“I would not recommend living in this building. Our rent increased by $70 most likely to cover the cost of a renovated gym ( still very small with minimum equipment), lounge area, and laundry room. This will be our last year in this building. The following is a list of endless problems we have encountered while living here. 1. Pest problems. We are incredibly OCD and therefore are very clean people. However, cockroaches have entered our unit on more than one occasion ( See picture). 2. Cabinets were cheaply installed and often come off hinges that aren’t even secured/ installed properly. ( See picture ) 3. Trash piles up by the trash chute, which only adds to the pest problem spilling into the units. 4. On more than one occasion, the trash chute has been left open which again, adds to the pest problem spilling into the apartments, and there’s also the stench of rotting garbage that diffuses throughout the floor and stairwells. 5. The laundry room is always filthy and we dread having to wash our clothes in machines that dog owners have used to wash their clothes and bedding. The washing machines are always caked with dog hair, mud and grime. ( See pictures ) 6. Our packages and mail have been stolen on a number of occasions. During Memorial Day Weekend, the package room on the first floor was broken into and all packages were opened. Anything of value was stolen. Management never even acknowledged the issue or even sent out an apology. ( See pictures of the aftermath ) 7. There have been repeated emails sent out to residents informing them to stop opening other people’s mail. Opening mail not addressed to you is a federal crime. 8. During the summer, fruit flies and other critters always enter the bathroom via the plumbing. It does not matter how clean you keep your bathroom. 9. New management just replaced old management back in the spring, but these people are more useless than the last group. 10. Mental midget tenants keep throwing cardboard down the trash chutes even though it gets stuck and leads to the garbage backing up in the chute. Again, the contributes to the pest problems. 11. The elevators are always broken, or in the process of breaking down. The two main elevators were broken for almost 7 months. The freight elevator was down for two weeks as well. ( See picture ) 12. Trash is left in freight elevators by mental midgets too lazy to take their trash and recycling down to the basement to be properly disposed of. ( See picture ) 13. Food is constantly being left in the hallway or in the package room and forgotten about and left to rot. We have come across trash bags left outside of the apartments for more than a day that contain garbage. Again, this leads to pest problems. 14. Washing machines are always breaking down. ( See picture) Overall, the apartments are overpriced for the amount of problems you encounter. There are more than enough buildings popping up throughout the city that are worth the hefty price tag and offer amazing amenities; however, this is not one of them. If management attempts to retaliate as we look for our next apartment, we will contact our attorneys.”

— 425 W SURF ST · Chicago“The building appears to be nice- however many inconveniences may apply when living here- inability to control heat (gets un bearably hot even in the winter), AC units cost an additional $50 to install, paint starts to crack/chip on the walls after a few months, and next door neighbors can be heard talking through the walls. The worst part of living here is the cockroaches- you will see them dead throughout the hallways and be prepared to encounter them on a weekly basis- in your shower, crawling right through the front door from the hallway, stepping on them at night, etc. no matter how clean your apartment is. The maintenance and building management is wonderful, responsive and kind- although the building refuses to acknowledge the pest issue is getting out of control.”

For context- I did not end up moving into Reside on Surf due to the fact the shelter in place order has been in effect, and it made more sense financially to stay in my current building for now. The manager, Katrina was phenomenal during the apartment hunt process. I never felt pushed to make a decision while virtually touring the units with her, and she genuinely understood my wants. I know she would have told me if the unit would not have been a good fit vs. trying to quickly fill a vacant unit, which says a lot about the management here. When she did not know the answer to a question I had on the apartment (we virtually toured a similar layout of a vacant unit), she went out of her way to get the answer for me from the resident currently living there. I could also tell she actually takes the time to get to know her residents, as well as the maintenance technicians that live in the building. The units are gorgeous and if I could have toured on-site/there was not a global pandemic going on, I would have absolutely moved into Reside on Surf. Definitely understand now why there are rarely vacant units in this building.”
