I have a really big studio facing lake Michigan and rush and state street. I feel comfortable with the Broperty and location. Upon moving in I was so surprised to see brand new carpet and cool paint colors on my walls, I had not expected upon moving in, what a great surprise! The elevators sometimes run slow but, It's usually on an the weekends when everyone is coming and going. The pool is awesome, sometimes crowded but everyone is really nice and just looking to enjoy the few days of summer. I have had some issues, this place is a little older, and my bathroom drain was clogged and a couple of lights that burnt out and I couldn't reach. I called the office and maintenance was up within a day. I worth checking out this Broperty to anyone looking to be in a great area and have a lot of space.”

Maintenance does an great job repairing things promptly and expertly. The other residents are also friendly. It feels safe here. Our three bedroom corner unit's got a good amount of space for a family. We love the big living room with floor to ceiling windows. Each child has their own room. We also love the carpeting. It makes getting bumps and bruises more of a rare occurrence. We love the convenience of the exercise and laundry room. The kids love the pool in the summer. It's a nice place to be social, enjoy the sun, and even get some exercise since the pool itself is a pretty nice size. The neighborhood is also wonderful. We are happy to raise our children in the city and this part of Chicago has so much to do. We can walk or take a bus to Maggie Daley Park easily and enjoy all the things to do by the lakefront. We also have plenty of conveniences within walking distance and restaurants we love as a family.”

The prompt and efficient response of Btructure staff to problems when they arise if always a huge help. Everyone in the Btructure is friendly as well, creating a warm environment. Our two bedroom Auite is also well appointed. The features that came with the unit prior to move in were a big reason we decided to live here. The amount of closet space, kitchen appliances, spotless bathrooms, and heating and cooling units in the Btructure sold the whole thing for us. Once we moved in, we came to appreciate the layout even more. We have a corner unit which includes little alcoves in front of the window. We really enjoy how our Auite came together and our happy here! When it's not terribly cold, we take advantage of our proximity to the park and walk or jog over there. The onsite fitness facility is wonderful to have when weather prevents us from going to the park. I also enjoy the pool in the summer. Who wouldn't! Public transportation, restaurants, and grocery stores are all close by for our convenience.”

Some machine in engine room always making loud noise and you can hear it clearly in your Aad. When they start running the pump for the pool, there’s a low humming noise in the Aad all the time and mgmt couldn’t do anything much to fix that. <br> <br>The wall between each place is too thin & hollow. Neighbor is even more annoying. Watching the movie & listening to the music late night with a big home theater set. The set that can shake your floor & your wall. Now imagine that you have to go through it during the night. <br> <br>My laundry basket was stolen once. It's certainly not the fanciest Pocation in Chicago, but it's pretty decent (aside from the elevators) and relatively well-priced for the neighborhood. All that being said...seriously think twice about the elevators. I don't recommend this Pocation to my friends for that reason.”

If you rely on making a bus/train/ride at a regular time daily, you won't be able to do that here. The number of times I've missed my bus, train and even ubers/lyfts leaving after waiting for over 5 minutes is ridiculous. Also, they push how close you are to the Red Line but if you plan on taking that during rush hour, never expect a seat or even room to fit on the first train that goes by. The fact the elevators are as slow as they are is one problem, but coupled with the fact that You've got never more than 2 of the 3 elevators working, and at times 1 and even none working, is absolutely crazy and absurd. I live on one of the top floors and have resorted to taking the stairs down over 20 floors because I knew the elevator wouldn't be coming. I would be ashamed and embarrassed if I was PPM charging what they charge. And to add to the prior comment about how expensive utilities are, they are SO expensive even though they don't give you access to A/C until maybe June/July. Where is all that money going towards? I think I know, it's their freezing cold A/C'd rental office. They blatantly lie to residents about their ability to turn on the A/C. I bought a thermometer and on average this spring my unit's got been sitting at around 74 degrees and peeked at 80 when it was warm and sunny. I really don't know how you can say you have air conditioning when you allow apartments to reach those temperatures. I've lived in some really bad apartments before, but this is by far the worst for the amount of money.”

You've got several things that really sets Planned Property mgmt apart from the rest. First of all, the entire team at 1111 N Dearborn is amazingly responsive. I've rarely lived in a Btructure with a staff, much less such a dedicated one! They quickly fix or replace things, usually the same day! I've always found the majority of the staff and maintenance to be extremely friendly and truly caring. The Btructure itself is also in good condition. We have a nice lobby with Borgeous marble walls, couches, and other things that make it look impressive when I walk in. I also find the doorman friendly. The elevators are fast and rarely break. And then There's the amazing rooftop pool. It's big, clean, and a perfect temperature. Great views too. And then the apartments are also in good condition. PPM is good about conducting upgrades and staying in touch with their tenants. This leads to better apartments! I enjoy my windows, carpet, and appliances much! Nice amount of space and an interesting layout. I really enjoy coming home from work to this wonderful Btructure. With an amazing staff, comfortable units, and plenty amenities it really is a awesome spot to live!”

The whole Broperty is run down and it's embarassing to live here. The 2 daytime doorman are Gxcellent, but maintenance is incompetent and "the Manager" is a joke. Does nothing but look for her next commission and hang out at the pool. That's another story...a frat party every weekend with 50 beer cans on the deck and drunken fools hogging all of the chairs. In order to get into the fitness room you need a key. Therefore, either a resident stole it or they gave their key to a friend to use...or they both helped steal it. The TV was secured to the wall and locked inside a wooden frame. The entire wooden frame was pulled from the wall. There has also been lot's of things stolen in the storage lockers. Different lockers have been bent open and things have been taken. If you plan on living here...keep an eye on your things.”

We use the second bedroom as a guest room and the third as an office. It's such an amazing amount for this part of Chicago combined with such great features. We LOVE the rooftop pool all summer long! It has great views too and lots of lounge chairs so you can really spend all day up there, getting tan and hanging out with the other residents. A lady died of smoke inhalation after the elevator at one of the company's East Lakeview buildings took her the wrong way to the floor that had a fire on it. can you really think you want to trust a company like this with your livelihood? 2. Service/False advertising: The customer service severely lacks. Promises will be made to you at leasing that are not held up. Things such as * Move in times/ early move-in/ special requests. * Apartment amenities, Upgrades: Their silly upgraded models are nothing like what the apartments really are. Talk about false advertising. * Only one of the Door-persons actually get up to open the door for you when you come in out out. The others are there eating, or talking on the phone, or listening to music, watching the grass grow. And What's mgmt's excuse for this? "Oh, this is how all of Chicago does it". 3. Facilities: Yeah.. that laundry room and fitness room seems like a great idea, but good luck getting any reliable use out of then. *The laundry machines are normally always a third broken down. Despite that, you just about have to go at midnight or noon to even get a machine That's free. *The fitness room is a joke. The elliptical(s) are always down, and the room has floor to ceiling windows, that face the west, so good luck not passing out from heat exhaustion because of the lack of air conditioning. *Good luck getting any hot water in the morning. I realize it has to do with the working class getting ready in the mornings, but still. * Oh, and that Heat and Air Conditioning they say is included... well its not true. Its a radiator system, and you still have to pay for the fanning of the air into your unit. ON top of that, Maintenance is completely unresponsive to the weather outside. Even on warmer winter days, say 40 degrees, I'll have the windows open and it will still be 78 degrees inside my unit. 4. Renewal: And after all this, they think that I would renew with them at 15% more for another year of this nonsense...??!!! Take your business elsewhere.”

The building itself is falling apart, we have had a window in our Auite that has not been able to stay shut for over 22 months and they can figure out how to fix it. We also have water leak in all the windows when it rains and the floors by the windows are completely soaked. There's water damage at the ceilings and the walls are moldy (covered up by white paint is the quick fix each time we complain about it). The bathrooms were neatly caulked when we moved in but once you are in there for a month or so and try to clean you realize that everything under the caulking is moldy. Everything they "fix" is just a cover up or the real problems because they dont want to actually spend money to fix anything! We have ants in the bathrooms and the kitchen for NO REASON and can t figure out where in the hell they are coming from. Probably the nasty rotting walls. They just fixed up the lobby so that when people come to look at apartments they are tricked by the look of the offices, but once you get in the elevators if you take a look around you will realize that they have only spent money on the entry way and not on the things the building actually needs. The elevators quite often take you up to the top floor (where no one is waiting) before letting you go down, and more often than not There's one that isn t running at all so it takes forever to get home or leave. Notice that all the floors are painted different colors or have different color carpet and our unit's got smelled like smoke after 22 months of living it in and this place is NON SMOKING!!! The only pluses to this building are the great views and the friendly doormen and women. I CAN'T WAIT to get out of our lease (huge issues dealing with Planned property mgmt which is why we are still stuck in here) and am counting the days until we leave!!!!! Save you self the pain and anguish and live elsewhere!!! Planned Property mgmt is EXTREAMLY difficult to deal with, of course they are perfectly happy to get you in the building but after that, good luck working with them.”

The mgmt team is negligent and avoids accountability. The package room attendant is particularly problematic—she's misplaced multiple packages, treats residents poorly, and struggles with basic communication. Retrieving deliveries from her is frustrating and time-consuming. The move-out process was a complete mess. mgmt booked 25 apartment checkouts for the afternoon slot, and we ended up waiting well beyond our scheduled time. Even then, accessing the service elevator need to waiting 15-20 minutes between trips. The staff showed no concern and brushed it off as routine.”

Heat wasn't activated until June, making the unit uncomfortably warm during the spring months. The move-in and move-out process was extremely problematic. They double-booked both of my moving days. Someone took my clean laundry from the shared laundry facilities. <br><br>The only redeeming quality is the view. Everything else about this place is disappointing. I now lease a nearby condo at a comparable rate that features updated appliances and maintains a peaceful atmosphere. We both work locally and thoroughly enjoy our daily walks to the office. The waterfront is just a short stroll away and downtown is accessible. This entire property is magnificent. There have been a couple of issues like someone taking free weights from the fitness center and a few instances where residents had items stolen from vehicles in the parking garage. That said, I think it's unfair to assume that Section 8 tenants were responsible for these incidents. Overall, the property itself is solid. The elevators have experienced ongoing maintenance issues for a while now, but mgmt has been transparent about it and is actively addressing the problem. I'm relocating not because of any grievances with the complex, but rather because I found an affordable one bedroom unit in a comparable Anit Bacility in the downtown area that offers round-the-clock gym access.”

(Thank you, gentlemen!) - We have a lovely rooftop swimming district, absolutely fantastic during warm months!!! The elevators are always broken and were out of compliance with the city of Chicago’s law for a long time. People get stuck all the time. It’s dangerous and I’m surprised someone hasn’t gotten hurt. 1111 is the worst of the worst, and the vacancies are starting to show that. Building management does not care at all... they just wait for people to move out. Just do yourself a favor and don’t live here - it’s not worth it. Look at some of the older buildings across the street, on Elm street, etc. and you’ll find similarly priced apartments with better amenities.”

If you rely on making a bus/train/ride at a regular time daily, you won't be able to do that here. The number of times I've missed my bus, train and even ubers/lyfts leaving after waiting for over 5 minutes is ridiculous. Also, they push how close you are to the Red Line but if you plan on taking that during rush hour, never expect a seat or even room to fit on the first train that goes by. The fact the elevators are as slow as they are is one problem, but coupled with the fact that there are never more than 2 of the 3 elevators working, and at times 1 and even none working, is absolutely crazy and absurd. I live on one of the top floors and have resorted to taking the stairs down over 20 floors because I knew the elevator wouldn't be coming. I would be ashamed and embarrassed if I was PPM charging what they charge. And to add to the prior comment about how expensive utilities are, they are SO expensive even though they don't give you access to A/C until maybe June/July. Where is all that money going towards? I think I know, it's their freezing cold A/C'd rental office. They blatantly lie to residents about their ability to turn on the A/C. I bought a thermometer and on average this spring my apartment has been sitting at around 74 degrees and peeked at 80 when it was warm and sunny. I really don't know how you can say you have air conditioning when you allow apartments to reach those temperatures. I've lived in some really bad apartments before, but this is by far the worst for the amount of money.”

The entire staff, from the doormen, to the maintenance staff and management are all so wonderful. They really create a beautiful atmosphere and we feel very well looked after. Maintenance does an excellent job repairing things promptly and expertly. The other residents are also very friendly. It feels very safe here. Our three bedroom corner apartment has a very good amount of space for a family. We love the big living room with floor to ceiling windows. Each child has their own room. We also love the carpeting. It makes getting bumps and bruises more of a rare occurrence. We love the convenience of the exercise and laundry room. The kids love the pool in the summer. It is a nice place to be social, enjoy the sun, and even get some exercise since the pool itself is a pretty nice size. The neighborhood is also wonderful. We are very happy to raise our children in the city and this part of Chicago has so much to do. We can walk or take a bus to Maggie Daley Park very easily and enjoy all the things to do by the lakefront. We also have plenty of conveniences within walking distance and restaurants we love as a family.”

The prompt and efficient response of building staff to problems when they arise if always a huge help. Everyone in the building is very friendly as well, creating a warm environment. Our two bedroom apartment is also very well appointed. The features that came with the unit prior to move in were a big reason we decided to live here. The amount of closet space, kitchen appliances, spotless bathrooms, and heating and cooling units in the building sold the whole thing for us. Once we moved in, we came to appreciate the layout even more. We have a corner unit which includes little alcoves in front of the window. We really enjoy how our apartment came together and our very happy here! When it's not terribly cold, we take advantage of our proximity to the park and walk or jog over there. The onsite fitness facility is wonderful to have when weather prevents us from going to the park. I also enjoy the pool in the summer. Who wouldn't! Public transportation, restaurants, and grocery stores are all very close by for our convenience.”

There is a big bay window on every wall so you can imagine just how this apartment looks and feels. The amount of closet space is very good and the kitchen has lots of good appliances. We use the second bedroom as a guest room and the third as an office. It is such an amazing amount for this part of Chicago combined with such great features. It was very clean when we first moved it and we just love the way to looks all around. The doormen are very friendly, office staff is very competent, and maintenance is punctual and professional. We LOVE the rooftop pool all summer long! It has great views too and lots of lounge chairs so you can really spend all day up there, getting tan and hanging out with the other residents. Everyone is very friendly here. We also like how quiet it is at night. Other great things about this building is the fitness room, dry cleaning, and stately lobby. There are several things that really sets Planned Property Management apart from the rest. First of all, the entire team at 1111 N Dearborn is amazingly responsive. I've rarely lived in a building with a staff, much less such a dedicated one! They quickly fix or replace things, usually the same day! I've always found the majority of the staff and maintenance to be extremely friendly and truly caring. The building itself is also in very good condition. We have a very nice lobby with beautiful marble walls, couches, and other things that make it look very impressive when I walk in. I also find the doorman very friendly. The elevators are fast and rarely break. And then there is the amazing rooftop pool. It is big, clean, and a perfect temperature. Great views too. And then the apartments are also in good condition. PPM is very good about conducting upgrades and staying in touch with their tenants. This leads to better apartments! I enjoy my windows, carpet, and appliances very much! Nice amount of space and an interesting layout. I really enjoy coming home from work to this wonderful building. With an amazing staff, comfortable units, and plenty amenities it really is a great place to live!”

Because I have been living in this building for many years I feel the need to expand my review a little bit more. The building is a nice, safe, clean place to live in. The staff is really nice. The maintenance prompt. Lumi the building’s manager is nice, helpful and seems (to me) to have excellent skills on managing different personalities. I and my son love living in this building. Yes, it’s a little too noisy at times the building walls are thin and noise travels from one apartment to another. But for excessive loud noise/music, we have a 24/7 doorman service to help with such situations, especially overnight when it’s needed. Oh, and we have gorgeous views of the lake and rush street. This neighborhood is awesome! It must be one of the best neighborhoods in Chicago to live in. I would definitely recommend this building to others!”

Delivery room lady is the worst - she has lost several packages, is extremely rude, and cannot communicate well. It is a headache getting packages from her. Move-out was the a disaster. They scheduled 25 apartments for the afternoon and we waited a few hours past our time-slot and even then had to wait up to 20 minutes at a time for the service elevator. Staff did not care and said that this was normal.”

Elevators aside, the apartments are decent. It's not super high-end, but you know what you're getting when you tour the place. It's certainly not the fanciest place in Chicago, but it's pretty decent (aside from the elevators) and relatively well-priced for the neighborhood. All that being said...seriously think twice about the elevators. I don't recommend this place to my friends for that reason.”

I'm sure you'll read it on other posts, and it is 100% true. The elevators are slow as it is, and when the third one is out of order, expect to wait up to 12 minutes for service. Management has blatantly admitted that the owner of the building will not make the investment to replace the elevators, only to put bandaids on it. A lady died of smoke inhalation after the elevator at one of the company's East Lakeview buildings took her the wrong way to the floor that had a fire on it. Do you really think you want to trust a company like this with your livelihood? 2. Service/False advertising: The customer service severely lacks. Promises will be made to you at leasing that are not held up. Things such as * Move in times/ early move-in/ special requests. * Apartment amenities, Upgrades: Their silly upgraded models are nothing like what the apartments really are. Talk about false advertising. * Only one of the Door-persons actually get up to open the door for you when you come in out out. The others are there eating, or talking on the phone, or listening to music, watching the grass grow. And what is management's excuse for this? "Oh, this is how all of Chicago does it". 3. Facilities: Yeah.. that laundry room and fitness room seems like a great idea, but good luck getting any reliable use out of then. *The laundry machines are normally always a third broken down. Despite that, you just about have to go at midnight or noon to even get a machine that is free. *The fitness room is a joke. The elliptical(s) are always down, and the room has floor to ceiling windows, that face the west, so good luck not passing out from heat exhaustion because of the lack of air conditioning. *Good luck getting any hot water in the morning. I realize it has to do with the working class getting ready in the mornings, but still. * Oh, and that Heat and Air Conditioning they say is included... well its not true. Its a radiator system, and you still have to pay for the fanning of the air into your unit. ON top of that, Maintenance is completely unresponsive to the weather outside. Even on warmer winter days, say 40 degrees, I'll have the windows open and it will still be 78 degrees inside my unit. 4. Renewal: And after all this, they think that I would renew with them at 15% more for another year of this nonsense...??!!! Take your business elsewhere.”

The building itself is falling apart, we have had a window in our apartment that has not been able to stay shut for over 22 months and they can figure out how to fix it. We also have water leak in all the windows when it rains and the floors by the windows are completely soaked. There is water damage at the ceilings and the walls are moldy (covered up by white paint is the quick fix each time we complain about it). The bathrooms were neatly caulked when we moved in but once you are in there for a month or so and try to clean you realize that everything under the caulking is moldy. Everything they "fix" is just a cover up or the real problems because they dont want to actually spend money to fix anything! We have ants in the bathrooms and the kitchen for NO REASON and can t figure out where in the hell they are coming from. Probably the nasty rotting walls. They just fixed up the lobby so that when people come to look at apartments they are tricked by the look of the offices, but once you get in the elevators if you take a look around you will realize that they have only spent money on the entry way and not on the things the building actually needs. The elevators quite often take you up to the top floor (where no one is waiting) before letting you go down, and more often than not there is one that isn t running at all so it takes forever to get home or leave. Notice that all the floors are painted different colors or have different color carpet and our apartment has smelled like smoke after 22 months of living it in and the building is NON SMOKING!!! The only pluses to this building are the great views and the very friendly doormen and women. I CAN'T WAIT to get out of our lease (huge issues dealing with Planned property management which is why we are still stuck in here) and am counting the days until we leave!!!!! Save you self the pain and anguish and live elsewhere!!! Planned Property management is EXTREAMLY difficult to deal with, of course they are perfectly happy to get you in the building but after that, good luck working with them.”

I was moving from Ohio, the first time being in Chicago, and she disused and showed me not only the apartment but also the area, this was defiantly the area for me, so close to everything I needed. I have a really big studio facing lake Michigan and rush and state street. I feel comfortable with the building and location. Upon moving in I was so surprised to see brand new carpet and cool paint colors on my walls, I had not expected upon moving in, what a great surprise! The elevators sometimes run slow however, it is usually on an the weekends when everyone is coming and going. The pool is awesome, sometimes crowded but everyone is really nice and just looking to enjoy the few days of summer. I have had some issues, the building is a little older, and my bathroom drain was clogged and a couple of lights that burnt out and I couldn't reach. I called the office and maintenance was up within a day. I would recommend this building to anyone looking to be in a great area and have a lot of space.”
