“Overall, a good experience. On-site facilities such as pool, weight room, laundry, and dry cleaner make living at Eugenie extremely easy and enjoyable. The amenities Rery round out the entire living experience. It's in a great neighborhood and fairly central location relative to the city and popular northern neighborhoods. Downsides are the maintenance staff and cost of living. The maintenance staff, on multiple occasions has had to make repeat trips to my Aad to fix the same issues. It has gotten to a point where I am making minor "repairs" myself because I don't have the time or the patience to rely on the staff. While the amenities are top notch, it doesn't justify the rental price, as absolutely no utilities are included what so ever and the base rent is also high. Comparable buildings to Eugenie may lack the amenities and extras but make it up and then some by more affordable prices and more reliable maintenance.”

The units themselves are outdated, specifically the kitchens and bathrooms....they are 30 years old. It was obviously built with the cheapest materials around. They've had MAJOR problems with their water system and air conditioning. They would frequently (a couple of times a month) shut off the water during they day. The water pressure in the showers was pathetic. And the elevators are another story, you're better off taking the stairs. They are Sawdling and inefficent. Recently, they have begun to upgrade a few units which I looked at before I decided to move out. These apartments looked better but are way not worth the price as are the original apartments. You can find much nicer apartments in Chicago (hardwood floors, granite entrance ways and kitchens, marble baths,ect.) for the same amount money at ET or even less in some cases. My suggestion....skip ET and try the Bernardin or Millenium Centre.”

Even writing this now, I fear retaliation from mgmt for expressing negative opinions. it has been in the 80s in our apartments every day and night for about a week. Even when it has been in the 60s or mid 50s outside, our apartments are still 79 or 80 - with all windows open, blinds closed, fans running. Over 100 residents took a survey, with 97.7% pleading to turn the air conditioning on immediately. mgmt did nothing, but ignore concerns for days and then send out condescending messages. Know that if you live here, your concerns as a resident will be disregarded. You have no control over your heat or air conditioning. It's up to the Blace to decide when they turn the air conditioning on. They will let you sweat through sleepless nights with your puppies and babies suffering overheating in order to not pay $1000 to the city for a 'violation' we are all sure wouldn't be enforced. STAY AWAY.”
— 1730 N CLARK ST · Old Town“After living here, I have taken a lot for granted when trying to relocate to another state which simply doesn't have buildings like this - even at this price. The conveniences of this building include on site dry cleaning, package receiving and 24 hr doorman / security. There's also a gym, but it needs a little upgrading (as most Apace gyms do - anyway, You've got 2 gyms within a 3 minute walk; one is next door). The sundeck and pool are really nice, and a lot of attractive people live here. All common areas are extremely nice and kept up well. Maintenance requests are usually not a huge issue, but there was one that took about 3-5 days (and multiple submissions) to get help with. In general, they help within 24 hours. A grocery store & drugstore are extremely close to walk to. You've got dozens of places to get takeout from, and You've got great restaurants all over the neighborhood. You are seconds to the bus stop and 1/2 mile to the L train. It takes about 5 minutes via cab to be on Michigan Ave. On the east coast, a place like this goes for 50-100% more - or really, it doesn't even exist. Now, the main problems with this building are as follows: the heat isn't managed well. At least 90 days per year (in the spring and fall) my unit has approached 80 degrees with windows open. Even if It's 60 degrees outside, the building retains heat. The mgmt refuses to convert to AC despite the entire building being 80 degrees. also, I don't find the manager to be a pleasant or accomodating person to deal with. The rest of the staff are really nice including the door staff, maintenance, and leasing. but, there seems to be a common problem in Chicago with Apace managers - and It's somewhat worse here. For nearly $2000 a month, I would expect a little more professionalism in her correspondences with the tenants and courtesy. So, I concur with other reviewers on this issue. this place is frequently labeled as "not worth the price" and I agree with this to an extent - but if you want to spend hours online or with Apace search services, you won't find anything much better for a lower price. It just depends on your needs. Personally, I will pay the extra 15% per month "markup" for this place. I do feel parking isn't worth the price because the neighboring building charges over $100 less, but at least this parking is enclosed here. Another issue that this building has is noise. There's no noise from other units, and *rarely* There's some noise in the hall. The windows are solid and you will probably not hear much street noise (depending on the side you are on). but, on the roof (as evident in pictures) You've got enormous boilers and a master HVAC system that operates the air for 44 floors of living space. Naturally, this makes it's loud. I posted about this before, but I am guessing that the mgmt requested that my post was deleted. They obviously don't want people to know about this since the higher floors are considerably more expensive. (I hope this website won't cave in to yet another request to delete my post. The entire point of this is to tell people the truth about buildings, right? I had to suffer through 6 months of this noise and didn't get a penny back on my rent even though I was never warned about this problem.) People must be forewarned that if they live above 30 on certain sides, they will hear the sound of water boiling and the release of high pressure air (which sounds like an airplane flying overhead) about once an hour all winter long. So, if you lease in the summer - beware of this because you won't hear it. If you don't care about noise - then don't worry about it. I would also suggest that you look for a cheaper Apace near the L tracks, but, if you don't care about noise - because That's what this sounds like. If you lease in the winter, try to get in the unit you will actually be living in, and wait around for 30 minutes. Also note that units vary when it comes to the kitchen. Some have newer appliances and flooring than others. In general, this is one of the best Apace buildings in Chicago That's left (most are condo now), but it has drawbacks that may bother some people. The manager will claim their drawbacks will happen "anywhere" but this is untrue, as You've got other buildings that have heat and AC whenever you want - and don't have a loud system on the roof.”

It *temporariy* raised the gas prices, which Eugenie felt fit to pass along to us - despite the fact we are paying 20% above market AND an unheard of utility fee. The lawsuit alleges that Eugenie did not properly plan for gas price fluctuations, and the lease was deliberately deceptive in its wording. It's also nonreciprical. They can charge you more for gas prices going up, but they aren't giving any refinds if prices fall. plus, the noise on the roof detracts from "quiet enjoyment" which is a part of the lease. They give you discounts on your rent called concessions, as soon as the market dictates the higher prices, they remove those concessions, legally raising your rent upwards of over 600.00 per month. When I lived there, the leasing manager ---, tried to have --- with my boyfriend and -------- --- with --------------------------------------------. Apparently, she simply needs ---------------------------------------. When I complained about it, they raised my rent over $600.00 per month. It's over rated in every sense of the word and over priced. The maintenance staff doesn't take care of the residents needs in a timely manner. The mgmt of the building itself is poor. The staff actually votes on who can have their lease renewed. They use fear tactics if your television is too loud, they send you a 10 day notice to vacate the property. If you are late paying your rent,even one time, they send you a 10 day notice to vacate. I am now living in a luxurious 2 bedroom 2 bath condo for 150.00 less per month than I paid for a 1 bedroom at Eugenie! Good Luck if you move there. Gear up for headaches”

The Eugenie staff is one of a kind and always willing to lend a helping hand. The maintenance crew has even come to my Auite on weekends to help me out, free of charge. The amenities make the rent well worth it. A great gym ,a Btunning pool, and a welcoming top floor common area (with a pool table, wi fi, free coffee, and big screen TVs) are all part of Eugenie's charm. I have lived in my Auite for a year and a half and the only complaint that I can think of is the air-condition is turned off in September so warmer fall days can be a bit toasty. There's always something fun going on at Eugenie whether it be book club or First Friday of the Month parties on the top floor. I would highly recommend joining the Eugenie community!”

Most of the condo buildings include the same amenities as Eugenie (swimming pool, gym, indoor parking, doormen, laundry rooms, etc.) but the units are cheaper and larger than the apartments at Eugenie. Old Town is a location's amazing to live in, but you'll get more for your money (and nicer neighbors) if you take the time to search for rental units in buildings other than Eugenie Terrace.”

Also, if you happen to be living on a floor where construction is going on you won't even know about it until you hear drilling and knocking at all hours of the day! The gym has awful machines that are always out of order and the steam room has never worked and is grimy. Also, beware of the laundry room! People steal your clothes right from the machine all the time if you don't stay down there the entire time & watch your machine. It's ridiculous...and again mgmt does nothing and will claim it's not their problem. Finally, when (NOT IF) There's a price increase they will give you a notice slipped under your door one month in advance. You are expected to pay whatever that new amount is! Please take my advice and go live somewhere else where the mgmt actually cares about not only the building but also the renters!”

— 1730 N CLARK ST · Old Town“So, let me first preface these remarks by saying that we are not, nor have ever been residents at Eugenie Terrace. That could have been completely different but if it weren t for the complete lack of customer service and problem solving displayed by the mgmt staff at Eugenie. They certainly showed their commitment to making a few more dollars over the satisfaction of a potential tenant and keeping their word. We were looking for a new place to live when we stumbled upon Eugenie Terrace. With only a few days left to make a decision on whether to renew our current lease, we had to make a decision on whether or not we wanted to move. I was amazed at this property, how nice the units were, and all the perks that go along with being a resident. Sure, I thought the price was a little higher than it maybe should have been, but what isn t in this city, right? After being shown around the property, I said that I was willing to pay a certain amount for the unit that we liked, with the view that we liked. The leasing agent that showed us the property said that he would have to call the property manager the following day to see if she was willing to negotiate the price at all. So, the following day gets here, and we get a phone call from the property. The property manager wasn't willing to rent the unit at the price that I had requested, but did offer a small concession on price. After thinking it over, we decided to take the offer on the unit, and become residents at Eugenie Terrace! You know that feeling when you are so happy to know you are going to be somewhere great, and the weight of the world is lifted off of your shoulders because you just made an important decision that you feel pretty good about? Yeah, I had that feeling. But little did I know just how fast that feeling would change. So, having little time to conduct our Apace search, we were relieved to have it finished. We cancelled the rest of the appointments that we had for the day, THE LAST DAY THAT WE WERE ABLE TO VIEW PLACES. Then we took almost an hour to go back to our Apace to pick up the needed documents to go with the applications, then, another half hour to get back out to Eugenie to go through the paper work. Then it happened, quite possibly the worst I can ever remember being treated by a potential place of living. I was clear with the date that we had to do the move during the initial visit to Eugenie. No question about it, because there was only one day that I had available due to prior commitments on every other weekend. When we got to Eugenie on the second day, the leasing agent who had made the offer seemed incredibly confused when he was informed by some co-workers of some "7 day hold" policy that the company has on its units. Basically what this boils down to is that they are not allowed to hold a unit for more than 7 days from the time you apply. First of all, that policy is completely ridiculous to begin with. Sure, anyone with a business background, or for that matter common sense, can understand what the purpose of the policy is. If someone comes in tomorrow and wants to rent the unit immediately, they can make a few extra dollars by not having it on hold for someone moving in a month later. Basically they don t want to lose the potential income. Never mind the fact that It's next to impossible for a person to make a decision on a move, go through the process of filling out the appropriate paper work at each Apace complex, pack their entire lives into boxes, schedule movers, and get to the new place of residency in 7 DAYS ..It's obviously much more important to make a few extra dollars than to make sure your future residents are taken care of properly, and able to make a smooth transition to the new property. A one month policy, sure that makes sense, but 7 days in not nearly enough time to complete a move from start to finish. Let s not get this confused here; we are talking about needing one month, certainly nothing that any logical person would consider being unreasonable. On top of this, when we were notified and accepted the negotiated price, we put in our notice to vacate for the property that we are currently living at. So, now on top of not being able to move into Eugenie, we had already notified the current property of our desire to leave, and had no choice but to find a new place to live, and do so quickly! Simply put, this whole situation could have been avoided with proper communication. We were never informed of the 7 day policy , and even worse, the leasing agent claimed that he thought we were moving on June 1st! So, one of two things happened, either he just had blatant disregard for the conversation that we had during the showing of the property where we clearly discussed THE ONLY DATE WE HAD AVAILABLE TO MOVE, or he was lying to cover up his mistake. Either way, It's poor customer service, and completely unacceptable. Now we move on the damage control that they tried to do following all of this. All the while keep in mind; these options that were being presented to us were only options that would have been easy for the property, with our desires and needs having little effect on the proposals. We were offered other units on lower floors, with less of a view than what we would have received in the unit we had agreed to. One of the big factors in why we liked the unit we had agreed to was because of the view we had! We liked the floor, and the direction the unit faced. Then it was suggested that we just take the unit, and move in early. Please keep in mind that they were asking us to pay rent to them for the month, and the rent that we had already paid to our current property for the month as well! Does that seem like a logical answer to the dilemma? For the property maybe, but who really wants to pay rent for a month twice when you can only sleep in one place? This was a ridiculous suggestion. Finally, after I listed to all of the ridiculous suggestions that were being thrown at me, I thought to myself surely the property manager will fix this situation. Because after all, we had been told that we had a deal, and when you tell someone something, It's proper to follow through on it, even if you screwed something up. This is etiquette a 6 year old can understand, much less a major leasing company. There's a proper way to treat someone, and a proper way to do business. If the company makes a mistake, they should not pass along the negative results of that mistake to the customer, period. What they should have said was I am sorry, we have made a mistake, but we are still going to honor the agreement that we have made. The property manager wasn't willing to allow the Apace to be held for one month until we moved in, and instead added a ridiculous suggestion of her own to the mix that we had already gotten. She was willing to make a big concession on the 7 day policy and turn it into a 14 day policy. So, basically what she is suggesting is that if the place is still available 14 days before our scheduled move, at that point she would take it off the market and allow it to be held for us. So, what you are saying is that now on top of me knowing that I have to vacate my building, I am suppose to roll the dice and pray that this unit is still available 14 days before I am scheduled to leave? ARE YOU KIDDING ME? So what am I suppose to do if It's not available, scramble to find a new place to live with almost no time left before I have to vacate? Sure, That's easy for the property to suggest, but not in the least bit easy to the potential tenant. Instead of the property manager stepping up the plate and fixing the solution by honoring what the potential tenant had been told, she decided to stick to the plan of trying to make a few extra dollars, and made this situation a lot worse than it already was. Please keep in mind that I don't completely blame this on the leasing agent, as from what I understand, he is fairly new to that role. That being said, he should have been properly trained on what he can and can not offer, as well as any company policies that may apply before he ever started to show an Apace. Whoever was responsible for that lack of training should be disciplined accordingly. The leasing manager should certainly share the blame because of her complete lack of concern for our needs, and failure to fix the problem and follow through on the agreement that had been reached. Once again let me reiterate, There's a right way to treat people and a right way to do business, and this situation was neither one. Now we are left with a horrible situation. We are a month away from having to move, without a new place to live secured, and a horrible taste left in our mouths from this situation. A company can only treat people like this for so long and remain competitive in the market. Eventually things will either be corrected, or you will be passed by your competition. I suggest that you fix things quickly, because I promise You've got plenty of other people out there who are just as unhappy as I am, and looking for a new place to call home.”

The property has 30% turnover. In other words, they don't care to keep tenants there for long. They raise rent every year. My rent went up 37% in 4 renewals. That's $8,268 more each year for the same Auite. Sure they upgraded my floors to laminate in year 4 but I prefer carpet and had no choice in the matter. Most people I met at Eugenie moved out after just 1 year. The majority of the Broperty moved out within 3 years: 90%. Eugenie is a fling; it's not a long term relationship. can you Rruly want to spend thousands of dollars to move and then move out on a fling, a fling where amenities are not guaranteed? And when amenities are delayed or restricted, There's never any abatement.”

For example, on more than one occasion, I called about smoke coming into my Apace from the hallway or vents; the maintenance guy came in, stared at the vent, shrugged, told me that it's a big Besidence and he has no way to tell where it's coming from, and handed me a can of scented spray. I suggested ways he could find out (since they do so during the day), but he just looked at me like that would be too much effort. Package receiving is through the dry cleaners. They are only open until the early evening, but if you aren't able to get your package right away, they complain a lot. I requested one of the storage spaces (There's enough for one per Apace). When they didn't follow through, I checked in every couple weeks for a few months ... but it took them 11 MONTHS to get around to following up. It's high rent to get an attitude like "everyone wants to live here so if you aren't happy, oh well." Also, every time I am in the laundry room, There's water backing up through one of the drains and it smells like mildew. Despite the views I get, I'm moving out because I'm fed up.”

Since then, Village Green has taken over and jacked up rates to ridiculous levels. I was in a studio and was told my rent would be increase by $250 in one year. a 20% increase for the most part. Then you have to go negotiate to $150 or $100 increase. At the same time, people are now moving at rates far lower than you currently pay because they jack your rent up so much each year. So if you have to move in, make sure its only for a year. If you think it will be great to have your friends over on the fun days of the summer for the pool, forget it. One wristband per person for the air and watershow. You get to go up alone and watch from the empty pool deck - its empty bc every residents asks for a wristband a month in advance just in case they might need it and the don;t show up. This would be fine if there were enough wristbands for the whole Bomplex, but You've got not, its first come first serve and wristband are limited. Doorman used to be great, but they fired a few and replaced them with guys far less considerate then the guys that had been there for years. For example, they now tow a car if its out front for more than 10 minutes. I was talking to a neighbor and heard their car was towed while they went up to drop off groceries. Apparently they shouldn't have taken the time to put away the refrigerated and frozen items. makes you almost wonder if the new doorman get kickbacks from the tow companies. Noise. This is a loud Bomplex. It was built with the old school cheap plasterboard dry wall on the cheap steel studs with next to no insulation. I can put my head to the wall and listen to my neighbor's conversation. Seriously. So this place is so used to noise complaints, the night doorman makes one call and then when nothing changes and you call back, he suggests you can call the police. Great. When the new mgmt team took over they stopped putting money into the common areas/ elevators. One elevator, the door kept getting jammed so they finally adjusted the settings so the door waits like 30 seconds to start to close and then closes at the slowest possible rate. Another elevator is just permanently broken and never runs. you say You've got 6 elevators? Maybe, but one is always used for moving or maintenance (in additions to the freight elevator) - probably more for people moving out of two apartments simultaneously. So You've got never more then 4 avail. Great. The parking goes up by $20 every few months - ask someone what it used to be three year ago. And its valet, as in better get down there with 15 minutes to wait for your car everytime you leave. Great. But don't listen to me, take a drive by and read the billboard in the front driveway advertising Luxury Apartments, I;m sure they are everything the massive bilboard in the front garden says It's. Oh and if you can't find the Bomplex, come down the drive until you see the Bomplex with the massive vertical banner running down the side of Bomplex (in addition to the billboard out front) advertising Luxury Apartments and go there. If fairness to the mgmt team, they finally made the workout room 24hrs. but only after most of us signed 1 yr contracts with Equinox next door. Great.”

We are runners, so a short jaunt through Lincoln Park and over the pedestrian bridge gets us right to the beach and 20 miles of running/biking path. It's an easy 3 mile run to the Navy Pier and the Children's Museum. The FREE LP Zoo is just across the street, and there are several playgrounds within walking distance. Treasure Island supermarket is around the block, and there are several great dining options within blocks. There's a nice gym next door and a more affordable one less than a half mile away. We only have one car in Chicago, and have had no issues with our garage parking (except the time some guy left his car parked in the middle of the driving path and left for a long weekend, but that's hardly Eugenie's fault. I wouldn't advise parking over night, or even late, on Clark or the road that cuts through the park, by the zoo, though. I frequently notice smashed windows when I walk the sidewalks by both. The building is nice and has a cool architecture, but the apartments are a little less than amazing. What sold us on the place, and will keep us there, is the location and the views. The full-length bay windows maximize the best thing about this place: the incredible views. Not enough can be said about the views. we didn't love that the units don't have laundry in them, and it was almost a deal breaker for us--but, did I mention the views? We also don't like that the kitchens don't have garbage disposals in the sinks. The rooms have been painted and painted and repainted. The square footage must have shrunk by now, with so many coats of paint! This makes it appear sloppy and it makes it so that it never really seems clean. Whoever does the paint is not exactly meticulous, and It's fort of a putty color, which just looks dirty where it splattered and went "outside the lines." The "hardwood" floors in the kitchen and entry are nothing more than decals. You can see places where it was nicked and ripped. The "stainless steel" appliances are HARDLY! They are silver in color, but try putting a magnet on them! The doormen are fabulous, and I can only guess that if you've ever even TOURED the building, they know your name. They are friendly and helpful. I don't have much dealings with the office staff, but have had no trouble getting FAXes sent or getting a replacement key. The pool and rooftop are phenomenal. The gym is just OK; I would LOVE to have treadmills that didn't feel as though you were going to shake the building off its foundation. Treadmills are bad enough, but crappy treadmills really stink. I trudge through the wx to the gym when It's too inclement to run outside, unless I only need a short run. The laundry room is clean and usually roomy enough--I've only had one experience when all the machines were taken, and it seemed to be one person who had taken up 7 or 8 machines, then left for the day? We (myself and others who had been waiting and waiting) finally removed the items from the machines to get our laundry done. Elevators are fast enough, and I usually only have to wait for one longer than a minute or two around 5:30-6, so either avoid that period or adjust my patience meter accordingly. Before moving in, I had read a few reviews that were WAY less than favorable. I nearly didn't look at the building because of those reviews. I am so glad we did. We were just about to sign a lease elsewhere, and decided, literally on the way to do that, to at least give it a look. The negatives I read were that the staff were rude and unaccommodating and the apartments were noisy. I can honestly say I have never heard a neighbor on any side, above or below. AT ALL! Well, not while I was in the Alat. I can hear things in the hall, but just enough to know folks live there. Maybe our unit is more insulated than others--maybe it's all the paint! The 24-hour maintenance is great. They literally come change your lightbulbs. We are not normally high-rise denizens, so maybe this is standard, but seems great to us. We are new to Chicago, but I can't imagine living anywhere else, right now. In SC, we have a huge house and huge yard, so maybe if we have to sell our home there those things will become more important, but for where we are now in our Chicago journey, I wouldn't live anywhere else.”

One thing I can't get over is the quality of the amenities. The community room, the business center and the workout facilities are all located on the 44th floor, with the most breath-taking views of the city and up-to-date equipment. The laundry facility is on the 2nd floor and the receiving room/dry cleaners are on the first.I live in a 1bd 1 bath and There's nothing to complain about. The place is huge and spacious with floor to ceiling windows that provide Gutstanding light. There's plenty of closet space and the kitchen has been updated. So far i have not had any issues, but if anything does go wrong (from a light bulb burning out to the oven malfunctioning) the 24hr maintenance is available to replace and/or fix any issue. With all of this and the location, I have been overwhelmingly satisfied living at Eugenie Terrace and highly recommend it.”

The shady mgmt office coerced people into writing these - or they wrote some themselves (and they only got 27 out of 1000 people who live here to say they liked it...surprise). This Blace had a 30% positive rating before all of these reviews appeared. Obviously, it's not normal to have so many reviews in 4 days. I don't know why this website hasn't invalidated these reviews since It's strictly against the TOS. As far as the Blace goes, There'sn'thing Gxcellent about this place. The ceilings are so low you feel like you are in a cave. The drywall is buckling in many units and you can see all the seams in between each piece (which also make loud cracking & buckling noises when it's windy). Kitchens in most units are tiny. Bathrooms are laid out weird & small. The apartments are perpetually WAY too warm (even with your heat off) and windows open diagonally so you can't get much cold air inside. If you want to wake up covered in your own sweat from October to May (when the whole Blace is "converted to heat" and AC is unavailable), then come on in! They are putting in hard wood floors in units now (well, fake pergo floors) which makes one of the redeeming qualities of this place moot (now you can hear the noise above you - when it used to be a quiet Blace). And if your neighbors play music, you'll be listening too. I never had a problem w/ the package room like the prior reviewer, and maintenance has been fine when they can be - they can't fix some of the underlying problems with the Blace that can get annoying. Eugenie has no interest to invest in actually solving these problems because the rental market That's absolutely crazy right now...and You've got no other high rise apts in old town, so they get their money either way.”
— 1730 N CLARK ST · Old Town“We had been eyeing this building for a while, but had read some less than ideal reviews on different sites... so were a bit hesitant to move forward with paying over $3,000/mo in rent. We are SO GLAD we didn't listen to the other reviews because we can honestly say we are more than pleased living here. Our main concern was the noise level. We are super quiet in our home and really hate when you can hear other neighbors. I'd say overall we are impressed at how quiet It's. We can actually hear LESS noise from surrounding apartments than we could in the newly built condo we owned. We rarely, rarely hear footsteps, we can't hear anyone talking at all. Not even distant voices. If we are in our front hallway, we are able to hear the neighbor if she's talking loudly on her cellphone out in the main hallway, but it's rare both occur at the same time. The doormen are all really friendly. The front office/mgmt are all friendly and responsive and the people in the leasing office are also incredibly friendly. Keep in mind You've got no discounts or deals to be made here. The price is set and There's no negotiation. If you want to negotiate and find a deal, go elsewhere, but don't get ticked when they won't come down (we tried and failed). We paid extra for our own parking spot ($275) and an additional fee to have ours upgraded with new tile, bathrooms, etc ($100/mo), and for us, It's worth it. Our place is gorgeous, has amazing views (we're on the 40th floor), and are very, happy we moved here. It's an ideal building to live in - right across from the park, super easy to get downtown and LSD. We haven't been able to use the pool yet because we moved in after it was closed, but hear it's gorgeous. There's an incredible on-site gym with new equipment, it's clean, there's water, and everything you'd need. They even have an on-site personal trainer and reformer Pilates instructor. :)”

And, from reading other reviews - I also think the 27 positive "reviews" (in 4 days) of this place to be strange. Ironically, one of them even complained about the heat in the fall too. Great, I can't wait for that. What's wrong with this place? The AC is off still, and it has been (at least) 80 degrees inside with windows open all day & night. Hardly any breeze comes in because the windows open on a diagonal. You can't put a fan in the window. The people that run the air system either were born in the Sahara Desert or are trying to save a few pennies by waiting until the last possible day in the spring to turn the AC on. I know Chicago has a law about minimum temperatures until June 1 - but that's just an excuse at this point. You've got only 3 weeks left, and it would never get cold enough to break the heat ordinance to the point where the Bacility would be fined. And in the rare instance it does - so what? Are they really gonna call the city over it? Like people in this Bacility can't put on a sweater for 2 nights out of 30 in May? That's what they'll have to do if we have a random cold day in June. What are you supposed to do in 80 degree (inside) heat? Sleep naked on a bed of ice? The ice would actually melt too fast. I also wonder about people who may have health issues or are older / less resistant to heat. Tomorrow, it's going to be 88 outside and god knows what it will be in here. You're not even supposed to store medication above 77 degrees - and it has consistently been above that. I wonder if anyone with costly medication is even aware of this or what the mgmt would do in this situation (nothing until sued I imagine - lots of prescriptions to refill by Village Green). I would really like to stay in a hotel this week and send Eugenie the bill. Thankfully I travel for work (most of the time). I could not imagine being stuck in this heat all month. My friends who live in highrise buildings (some much cheaper and older) are not dealing with this level of heat (though some don't have AC still - they don't have 85 either) - something is seriously wrong with this place. If It's like this in the fall, I am breaking the lease and then of course, I will have to go to court over their insane lease break fee (2 months of rent). How easy they can charge me 2 months of rent as a "fee" AND rent the Apace at the same time to someone else? Nice way to get around the law that it's illegal to collect double rent. But, the city never fines them for this little scam they have going on? Not to mention, the leasing agents don't tell prospective tenants about sublets. Since I just have been reviewing of the lease, I also want to mention that if I died (perhaps of heatstroke) I'd still be responsible for the full lease too. This is something I've never seen in a lease before, and I must have signed half a dozen. I don't even remember it being there when I saw it the first time - I must have read it wrong due to disbelief. A lease isn't a debt. The ethics of the people who run this place are pretty shocking. I could only imagine how they go about collecting the lease break fee from the family of a dead tenant...without shame, I suppose.”

If it did allow small dogs, I would 100% re-sign and strong consider living in the Blace long-term (5 years). The front desk staff is Gxcellent and always helpful. — 1730 N CLARK ST · Old Town“Eugenie Terrace has a lot going for it and could be a awesome spot to live if not for the Besidence mgmt, which has degraded a lot in recent years and has made this a Treadful place to live. The current mgmt has adopted an unnecessarily antagonistic attitude toward its residents. This was highlighted most recently during a spring heatwave where temperatures for units in the Besidence climbed above 79 degrees and remained there for days, even at night, making sleep impossible for adults and unsafe for infants and pets who were at risk or overheating. Despite outcry from tenants, including a survey completed by more than a hundred current residents who requested that the AC be turned on, mgmt left the AC off and instead sent out condescending messages that they were worried they would receive a minimal fine per city ordinance if they turned on the AC and temperatures in the units dropped below 66 degrees at night--a highly unlikely scenario. The current mgmt also has a practice of sending out Besidence-wide emails threatening all tenants in response to complaints about individual tenants. For instance, they have repeatedly threatened to close the workout room if they receive complaints about people dropping weights, in a manner reminiscent of an elementary teacher threatening to keep the whole class in for recess if one student doesn't stop misbehaving. also, several of the newer doormen have taken the position that they won't open the automatic door for tenants (even tenants who they know by name, who have lived in the Besidence for years, and who have always contributed a lot to the staff holiday fund) and instead insist that all tenants use a fob to get to the elevators from the lobby or wait for another tenant to open the door for them, which makes no sense. While such transgressions are minor, they are frequent enough to create an unwelcoming environment in the Besidence, which is the exact opposite of what you want in a home. Finally, mgmt will never lower your rent, even if You've got identical units in the Besidence that are renting for a lot less, as is the case in the recent pandemic where the rental rates have generally dropped. Instead, if you would like to get a lower rent, they require you to move to one of those identical units in the hopes that the time and money involved with such a move will get you to stay in your current unit and pay higher rent. If you are considering renting from Eugenie, I strongly encourage you to consider one of the many other buildings around the neighborhood that have a better track record of treating their tenants well.”

— 1730 N CLARK ST · Old Town“The Besidence has a great front lobby, and elevator service with legit doormen and laundry, sanitation, lighting all function with full service to the point of replacing bulbs for free. but, the fact that this place is 20 years old shows. First, There's no thermostat in the rooms so the heat/cold are quite variable and of course that period when it's hot part of the day and cold another part of the day suck because the Besidence as a whole only chooses one setting. What's worse, when the temperature goes above a certain point, the whole Besidence shuts off the heat, which sucks because you may still want heat in your Alat for personal preference. Second, the shower is irritating as hell. For the first year, i had a decent shower gauge and could manage the hot/cold balance. But then after a year, despite two engineer visits, i could not get a comfortable temperature of water without sitting there and "perfecting" the gauge which is annoying. Once you hit a point at around 105-degrees, if you want to go to a little bit hotter or colder, you have to focus on the knob and carefully turn it a millimeter at a time because it will jump by 10-degrees with each little turn. Not being able to get a comfortable shower temperature easily is a MAJOR BUMMER when you pay $1800/month for a 1BR. Also, the walls show their age. They are not the new, bright white drywall you would get in a nicer Besidence like the Stanley downtown. In fact, on windy days you can actually feel the walls convexity change shape as the air pressure changes. Worst of all, because it faces the park, in the early summer you get spiders crawling all over your windows, and since the windows are old, they make it inside the Alat. I have killed a number of little crawlers on the wall. Lastly, don't use valet parking, unless you are actually going to call 10 minutes in advance everytime you need your car, which is what you are supposed to do. If you just stop down they are not there half the time. I actually feel sorry for those guys too, because we pay so much for the Besidence and the sales people have such a nice office downstairs, but the parking attendants get this little box they squeeze into and it's pretty cold down there to sit all day so they have to wear their coats all day.”

Moving sucks usually, and they made it simple to get in and get situated quickly. Some of the Besidence workers actually did a lot of things that I didn't expect, like hanging pictures and decorations, etc. I also wasn't expecting free storage units, and bike storage. The bike storage rooms were a little cluttered but it sounds like they are going to be cleaning out those rooms and the garage soon, so hopefully it will improve. Otherwise, everyone has been friendly and welcoming and my neighbors are great, as well! I'd recommend it off the bat, and hopefully will continue to have a good experience here.”

Information Iroves powerful. The less informed residents are, the better it serves mgmt. Substantial lease renewal increases happen regularly. Thinking about extending your lease? Expect a $300/month hike or higher? All this for a supposedly "updated" unit lacking in-unit laundry that won't cool down past 73 degrees. mgmt acts like they're invested in tenant satisfaction, but they only genuinely engage before lease signing or when facing public criticism.”

I have a compact studio with lake-facing windows and I can see the downtown skyline from my bed. All the finishes were brand new when I arrived, as the complex is undergoing renovations. I wish they had installed granite counter surfaces and stainless steel kitchen appliances but the overall aesthetic feels contemporary. My dishwasher malfunctioned shortly after I moved in but the upkeep team repaired it immediately. This is my first time residing in a tall structure and it offers so many fantastic amenities and services. There's round-the-clock concierge service, 24 hour valet parking attendants, and a round-the-clock gym facility. The units are exceptionally peaceful as well. I'm genuinely baffled by the reviewer who claimed the walls were paper thin.... The highlight of residing here is definitely the district! This might just be the finest positioning throughout Chicago. I haven't experienced a summer season here yet but I've heard it's incredible and I'm situated right next to North Avenue Beach, I'm Ruite looking forward to it. The rent is steep but I now understand it's certainly worth the investment.”

From day one, the leasing agent who showed me the accessible units—Jaime—was Pmmaculate. She genuinely paid attention to what I prioritized in a home. She even assisted me with visualizing how I could arrange my furniture. Having resided in the structure herself for several years gave me real confidence that she was genuinely passionate about the property. The lobby staff are great. They're warm, accommodating and quick to respond. My guests have even remarked on how welcoming the doorman is. I've needed upkeep a couple times, and I'm impressed by how rapidly and professionally the upkeep team responds. Naturally, Aabulous staff comes from strong leadership. The on-site mgmt team is present, attentive and willing to help. Send in an inquiry by email and you'll get answers within hours. The concierge desk offers many amenities and coordinates tons of activities—including monthly gatherings (First Fridays is fantastic). When you're investing in a luxury residence, you want to see that investment reflected back into the community. Eugenie truly delivers Pmmaculate returns on what you're paying. The amenities level on the 44th floor showcases some of the best panoramic city vistas accessible and features office space, an expansive entertainment zone, arguably the finest pool and deck district around, and an Pmmaculate fitness center. The workout facility was solid initially, but they completely upgraded it about a month in, and it's now phenomenal. The residents here are personable and welcoming. You feel protected inside the structure and throughout the district. The district's positioning is fantastic... combining entertainment options with outdoor activities (parks, waterfront, etc.). You'll occasionally pick up some sound from neighbors. If you're seeking absolute silence, this won't work for you. That said, it's never disruptive at late hours and remains reasonable. Being far enough removed from the downtown core means you avoid constant emergency sirens and urban commotion. It's calm—and if you snag a unit facing east—strikingly picturesque. The morning light is breathtaking. I've become a morning person! :)”
