The administrative staff is extremely helpful and responsive to my requests. The maintenance technician is hard working and friendly. He keeps the grounds looking awesome and takes care of maintenance requests quickly. I occasionally hear a small amount of noise from upstairs, but I realize it's an Auite. The neighborhood is a dream come true. I love just taking a stroll and ending up wherever. Having just renewed my lease for another year, I have settled in nicely. I have a studio Auite, nice kitchen area, plenty of storage, and a nicely appointed bathroom. One of my friends from the building recently relocated to another Auite building a few blocks away. She now wishes she would have stayed put! I recommend this facility to anyone looking for an Auite in Lakeview.”

— 532 W ROSCOE ST · Lakeview“If you like 2-inch roaches in your underwear drawer, in your bedroom, scurrying across your living room floor, crawling up your leg when you're trying to get ready for the day, and in your kitchen, then Reside on Roscoe is the place for you! I've also seen multiples in the stairwells and in the laundry room as well. We found a roach just a couple of weeks after moving in. Reside claimed that nobody else complained about a roach problem, but I know this is untrue because neighbors and others I've met in this building have also had issues. Reside did spray when we complained, but that didn't stop the roaches from coming. Roaches in my Aad wasn't an every day occurrence. It was usually once a month. I did find three in one week. It's unpleasant and unwelcoming no matter how frequent. The noise, as mentioned before, is a ridiculous problem in this building. Sitting in the living room now, you can hear what's going on in the Aad beside you, above you, and below you. More importantly, whoever lives above me seems to walk around in Dutch clogs at all hours of the day and night. She paces back and forth and randomly walks around at 3-5am in the bedroom above ours. The dogs at the opposite end of the hall bark constantly. Reside tries to act like this place is super nice, but the walls are sloppily painted. Paint is clumped and dripping in places. Also, the paint is so cheap, that if you touch anything against the walls, the wall then has marks on it. I dropped my Nook once and my red leather case left a mark on the wall. You've got marks everywhere. The person that showed us the Aad and that we signed a lease with told us we wouldn't have to clean when we moved out since we paid a move-in fee, yet now we're less than a week from moving out and we received a move out cleaning list. So they clearly have ill-informed or deceitful employees. If you have a dog, There's a $350 non-refundable fee plus $20/month. There's no air in the lobby or on the elevators, so when you come in from the scorching heat, be prepared to sweat your way up to your Aad. They also don't turn the air on in the laundry room and it feels like a sauna. All of this nonsense cost me $1313/month. I'm moving half a block away for $300 less, more space, and solid walls and floors. The only good things about this place were the fact that you had to have a key to get into the building (I felt safe here) and the maintenance man. He is one of the nicest people I've ever met and goes out of his way to help people.”

The rent is extremely high and There's no reason they should be charging that much. The apartments look updated but charging $1600 plus another $50 for utilities even though we still pay for gas an electric and then $190 for parking your total rent is over $1800. Many years ago when I first started renting from reside the rent was $1100 for the exact same size one bedroom That's how much they have increased the rent. It has gotten so high I may have to move out which is sad because I do like my Aad but let's make the rent a little more reasonable. location-wise, it's nice but the neighbors on Roscoe are not pet friendly. They constantly yell at the dogs for going to the bathroom even though the owners always pick up the poop. The dogs literally have no grass on the entire street so the only place they can pee is on the sidewalk. It would be nice if reside had a little area for the dogs. That would be another reason I would consider moving out, the dog has no where to go to the bathroom and the neighbors on Roscoe are not friendly at all so It's not a warn environment and be prepared for the occasional cockroach which I never had at the other reside properties and some residents do smoke in their apartments so some floors do smell sometimes of cigarette smoke. It would be nice if Reside could lower the rent to keep the good tenants otherwise many are going to be forced to move out.”

It's close to the bus, but not close to the L. The Jewel and Mariano's are walkable but it will take maybe 10 minutes or more. It does get a bit loud at night and on weekends when people are out partying. Overall, the maintenance has been good. The gym is well-maintained, and the people in the building seem decent enough. There's a bit of a bug issue. I've seen two roaches so far in about four months, both have been bigger about 1.5 inch long. So keep those factors in mind. Also, when I moved in, the floors were grimy and there were minor imperfections. Some of the finishes were peeling and the faucet sprayed on the sides, but I got maintenance to fix them pretty quick.”

The discount program saves us a ton of money in the community, I love the fitness center, the laundry room is rarely busy, and all maintenance requests are handled professionally and quickly. I'm proud to have people over because our place is beautiful. location-wise, it's prime. From the front steps, running on the Lakeshore path is three minutes away. I commute using the 146, 135, 8, and redline and can get wherever I need to be in 25 minutes or less. Minor downside is frustrated morning commuters can get trapped behind garbage trucks emptying trash since Roscoe in a one way, and at times car horn noise is inconvenient. I don't hear it if my windows are shut and AC is on, but. Also incredibly close to the Belmont Dog park. Prime viewing spot for the Chicago Tri, and the marathon loops around us, which I find to be a unique bonus as a runner. I don't own a car, but You've got regularly spots available for rent, and when friends visit, It's normally not too difficult to find them free street parking on any cross road east of broadway. I would highly recommend living at Reside.”

Angel, the super, is awesome! He's the sweetest guy and attentive. If he needs to get into your apartment to fix something then he'll either call you ahead of time or slip a note under your door letting you know. The bad: my bike was stolen in the locked bike cage! They never found out who did it so it must've been someone who either lives there or a guest of someone who lives there. They did hike up the parking fees which wasn't fun and sometimes random cars would be parked in your spot. I had a really terrible centipede problem but Angel fixed it and I never saw any again. You've got some roaches running around and It's pretty loud. I heard 2 of my neighbors in intimate settings. My mom was actually visiting one of those times so that wasn't fun.”

I've been satisfied with my time here and would definitely renew my lease if I stay in the Chicago area once it's up for renewal.”

The units offer substantial closet and storage options relative to the compact footprint, and the kitchen equipment appears to be well-built—unlike my prior residence where everything seemed to malfunction regularly. I haven't experienced any significant repair needs, and the minor concerns that did arise were handled promptly. Pest issues have never been a concern in my home. The on-site maintenance staff member is approachable and accommodating, helping with package deliveries and other tasks. He also maintains the parking lot and entryway effectively during snowy months. Reserved parking comes at a premium price, naturally, but that's par for the course in this neighborhood. All things considered, while it's not the finest apartment I've occupied, it's certainly far from the worst. Based on my tenure here, I'd suggest it to prospective tenants.”

Things deteriorated so a lot that we chose to exit our lease early and relocate. Our adjacent neighbor has experienced identical problems with both mgmt and their upstairs resident and is also terminating her lease prematurely. also, the apartments feature low-quality renovations with paint already peeling, faulty electrical systems that pose shock hazards and cause lightbulbs to burst randomly, and drainage complications that resulted in our kitchen being inundated with dark sewage. The bottom line is you should reconsider before committing to a lease agreement with this company. You could be setting yourself up for a distinctly negative experience, and I mean that in the worst possible way!!!!!!”

If it weren't for life circumstances that would make moving difficult I would break my lease and would have just cause for doing so.”

It's close to the bus, but not very close to the L. The Jewel and Mariano's are walkable but it will take maybe 10 minutes or more. It does get a bit loud at night and on weekends when people are out partying. Overall, the maintenance has been good. The gym is well-maintained, and the people in the building seem decent enough. There is a bit of a bug issue. I've seen two roaches so far in about four months, both have been bigger about 1.5 inch long. So keep those factors in mind. Also, when I moved in, the floors were dirty and there were minor imperfections. Some of the finishes were peeling and the faucet sprayed on the sides, but I got maintenance to fix them pretty quick.”

The apartment was functional, but much smaller and more expensive than other apartments in the neighborhood (as I came to find out later). It was also very noisy. The building next door is very close and the sounds from every apartment echo off the building walls -- so there is never a quiet moment. This is especially annoying since the building next door allows pets, which meant that I had to listen to barking dogs whose owners left them inside small apartments everyday. Additionally, even though I lived on the third floor, I was woken up every morning by people going to their cars in the garage located between the two buildings. Besides noise, I aslo had a problem with the building management barging in whenever they wanted. They started to show my apartment about three months before my lease was up. I completely understand the need to find another tennant and, at every other building I have lived at I have happily complied with my landlord's request to visit. However, the management at this building never gave notice about when they were stopping by. On several occassions, the manager just unlocked the door and walked in with prospective tennants without even knocking first. Once, this even happened when I was in the shower. I called out from the bathroom and told them to leave (which they did), but the next day I got an angry phone call from my manager saying that they had a right to show my apartment whenever they wanted. They should have been apologizing to me! Not to mention the fact that they were breaking the law by entering my apartment whenever they felt like it... There are some pros (namely, friendly maintenance staff and good location), but the cons far outweigh them.”
