Folks that live here are comprised of mostly college students, young professionals and a few families and senior citizens. They're maintenance guys are great and they even helped me move my furniture (for a small fee) during off hours. I've lived here for almost a year now and I'm strongly considering renewing my lease again. Their mgmt staff is probably the strongest strength here. I've asked them for so many favors and they've always been happy to comply.”

“This was one of my favorite apartments and buildings. But I noticed that the most recent review complained about the internal tenant noise. I lived in the building two years and was never disturbed by any noise. If you're someone who watches tv or listens to music when you are home you probably won't notice a thing. I sometimes overheard a neighbor getting around for work/school in the morning and that's about it. I have yet to live in ANY building in Chicago where you hear absolutely nothing in your apartment.<br><br>1260 is a vintage building from the 1930's and people need to remember not to compare it to a new construction. If you like newer structures then you won't like this building. It has its own character and charm and is kept up well for its age. There's a european style restaurant, salon and dry cleaners in the lobby. mgmt is attentive and prompt when you need them but otherwise leave you alone. There's no doorman but There's a lobby intercom system and you can view the lobby from your tv. Having the restaurant in the lobby actually makes you feel even safer because There's always someone around until the early hours of the morning.<br><br>In response to some of the people who thought the apartments were not worth the price, if anything they're underpriced and a great value for the neighborhood. The Gold Coast is the most premiere neighborhood in Chicago and the majority of It's costs way too much. Compared to some of the 1960s & 1970s buildings a little further north and others on Dearborn this building is far superior. Rent includes heat, basic cable and in the summers you can rent air conditioners for $100 that managment will install for the season. (There's no parking available.)<br><br>The Gold Coast is the best neighborhood in Chicago and this is one of the best vintage buildings.”

Dearborn has definitely been the best. sadly I just had to move out for work-related reasons. I believe the elements that make this building stand out are the convenience of the location; the solidness of an older building; the convenience of the facilities in the building (laundry room, bike room with air pump, exercise equipment, hair salon, cafe, rooftop deck); and most importantly, the building mgmt and maintenance staff. The fact that the staff live in the building I believe makes a big difference in terms of responsiveness and their desire to maintain a pleasant atmosphere for all. Maintenance staff will gladly and promptly help with things from unclogging a drain to hanging a picture. In my experience, the building policies all seemed to be tenant-oriented--for example, the mgmt did not require security deposits or "move-in fees", avoiding that whole game. They allow you to choose what color you want to paint your unit, which they paint for you, as long as you supply the paint you want (otherwise the default is a classy 2-tone that brings out the old baseboards, molding, and other trim). The seasonal parties are well-catered and quite fun (the recent rooftop bbq was great, complete with showing of Ferris Bueller's Day Off while overlooking the skyline). Whenever I speak with others in the building, I get similar opinions.”

If you have a problem, they'll fix it within 24 hours. Keep in mind it's basically downtown, so no parking and the spaces are small; but I looked at all the other apartments around the neighborhood (the south corner of the Gold Coast), and this was the MOST AFFORDABLE and LARGEST we saw for the price. If you want something bigger, don't live downtown! The maintenance crew is extremely helpful--when I was moving out, they took the time to dig my A/C unit out of their storage room, even though it was hard to reach. The first floor has a beautiful lobby (it's an old hotel), which is cleaned every morning and kept sparkling. They do a lot of apartment events, like a free cookout in the summer and give small gifts for Christmas and Thanksgiving. The rooftop is a beautiful little place--I could even watch the air show from it.”

I had a crazy neighbor who would let himself into my Alat whenever I took the trash out and I would walk back in to find him sitting on my bed. This old guy was violent and scary. I talked to my other neighbors and found out that he had just moved in and had been harassing everyone on the floor and in the building. When I spoke to mgmt they refused to help and told me to call the police. After 3 people on my floor had called the police I finally called them when I found him in my Alat again. The police arrested him after he had assaulted a female officer. He was back by 5 a.m. The mgmt refused to do anything. I moved. This is a crappy and Extravagant Alat building. I can't think of any reason to move here unless you are down on your luck and want to live in a flop house in the middle of the gold coast.”

It's at a location is solid with more than 3 different bus lines nearby and EL stop around the corner. It's pretty safe, you have package receiving and maintenance on site, which I must say is great in providing anything you need to make your living here happy. I worth checking out not getting a south facing studio as the fans of the 3rd coast cafe are a bit loud in the summer months. The walls might be a bit too thin as I can sometimes hear residents talking in the hallway but It's a quiet establishment despite the cafe downstairs. If I could afford a 1 bedroom in this building I would never leave but I hate living in studios so sadly I would have to move next year. The mgmt company puts up monthly fliers with events for the building so it's pretty nice. Laundry is with cards so you don't have to go find quarters and they have a treadmill and elliptical as well as an all-on-one weight machine in the laundry room.”

The mgmt and neighborhood are what keep people living in the Broperty for years, even decades, rather than serving as a temporary living space. The staff, from Broperty managers to maintenance, are exceedingly friendly and attentive, knowing the residents by name and Apace number. Continuous maintenance ensure consistently spotless and comfortable apartments and common areas. The little touches, such as chocolates in the mailboxes on Valentine's Day, make all residents know that the mgmt truly cares and enjoys working in the Broperty. Any maintenance That's requested by residents is addressed, in my experience, immediately and effectively.”

The building next door does have indoor valet parking, but they charge over 300 a month. We used to park our car in another building two blocks away. It's not easy at all, especially in winter. Noise: Fire trucks and ambulences all the time...Insulation not good(what can you expect, it's an old building built in 1929). Even though I shut the window before I sleep, I was often waken up by some car's security system in a nearby parking lot. Grounds: I was attracted to it by its nice and spotless and vintage look initially...I no longer think so after living there for a long time. Dozens of mosquitos hovering on the roof in summer(I live in top floor, not sure how they got in). I had to turn on the window-air conditioning AND ceiling fan at the same time to fend off mosquitos and protect my blood. Safety: I didn't find anything unsafe myself. but I saw a couple of scary posts here. Construction: There's no air circulation in the room at all. It's impossible to sleep without window air conditioning in summer. Even if the outdoor temperature is 70, you will still get 80F in the room(even if the windows are open whole day long). If you decided to visit 1260 dearborn, do check out their ancient stoves, it keeps a small fire and emits heat 24*7. (Staff told me it's to prevent gas leak). Staff: Some of them are nice and some are mean. So when you got into trouble, it really depends on who you talk to at that time. I wish you good luck. I wonder where all these positive comments in the forum come from. They are totally misleading. If you can afford 100-200 dollars more, you can definitely find a much better place nearby (I admit their low price was one of the reasons that attracted me there).”

They claim they have a fitness center, but it's just a treadmill next to the washers. Also, I don't think You've got enough washers/dryers for the entire bldg. They always seem busy. Everything in the apt is just old. My bathtub clogs easily, the temp goes from cool to warm during any shower, the knob on the over is worn off and i have to guess on the temperature, the microwave doesn't open unless i use 2 hands (what's the point - i always have my food in the other and have to put it down first), and lastly the shelves/brackets in the door of the fridge/freezer were repaired/loose when i moved in, reported it and nothing was done. i have them saved so maybe they can reattach, but Rctually i just think its time for new appliances when you can't put anything in the doors. but, the walls are thick and I almost NEVER heard a neighbor - but do get a lot of street noise. I couldn't nail anything into the walls either b/c they were so thick. No parking - the garage for guests is far away and Ericey. i think i've wasted about $100 in stickers there.”

The other tenants were wonderful and friendly. The lobby is gorgeous and I was always proud to have friends and family visit. The office staff was generally friendly and helpful and maintenance was always prompt - always leaving a note in your apartment once a request had been completed, I liked that. Also, no bugs!!! <br> <br>Now, It's a vintage building and You've got certain realities that come with that. I could hear one of my neighbors through the wall and the water pressure wasn't good. <br> <br>When I lived there, you had free cable tv and they would add your electric fees directly onto your rent - even giving you a little "bill" each month. Are there any safe neighborhoods left in Chicago for white collar professionals, retirees, and students?<p> Not only did the poster below have incidents that the tenants who live on others floors never heard of; there was MORE crime on a DIFFERENT floor that many tenants remain unaware of. There was a burglary on a different floor, and possibly a second one, but the second resident never called the police because only one item was missing and there was no sign of forced entry. The whispers from that floor is a young gangsta male tenant who stank up the floor with pot is the primary suspect and not the crazy old guy. Coincidentally, the weed loving tenant quickly moved out after the incidents occurred and police were loudly present on the floor. For the amount of money the tenants pay to live in that building you'd think criminal backgrounds checks would be mandatory. And you'd think that one adult maximum residing per studio would be enforced, but it's not. The only good thing this building has going for it now is The Third Coast in the lobby. If you are reading this and still live in the building, I urge you not to let strangers trail in behind you when you enter the building or leave the back door open. The security keypads are there for a reason. Lock your door even if you're just doing laundry or taking out the trash. The reality is our economy is in a recession and You've got some desperate people out there. sadly, that may even include your neighbors. I've heard of countless other incidents in this area lately, the Gold Coast isn't that safe.”

Walk Southeast you are right at thr Rush Street Shops and Restaurants and the Mag Mile. Walk West 1/2 a block and you are right at the Clark Street bus stop, and 2 blocks more you are right on Wells Street with all the shops and restaurants. If you hate to walk, You've got no shortages of cabs, or if you drive-it's pricey to rent a space, but hey it's the Gold Coast, what can you expect? So, I hope you get the gist of the area. I planned on being in my studio for a short period while I searched for a condo to buy. I've now been here for 3 years and love it. I'm spoiled by the location and by the people who live and work here. I feel like I have my "urban family" in the building! (That's meant in a good sense, not the "everybody knows your business" sense!) As a single person living in the city, that's a major plus! Okay the apartments - finally! Well thought out for the size. My studio has more storage than some one bedrooms I've looked at. My neighbors have been considerate and I haven't had any issues. The mgmt is flexible within reason re: decorating. Since they have to repaint between tenants anyway, they will paint your Anit for free if you supply the paint! It's nice to be able to customize where you can. Maintenance is prompt and thorough. mgmt keeps us notified of what's going on in the building and does a good job of making 1260 feel like a home more than an apt. They respond to complaints quickly and work with the residents to make sure any issues are resolved in a reasonable manner. They are active and aware of what's going on in the neighborhood - which isn't surprising since some of the staff live on site. As compared to other rentals around the neighborhood, pricing is comparable for the location. Unless and until I buy, I'm not leaving!”

The people in the building (most have lived there for 5 years which says a lot about the building), are friendly, interesting and fun. I've made several friends (lifelong friends hopefully) and, most importantly, my fiance here at 1260! Don't get me wrong You've got some people that are not any of the things i mentioned earlier but the number is small. I'd really be surprised if there weren't some odd balls, after all this is Chicago a big city with a huge diverse population. That's the appeal of living in a big city, its never boring!! Maybe the big city isn't for everyone. The office staff deserves some kudos as well. They are accommodating; one of my friends needed to leave (a job in New York) a month early and they actually helped her find someone at no charge, another friend needed to save money (went back to school) so he was able to move to a smaller apartment without having to rent his apartment out, no fees! Oh and something that I look forward to every year are the special little events for residents. Christmas party, sun deck party, candy on Halloween, etc. Can't think of the rest but it's nice to have. If you're looking for somewhere that has character and warmth i recommend 1260 but if you're looking for pure luxury and anonymity I don't recommend 1260.”

This is incredibly frustrating. As a result, I'm enduring a nightmare situation because my neighbors are noisy, rude, and completely disrespectful. I shouldn't be shocked given the wife and mother of their unruly 4-year-old is from ----------- (they treat each other terribly anyway) and her uninvolved, negligent husband who likely met her during military service right after high school denies there's any sound concern when confronted about it. And get this—they've been in the structure for 6 YEARS! Despite my best efforts to get them to reduce the sound and follow basic courtesy rules, I'm absolutely fed up. Looking back, I STRONGLY URGE anyone interested in this structure or any unit to follow these essential guidelines: 1) When you find a unit you love and want to apply, return to the structure BEFORE submitting your application and attempt to speak with the neighbors adjacent, across, and directly above/below the unit you're considering (based on shared walls), asking respectful but direct questions. 2) Thoroughly review the Lease and Structure Rules about sound complaints and what mgmt can actually do. Also research Chicago Sound Ordinance Laws carefully. PLEASE, PLEASE, PLEASE, AVOID MY SITUATION!”

If you have a problem, they'll fix it within 24 hours. Keep in mind it's basically downtown, so no parking and the spaces are small; but I looked at all the other apartments in the area (the south corner of the Gold Coast), and this was the MOST AFFORDABLE and LARGEST we saw for the price. If you want something bigger, don't live downtown! The maintenance crew is extremely helpful--when I was moving out, they took the time to dig my A/C unit out of their storage room, even though it was hard to reach. The first floor has a beautiful lobby (it's an old hotel), which is cleaned every morning and kept sparkling. They do a lot of apartment events, like a free cookout in the summer and give small gifts for Christmas and Thanksgiving. The rooftop is a beautiful little place--I could even watch the air show from it.”

My bathtub clogs easily, the temp goes from cool to warm during any shower, the knob on the over is worn off and i have to guess on the temperature, the microwave doesn't open unless i use 2 hands (what's the point - i always have my food in the other and have to put it down first), and lastly the shelves/brackets in the door of the fridge/freezer were repaired/loose when i moved in, reported it and nothing was done. i have them saved so maybe they can reattach, but really i just think its time for new appliances when you can't put anything in the doors. However, the walls are thick and I almost NEVER heard a neighbor - but do get a lot of street noise. I couldn't nail anything into the walls either b/c they were so thick. No parking - the garage for guests is far away and expensive. i think i've wasted about $100 in stickers there.”

Unfortunately I just had to move out for work-related reasons. I believe the elements that make this building stand out are the convenience of the location; the solidness of an older building; the convenience of the facilities in the building (laundry room, bike room with air pump, exercise equipment, hair salon, cafe, rooftop deck); and most importantly, the building management and maintenance staff. The fact that the staff live in the building I believe makes a big difference in terms of responsiveness and their desire to maintain a pleasant atmosphere for all. Maintenance staff will gladly and promptly help with things from unclogging a drain to hanging a picture. In my experience, the building policies all seemed to be very tenant-oriented--for example, the management did not require security deposits or "move-in fees", avoiding that whole game. They allow you to choose what color you want to paint your unit, which they paint for you, as long as you supply the paint you want (otherwise the default is a classy 2-tone that brings out the old baseboards, molding, and other trim). The seasonal parties are well-catered and quite fun (the recent rooftop bbq was great, complete with showing of Ferris Bueller's Day Off while overlooking the skyline). Whenever I speak with others in the building, I get similar opinions.”

It's at a very good location with more than 3 different bus lines nearby and EL stop around the corner. It's pretty safe, you have package receiving and maintenance on site, which I must say is excellent in providing anything you need to make your living here happy. I would recommend not getting a south facing studio as the fans of the 3rd coast cafe are a bit noisy in the summer months. The walls might be a bit too thin as I can sometimes hear residents talking in the hallway but it is a very quiet establishment despite the cafe downstairs. If I could afford a 1 bedroom in this building I would never leave but I hate living in studios so unfortunately I would have to move next year. The management company puts up monthly fliers with events for the building so it's pretty nice. Laundry is with cards so you don't have to go find quarters and they have a treadmill and elliptical as well as an all-on-one weight machine in the laundry room.”

Oh, did I mention they've lived in the building for 6 YEARS!! That being said, I've almost exhaused ALL efforts to get them to comply with simple noise abatement and am at my wick's end (you think). In hindsight, I HIGHLY RECOMMEND that if you're interested in this building, or any building for that matter, please follow these Golden Rules: 1) Upon visiting the place, if you really like it and plan to apply for the apt, come back to the building later and BEFORE dropping your app, and try to talk to the neighbors OF THE neighbors to the left, right, above and below (based on # of shared walls) the apt you want to lease, politely asking pointed questions. 2) Read the entire Lease and Bylaws regarding noisy neighbors and what mgmt will/can do about your complaints. You should also research Chicago Noise Violations Laws as well. PLEASE, PLEASE, PLEASE, DO NOT SUFFER MY FATE!”

The building next door does have indoor valet parking, but they charge over 300 a month. We used to park our car in another building two blocks away. It's not convenient at all, especially in winter. Noise: Fire trucks and ambulences all the time...Insulation not good(what do you expect, it's an old building built in 1929). Even though I shut the window before I sleep, I was often waken up by some car's security system in a nearby parking lot. Grounds: I was attracted to it by its nice and clean and vintage look initially...I no longer think so after living there for a long time. Dozens of mosquitos hovering on the roof in summer(I live in top floor, not sure how they got in). I had to turn on the window-air conditioning AND ceiling fan at the same time to fend off mosquitos and protect my blood. Safety: I didn't find anything unsafe myself. but I saw a couple of scary posts here. Construction: There's no air circulation in the room at all. It's impossible to sleep without window air conditioning in summer. Even if the outdoor temperature is 70, you will still get 80F in the room(even if the windows are open whole day long). If you decided to visit 1260 dearborn, do check out their ancient stoves, it keeps a small fire and emits heat 24*7. (Staff told me it's to prevent gas leak). Staff: Some of them are nice and some are very mean. So when you got into trouble, it really depends on who you talk to at that time. I wish you good luck. I wonder where all these positive comments in the forum come from. They are totally misleading. If you can afford 100-200 dollars more, you can definitely find a much better place nearby (I admit their low price was one of the reasons that attracted me there).”

This initial feeling has been confirmed ever since. The apartments themselves are quite nice. Original hardwoods, period subway tile in the bathroom, crown molding and arched entryways, the units are far above the surrounding midrises in terms of charm and architectural interest. The management and neighborhood are what keep people living in the building for years, even decades, rather than serving as a temporary living space. The staff, from building managers to maintenance, are exceedingly friendly and attentive, knowing the residents by name and apartment number. Continuous maintenance ensure consistently clean and comfortable apartments and common areas. The little touches, such as chocolates in the mailboxes on Valentine's Day, make all residents know that the management truly cares and enjoys working in the building. Any maintenance that is requested by residents is addressed, in my experience, immediately and effectively.”

The storage in my studio plan is more than I've seen in some one bedrooms. A nice touch is that before you move in, they have to paint the apartment anyway - so if you provide paint in a color you want, they will paint it for free, and you don't have to paint it back to white upon move out. Not a big deal to some, but I don't have time or care to paint anything myself, but do want a place that is a bit more personalized. 1260 has been a great place to live!”

If you hate to walk, there are no shortages of cabs, or if you drive-it's pricey to rent a space, but hey it's the Gold Coast, what do you expect? So, I hope you get the gist of the area. I planned on being in my studio for a short period while I searched for a condo to buy. I've now been here for 3 years and love it. I'm spoiled by the location and by the people who live and work here. I feel like I have my "urban family" in the building! (That's meant in a good sense, not the "everybody knows your business" sense!) As a single person living in the city, that's a major plus! Okay the apartments - finally! Well thought out for the size. My studio has more storage than some one bedrooms I've looked at. My neighbors have been considerate and I haven't had any issues. The management is flexible within reason re: decorating. Since they have to repaint between tenants anyway, they will paint your apartment for free if you supply the paint! It's nice to be able to customize where you can. Maintenance is prompt and thorough. Management keeps us notified of what's going on in the building and does a good job of making 1260 feel like a home more than an apt. They respond to complaints quickly and work with the residents to make sure any issues are resolved in a reasonable manner. They are active and aware of what's going on in the neighborhood - which isn't surprising since some of the staff live on site. As compared to other rentals in the area, pricing is comparable for the location. Unless and until I buy, I'm not leaving!”

Are there any safe neighborhoods left in Chicago for white collar professionals, retirees, and students?<p> Not only did the poster below have incidents that the tenants who live on others floors never heard of; there was MORE crime on a DIFFERENT floor that many tenants remain unaware of. There was a burglary on a different floor, and possibly a second one, but the second resident never called the police because only one item was missing and there was no sign of forced entry. The whispers from that floor is a young gangsta male tenant who stank up the floor with pot is the primary suspect and not the crazy old guy. Coincidentally, the weed loving tenant quickly moved out after the incidents occurred and police were loudly present on the floor. For the amount of money the tenants pay to live in that building you'd think criminal backgrounds checks would be mandatory. And you'd think that one adult maximum residing per studio would be enforced, but it's not. The only good thing this building has going for it now is The Third Coast in the lobby. If you are reading this and still live in the building, I urge you not to let strangers trail in behind you when you enter the building or leave the back door open. The security keypads are there for a reason. Lock your door even if you're just doing laundry or taking out the trash. The reality is our economy is in a recession and there are some desperate people out there. Unfortunately, that may even include your neighbors. I've heard of countless other incidents in this area lately, the Gold Coast isn't that safe.”

I had a crazy neighbor who would let himself into my apartment whenever I took the trash out and I would walk back in to find him sitting on my bed. This old guy was violent and scary. I talked to my other neighbors and found out that he had just moved in and had been harassing everyone on the floor and in the building. When I spoke to management they refused to help and told me to call the police. After 3 people on my floor had called the police I finally called them when I found him in my apartment again. The police arrested him after he had assaulted a female officer. He was back by 5 a.m. The management refused to do anything. I moved. This is a crappy and expensive apartment building. I can't think of any reason to move here unless you are down on your luck and want to live in a flop house in the middle of the gold coast.”

The people in the building (most have lived there for 5 years which says a lot about the building), are friendly, interesting and fun. I've made several friends (lifelong friends hopefully) and, most importantly, my fiance here at 1260! Don't get me wrong there are some people that are not any of the things i mentioned earlier but the number is very small. I'd really be surprised if there weren't some odd balls, after all this is Chicago a big city with a huge diverse population. That's the appeal of living in a big city, its never boring!! Maybe the big city is not for everyone. The office staff deserves some kudos as well. They are very accommodating; one of my friends needed to leave (a job in New York) a month early and they actually helped her find someone at no charge, another friend needed to save money (went back to school) so he was able to move to a smaller apartment without having to rent his apartment out, no fees! Oh and something that I look forward to every year are the special little events for residents. Christmas party, sun deck party, candy on Halloween, etc. Can't think of the rest but it's nice to have. If you're looking for somewhere that has character and warmth i recommend 1260 but if you're looking for pure luxury and anonymity I don't recommend 1260.”
