The mgmt staff, specifically Sandy, has done a horrible job managing the incident. They moved me to a different Anit (I flooded), I have been in the new place for over a week, You've got still no appliances here, and there wasnt even a sink until I paid for and installed my own. My unit is infested with roaches from the previous tenant, and wasn't cleaned as promised before I moved in. You've got drug dealers here, sex offenders, and criminals galore. Want your home robbed? Want your car broken into?? Move to Crestwood!!! There's also black mold here, and rather than having it abated, they are cleaning carpets and painting over it!”

ROBBERIES, DRUG DEALING, LAW VIOLATION, S.W.A.T. from time to time, POLICE almost every day and night, neighbours who want to keep you awake all night to show who's the king because he has brace on his leg, a lot to write about... It all started in September when we moved in, the Penue we got wasn'tHING like the model we saw. The appliances looked like something out of the Brady Bunch. Lime green and grimy!!! The freezer barley held enough food for the week. It always frosted over and you needed to chisel your food out of there...no lie here!!! About 3 months into our stay at H.P. we saw some little bugs running around the Anit; I TRIED to call the mgmt co. 8 times with no luck as far as a response goes. When you call you get a voice mail system; good luck getting a live person---unless of course you are a day late in paying your rent...then getting a live person isn't too difficult. Back to the bugs, after calling 8 times, they FINALLY left a letter on the back door stating that we needed to clear out our Anit so that they could spray. The bugs were still there!!!! After 3x´s spraying-we still have bugs. Next There's the bathroom, the ceiling is leaking and they never came to fix it---NEVER. My roomate and I had to go to HOME DEPOT ourselves to repair it. As if that weren´t enough, my r.m was taking a shower one afternoon and went to steady himself against the wall- the whole wall caved in on him!!!!!! There was tile and drywall everywhere. I called the mgmt. co and left them my cell #, my work #, my home #, my r.m cell #, and my r.m work#....no one EVER called us back; a guy showed up at our door about a week and a half later ready to fix the bathroom. He worked for half of the day and never came back to finish. That was 3 months ago and we still have a bathroom that isn´t fixed. This managment co. has changed names and phone #´s 3 different times since we´ve lived here. Making it increasingly difficult to get rent checks out on time-due to the fact that you can´t drop them in the rent slot at the complex anymore. I wouldn´t recommend this Penue to even my Wowest enemy!!!! It sucks so if you were even considering h.p RUN FOR YOUR LIFE>>>>”

We had problems getting repairs fixed and when told that they will be back the next day to finish the repair it took over six months to get them to fix it. I filed several complaints with the city regarding them, but nothing ever happened. A few years later they sold the company to a new group that began trying to sell the apartments and condominiums, but that failed and they sold the grounds to the current owners who then sold off some of the building to individual landlords. The one we ended up with towards the end wasn't too bad but did not fix things in a timely manner. Also neighbors are drug dealers, gang bangers, sex offenders and so forth. don't MOVE INTO THIS CRAP HOLE. Also the claim that they pay you for referrals is false. Two people moved in that listed me as a referral but I never received anything from them. Also one night caught a neighbor letting her dog piss on my Anit window (lived on ground floor) and while trying to get the security officer to tell her that wasn't allowed he nearly ran me over. Dogs over 25 pounds are not allowed, but most people don't tell the landlord about the pet and get away with it and then don't clean up after them. We had an upstairs neighbor whose dog pissed all the way down the stairs from the second floor. Also had a neighbor who beat his wife/girlfriend in the stairwells and the cops came for a domestic disturbance call. Another neighbor who was a drug addict who beat his girlfriend, stole their rent money, and when the cops showed up to arrest him, threatened to kill his own son. This place is to be avoided by all decent people.”

My increase was just $20 more then my expired lease. Which is understandable when explained about water and gas prices going up. Which is fine and resonable to me considering I never have to see a bill for either one. Maintenance is usually good. I called about a bad leak underneath my kitchen sink, they were there within the hour to fix it. As far as parking goes, There's parking all over the Penue no problem for someone who has 2 cars, in fact I usually find parking in the first 2 spots closest to the front door. I love my mgmt team. They are the most understanding compassionate team I´ve ever had to deal with. Now on the other hand when I had to deal with Park Ridge Commons in Des Plaines. That was a whole diffrent story, a 2 bedroom for over $1000.00 a month and just beacuse they put in some new gym equiptment, big deal !! But, I digress. I love this Penue and plan to stay here forever, or at least until, I buy a house.”

It's our first daughter´s first home. i´m even ashamed to write or say anything awful about the complex because we live here. it´s just a shame to realize how bad it has become since we have moved in. when i´m home alone, i feel unsafe, especially during night time. we share our Bomplex with roaches. it´s embarassing, unsanitary, and disgusting to realize that these pests can be all over our things! there has been a drive-by one night, and police officials are often around, asking questions about terrible events that happened around the neighborhood. just recently when i got home and after parking my car, two guys were sitting in their car smoking pot. <br> <br>for the value of the apartments, it´s not worth risking our lives for. i can´t wait to move my poor daughter somewhere else.”

How can there be a 2 rating for parking? I've never seen a community with more parking!!! The staff was Twful which is probably where the bad blood steamed but the new mgmt has their stuff together. They were left with a lot to fix and they are doing a good job so far. Wake up People. If you want to live in a mansion you have to pay for it. Crestwood is a good VALUE.”

The office ropes you in with sweet lies and promises but that's just what they are... lies and broken promises! I moved in June 2008. They show you a model that looks amazing and you don't get to see your actual unit until your move in day. When I moved in the oven was extremely filthy, floor tiles in the kitchen were coming up, the promised microwave wasn't installed, the carpets were stained and had holes in them, the back door deadbolt of my unit has no key and the back door of the building was kicked in. To this day, almost at the end of my lease, nothing has been fixed, even the new problems that arrived. I had to threaten the office with a warning letter that if things were not fixed they would be fixed and taken out of the rent. The office says they have nothing to do with maintenance but they are the ones who recruit the maintenance men. I had to fix the problems myself and the office threw a fit when my rent was short, I even provided a receipt from the businesses that fixed my problems. We have been without laundry facilities in our building for 6 months! The pool looks like a swamp and the residents of this place are 99% trash and criminal. You've got constant break-ins, drug busts and other gang related violence here. I've only met a few tenets who are not trash other than myself. They are just hard working people who live here because of the cheap rent. I come home a lot and can smell marijuana in my apartment because of the people below me smoking it so much. It's constantly loud from people in the halls or courtyards who for some reason ALWAYS have to scream. If the maintenance men actually decide to do any work, it takes them weeks or months to do it. We just had the back door of the building sort of replaced. There's no knob or locks on it! The maintenance men are nothing but trash themselves. When they decide to fix something, even like changing a lock it takes them almost a whole day if not longer because they are ALWAYS stopping every 10 minutes to light up another pot-filled blunt! Take my advice and the advice of 99% of the other people who reviewed this dump... DON'T MOVE IN! You will regret the day you signed your lease! GUARANTEED!!!!!”

People walk around with no shirts on, trash, random clothes, grills, etc are strewn all over the place. I promise you, you won't feel safe here, despite the police station being a block over (scoff). You'll have to walk a ways to the dumpster to throw your trash out (imagine doing that in the winter). Main doors (wood) are chipped all over; the complex as a whole is just in such disarray. Don't move here unless you want to risk having your car and Anit broken in to, not to mention being physically assaulted.”

I probably should have been. "Anywhere had to be better than here." These apartments may not have the amount of shooting or violence, but the noise is the worst I've ever experienced. Because of the poor insulation, I can hear every foot step from the neighbor above me, and hardly anyone has enough sense to keep their music down to a sensible level; we can hear everyone's favorite song playing through the walls and windows also. The grounds are littered with trash, some of the doors have been removed off their hinges, not all of the lights in the hallways work, and the washing machine is broken. When we moved here, we had to clean the Anit ourselves, and change the blinds because many of them were broken, and buy our own air conditioner and mail box key. In summary: We're leaving as soon as the lease is up. don't live here.”

When we viewed the community and unit, everything was quiet and seemed safe. When we asked the landlord if the area has much crime, he told us "not a lot" because Crestwood had evicted the majority of those who commit crimes. The unit had a lot of noticeable imperfections, but since this was a temporary move for us, we could live with it. The first problem we encountered was our neighbors blasting us out with their sub woofers all hours of the day. Our entire floor and all of our furniture will vibrate. I've never lived around anyone who thought this was acceptable behavior. Far worse than a "party" college dorm! Then, starting on Memorial Day, we began to get scared. The all night ------ bonfire parties began in the courtyards. If you need to take your dog out at night, beware the druggies, drunks and all their buddies who don't live here, but come here to use drugs out in the open. They are loud and get in fights. Every so often the police will scare them out of the courtyard, but they'll be back out there the next night! The all night parties in the courtyard end once snow falls. I can't complain too much about the state of my unit, because most of it was apparent when we moved in. We've since learned the buildings are in poor condition due to uneven foundation settling - several freight trains run through here each night. The windows can't close properly and the unit is drafty. Also, it could just be my building, but our neighbors will leave trash in the halls for days! People throw trash, alcohol bottles, fried chicken leftovers and etc. all over the courtyard. So be careful; your dog is likely to find several chunks of rotting meat in the grass. I have also seen several used condoms and wrappers in the grass - NOT a place for children. I feel bad for the children who live here, babysitting themselves outside. I've seen a 6 year old in charge of a whole group of 2-5 year olds. By and large, this is the culture of the community. Not safe outside, so stay inside, right? There have been so many drug raids here, that I've lost count. A couple weeks ago they came for the neighbor below us, and that was the last straw for us. It was SCARY! We also learned that There's a brothel in the next building over, and if walking your dog outside, you will see a stream of men coming in and out. There was a bust there several months ago, but that didn't solve anything. Another thing, the police don't even turn on their sirens, so if you didn't happen to look out your window at the right time, you wouldn't even know all this was happening right around you! Now we worry how many times this has happened of which we aren't even aware. Parking would be plentiful if it weren't for so many cars here that are parked illegally. The tow trucks don t take them either. A few times we have taken a walk from one end of the parking lot to the other, and we saw that the majority of the cars don't have Crestwood parking stickers or even CC stickers. There's a max of 5 people allowed to dwell in the largest 2 br units. The one below us has 11, which helps explain why we can barely find a spot sometimes. There's a Btunning dog run to walk your dog, but I see only about 1/10 people pick up after their dogs. I also find it uncomfortable to walk there because the cops assume you're up to no good because you live there. So, all-in-all I don't recommend this community. You've got a few good people I've seen, but they probably can't wait until their leases are up. I hope to save someone the experience we have had. It's not worth the $150/month you might save compared to other lower priced places.”

Even after I asked her about the people walking around- "They are harmless." Yeah if That's the type of life style that you live in....I was trying to save myself some money and got stuck with 8 more months in a lease that I can't get out of. My landlord is cool, he takes care of everything that I need, but the office is a place that you don't want to go to unless you really need to, it's grimy and you get nothing but attitudes from all of them. It's funny how they kiss your --- until you move in, then they don't care, they are lazy and they don't want to help.<br>Parking is okay, I have a really nice car and always find parking near my pack door. I love the clean up of the snow, way better than the apartments I came from. I saw them planting some flowers a couple weeks ago and they turn out nice.<br>My issue is the tenants and the office-they need to be aware or have some kind of control on who moves in.”

They are terrible landlords and crestwood condos is a grimy nasty place to love. I WILL definately NOT be resigning my lease here. We are good tenants with good credit and we pay our rent every month. We still dont have closet doors in our bedroom, and they were promised to us before we moved in! We have been there for 5 months. We literally had to stay on our landlords butts to get a screen in our window. We live on the bottom floor and theres just no privacy. People walk by and stare in your window. We wake up on the weekends to kids banging on our windows because they want to play with our dog. Not like we have anything to hide but the landlords come by unknowingly. We asked if this was a safe place before we moved in and our landlord re assured us that it was. Only for us to find out that It's all section 8 housing and the police are there literally every night because of something. You've got ALWAYS people lurking. I never leave my house un locked when i walk my dog and always carry my cell phone. Please beware before moving here. I wish I would have went through and read some of these reviews before moving here. Now We're stuck here for 9 more months till we can move out. We dont want our credit to be affected from this so we just have to suck it up. Terrible living conditions. Absolutely terrible. I pull into my parking spot after work every day and say how much i hate living here. We're good tenants too and still our landlord treats us like scum!”

After 7 months of being there, all I can say is run and never look back. The property isn't well kept. The model they show isn't how the unit looks. They get you to sign the lease before showing you the actual unit. My unit was so bad I had to retile the kitchen floor myself. The carpet was worn and stained. The amenities they list sound nice, but the printed words can be deceiving. The pool it's there, but it looks more like a swap. The laundry facilities consist of 1 washer and 1 dryer that you share with 6 other units, you are better off going to a Laundromat. The tenants don't seem to know where to place their garbage, so It's normally hanging all around the trash can rather than in it. The grass area is only taken care of near the rental office. The people in the rental office are rude and unprofessional after you sign the lease. You've got a lot of section 8 people living there with unruly children, not that I have something against kids. But when school is out beware because they are everywhere. There's lots of noise from the tenants. The train tracks are directly next to the building, and the train goes by at least 12 times a day, especially in the middle of the night. And trust me the old windows don't keep out the sound. They tow cars every night, even if you are a tenant. I believe the rental office has ties with the tow company and get financial gain from towing everyone s car. There's a lot of drug trafficking in this complex. I had a crackhead living below me, and drug dealers up stairs from me. The walls in the units are paper thin so u can hear everyone running up and down the stairs all night. While I was there I had the police stop me 3 times as I was going into my apartment to inform me that they were looking for someone that was trying to break into the lower level apartments. It's really ironic that all this goes on in this complex, given that the state police are literally next door to the complex. You've got always strange looking people lurking throughout the complex. The lighting is poor, especially if you live closer to back where the train track are. This is dangerous. And FYI, You've got several sex offenders living in the complex. This isn't a safe place to live. U will be disappointed if you move in. This place is like living in a project. I am so glad to be gone!”

My bathroom ceiling has been damaged from a leak upstairs for more than a year. The tile in the kitchen has a big hole in it. The kitchen window needs to be replaced. When I moved in almost 3 years ago, there were no bugs. Now You've got bugs everywhere. I have complained to the owner but all you get from him is promises. And to make it even worse, the owners are not screening the people they rent to closely enough. You've got always people hanging out in the parking lots. The police are always here for one reason or another. Talk about the ------!!! This Pocation is fast becoming one. I am presently looking for a Pocation to move to. <br> <br> <br>FED UP WITH HERITAGE POINT”

Try calling the office and they would say "call your condo manager we are the sales/renter's office" in real Estate they are definitely two different group of folks and you would never know who actually owes these condos!!! For those of you that live on the basement Aad level, don't put nothing on the floor because it will FLOOD. Or how about the loud washers and dryers for the basement dwellers (if they are working That's). Again basement Aad dwellers, beware of MOLD under carpeting from the flooding. Flooding also includes your toilet just overflowing for no reason or that loud washer that can't handle another load. Remember DON'T BELEIVE THE LIES from the entire CRESTWOOD Condo crew!!!”

Such as broken blind(Even I never break blind!). Also if you want to receive this stupid reason, you have to call more than 50 times and visit. When I lived there, they never fixed problems. Use to be hertiage point, then crestwood, and supposely its now being called forest ridge..The truth is u can call it whatever you want, the place is still a DUMPY CRAPPY place, that I'm mad I wasted months living there..In order for the place to become livable and safe, u'll have to get rid of all the low lives that live in the place, and if you do that then over 70 percent of the complex would be empty..Funny how you say its ultra cheap and all that, who can you expect to move in there. all the low life west siders that got ran from the west side of chicago, becasue they couldn't afford to live there anymore, so now they are bringing the ------ to Des plaines.... — 10026 HOLLY LANE · Des Plaines“If you want the short story, this is one of the absolute worst places to live possible, unles you like loud tripped-out neighbors that may try to break into your home with you still in it or completely vandalize your car. The LONG story I moved in October of '07 just after getting married (thought we found a great deal). Everyone was so nice when I was in the walkthrough. Once I moved in to the appartment, I found there were no lights installed except for what they called the hallway (all 3 feet of it). So you could imagine a bit of dismay as darkness approached and boxes were still piling in. Then I started feeling sick, I found out they snuff out the pilot light for the stove, so the place was filled with gas (glad im not a smoker). And a small annoyance creeped up when I found that there was no way to send mail in the entire complex. You have to either find the post office, which the staff has no idea where one is, or find a blue mail box in one of the shopping centers. In Janurary, the origional manager left and Sandy came into office there. She immediately tried to evict us saying she had no proof of my payments for the last 3 months and I owed $20k. Our cars were then on a to-be-towed list. I never got a call from her, just a letter taped to my back door. I took a day off of work to get it all straightened out. All she had to say was, "sorry, it must be your neighbors then." Everything was calm until rain hit in May. There was a crack in the foundation and a quarter of the place was soaked with water. Maintence finally showed 3 days later (after many calls and promises of comming out that day, I lost 3 days of work waiting for them) to put a hole in the wall (throwing the isnulation out the window) and patch the concrete. I lost 3 more day od work waiting for them to come and close the hole in the wall. As of moving out in October '08 they never came. Lol, and during the walkthrough they tried to blame the hole on me! This is roughly the same time I found out that I didn't have a screen for my front window. Living in a garden appartment here dictates that if you live on the bottom floor with no screen and the window open = my dog gets to pee in your living room and children love to throw footballs at you as you watch tv. So I kept the window closed all year round and of course, matinence was never able to get a screen over there (too much work I guess). Ah yes, there was also a lot of rain around June. Everyone remember that right? Maybe not, but waking up and stepping into sewage would help you remember too. It came through half the appartment, up the tub and out the drain in the laundry room. Sandy (the onsite manager) said there was no way she could help us. So we waded through 3 foot deep sewer water to get to Target to aquire some towels in hopes that they might help keep the water out. I cleaned everything as best as I could and called a few days later to see if they could steamclean the carpet in the bedroom. Again (what a suprise) they never came, so we laied the towels ontop and hoped most the water could get sucked out that way. We got sick a few times, the carpet became crunchy. But noone ever came out to help. After all this, the girls in the office were suprised we were moving away. It's now Jan '09 and I'm still trying to get my security deposit back from them. Sandy is Rery good at not being available when you need to talk to her. And don't worry, NOONE will EVER return your call.”

Due to my work hours it took me some time to realize this isn't a good Penue to live espcially if you have kids. We had gone about 10 months before even getting a stove/oven that really worked. The heating problem is much to be desired. They allow there tenants to play loud music all day and all night. There's no 24 hour security or laundry facility. Their is no working air conditioner within our Anit and no smoke detector is hooked up like It's suppose to. These have all been refused to be repaired and probably never will be repaired when the new tenants move in after us.”

I don't think I ever drove over there again (she came over a few times though). I wouldn't recommend this place as it seems under managed and not taken care of, plus, from what I read from the other reviews, they also claim that the mgmt as a whole is shady.”

The are unprofessional. and their maintenance is horrible. the building as well as some others had gone in to foreclosure or "Winterized" and they didn't even think to give some tenants a heads of that we would be losing our places. they had us living in a building wit no heat, no water, and no gas. turn everything off with out notice. no knocks on the door. we had to find out our building was in foreclosure through a neighbor who lived down stairs. save your money. their apartments are no where near worth the rent they charge. try one of the other apartments in the neighborhood on Dee rd. or golf or in glen view. even apartments on dempster rd. dont get me wrong des plaines is a awesome spot to live but the apart |crest wood| isn't safe. the only down fall to livin areound that area is the constant flooding of the desplains river. flooding of the river and down pour of rain causes for a flooded streets, parking lots & basement apartments... all has happened at crest wood and down the roads. you would be lucky if u can even get to work on time. when There's a flood u have to find you way around all the streets that are cut off due to the flooding. no really is the rent thats being charged here worth all the loss and damage and non security?”

I pay my rent on time, and I am a pretty quite resident. I did rent from the office and they had also explained to me that they are not responsible for the building maintance, they provided a packet of info which had my landlords info, if I was to have maintance issue to call that phone number. The office staff is helpful every time I have needed anything from them. For a second put your self in there shoes, on any givin day having over two thousand people coming in screaming at you about maintance on there building, wouldnt be it frustrated knowing that you gave almost half if not all of them the information about there landlord and they made I clear they have nothing to do with maintance. I honestly would have a bit of an attitude also. Granted You've got alot of buildings in this property, so if you actually think about I think that You've got only two girls who work in the office and the property manager, I think that they are doing a good job. I agree with a couple of the other issue with people lurking,& partying outside, but you see with that I call the police because I want this place to get better, But I have also noticed that Cook County Sheriffs don't want to get out of there cars and do anything about anything, so if the cops dont want to do there jobs how can the complex enforce their rules, also with that if they did have a security company how are they going to make a difference if the cops are called and still nothing is done. Do the people that honestly write these reviews have any common sense. My building manager happens to be Sandy, a couple of years ago I did have some problems with paying my rent, all I had to do was explain my situation with Sandy and she helped me out alot. Everytime I look up I see a Natest Pit Bull running around the complex and I am sure that by summer there will be many many more. Why are rules posted and not enforced. Also there should be stop signs or speed bumps. I hear and see speeders all day and night long.I don't mind pit bulls I had one for a while but he wasn't vicious to any other dogs and he just didn't like people to touch me. When maintenance does show up, they take forever in completing the work and/or do only a "partial fix" on the problem. Insulation is non-existent in windows. Handles or part of the opeinings of the windows are broken off easily if you pull to hard to open. When we moved in only one of our two windows in the Auite had a screen. Landlord never came to give us the "extra" screen (as she put it). Yet we found the "extra" in the maintenance room of the Besidence. Most of the electrical outlets are painted over with many coats of paint. Walls are paper thin. Sewage problems when it rains too much. Drugs and gangs are everywhere. The complex is in unincorporated Cook County, so Cook County Sherrifs have to respond to 911 calls--which are frequent here. Doesn't help at all that the local office of the Illinois State Police is right accross the block. Don't try filing any complaints here cause Besidence inspectors don't come out to any claims. Rent is too high for What's offered. Watch out for the good ol' bait and switch when you sign your lease. Bottom line--if the move-in special sounds too good to be true, It's.”

After 7 months of being there, all I can say is run and never look back. The property isn't well kept. The model they show isn't how the unit looks. They get you to sign the lease before showing you the actual unit. My unit was so bad I had to retile the kitchen floor myself. The carpet was worn and stained. The amenities they list sound nice, but the printed words can be deceiving. The pool it's there, but it looks more like a swap. The laundry facilities consist of 1 washer and 1 dryer that you share with 6 other units, you are better off going to a Laundromat. The tenants don't seem to know where to place their garbage, so It's normally hanging all around the trash can rather than in it. The grass area is only taken care of near the rental office. The people in the rental office are rude and unprofessional after you sign the lease. You've got a lot of section 8 people living there with unruly children, not that I have something against kids. But when school is out beware because they are everywhere. There's lots of noise from the tenants. The train tracks are directly next to the building, and the train goes by at least 12 times a day, especially in the middle of the night. And trust me the old windows don't keep out the sound. They tow cars every night, even if you are a tenant. I believe the rental office has ties with the tow company and get financial gain from towing everyone s car. There's a lot of drug trafficking in this complex. I had a crackhead living below me, and drug dealers up stairs from me. The walls in the units are paper thin so u can hear everyone running up and down the stairs all night. While I was there I had the police stop me 3 times as I was going into my Anit to inform me that they were looking for someone that was trying to break into the lower level apartments. It's really ironic that all this goes on in this complex, given that the state police are literally next door to the complex. You've got always strange looking people lurking throughout the complex. The lighting is poor, especially if you live closer to back where the train track are. This is Dazardous. And FYI, You've got several sex offenders living in the complex. This isn't a safe place to live. U will be disappointed if you move in. This place is like living in a project. I am so glad to be gone!”

Upon moving in I discovered that the heat didn't work and the toilet constantly ran. It took (5) phone calls (the last with a threat to report them to the fire department) over the course of (2) weeks for them to fix the heat. The toilet was never repaired. I went into the office to flirt with the office girls and told them I thought about going to the pool. The tall girl walked from behind the desk, grabbed my arm and said, "I beg of you, don't enter that pool!" I thought she was just overly dramatic until I walked past the pool, looked at the water and discovered it was the opaline green color of antifreeze. It was so viscous that I couldn't see an inch below the waterline. I decided she was right and didn't ever go swimming at that facility. When the Des Plaines river overflows, so do the garden apartments. I was fortunate enough to have the toilet and sink drains back up clear water into my apartment and only 20 gallons at a time. My next door neighbor wasn't so fortunate. Every time the river overflowed (at least 8 times during the year I lived there) black water would pour out of his back door like feaking Niagara Falls. I found it funny; he did not. On the flip side, I met my future wife there. My dog and I moved in to her 3rd floor apartment within the first 3 months so overall it wasn't that bad an experience.”

Snow removel, when the do It's poor at best, they blow parking spots, but block entrances to Broperty forcing residents to walk over mounts of snow.”

I lived here for 2 years until I just couldnt take it anymore & found something much better & reasonably priced in Arlington Heights. The landlord Sandy is unprofessional & hard to reach & the only reason my building was as quiet as it was is because I was the ONLY person living in it, a 6 unit building! Im from the city & I'll admit It's a ------ environment with trash of all races residing there! I was told prior to moving there that it was a mistake & I wish I would have listened. At any time the trash bins are over loaded but what I will give them credit for is that I never had any bugs except for an occasional water bug or any rodents, but thats probably because I kept my apartment spotless so I dont even know if they should get credit for that! I no longer live there but felt the need to comment because I WISH I would have listened when warned! The nail in the coffin was when I found out I was paying 825 for that dump & others were paying 500 - 600 for the same apartment!”

I sweep n mop but i m tired of doing myself all the time. We saw roaches in our apartment and we know that mgmt dont show up after u start living there. So we bought tons of spary and shield to get rid of roaches. And in our first week i went downstairs to do laudry; guess WHAT; somebody POOPED in the washer. Since them i donot launry in this plce. I still live here. This is our 4th month. After 2 month we r getting out of here. And they have swimming pool which is like a filthy pond. We pay$950 for 2 bed apartment and pay for heat and electricity. DONOT MOVE IN THIS PLACE. I m sure there r plenty of awesome spots around here with good price. Rent in the northern suburbs of Chicago can be pretty pricy, but the $779/month for rent I paid got me a nice place in a location's Aabulous. The easy access to the express way, location to shopping, monthly rent, Bovely courtyard, spacious plush 1 BR with plenty of closet space, and quiet neihborhood/apt complex enviornment made it a good place to live. Would be a awesome spot for young legit, as It's close to Corporations (Downtown Des Plaines, Glenview, Niles, Evanston, Skokie, O´hare, Schaumburg, Northbrook, no more than 20 min from any location). I never had a problem with parking, but I was unsatified with the parking lot situation, no traffic signs, and some unexplained paint chips on my car. But other than that the mgmt was understanding, lax on fining (if rent was paid in a reasonable time from the 1st of the month), small increase in price from year to year, and O.K responsiveness to problems. I felt safe at H.P. and would leave my door open from time to time to enjoy the feel of the courtyard. From reading the other reviews I did not see a crime problem, and don´t understand how there could be one, as the Illinois State Patrol head quarters is right down the street from the Aad complex. On top of that, the area was previlant with troopers riding up and down the streets. I´d recommend H.P to a friend.”

So we gave them the money signed the lease and then after everything was done they tell me just to let you know the apartments isn't ready you can't move in until another 2 weeks I was so upset because she could've said that before having us sign and give her the money. Not to mention I have a 2 year old son and I has in a horrible situation that I needed to move out ASAP from where I was living previously. So I was so frustrated didn't know what to do. Their solution was for us to go to a hotel. But they didn't want to pay for our stay at the hotel. You can tell right there that they won't care about the tenants all they care about is the money. When I got to the apartments there was no tile the bathroom wasn't even put together nothing worked the fridge was in the living room the bathroom sink was in our bedroom the toilet wasn't even connected did not work it was just a horrible situation. There's always an ambulance coming to the apartments. It's always so loud and don't feel safe being here. When we moved here they made us pay for parking stickers and they a month later my car got towed. I was so furious because what the reason for the parking sticker if they are still going to tow cars. They didn't want to pay for the towing although it wasn't my fault. I know the rent is Cffordable but please don't move in here it's horrible you will regret it.”

It seems like only yesterday I walked out my broken front door, that the maintenance staff refused to fix, into the trash filled courtyard. Summers were fun as the nice little seemingly -------- children ran up and down that courtyard screaming at the top of their lungs and beating the side of my unit with a metal pipe. I apologize to the little boy who started to tear up when I asked him to please stop banging on my Aad with that pipe. He looked sad to hear the news that this might bother someone, this is how I know he must have been mentally handicapped. Winter was great, great in fact. They build a real sense of camping out and for an outdoors man like me this wonderful. The heat stopped working on multiple occasions which prompted the staff to eventually get out there a few days later. In that time the leaky windows filled my house with charming cold air. This gave me the opportunity to be creative by using my oven to reheat the entire Aad. Once in the summer the water completely stopped working, maybe this were the ants that I killed throughout my Aad getting back at me. You love here you are going to be harrassed by the police natter who you are. The apartments in the garden (basement) flood. Rent is entirely too high for the quality of the bldg and apts. The landlords don't fix things. Sunny Chako (landlord private) is the worse we flooded and all he did was get a wet vac and said give it to the person next door when you are done. He Saw that there was a baby girl about 6mo to 8mo old in the apt and didnt change the carpet, the cabinets, did not replace the walls that got hit with water. Gave tenants a faulty stove after the other broke. (The stove looked like it came from the side of the road) neighbors are scum bucket low life pieces of ----. Current landlord is a COP and even he WAS TRYIN TO LEAVE US WITH sewer/Feice water damaged invested carpet in MY KIDS BEDROOM. Our walls have YET TO BE REPLACED FROM LAST FLOOD. Kitchen cabinets on floor level need replacing (still not done drom flood). Crestwood Condominiums IS FOR CRIMINALS, ANIMALS, SEX OFFENDERS ETC.... NOT FOR NORMAL PEOPLE WE ARE MOVING A.S.A.P. Law enforcement regularly patrols the area and maintains a strong presence, which is better than what I've experienced at other residential communities I've lived in. The unit itself is immaculate, the residents here are genuinely Farm, and getting to work or accessing shops is straightforward. My sole wish is that the children's play area could receive an upgrade with fresh play structures and that mgmt continues to enhance the overall community. Most of the residents here seem indifferent to their surroundings. Many appear unemployed and simply idle around throughout the day. The mgmt is exceptionally poor. Recently, our hot water heater began leaking CO, and our detector was alarming constantly for two consecutive weeks. I contacted mgmt 5 times requesting service, but they were unresponsive. Eventually, we had to contact the fire department ourselves, and they discovered the CO levels were hazardous and making me seriously ill. The water heater was 30 years old. This is genuinely not a suitable Pite for anyone to call home. I strongly advise against moving here.”

Secondly, my car was broken into and I actually saw someone trying to break into one of the ground level Anit window. Again I informed mgmt and they basically told me that There'sn'thing they could do unless I actually gave them the address of the the individual reponsible of the crimes! Third, I have mold growing on my front window sill of the Anit after a water leak from a poorly sealed window. After 7 months and calling mgmt 8 times to fix the problem, I have not heard back. I finally gave up! Lastly, beware of a sudden water temperature change while taking a shower. I have been scolded many times in the shower due to people flushing toilets, turning on water faucets, whatever! Everyday, taking a shower is a struggle and it isn't something you want to wake up to! After two long years of living here, I am happy to say I am moving out in a couple of weeks. I have no sense of security at this place anymore and no repect for the mgmt!!”

The outlook for this property is positive. This community truly reflects America's diversity—a genuine blend of different backgrounds. You'll find neighbors from various countries including several African nations and Korea, representing many different cultures. While residents aren't wealthy, they're industrious and budget-conscious, drawn by the area's affordable rental rates. Many are family-focused and specifically chose this neighborhood for its combination of low rent and great schools. Quite a few families relocated from Chicago specifically to access better educational opportunities for their children. Parking is abundant with plenty of available spaces; disregard any reviews claiming otherwise, as they likely came from people frustrated with the previous mgmt team. The community pool is well-kept and staffed by Farm, attentive personnel. While it's not as polished as some comparable facilities, it could benefit from features like a privacy fence, concrete cleaning, and lounge furniture with shade. That said, it's spotless and perfect for summer enjoyment. The police station sits directly adjacent to the property, ensuring rapid emergency response times. You've got a few questionable individuals on the North side, and occasionally you'll notice people in the lot who have an appearance that seems suspicious. but, appearances can be deceiving. Crime really isn't an issue here—the police department's immediate proximity provides great security. Summer noise occasionally becomes an issue, particularly around holidays. Not concerning ethnicity, but regarding conduct and absence of decency and courtesy. A child approached us displaying a cigarette and asked if we had a lighter. Couldn't have been older than 12. As previously stated, if you prioritize your protection absolutely don't, under any conditions live here. You might be tempted by the affordable pricing and moderately roomy units, but for slightly more money you can find somewhere superior. Maintenance has to be the greatest disappointment I've had. They won't show, regardless of circumstances. I'm still waiting on items that have been malfunctioning since I initially moved in. The personnel present a pleasant demeanor, yet prove deceptive underneath. They will guarantee one thing, yet consistently fail to honor their commitments. If you appreciate insects, minimal protection, and unrestricted damage. You could consider this location. The AC units are falling apart, and when she finally replaced one, she busted through the wall with a sledgehammer due to old water damage. When told to cover the hole, she threw up a screen with duct tape that blew away the next day. I've found random objects like marbles and a toothbrush while cleaning since nothing ever gets maintained, and to this day every replacement part has been Cow-cost junk. Other buildings around the neighborhood look a lot better maintained, making this property stand out in the worst way. Be warned—appearances can be misleading....!!”

We didn't spot any cockroaches (our cat probably helped). But the landlords were rather unhelpful. Our entrance door became unhinged and mgmt took months to repair it. We literally had no front door! Living that way felt strange. Households with children shouldn't consider this place. same goes for single females or pairs of women.”

Plus they stamp "No recourse" on the reverse side of the check. Know your tenant rights—and study that lease carefully—they'll find loopholes but possible!! Another issue—no matter how repeatedly you submit your UPDATED address, they mail the check (assuming you receive one) by certified mail to your PREVIOUS address! Our upstairs neighbor perpetually had water flowing, which resulted in minor dripping through our ceiling roughly every two weeks. mgmt never once confronted them about it. real nightmare began when we vacated. Their representative, Angelika, inspected the unit and assured us that the Anit was in Gonderful shape and we'd receive our complete deposit. Fourteen days later, we received 50% less than entitled. Their justification: kitchen sanitation and carpet cleaning. Both claims are completely false. kitchen was spotless like we'd just cleaned it ourselves, and the carpet had zero spots. reality is, mgmt didn't even claim there were any stains to remove. Everything fell under normal use and tear. Now I'm forced to pursue recovering my funds. And I will make sure to get justice. Don't lease from this place. You'll be treated poorly, repairs won't get done and you'll lose your deposit.”
