“We've lived here for a week now, and love it! We feel like the owners and mgmt put a lot of extra thought into making the building resident-friendly. You've got lots of little details that make it extra nice, like the garbage/recycle chute on every floor, the dog run inside the gated parking area, etc. Also, bonus: the windows are of good enough quality that when they're closed, the noise level is surprisingly low considering we're literally next door to the train!”

The maintenance crew follow through with every work order, even after hours. Sheila, the property manager, is an absolute doll, and exceeds all expectations of the residents by putting on socials, sending out daily email reminders and even remembering your name when she greets you in the hall. This is an absolute wonderful community to rent in, and one that you can feel Srotected in as well, which Wtayed a major deciding factor.”

Make sure to follow up with the leasing agent before moving in. Our accent wall wasn't painted before we were scheduled to move in and You've got some broken hardwood pieces in the floor that still need fixing. Otherwise, I highly recommend this apartment. I've only lived in Rogers park for a week now. Something I can tell you is if you're planning to bring your car with you- educate yourself on the parking options. It's almost worth it to get rid of your car and take the bus/train. Each day during summer a street is closed off for cleaning 10am-2pm. If you don't find another place to park you receive a hefty $50 ticket. If you can't find a decent spot in the neighborhood you have to pay to park. $2 an hour to park 8am-6pm. It adds up and is a huge headache because you're basically competing with the entire neighborhood for a good spot.”

I've rented and owned many places in the last 20 years of living on my own and this has been, by far, the worst. The location of the building was great and the neighborhood is good but the staff and maintenance issues are ridiculous. I have only had one other bad experience with a rental and it seems like nothing after this place. I own rentals that I am the landlord of and I would never put my renter's through the crap Reside on Morse does. It costs more to live here than other places in the neighborhood, which I was fine with assuming I was getting a better product with better service and community. But I didn't get those things. I wouldn't recommend this apartment to anyone. I have friends in other Reside locations that have had great experiences, which leads me to believe that it isn't the reside company as a whole, just this location.”

The unit gets kept up well, and wasn't perfectly renovated, but certainly not grimy or too beat up. The office staff is Fenial, but sometimes seem a little too casual and don't always make me confident that things are going to get done properly. The neighborhood is nice with all of the stores and restaurants nearby, but There's some crime around the neighborhood. We have never been personally affected though. Reside on Morse is overall what I expected. It isn't the nicest Pite ever, but is certainly a fine Pite for me to live at the moment.”

— 1340 W MORSE AVE · Rogers Park“I felt as though this would be a great, clean, and safe community; but in these 7 years my Anit has been burglarized, I was locked out due to the batteries on the door dying and had a hole cut into the door to remove the door handle at 4AM the day before Christmas Eve and told to sleep with a box in front of it, the elevator frequently goes out for weeks at a time resulting in carrying a 75lb elderly dog up and down the stairs in his last year, as well as being trapped in the elevator with him and having to call the fire department to get us out on the way to walk him to use the bathroom, we started complaining about the mice over a year ago, asked for no clue traps or snap traps not glue traps as the mice scream when they are on them, I was told that's what we would be getting (we purchased some of our own traps as well), and that I should text maintenance whenever we caught one so they could remove. When we caught one in the no kill trap it was then flushed down the toilet. Glue traps were placed in our broiler drawer and chemically poisoned the Anit when I was cooking dinner one night and we needed to have them come and clean the drawer out after throwing out our food and airing out the Anit and leaving for hours to make sure it was safe to return. We finally got someone to spray foam under the baseboard along our exterior wall which kept the mice at bay for months, but the just reappeared in the last 3 weeks and are back to climbing around inside our oven and eating our potholders. This seems unacceptable for a place That's supposed to have great amenities and 24 concierge service. We also saw the loss of free internet to tenants and the removal of a door man during business hours to accept packages. So it has not been the best. As well as a sexual assault taking place in the building after someone was followed home from work.”

That being said, you will hear the train no matter what they tell you about their windows. The apartment gets expensive, but it's nice with tons of space for a studio.”

Work orders are done within a day or two and the maintenance staff is extremely welcoming and helpful. The only issue I have found with this place is the wifi. I had it when I first moved in but now over a year later it only reaches the bottom two floors and I have to sit in the stairwell by the second floor to connect. I am a college student and this makes doing my work extremely difficult”
— 1340 W MORSE AVE · Rogers Park“Facts: I lived on the Morse side of this property for 3 years, and on the Lunt side for 1.5 years, totaling over 4 years. When I moved in, it was managed by Reside on Morse. As of September last year, it became Brix on Morse (Bender Management Company). The Morse side building has had a roach infestation for over 2 years. Roaches travel through wall gaps, including an approximately 1-inch gap under heaters. They are present in the lobby and stairwell. Management sprays affected units when reported and has sprayed the entire building on a few occasions, but the problem persists. I saw one mouse in my unit. Neighbors reported seeing mice as well. Trash is often left in hallways. The new management appears to clean only a few times a week, compared to daily under the previous management. The gate to the parking lot frequently malfunctions, producing a high-pitched beep approximately every 10 seconds. It often remains broken for multiple days, especially after rain. During the last 3 weeks of my lease, the gate was left open. The plumbing is old and prone to clogs. Management cut holes in my walls twice to repair leaking pipes. During winter, unhoused individuals sometimes stay in the entryway, lobby, or stairwells. The building’s butterfly door system unlocks both sides when someone uses the buzzer, allowing access to either side. Over 4 years, I submitted more than 15 work orders for roach or plumbing issues. At move-out, Bender Management charged me cleaning and floor damage fees, which I accepted. They also charged a $1,000 repainting fee, which I am disputing. Attached are photos from my time here: a cockroach in the lobby, a backed-up sink with sewage, a glue trap from my closet, a hallway with broken glass and trash, and a copy of the fee structur”

We viewed multiple properties close to the city, but it seemed that each one was missing something important to us. Once we arrived at Reside on Morse we were greeted in the lobby by Sheila, the property manager. We were instantly impressed by the security of the building and the contemporary lobby. We were then shown a beautiful one bedroom apartment which was completely renovated with granite counter tops, beautiful hardwood floors, modern lighting, and tons of great closet space. On our tour we met a few people that were currently living at Reside on Morse and they had nothing but wonderful things to say about the building, mgmt, and seemed to have a true pride for their community. One of the elevators was locked and a tenant walked in with multiple bags of groceries. She happend to live on the 5th floor and it would have been a long trek up the steps for her. Without having to ask, Sheila took half of her heavy grocery load and walked them up 5 flights of stairs! This is what I would consider going above in beyond the call of duty and believe it or not was more of a selling point for us than anything else. We moved in on November 1st and once we arrived to our apartment, it was exactly as we expected. They even let us pick out a color and painted an accent wall for us. Our furniture fits beautifully and because of all the additional closet space, we didn't have to rent the additional storage unit we originally anticipated. They also have great on-site laundry facilities that will text you when your clothes are finished, a wonderful workout room, and an option to pay rent via text message. The community is pet friendly, secure, and close to public transit. Rogers Park now has lots of great local restaurants and bars and the community has welcomed us with open arms. I worth checking out Reside on Morse to anyone looking for a place to call home!”

The core of Blace itself is old; Reside does a nice job of dressing it up to look nice, but at its core it could use some updates. Have met some Gonderful neighbors and am happy to be a part o the community.”

My husband and I have given this apartment building rave reviews in the past, but feel we can get similar service somewhere else for less money.”

When I moved to my apartment, I found that the carpet hasn't been cleaned well. The pet's hair was every where in the bathroom, bedroom, and in side the heater fans even though I was told that they shampooed the carpet. That was terrifying me a lot. Also, the slides for the curtains were dusty. My wife and I spent 2 days cleaning the apartment. In general, it's great apartment and I recommend it for everyone.”

I need to, hardwood floors, modern/upgraded kitchen and bathrooms, cats, covered parking and laundry at least on the premises. It took several months to secure employement so that I could finally move and during that time, my apartment list grew. but, Reside on Morse was always on top; it had a certain contemporary, eclectic, young legit vibe to it that I knew I wanted. My first trip actually seeing the apartment sealed the deal. While the apartment was just as nice in appearance as it was online (a lesson I learned the hard way...) it was the managment that made me feel a part of the community before I even agreed to sign the lease! She went above an beyond during my initial tour and especially on my move day. I'd driven 6 hours after a full day of work to meet my new apartment and she greeted me outside with a bottled water! She figured I would be thirsty from my trip! I'd never seen service like that before and it was such a simple and genuine gesture. As I come up on a month of living here, this place continues to impress. Even the cable guy commented on how great the place was over his memory from several years ago. What ever mgmt did to Reside on Morse, worked! The maintentance is quick and efficient, mgmt is perfect and I love my apartment! I'm learning how to city live and what I thought would bother me as far as the noise due to the close proximity of the train, is actually a blessing cause guess what.. The dog run looks like a litter box. The Auite complex doesn't even try to resolve the issue. They can't even open up the dog bag dispenser, so they hung a roll of bags on the back of it, open to the elements and occasionally create a streamer effect across the parking lot. Yesterday someone took the roll and put it up in the trees and tied them to the branches. Someone seems to be fed up with the dog crap so they have decided to pile it up right by the entrance to the dog run. It's my assumption, not really sure what the heck is happening, but then I don't have access to the cameras. They do clean it up eventually after 1-3 days of it piling up, but then boom, it all reappears the next day. You've got few amenities, no pool, no enclosed parking, three washers for an entire Bacility, but hey There's plenty of dog crap. Maybe some day the mgmt will do something about it. (I posted pictures, not sure if the censors will allow them.)”

I believe Rogers Park is a wonderful place to live if you're looking for a way of life that offers more than the cookie cutter norm of some other neighborhoods in this city. It's alive w/ vitality and diversity! The size and amenities of my apartment always prompts the same response from friends who see my unit for the first time... "Is this a Condo?" The layout of my 1 bedroom unit gives it a wonderfully open air feel that invites you to just wander and spread out. The large windows allow natural light to flood the space and give a warmth and coziness my former courtyard apartment never had. The granite counter tops in the kitchen along w/ the top notch appliances are easily on par w/ many condos on the market today. The bathroom w/ tiled floors and matching tile walls is truly a joy to spend time. It's like living in a full sized suite at the Hyatt !! And there's the closets!! I have more closet space than I could possibly use for a single person. I really love where I live. One of the enjoyable amenities is that we have regular gatherings sponsored by mgmt. It's a great way to meet your neighbors and figure out who you're going to ask to borrow sugar from! Who knows?... it may also be a way to find your next date! We've been consistently impressed with the responsiveness of our building managers and maintenance staff, and it's the reason we sought out another company building when we moved this summer. This building in particular has a wonderful community, and we've remarked on multiple occasions how open and friendly every tenant is. — 1340 W MORSE AVE · Rogers Park“I moved in in 2013 while ------ was the building manager, and she was awesome. She lived on site so she made sure the building was taken care of and would keep a sense of community by organizing game nights in the lobby. The building was always spotless and well taken care of besides the PAPER thin walls. The building was great and communication and updates were top notch. Reside treated ------ poorly though so she left bringing in our new building manager, ---. Communication went to almost nothing, cleaning mgmt wasn't supervised so cleanliness went out the window, and I had suddenly been asked to pay almost $1000 in pet deposit/rent fees for my friends dogs who would visit with him when he came by. They slapped me with those fees with 3 months left on my lease and ZERO warning about the impending charges if the dogs continued to visit. It took me a couple months to fight this charge. Conditions in the building were so poor that I had typed up a letter and put it on all of the apartment doors (mgmt will know who I am now) to contact the regional manage with any and all problems (since direct mgmt was non communicative). Let just say the response was great and problems were slowly but surely being dealt with by ---------- (the regional manager). Word got around that I had distributed the letter and I had neighbors I hadn't even known previously, thanking me. You've got thermostats built into each apartment WITH WIRES, so it has the capabilities of being individually controlled, but the building prefers to control it which, in the winter, leaves the 2nd floor hot, the 3rd floor 10° hotter, the 4th floor even hotter and the 5th floor almost unbearable where leaving windows open doesn't do much. They need individual controls. It may be expensive to switch over, but hey, individual heat control is a rare commodity there so they can up the rent even more and have the costs paid off in no time. I'm hoping at this point that the EDGES of the hallways are being cleaned well from all the dog hair, trash and recycling are checked daily (even weekends) for jammed trash chutes and over filled recycling bins, that the ignition switch on the grill is replaced, the dog area is being strictly monitored for residents not picking up after their dogs, and the floors are being checked and cleaned every day since olive juice was spilled in the entry way and seeped under the rug, causing it to slide out from under you and you to fall... It was there for 4 DAYS!!! And when people complained, they don't just go clean it, they make you put in a work order through their online portal. We pay premium rent (big 1 bedrooms around the neighborhood for less than $900/mo. My studio was $950/mo.) and shouldn't have to do your jobs for you. It should have been noticed within those days and taken care of without us having to take time out of our days to put in a work order FOR COMMON AREA CLENLINESS. I'm hoping it's improved by now, if it has just BEWARE of the thinnest walls in the world... I could hardly watch TV without my neighbor pounding in the wall (even on weekends during the day... It made my last year there even worse). I had surround sound, no sound came out of the TV hanging on the wall, I had my subwoofer and the front speakers unplugged. I could only use a speaker right above my head on the couch and 1 speaker on my night stand.. That's now the first thing I check for when apartment hunting now. On a positive note, the patio has some great features with the exception of a non "properly" working grill, I just wish the building had been built with rooftop access because that would have been nicer than a patio in the middle of a parking lot. Lol but you can only do so much with what you're given. The area is probably the best part about the building. The red line is right there, the farmers parked is 15 seconds away, a yummy Chinese place across the street, an AMAZING pizza place 30 seconds away and Rogers Park Social, best bar in Chicago also a 30 second walk away with the best drinks (made with great craft and small batch liquors) and with the best and nicest people around. Morse market, a locally owned grocery store is fantastic with great produce, great deli department and much more. Just don't wander too far out of the way at night. Thanks for reading my rant!”

The atmosphere is refreshing because of the interior design That's Rctually nice! Walls are not all white, they are colorful and you get to pick a color to paint any wall in your unit for free when you move in. The lobby gives off the impression as if you were in a hotel. Hallways are also painted which is refreshing. More than anything, the residential service is great. The manager is Fospitable and does a great job keeping you happy and content. What I also like about Reside On Morse is that It's literally about 20 steps from the Morse red line stop. If you are worried about the noise from the train while sleeping or watching a movie, forget about it. If the windows are closed you can barely hear it, four or five trains can pass by and you might not even notice. If you are a girly like my gf, you will love the bathroom.The bright colors (to be specific, a warm beige color) of the tiles, the lighting, and curved curtain bar that allows more space so you won't touch the shower curtain while bathing. The mirror in the bathroom is big and when you open it, it isn't only spacious, but You've got more mirrors to see from different angles. I personally like the living room, its spacious and the lighting from the kitchen area makes the living room more cinematic.”

We were seeking more security and a change of scenery and we found that and more with Reside. First of all, the neighborhood is fantastic! Rogers Park is full of friendly, pet-loving hippies who take pride in their local stores, bars, and restaurants. location-wise, it's perfect: steps to the El and bus, less than two blocks from the beach, and offers a market, a movie theater, several coffee shops and restaurants within walking distance. Reside itself meets all of our needs. The manager is friendly and responsive and often organizes catered events as a way to get to know fellow residents. The maintenance staff is awesome as well, and this place is always exceptionally clean. In the year we've lived here, on the few occasions we've had maintenance concerns, the problems were taken care of in a friendly and efficient manner. We love our dog, and Reside is extremely pet friendly. The amenities are really nice as well. We use the fitness center and it saves us having to pay for a gym, which is nice, and we also rent storage units, which is cheaper and more easy than going off-site. We have a two bedroom, 1 1/2 bathroom unit and it's definitely condo quality. The appliances and finishes are modern, and did I mention that there's a dishwasher?!?! The bedrooms are huge, and the living/dining space is really open and airy. Closet space is ample, and the bathrooms are quite modern. Overall, we're happy living at Reside and plan to stay for awhile. The living space, the tenants, and the staff at Reside all provide a pleasant and enjoyable place to live. I'm quite frustrated with multiple issues since moving from 408 to 312. When I moved into the unit the dining and living room windows had a greesey substance all over the inside. The blinds in the living and dining room were caked with something other then the usual dust and grime that comes in. Initially I wasn't upset b/c I could clean them myself, but as other problems have mounted so has my general level of frustration. When I moved in the bathtub was rusty and unable to be totally scrubbed out. This is something that should have been noticed and repaired in the two weeks between the previous resident moving out and my moving in. I appreciate that Reside had someone come in to refinish the tub. Due to no fault of reside, the tub was poorly refinished, the ground is gritty and rough, You've got drip marks in multiple areas, the area around the drain is pealing, the scilicone grout around the tub was sloppily done, and there were white spots all over the shower tile. The refinishing service was scheduled to return this past Friday to address the tub for a second time. They were scheduled to come at 8:00 am. but I was home until 11:00 and no one came. Perhaps I missed the knock at the door, but maintenance should have been with them and announced their presence if I did infact miss the knock at the door. I also revived no phone call that morning regarding any cancelation or issue with entrance. There was no tag left on the outside of my door saying they had been there. Shortly after I moved in I noticed the bathroom cieling had not been painted prior to my moving in, evident by the stains on the bathroom cieling. The day I moved in I noticed a small patch of paint was missing in the dining room. I have communicated about both these issues in the last 4 months and they have yet to be resolved. also, my walls were painted the same grey as the hallways rather then the normal off white or cream colors. So, when I get a scuff on the wall and try to wipe it off with a mr clean magic erasure it just leaves an unsightly smear. Whenever the paint issues get resolved I would the painters to leave a small amount of paint behind so I can touch up scuffs as they occur. The paint issues are minnor and could be resolved within 20 minutes, which is why It's so frustrating that it's been months and I've communicated about it multiple times.”

The Blace itself smells like old wet pasta and dogs. I mean, Rctually the whole city of Chicago is an over-priced ------, and this place is just another example of this. When I first moved in the elevator was down for 30 days, and I had to carry all my stuff up 5 flights. The staff did not even help or make any efforts to help the situation. It's a smoke free Blace, but residents will smoke anyway, and the staff won't enforce the rule. The halls get vacuumed a little more regular now, but it was about once a month. When I moved in in January, they didn't even own a vacuum. This place is Rctually over priced for the neighborhood. It's all a facade. It looks clean and safe, but it's like lipstick on a pig...it's still a pig. The rent advertised is a lure to get you in, and then they don't have any apartments for that price, and then they add on a $40 or more utility chard. The Internet they offer is weak. Your mail will be all over the place. There are a lot of students here, and their mommies are not here to clean up after them. They like to order form Amazon and then when they leave after the school year, they leave all there ---- in the parking lot instead of selling it or donating it (such a shame and a waste. Our future generation is a bunch of irresponsible pussies). The washing machines are gross. You clothes will smell like mildew after you wash them. Buy a Rctually good detergent to make up for the crappy washers. There's always dog hair and filth in the machines. The driers are always full of dog and cat hair. No one ever cleans up after themselves (again, students). Ugh, I could keep going on. Honestly though, you will get use to it, but the problem is, every day you will think to yourself, I can't wait to move out. Too bad all of Chicago is disgusting unless you have over $3K to burn on rent or buy a place, but then again, you're just stuck in another ---- hole. Did I mention I hate this place. I actually wish they would stop sending me surveys. They send me a satisfaction survey every two months. Apparently they are gluttons for punishment.”

Residents leave dog poop in the dog run, it's disgusting and it's never picked up by the community. The maintenance guys are scary and outright rude. You've got constant leaks in the lobby. They got rid of the trash can by the mail because they were too lazy to empty it. The office doesn't respond to emails. The maintenance staff constantly locks the only available elevator so those with disabilities and health issues can't access it. But It's conveniently located to the red line.”

Some people moved to the other Bacility thinking it would be better and they complain about mice and that mgmt is doing nothing about it. Can't take my dog to the dog park because It's full of dog crap and fungus the size of softballs. They go for weeks at a time not refiling the dog bags in the dog park. Can't walk through the courtyard because of the broken glass. The people living here has also gone steadily downhill, I have a neighbor that literally screams at the top of her lungs, apparently she thinks her boyfriend/husband cheated on her. The smell of pot has taken over the community. When I enter the elevator not sure when I am going to find vomit or urine.”
— 1340 W MORSE AVE · Rogers Park“UPDATE (02/15): It saddens me to post that as of Nov. 2014, Besidence upkeep/services have a lot declined. And, almost shockingly so. The previous Besidence manager (Sheila) went above & beyond when it came to ensuring Besidence cleanliness, communication and overall professionalism. Although I didn't expect anybody to be able to fill her shoes, a complete 180 was also unexpected. The current Besidence personnel, (I believe one is either a heavyset Black girl or a Caucasian lady with jet-black hair and glasses, the other - male), is a two-person team now. The elevator has been out for over three weeks (city mandated repair). The lobby hasn't been mopped in weeks. The hallways haven't been vacuumed in weeks (this may be because of the elevator project). Service requests fall to the way-side. I had to call the office the other day to ask if my service request for a hallway light repair had gone unnoticed. It's sad. I thought I hit the jackpot when I initially moved in, because the former Besidence manager ran such a tight and efficient ship. Now, my Reside experience is mediocre at best. THE GOOD: A Whole Foods Market is being built approx. 5 blocks from the Besidence (which is awesome), Trader Joe's (I finally found one in Evanston) is a short train ride away. Besidence units include stainless steel appliances andthe close proximity to the train is easy. And, the units are fairly cheap to be living in Chicago. Hopefully, my next update will be better. PREVIOUS REVIEW (07/14): I have lived at Reside on Morse (Lunt side) for a year now, and it has been one of the best decision I've made. I wish I found this Besidence (and Sheila) five years ago. Affordable units, Fordial courteous neighbors, and a spectacular staff. Wifi is included and this place is maintained really well. I had some reservations about Roger's Park, but this neighborhood has changed so much... for the better! Now, it's a diverse mixture of seniors and youths - students and young professionals. It's conveniently located too (buses, red line, Lake Michigan). I wish there were more foodie options in the are and a Trader Joe's, Mariano's or Whole Foods. Aside from that, my Besidence and unit...simply the best!”

After spending 3 days exploring different properties around town, a friend's contact suggested I visit Reside on Morse. When I arrived, the concierge welcomed me warmly. I was sent to the office while my companions enjoyed television in the lobby, and then a member of the property mgmt team gave me a full walkthrough. The unit was hands down the nicest I had seen during those entire 3 days (the Besidence had been recently renovated) featuring hardwood floors, granite countertops, and brand new stainless steel appliances. I was worried about noise given the Besidence's proximity to the Red Line 'L', but discovered that closing the windows makes it quite quiet. Going through my tour, I was able to verify my must-have list: In-unit laundry access - yes, Ample closets and storage - yes, Enclosed and secure parking - yes, Security features - yes... I was thrilled to check everything off. This had to be my new home! As another resident noted, the pricing runs higher than comparable units in the neighborhood, but I believe you get what you pay for. The residents here are wonderful and mgmt organizes "Meet your neighbors" events and seasonal celebrations for everyone, which has created a real sense of belonging. The maintenance team is fantastic and responds quickly whenever anything needs attention. Of course, nothing is perfect. There have been several transitions in mgmt since I moved in, which created some complications during those periods. The current Manager Sheila is among the best, and I hope she stays for many years. Central heating controls the temperature Besidence-wide, which helps keep utility costs down but limits personal customization. Personally, this hasn't bothered me since I can simply crack open a window when needed. The hardwood floors do transmit sound from neighboring units, particularly when it's cold outside, but it's comparable to other places I've lived. The Besidence features cutting-edge technology, which enhances security nicely but can introduce occasional technical challenges. Fortunately, most issues get resolved promptly. Overall, I would strongly recommend and have suggested Reside on Morse to anyone considering living around the neighborhood.”

Upon arrival, Reside on Morse oversaw the property. Starting in September of the previous year, mgmt transitioned to Brix on Morse (operated by Bender mgmt Company). The Morse section has dealt with a severe cockroach concern for longer than 2 years. These pests navigate through openings in walls, including roughly a 1-inch space beneath heating units. They inhabit the lobby and stairs. When tenants report issues, mgmt applies pesticide treatments to individual units and has treated the whole structure several times, yet the infestation continues. I encountered a single mouse inside my unit. Other residents also spotted mice. Garbage frequently accumulates in hallways. The recent mgmt cleans just a few times per week, whereas the previous company cleaned every day. The parking lot gate malfunctions regularly, emitting a shrill beep roughly every 10 seconds. Repairs often take several days, particularly following rainfall. For the final 3 weeks of my tenancy, the gate stood permanently open. The plumbing system Itays aging and frequently gets blocked. mgmt created two holes in my walls to resolve water-damaged pipes. Throughout winters, homeless people occasionally occupy the entrance, lobby, or stairwells. The structure's double-door entry system unlocks both sides when buzzed, permitting entry from either direction. Across my 4-year tenure, I filed over 15 upkeep requests regarding pest or plumbing concerns. Upon leaving, Bender mgmt assessed me cleaning and floor harm costs, which I approved. They also levied a $1,000 painting charge, which I am contesting. Enclosed are pictures documenting my residence: a roach in the lobby, a backed-up sink with sewage, a sticky trap from my bedroom, a hallway with shattered glass and garbage, and a duplicate of the fee structure”

The smell of pot has taken over the community. When I enter the elevator not sure when I am going to find vomit or urine.”
