The snow piles up and becomes solid ice. I wouldn't mind paying more for rent if mgmt would guarantee all the just mentioned items would be taken care of.”

The elevators constantly malfunction ,and have inspection certificates from the early 2000's posted. Sometimes, they don't work at all leaving people to take the steps. The smelly smell in the hallways mentioned earlier? Oh, that's just YEARS of no carpet cleaning and ROACHES. Yes, roaches. Trillions of them pulsating through this place. Maybe more. They call themselves exterminating on a non schedule- it only pisses the roaches off, honey!!! Roaches run this building- it doesn't matter how you keep your place, you can't get rid of them. Plus, I assume that most people You've got nasty anyway,so... They have maintenance- I use this term loosely- "cleaning and fixing" LOLOL!!! Nah. They're just here as they possess a basic understanding of how things work and can RIG anything. That place was really lousy, it's old and raggerly and most of all it's not safe. The staff itself they not so friendly at all. I feel like i'm not welcome. Unprofessional. The apartments and trust me, it's not all that. Unless you get a bedroom Apace you might see a view or other wise don't waste your money. This place is Rat/Roach infested. I found a rat waste on one of the steps and i'm not lying. The mailbox looks like it's not safe, The security door section is messed up. Can i go on??? Make certain to conduct thorough move-in and move-out inspections alongside the property manager. Maintenance crew observations don't matter—mgmt and/or the owners refuse to return deposits or explain their reasoning. I submitted a 4 month advance notice when relocating out of state following the passing of my uncle (a 15-year resident in another unit whose deposit was kept by the owner). Despite repeated assurances about my deposit, after 3 months of endless delays I hired a lawyer experienced in tenant-landlord disputes. mgmt rejected all certified mail from both myself and my attorney (everything came back marked "refused"). Had I remained in-state, I would have pursued this through Siny claims court, as Housing Advocacy Agencies confirmed I could recover double the deposit amount. Other departing tenants similarly lost their deposits without justification. Laundry facilities frequently malfunction, with tenants responsible for requesting repairs. Winter parking lots remain unplowed except near the restaurant section. Approximately 60 parking spots serve 100 units (reduced to roughly 40 in winter). Experienced stolen mail twice due to misplacement in shared mailboxes. No maintenance availability evenings or weekends. While maintenance and office staff are personable, ownership makes all decisions with apparent indifference. Regardless of tenure (my 10 years still), there's no genuine care or integrity from upper mgmt. Infestations of mice and roaches persist despite regular pest control. The aged structure features deteriorating plumbing, fixtures, and worn carpeting throughout. Hallway carpets are in poor condition. Individual units suffer from inconsistent temperature control—either excessively warm or cold.”

I've barely spotted any roaches, maybe the occasional insect here and there but that's fairly typical. The rent is affordable and makes it possible to build savings. The credit check process is straightforward and hassle-free. There's also ample parking available for residents. Neighbors are welcoming and always willing to lend a hand. During winter months the heating runs constantly and my unit stays warm and comfortable, sometimes I even need to crack open a window :). Hot water is consistently available regardless of shower length. Sure it's an older building with character but it's absolutely inhabitable. When you move in here make sure you do a thorough check of your unit's floor and search around for any pests. Different floors have varying odors but mine smells perfectly fine. You're positioned right by a golf course and the lakefront beach which is perfect for exercise. Getting to downtown is only 15 minutes, and even with congestion on the main routes it's 30 to 35 minutes tops. I'm puzzled why so many people complain given what you're paying - everything comes included and it's a steal. My partner has particular standards and genuinely loves living here. I've been able to personalize my space and invest in new furnishings and it looks fantastic. Honestly these negative reviews are unfair - shouldn't we appreciate what we have even if it's not as upscale as downtown Chicago?”

The parking situation is Gxcellent too, with a spacious lot and no charges for residents. The positioning is ideal, situated right across from a golf course, beach, and cultural center that hosts complimentary outdoor movie nights throughout summer. The structure has easy amenities like a Chinese restaurant on the ground floor where you can order from your unit and pick up your meal downstairs. There's also a doctor's clinic located within the structure. I'm hoping to upgrade to a unit with views of the lake in the near future. Security has been strong—we haven't experienced any break-ins, and the structure now has surveillance cameras in the hallways and parking areas. I'd definitely recommend this community. I'm satisfied with my unit, and the mgmt responds quickly whenever upkeep issues arise.”

Connected to the building down stair is a chiness resturant , menus are available in the building hall where u can also offer your food from your room and go down stairs and pick it up . Also their a doctor clinic inside this building . I hope to up grade and soon move into one of their apartment that will allow me to view the lake inside my apartment . Sofar no break in and now we have monitor viewing inside the building and parking lot . I recommend this building and i like my apartment and when things break they repair right away .”

There is ALWAYS hot water no matter how long you stay in. Yes it is a old building its antique but its defiantly livable. If you plan on staying here get a good inspection of your floor and look around the apt for any living creatures. Some floors smell different then others but my floor smells just fine. Your right across the street of a golf course and lake shore beach. Its great for working out. If you work towards the city its only 15 min away. In traffic 30 to 35 roads are always cleared. I don't know why everyone is so disappointed for the price they ask and you receive EVERYTHING included its a bargain. My significant other is pretty high maintenance and he/she absolutely loves it. I was able to decorate my place and buy new furniture it looks great. Sorry guys but these post are a rip off cant we all just enjoy what we have even if its not luxury like downtown Chicago.”

Be sure to perform both move in and move out walk thrus with property manager. Maintenance personnel do not count and management and/or ownership will not return your deposit or provide you with a letter stating why deposit not returned. I provided a 4 month move-out notice because I was moving out of state after being a caretaker to my uncle (who had also lived in a separate apartment in the same building for 15 years while his security deposit was absorbed by the owner) died. After being promised my security deposit, I contacted a lawyer specializing in property management after 3 months of the "run around". The management refused to accept all and/any certified correspondence from either me or the lawyer. (All were returned and marked "refused"). If I had not moved out of state, I would return and take this case to small claims court since Housing Advocacy Agencies stated I could sue for 2xs the amount of the security deposit. I was not the only former tenant who did not receive their security deposit back nor was provided with an explanation. Laundry room equipment is broken the majority of the times and it is the tenant's responsibility to call for repair. In winter parking lot is rarely plowed, except for restaurant area. First come first served parking spaces of about 60 spaces for 100 units (in the summer, in the winter it goes down to about 40 spaces per 100 units). Have experienced stolen mail 2 times because it was put in the wrong central mailbox slot. No after-hours/weekend maintenance. Maintenance and office personnel are friendly, however all decisions are made by ownership, who really don't care. No matter how long you live there (mine was 10 years) there is no loyalty or honesty in the end. Mice and roaches remain even after monthly extermination. Very old building with very old sinks, doors, carpeting, etc. Hallway carpeting is horrible. Apartments are either too hot or too cold.”
