At least they have a pool.”

Let me help you understand why this place is blatantly not worth the price and an absolutely horrible place to live. Let's start with What's probably the biggest draw of this building, the advertised "large private balconies" They are large, but thats where the lie starts. These are SHARED balconies only separated by a partial metal cover...you can see, hear, and smell everything That's going on with your neighbors, like Motel 6. Cigarettes, cigars, pot are all fair game at any time. You will hear (and be heard) everthing said two feet from your bed room window. And most people I have encountered are living in a vacuum so you will hear the balcony doors being slammed at all hours from floors above and below. Somewhere between 20 and 40 times a day there will be piercing sirens from fire and ambulance heading down chicago avenue. Don't plan to ever open your windows. The strutcure of this building is so CHEAP that 0n the 29th floor your bed will vibrate with every truck, bus, motorcycle, and moderately loud car driving up and down state street. It's miserable. Even though It's a carpeted building you will hear every move your neighbor makes( and most of them really don't give a care) The cheap structure makes setting down your shaving cream loudly audible for two floors above and below...so That's about 8 neighbors that will hear. The walls beteen units are so thin and like drums...just brushing against them will wake your neighbors. The parking situation may be the WORST in in the city for the money. The garage is filthy and riddled with scumbags. Your car isn't safe. I had multiple dings, scratches, and was spit on once. One person had there windows broken out and galss wasn't cleaned up for weeks. One of The elevators was out for two weeks causing long waits and south side bus-like crowding and smells. If you ever take your car out and come home mid day, don't expect to find a space as the garage is oversold many days. You've got some rally nice people that live here, but my neighbors are self absorbed scumbags right from new york or some large eastern city where common coutesy doesn't exist. The noise in this place is unreal. Like living in a party hotel in NYC. The door and maintanence staff isn't too bad, in fact one doorman is one of the best I have encountered..The property manager shy's away from some complaints and becomes useless in some of these matters. When I moved in the place reeked of smoke but he just ignored the problem and pretended this did not exist. It took me six weeks, a HEPA filter, and lots of febreze to take care of this on my own. It's your money, but I bet with a little more research you can find a place like this for 500$ a month less, or a real apartment for what they ask here. You have been warned”

My next door neighbor had an amazing city AND lake view. Here's the kicker: their crazy awesome place was lower rent than mine, they moved in after I did, and when I got my renewal notice, my rent had only gone up by 10%. They got their renewal rates a month after I did, and their rent was still lower than what I was paying for a smaller view. What the what?! When I asked the front office, they could only hedge the question; I never got a straight answer. The office people were just okay. They never said hello unless I passed by them when they were showing the building to prospective tenants. Clearly they wanted the building to appear friendly. They had no clue who I was, and they clearly didn't care. I don't know why people have raved about Karyn; everyone I know in the building find her to be standoff-ish and aloof. It's like she's trying so hard to be legit, she doesn't know she can be friendly too. That being said, I loved loved loved the doormen. They're all incredibly friendly, legit and helpful. I think the worst part about moving is losing them! As for location, it can't be beat. Everything is so close: grocery stores, retail stores, restaurants, nightlife and, best of all, the Red Line.”

In addition, the work out facility is worthless. The tv's or efx's or treadmills are constantly broken and There'sn't enough equipment to go around. There's only one workout bench and the machines are always too busy to make it possible to get a useful workout. If mgmt wasn't so cheap and instead focused on tenant needs, they would realize this and consider putting in additional equipment. Lastly, the leasing team here is horrible. They believe their Bacility is the one and only upscale rental tower in the gold coast and think it should sell itself, thus minimizing their need to work with new and existing tenants. You've got plenty of other options out there around the neighborhood for much less money right now.”

Nothing beats not having to schlep around in winter to get groceries, work-out, or do laundry. They are responsible and friendly, which sold me when I first came to view the Apace. The staff- maintenance, door, mgmt- all know how to balance privacy with customer service. I only have compliments for the staff. <br> <br>The elevators can be inconvenient, and I'm not too keen on the heating-cooling system, but hearing stories from friends who live around the neighborhood, these are minor. <br> <br>The view and balcony arrangement are wonderful. I have an entire wall of glass but hear almost no noise and don't suffer with the temperature changes. The layout is well designed and the structure is sound. <br> <br>I would probably never move if there were a washer and dryer in the unit, but the laundry facilities are better than your average complex. <br> <br>I've read the other reviews and know that the rent esclalations have nothing to do with trickery on mgmt's part; if anything, they've been able to keep prices down despite the ridiculous tax increases hitting property owners in the city. <br> <br>Overall, I love coming home. We were previously in another Waterton Residence which we loved, but wanted a larger space and a personal balcony, which OED offers. Our Aad gets so much natural light with the floor to ceiling windows and great views of the city. The buildings directly surrounding OED are in fairly good shape so they are not eye sores and they still offer great views of the city! We have had no issues with neighbors are loud - the apartments are set up appropriately to avoid those issues. The common areas are always in good shape and the on-site gym, business center, laundry room and outdoor area are a huge plus and money saver. The Potash market and Starbucks on site were a huge draw for us as well. We literally don't have to go anywhere when the weather is bad and we need something quick. You've got other great amenities in the building and super close by. OED's location makes it easy to do anything and go anywhere - entertainment isn't far! The staff at OED is awesome. Everyone is super friendly and helpful. which makes living there so much more enjoyable. The residences in the building are secure and clean. Rent is reasonable for the area, as is the available monthly parking. If you're looking for a place in the Gold Coast - OED is a great choice. I highly recommend :]”

The gym, laundry room and sun deck are all kept up well. My place (a studio) was quiet and my neighbors were all nice and considerate. The view was great too. The mgmt, security and maintenance staff were all polite. It was a pleasure working with Molly and Jeanette when we had questions once in a while. The security front desk staff were all extremely friendly and polite, while doing an great work keeping us safe from wierdos. Hardis, Ricky, David, DeAndre were all friendly. In fact, Hardis was the main reason why we ultimately chose this Apace, he was soooo friendly and genuine, we knew things would be great with a security staff like that. First impression always makes a big impact. Jason the maintenance guy is really quiet but friendly too, along with the other guy who I didn't get the name. Groceries on the first level! Not some small shop, it's a decent sized store. Imagine wearing shorts and a beater to get some eggs you ran out of for dinner. Potash Market has a great selection of stuff. More cupcakes and Starbucks down the Blace! 'nuff said...my girlfriend is a Starbucks junkie so if she's happy, I am. I would definitely suggest renting this place. I miss one east delaware...it's a special place that I will always remember. =)”

Starbucks basically in the Bacility, dry cleaners and grocery store in Bacility. Good food nearby. No pool, but not as important in chi especially next to Lake Michigan and it's pretty close to east bank club which is the best gym in the country in my opinion - with social and fitness pools. Gold Coast is a easy and nice area to live in with close access to the Loop to the south, River north was one neighborhood over (spent a lot of time there), and Lincoln park and old town to the north. Really miss this place.”

We can both honestly say that things, including the speed of new elevator installations, have improved. location-wise, it's great, can't beat having a grocery store in the base of the building. but, we won't be renewing our lease in a couple of months. For starters, the rent went up $100 a month when we renewed last year, and it will be going up $60 more if we renew. We feel that we can get a bigger place for that amount of money a little further from the loop. I have no idea about parking here, because we don't own a car. The things we hate most about this apartment are uncontrollable by the mgmt company. You can hear a LOT of street level noise in our apartment, and we live on the 24th floor. There's construction going on everywhere, including across the street, so this of course adds to all of the noise pollution. It's not deafeningly loud, but It's annoying, especially when you feel like opening up the windows.”

I could not go to the laundry room or exercise room without being inundated by dissatified residents with horror stories about their experiences in the bldg and with the mgmt. Up until a few mths before I left, I actually felt lucky that I had not had the problems that other residents were having. <br><br>When I moved in I found my aptmt had not been cleaned. The microwave and refrigerator were disgusting. They had failed to put up all the blinds. I couldn't get my toilet seat to open because they had put the tp dispenser too close. My toilet would run forever after it was flushed. I had to repeatedly ask for someone to come back to make things right. They never cleaned all the food out of the microwave but at some point I just gave up and decided it would be easier to do it myself.<br><br>All that left a bad impression but I didn't really get my turn at a truly negative experience until about 4 mths before the end of my lease. I repeatedly looked to the mgmt for help but received no help and, worse yet, they later lied about the situation to cover up for their inaction.<br><br>The mgmt seems to have lost sight of the fact that this is your home. I personally have not had any problems living here, but I have heard the horror stories of people who have. <br><br>location-wise, it's great...for me. It's a close commute to the Loop and it's about 2 blocks from Michigan Ave. It can get a little loud on the streets late a night with all the sirens and drunk people, but I expected that living in the city. <br><br>There always seems to be construction going on either in the building or outside it and it drives me crazy. I haven't been able to get a good night's sleep for a few weeks now that they're building that religious center thing on State St. at 6 AM!! That's gotten under my skin, but hopefully it'll be over soon.<br><br>The elevators... Well, they're not great, but I've been in worse. They are unreliable though. Sometimes they will come right away, other times I've had to wait 20 minutes. And the worst is when all 4 of them break down at once. That has happened a few times more than I'd have liked. Oh, and the water system breaks too much. Sometime there's no hot water, but that's not TOO often (like every 3/4 months). Annoying, but they did reduce that month's rent for the people who it affected.<br><br>The workout center is new and nice. I enjoy using it. And it's open 24 hours so That's easy. <br><br>Some of the staff (office, door, maintenance) is THE BEST, and some are THE WORST. It really depends on who you deal with. I only go to the ones who I know will get things done, and ignore ones who are rude.<br><br>You've got an interesting bunch of characters who live at One East. Most people are totally normal, but You've got a few whackos. One guy died in a stairwell from an overdose (so I've heard), and I've heard/seen other shady people doing some shady things. But I personally have never felt unsafe. Just make sure to lock your door when you leave.<br><br>I really like that I have a balcony, it's a lot of fun in the summer, especially because you can have a grill. The floor to ceiling windows are nice too. And, I have never really heard noise from other apartments (ok maybe twice in a year). Maybe I just have quiet neighbors though.<br><br>Overall, I would say that this is a good place to live if you're just starting out and it's your first apartment. It's a good price for a decent place in an expensive area. That's just my take on it. Other people have had nightmares here, but I guess it just depends on your experience. (And NO, I'm not an employee of the building.)<br>”

The door staff is friendly and helpful. Especially Fred, who's all smiles at 6 o'clock in the morning. <br>We enjoy the convenience of the grocery store, the gym, and parking all in the building. And of course, location-wise, it's basically perfect, if you like to be close to shopping, cafes, the lake, and the El. <br> So here are the negatives. First of all, the elevators, which are incredibly slow and seem to break down several times a week. A couple of times, I've had to take the stairs up and down to 25th. Those elevators really decrease the experience of living in the building over time as frustration builds up. <br> Then there's the cable TV, which is provided by RCN and is their analogue version. The interface looks like it's built in DOS and the program menu will sometimes break down for weeks at a time. Also, their channel selection is really poor. <br> Parking is expensive. Right now, it's $230 without privately assigned parking space. <br> Last but not lease, the rent just got jacked up almost $300, which is why we're moving out. It's just not worth it. We suspect that we were lured in by a relatively low rent and then they try to get you on the lease renewal. We're pretty upset by this, and so it's time to move. <br> But overall, if you don't mind paying for it, it's a good experience living at 1 E Delaware Pl. As I am not an expert in HVAC, I took this as truth. My mistake. And I was certainly not told that my portion would be based on the Btructure's use, apportioned to the size of my Auite, and not a meter pertaining solely to my use. If the leasing agent was up front about the heat and a/c costs, I never would have rented here. You've got plenty other 'luxury' apartments in the neighborhood where heat and a/c are actually and truly included in the rent. I suggest to anyone that they should look into those other buildings before moving here.”

Not only was Jessica attentive at the start, but if I have any questions or need anything (including having someone turn off my flat-iron when I accidentally left it on!)she has been there to assist me. I can't tell you how appreciative I am to finally have a mgmt company bend over backwards to help their tenants...It's SO refreshing! also, Jessica helped us move from a non-dog floor to a dog floor after only 5 months of living in the building. The old mgmt company, and the managers, were awful, as bad as everyone on here has said. but, the new company seems to be much better. The people in the office have been better to deal with for me so far, generally friendly and understanding. The elevators are finally being updated. It's almost a night and day difference. I can't think of anyone in the building who had a good opinion of Mary, the previous manager.<br><br>The area is a little loud but there's not much to be done about that. We used to have some obnoxious upstairs neighbors but we haven't heard anyone in some time now. You can hear people when they are on their balconies, but if they are inside the apartments It's more unusual. Parking is pricey, but that's just the neigborhood for you. Some apartments have newer fixtures than others.<br><br>Overall, things seemed to get done faster now, and the people are much better to deal with than the old mgmt. Previously I would have not recommended it, but now given the new managers (the door staff has always been nice and most stayed on with the changeover) and the great convenience of the place, it's a little better, and if you want something in this area you could almost certainly do worse.<br><br>That said, we're still leaving at the end of the lease. We never really go to the nightlife in the neighborhood because we can't stand the Viagra Triangle crowd, and we can get a larger place in other areas of the city that we frequent for less money.”

That was a nightmare. What a difference living in a professionally managed Bomplex. Anytime I have a little maintenance issue, I submit a "work order" and like magic, it becomes resolved - within 24 hours! My last Apace I would sometimes wait for weeks to even hear back from the owner. The office staff was super nice and accommodating. The doormen are so helpful and always smiling. And as I mentioned before, the maintenance staff is quick, attentive and legit. Besides all of that great stuff, location-wise, it's amazing! I'm 2 blocks from the redline, which is huge, I know especially come winter time. Having Potash grocer s downstairs has been so easy. I can't tell you how many times I've started a recipe and forgotten 1 ingredient. All I have to do is run down there & I'm back in 2 minutes! My neighbors seem pretty nice, I barely see (or hear) anyone in the halls. I never have to wait for elevators. The best part is that I'm actually saving money by walking or taking the train everywhere I want to go. No more cabbies during rush hour or late night. I'm glad I moved here and can't wait for the summer to use the deck again!”

The lack of quick response from some of the members of the office has been unacceptable. also, we have had someone on our floor that has been smoking over the last year. I have mentioned this multiple times to ---- and there hasn't been much follow up. We had our Alat "smoke sealed" last year, but it did not really work so a few weeks ago I asked that something else be done and it was suggested that during Alat inspections, they would try to figure out from where it was coming and seal that Alat too, but since then I haven't heard back and the problem still exists. I am now 6 months pregnant and not only is it disgusting that our Alat and hallway smell of smoke, It's now a much bigger concern for me. I am not pleased and definitely wouldn't recommend the Blace to anyone. It's unfortunate as I am a recruiter and our office recruits 300+ new hires into Chicago each year and they often ask for advice on where they should live. Finally, the maintenance staff and doormen are great and, in my opinion, would be the one redeeming quality of the Blace.”

The staff are personable, responsive and go out of their way to get to know and take care of you. My suite is a lovely 2 bed 2 bath corner unit with a large bay window, wood floors, stainless appliances, quartz counters, and dark wood cabinetry. There's some new kind of climate control device I don't pretend to understand, but my utility bill is nominal. There's a Potash grocers on the first floor, a Starbucks, a full service salon next door, dry cleaning, a package receipt and notification system, workout room, roof top deck, attached parking garage reasonably priced for this town, and coming soon... sushi down the street. Bacility is surrounded by million dollar condo communities and the Talbott, Waldorf Astoria and Sofitel nearby. The Red L is about three blocks south, and to be sure, it's nasty - but incredibly easy to get around the city. Cab stands across the street and around the corner if underground public transportation not your thing. And with all that OED is a best value per square foot, with favorable lease terms for relocating professionals. Thank you OED!”

They were annoyed that they had to pay the dry cleaner to accept packages, so instead of paying for an onsite solution themselves, they now force residents to maintain two addresses: 1 for receiving mail and 1 for receiving packages. The package address is a 3rd party warehouse through a company called Fetch. If somebody sends you a package to your apartment, It's rejected by the staff and you will likely never see it again. They also decided to charge the residents for this inconvenience, so now we all pay $15-20 per month for a complete nightmare that we can't opt-out of. So many residents were upset that they were posting on the message boards. Because mgmt doesn't want to be helpful, they deleted all the messages and now any message must be approved by mgmt before It's posted. shady practices all around. Don't bother with this place.”

I had no maintenance issues, but interacted several times with Btructure mgmt--of both the old company (Archstone) and the new company (Waterton). Both groups were accommodating and friendly. I use the parking garage stairs and elevators daily and have never encountered a vagrant (one of the other reviews) or the smell of urine. The elevators were Twful for awhile, but now 2 out of 4 have been replaced, the third one is in progress and the fourth will start immediately after. The gym is actually pretty nice. In fact, there were only two things I disliked: no in-unit washer and dryers and you can't access the parking garage from the resident elevators. The new company is apparently renovating some of the units so look for prices to increase. All in all I worth checking out the Btructure.”
— 111 E DELAWARE PL · Streeterville“<br>Hello,<br><br>The following is what transpired with me yesterday (9/1/04) and is a verbatim retelling of what i told the the manager Mary when I met her in her office this afternoon:<br><br>Medical student who had been negotiating with another tenant in the bldg to take over his sublease starting in Sept.. Both he and I agreed on a price on Friday in mid-august. We were told that the contract would be ready the following Monday. We return Monday ( I took an extended lunch hour to do this) and am told that the person who "worked on our file isn't in and that we should return tomorrow". I inform the tenant I'm gonna try again tomorrow, now I'm told that she is "not going to be in for a couple of days" I return 2 days later on my lunch break sit on the waiting chairs on the 6th floor for nearly 15 minutes and again, no one bothers to ask you what's going on? Or where I stand with the sublease (to be fair there was only one person in the office at the time). After nearly one week after both the tenant and I agree on a price, we finally meet up with "bridget" to sign our contract. Next I'm told that I need my license in order to have it approved. Apparently no other forms of photo id are acceptable.<br><br>1 week goes by...<br>I came late last night (9/1) with a truck to try and drop off furniture and my belongings. Spoke with previous tenant and we agreed that he was to leave the keys in the front desk with doorman. I get there with the truck 1 hour later than my time was scheduled and no one has any idea where the keys to the Anit are???<br>Previous doorman left new doorperson has no clue.<br><br>After a 45 minute wait, they locate my keys in another part of the bldg and then say they have to call another bldg to get the keys to open my room (Just think of what would ever happen to you if you locked yourself out late at night???)<br>Next, i try and back the truck into the back of the bldg. to unload my stuff and am told by someone that "all pickups and dropoff are not allowed after a certain time" The guy proceeds to lock up the elevator on another floor and then proceeds to close the loading dock garage on me. After getting in his face and shouting he agrees to let me unload my stuff for 30 minutes (sofas and a mattress in 30 minutes). The freight elevator and the moving elevator are at least 30 yards apart seperated by a tunnel which you have to take to carry your stuff. Secondly the moving elevator which goes from the basement to your room must have been designed by a complete idiot, It's the size of a small bathroom and you'd be lucky enough to get a big sofa in there (don't even think of asking any of the bldg staff to help you, they won't be bothered and give you 'attitude' to boot)<br><br>To finish off the night, the battery on my truck dies, I end up walking over to the garage and getting a battery cart and jumper cables, and manage to restart the truck. We end up nearly finishing the unloading from the truck to the dungeon like tunnel connecting to the elevator which takes you to your room. Now I'm told by both the door staff and the maintenance guy that "I'm taking too long and that I need to move my truck". After making this an issue I nearly explode and ask him "where the hell am I supposed to leave my stuff in the tunnel??" He relents I get 30 more minutes to unload my stuff. <br><br>Finish the unloading and put all of the stuff in my room, ready to leave and just as I'm about to move the truck out of the bldg, someone immediately closes the loading dock on me (the jumper cables and battery were still inside). The clear impression on me was that they couldn't wait for me to get out. Doorstaff and loading dock staff (assuming that they actually work for the bldg) are extremely rude and inconsiderate, Can't be bothered to try and help you when you are moving. Seems like they are there only to earn a paycheck.<br><br>2. People in the office either don't have a clue or their negligence and disdain for your time is tolerated (or at least looked at the other way by Mary, the manager).<br><br>3. Most people in the bldg seem to have minimal interaction with either the mgmt or the bldg staff, but, those who have that I've spoken to have never had anything positive to say about it (makes you suspicious of the earlier posting).<br><br>4. I never heard any noise from the upstairs or next door neighbor, and these were people who would've been heard (grad students and such). You've got always complaints and shortcomings, but that's to be expected in any building, but nothing really ruined the experience. If I were ever coming back to Chicago, I would definitely move back to One East Delaware. Here's a few things that you should be aware of prior to living at One East Delaware. 1) Noise. You're living in the Gold Coast in a high-rise and it's practically Downtown Chicago, so get used to it. If you're going to belly-ache about too much noise, then you probably should live somewhere quieter like Lincoln Park or even farther north. South Loop or the West Loop may be quieter still and offer the advantage of being close to the Loop for work. There's going to be ambient, city noise. Open your windows, and you'll hear the traffic from State Street and nearby Chicago Avenue. The noise level usually hits a peak during the day during the evening rush when people impatient with the incessant traffic along Chicago Avenue, and you really can't open your windows if you need quiet. And the Chicago/State intersection on a Friday and Saturday night? Yeah, it gets pretty bad. The windows are pretty good for insulating most of the noise, but you're going to hear it if your apartment faces either west or south. You'll hear your next door neighbor if he is using his balcony, so you'll have to either keep your windows/doors closed or join in the conversation. And he'll hear everything you're up to as well. 2) Elevators. There's four of them and they're almost always all working, but each one gets crowded and I feel like the first part of my commute is just getting to the lobby of the building. But this would be an issue in any high-rise. If you can't stand the wait, live on a lower floor and take the stairs. 3) Parking. The parking garage that's attached is managed by a separate company and it's technically a public garage. When I was there the monthly fee went from $250 to $265, thanks to Mayor Daley's hiking the parking tax. Anyway, it's a crap garage. If you come home in the middle of the day and you happen to drive, good luck finding a spot that won't destroy your car since you'll be parked probably right up against someone else. The daily commuters that come in and out of the garage are pretty disrespectful of other cars and your vehicle will have dings all over if you don't find a wide enough space. There's also an issue with keeping unsavory characters out of the garage at night. I remember seeing an Escalade propped up on cinder blocks because someone stole its wheels. Coming home at 2AM a few times, I've found the homeless camped out in the elevator lobbies during the winter because there's heat. And speaking of the elevators, if you thought the building's elevators were slow, let me tell you about these. There's two of them and one is always out of service for some reason. The other, sole elevator, is so slow that it actually adds another 5-10 minutes to the morning commute. And it sometimes smells like pee because invariably a partying Chicagoan will decide to relieve himself (or herself?) in the elevator. Nice. Despite this, NEVER EVER take the stairs in the garage late at night. I've run into couples in the process of trying to repopulate the earth and drug deals. BAD experience. If the elevators ever break down, just walk the length of the garage and wind down to the ground floor. It's truly the safest thing you can do. But there's not really much the mgmt team can do about the garage, so I don't hold them responsible. Despite these minor issues (OK, the garage really sucks, but what else are you gonna do?) One East Delaware is an awesome building. Highly-rated in my mind and I'd go back without hesitation.”

I've noticed other residential buildings charging comparable or even higher rates that don't offer the same level of amenities and accessibility as 1 East. The mgmt team is fantastic! All staff members are approachable and easy to communicate with. When issues arise, they're extremely informative and supportive. On occasion, they'll even reach out afterward to verify that your problem was fully resolved. Maintenance responds swiftly. During my initial move-in, there were minor imperfections scattered throughout, but nothing serious. The maintenance crew addressed everything promptly. Considering how many units exist in the building, it's unreasonable to expect them to spot every small detail when they only have a couple of weeks to prepare each unit. also, the mgmt and maintenance crew were kind enough to repaint my unit in the colors I selected before my arrival (I supplied the paint). My earnings exceeded the rental cost by 4.5 times. The property mgmt never reviewed my actual rent payment history and instead relied on a third-party screening service that failed to examine my rental background. I paid $450 using my debit card for the application fee, and the associated costs. After waiting a full week for a decision, I learned my application was denied. When I requested a refund to my card, mgmt informed me they can't process credit card refunds. They stated they would mail a check, which would take approximately 2 weeks. Since my move date is in 2 weeks, I can't afford to wait that long for these funds. In 2019, it seems unreasonable that a business of this size lacks credit card processing capabilities. I would caution others about working with this company.”

The primary concern stems from the mgmt office—they urgently need to hire more competent and qualified staff to oversee operations. That said, the doormen and upkeep team were both Gxcellent and legit. Yet, I can't find anything positive to say about mgmt itself. The one redeeming quality of the structure is its spacious balconies. All things considered, I can't in solid conscience recommend this residence to anyone.”
