It's also incredibly sound proof...I know I've seen people walking in and out, but it feels like I'm the only one living there! I live on a lower floor and my water pressure is great! I had some roach problems when I moved in, but with a little bit of my own maintenance I haven't seen any critters since. I have pets so I can't spray bug killer. I have a lot of light and a fantastic amount of space. I have one of the "large one bedrooms" and I have a lot of light. I still haven't needed to call the mgmt company, although I have made a few of my own adjustments. The hallway is a little stinky, but it doesn't bother me when I get into my apartment. Also, the exercise room they advertise is really not much of anything. But the bike path and lake are right there so have at it! Transportation is INCREDIBLY easy. I do have a car and though I have to park a few blocks away, I can always find a spot. I don't always mind the walk...we'll see what happens when it gets cold though. Oh, and the outside gate lock is tricky to get open, so I sort of feel like a sitting duck out there at night... All in all I'm happy to be here. If you have realistic expectations of what it really means to live in a rental, you will be happy too.”

Dominicks & Jewel food stores are about 10 minutes walking distance away. <br>Make sure that you make an appointment to move prior to moving in, or else you´ll be stuck with no where to go, or park, which is a complete nightmare.”
“This place is soo bad its not even funny. The mgmt was so rude and inept. They gym is three machines that one is broken. — 901 W ARGYLE ST · Uptown“This was a awesome spot to be until Horizons mgmt took over the building. The creapy little maintenance man enters your Aad without notice. They sent an electrician into my Aad with no prior notice. I asked the electrician to leave. Then began a series of acts on their part that can only be described as retribution. My power was shut off inexplicably for three days. I had to call the city and file a formal complaint to have my power restored. In talking to neighbors, I found at least two other people that had the same experience with the power. It's now 8 months later and they're still jerking me around with my security deposit. Watch out for Horizons Realty Group!”

Because of their high cost. the coin box is usually full/jammed, it will take your quarters but not work.Front door doesn't lock, door to right side of lobby won't open to enter or exit at least two days a week, meaning you must go up one floor and walk around entire buiding to get to stairway/elevator to enter your hallway. — 901 W ARGYLE ST · Uptown“I moved into this Btructure in Nov. 1999. I'm still here. When I moved in, Kass mgmt had just bought it and I was promised a lot of upgrades. Many didn't happen for a long time, but I had a dog so I rented where I could. Eventually, they evicted the riff-raff (for 6 months only 6 our 77 apartments were rented), did massive renovations to the lobby and exterior, and gut rehabbed every apartments kitchen and bath. Once the new renters started coming in, the place Rery started to come along. but, when the city forced them to bring the elevators and electrical up to code, they sold it Horizon Realty. I've had some issues with them. For example, I'd mail my rent in and they'd loose the check and charge me late fees, then cash the check. So I started calling the office and have them run it on my debit card. Then they would take my info down but wouldn't run it, then charge me a late fee, then run it. Once I called and the woman in the office INSISTED that i fax her my signature to run the card. I didn't do that. So now I have gone back to checks but I set it up automatically from my bank to send the check so I have proof that it was sent. They are pretty good about maintenance, and this place is taken care of, except for the laundry room. Of the 6 washers, two are usually broken and of the 5 dryers, one is always broken. Also, homeless people still find their way into the Btructure and sometimes take up residence in the storage closets, the shelter at the base of the stairwells, or in the basement. Its an old Btructure and has lots of nooks and crannies.<br>Over all, though, its been good to live here. My rent never rises, I still have a dog, It's close to the park, buses are at the corner, the red line is down the street, great asian mom and pop restaurants are down the street, and the neighborhood is improving.”
— 901 W ARGYLE ST · Uptown“I moved into this building as I was let down with somewhere else and had to find a place really quickly. I know someone else who lives in the building who sent me the website for the company. It seemed like a nice place, and the staff were quick to set me up, show me around the Apace I would be moving into and get everything in order.<br>I liked the Apace, for a single guy it was a good size. The bathroom was nice and bright and clean, and all the fixtures had apparently recently been installed. The bedroom wasn't too bad of a size either, and the living room was reasonable as well. I like a lot of counter space in my kitchen, this Apace did'nt have any, maybe a square foot in total. The cooker was pretty small. So small in fact that I had to go and buy new cooking trays as the ones I bought with me from my previous place would'nt fit in it. Only 3 of the 4 gas rings worked since the day I moved in, but that did'nt really bother me. There was also no vent in the kitchen to take away any smoke or whatever when you were cooking, so I had to crank up the fans and open the windows every time I wanted to make dinner. What did bother me, but, were the cockroaches. Now I understand that old buildings have bugs, and for the most part I can deal with them (except roaches). The day I moved in I saw some in my Apace, and they would appear everywhere. I was on the 4th floor, at the back of the building! I even had them in the water tank of my toilet! I complained several times to the mgmt to get someone in to take care of the problem. So, someone came in and put a load of powder and brown goo in all the nooks and crannys, oh, and all over my cookware too. yep, they did'nt bother moving any of my stuff under the kitchen sink, they just sprayed all that stuff over everything. It did'nt seem to help the problem either. I had a roach run out of my jacket pocket when I took it off at my friends house! the final straw was when I woke up one morning with one next to me on my pillow....<br>After a somewhat verbal phonne conversation, I was assured that there would be someone in to take care of it. It did seem to solve the problem of the roaches, although occasionally I would find what looked like ticks in the kitchen area too. <br>A couple of times I dropped the rent off in the managements drop box, only to receive a late notice drop into my mail box. This happened twice, and I would call up the office and tell then the check number and everything. then I would have to email them copies of the check etc etc even though they were the ones who has misplaced it. Both times I had the late fee waived, as they found the checks and said it was an error on their part, which was fine. <br>Overall it was a neat little place. I felt pretty safe there despite the stories I had heard about bums sleeping in the stairwells, and people getting broken into. The laundry room is a bit of a hike, but hey, exercise is good for you. I did'nt like the rule that the freight elevator could'nt be operated on Sundays, which I thought was odd, as some people may only be able to move on weekends...<br>If you have a car, forget about parking. My friends have kept the city of Chicago running with all the tickets they have been issued. <br>It was super easy for work, as the bus stop was half a block away, or the red line a block or two the other way. A bit scary after dark by the train station there, but I was never bothered by anyone. <br>All in all, a decent place to live I guess, if you are single with no car :)<br><br>oh, and the last thing that annoyed me was the return of the security deposit. About 2 weeks after I moved out, I was sent a letter stating how much I was going to be refunded. I was happy that I was getting it all back, with interest, as they had done their walk through and were obviously happy with the top cleaning job me and my girlfriend did. In the letter (and I believe the lease) it says that the security deposit can be held for UP TO 45 days. That suggests to me that they don't always have to hold it that long. After about 3 weeks after I moved I called to see where my money was, as they had sent me the statement. The voice on the other end of the phone reiterated it could take up to 45 days to send it, as they have to hold it in case there was anything that needed replacing etc etc. I explained that I already had the letter saying I was getting the full amount back, but it did'nt make a difference. They DID hold off for 45 days to send it me. I don't understand it, as they were'nt making any money of that, and someone had already moved into the Apace...”
— 901 W ARGYLE ST · Uptown“I just moved into the Broperty in march 08. I have to say that this is absolutely one of the best places i have ever lived. My previous apt in Lakeview was 1/2 the size for the same price, with no ammenities at all, and we had vandalism, thefts, bums and stalkers up and down the stairs all the time. This Broperty is secure, clean, well manitained, and the units are bigger than anything you get for the price in Lakeview or Lincoln Park. So far, Horizon has been good about taking care of my requests for manitainence. The shower doesn't have as much pressure as I would like, but thats about it. As for parking, with the red line and four major bus routes within 2 blocks of the Broperty, get rid of the car. Do your pocketbook and the environment a favor and use the public transit. My corner unit has tons of natural light, two floor to ceiling windows, good lighting, and floors and walls are all in Gutstanding shape. If you think Uptown is a bit sketchy at night, you haven't lived in Bridgeport or Downtown Detroit then..... Your not in the suburbs here kids, but I get home from work late, and always see at least two CPD patrol cars cruising the street. If I were a single woman walking alone at 3am, i would worry, but you would have to worry anywhere in this city. Overall, the residents are a pleasant, diverse group and I don't see anyone who is shady. No bugs, or fleas or anything like that. My Lakeview apt had more bugs than I could swat. And rats...... I would absolutely recommend this Broperty to any of my friends.”
— 901 W ARGYLE ST · Uptown“I have not experienced the same problems that other residents identified. I enjoyed the building's fittings and architecture, as well as its location. The neighborhood just West of the building can be a little sketchy at night, but during the day It's a fun and interesting pan-Asian neighborhood with great restaurants. Within walking distance of great gyms, a bookstore, several good coffee shops, a nice park, dog and people beached, the L and several bus stops. I would love to stay in this location if I weren't moving out of state.<br><br>You've got only two problems with this location. The first is maintenance; problems are often not identified and dealt with quickly enough. The last time I did laundry, only two of six machines were working. That's less that usual, but not that uncommon. The other problem is that There's no office on sight, making it difficult to report such problems and impossible to receive packages if no one is home during the day.”
— 901 W ARGYLE ST · Uptown“We moved in 3 months ago only to come home to an Auite that hadn't been cleaned after the maintenance crew re-painted and fixed it up. It was absolutely filthy! The mgmt had made a huge fuss about giving us our keys a couple of days early even though no one had lived in the Auite for about 4 months. The people who work at Horizon Realty are unhelpful , rude, sleazy, and obnoxious. We have had so many problems with them that we are seriously considering breaking the lease if we can't find a subletter. Issues we have had include:<br>1. Ceiling paint peeling - the person they sent over to fix it came without any prior notice (and only after numerous phone calls)and left plaster dust and paint spills everywhere. When I mentioned it to the company they actually had the audacity to tell me they've had similar complaints from other residents. Obviously they didn't get the hint.<br>2. Water pressure in the shower is terrible - we actually witheld our rent until they fixed it. Again, their comments when we complained included "Well, other people might be showering at the same time as you," and "This is an old Bomplex." These were both ridiculous excuses - well, duh everyone's showering at the same time. We all need to get to work in the morning!!!<br>Overall, don't rent with them. They are able to get away with a lot because of their location. It's undeniably great so if you do choose to move in, know what you're getting yourself into.<br>P.S. They don't have parking available. We were able to find a spot nearby but it costs $150 per month!”
— 901 W ARGYLE ST · Uptown“I had a burglary in this building, and much to my surprise so did my neighbor a few months prior. After my research I found that there were also trespassers living in the storage closets on the various floors. The list goes on, but the point is, I never wasn'tified by anyone of what was going on under my nose. The mgmt had no sympathy for my cause and tried to penalyze me for terminating my lease early. They are in complete violation of the Illinois Tenants Union and assume no responsibility for any safety matters. Other tenants speculate that the maintenance staff are responsible for entering apartments. don't MOVE IN HERE-SHADY!”
— 901 W ARGYLE ST · Uptown“I've lived here a short time and enjoy the Besidence thus far. I haven't been robbed (they may have canned the maintenance guys who did it), but Horizon is EXTREMELY unresponsive. They have no on-site mgmt, don't return phone calls, and of the current three maintenance men, only one speaks enough English to be any use. The neighborhood is so-so (much better in the day) but conveniently close to the Red Line.”
— 901 W ARGYLE ST · Uptown“I almost did not sign the lease to my Aad because of things I read on this website, but quickly realized after being here a while that's it's not nearly as bad as people on here have made it to be. Trust me, the other one bedroom apartments we were shown around the neighborhood did not come close to this building. We were actually shown two different units in the building, but I decided on the I'm in because it was ready to be moved into right away, and it was completely renovated with a new stove and microwave and everything. I liked the look of the building before I even walked inside, and get got better inside. It's well kept up, and they take pride in the building. The building inside is incredibly quiet, which I love. The only I know I have neighboors is because I've seen them on the floor, but you can't hear anything from the apartments next to you. So far mgmt has been great. There were some problems we noticed upon moving in, but the next day they were here to fix everything, and were friendly doing so. The only real complaint I have about the area is parking, but that isn't something against the Aad or building. Parking is a NIGHTMARE. I work until about 11-12 at night, and when I get home there's usually no where to park anywhere. Plus You've got certain areas I try to avoid parking in because of someone messing with my gas tank door the first night I was here. No damage was done to the car, but they did stick alot of trash into my gas tank, well they tried. The neighboorhood itself can be a little sketchy at night, but I wouldn't call it unsafe. It's no different than any other part of Chicago. I say, if you're looking to move here, definitely do it. You won't be disappointed. Just ditch the car if you have one! Haha!”
— 901 W ARGYLE ST · Uptown“I settled in shortly after the new year started and everything has been wonderful. Modern units with hardwood floors, updated appliances, and a nice fitness center. I encountered the water shutoff and some maintenance work that needed to be done, but once those issues wrapped up in early March, I haven't experienced any further complications. Any concerns that came up in my Auite were resolved the same day. The outdoor areas could use some attention—trash tends to accumulate (advertisements, papers)—but the building itself is quite impressive with responsive staff. Coming from a background of living in older Chicago apartments, Horizon does an great job managing the typical maintenance challenges that come with vintage buildings.”
— 901 W ARGYLE ST · Uptown“Inadequately renovated units: no hot water accessible in kitchen, just a single outlet in kitchen positioned low behind the fridge, broken shower that need to 2 months for repairs. heating system failed throughout the entire structure last winter for nearly a month, despite what mgmt claims (curious why Stoker and Sons Heating and Cooling vehicles were constantly stationed outside for a month???). Waiting 6 months for screens and blinds to arrive, and when they finally showed up, the blinds were installed crooked. Residents are way overcharged for laundry services and the coin receptacles overflow regularly. They collect your money, yet the washers and dryers won't operate...good luck retrieving your quarters from the office. Main entrance lock is broken, the west side building door fails to open at least weekly, preventing entry and exit, forcing you to walk all the way around to the other entrance, take the stairs or lift, and trek around the structure to reach your section. Unpleasant smell throughout the space and a neglected courtyard in the middle that attracts pests and rodents. The doors remain frequently propped open for unknown reasons. Then You've got the questionable undocumented workers responsible for cleaning the corridors.”
— 901 W ARGYLE ST · Uptown“Stunning Anit with modern appliances, but this Prea is currently undergoing renovations and is being mismanaged by the landlord (expect regular water shutoff notices affecting the entire complex, plus various other hassles). If you're seeking a lovely, aesthetically pleasing Prea, this could work for you. If you're looking for an actual livable home, you'll likely be let down. Based on my experience with other rental buildings, this mgmt is a disaster. I genuinely wish I could adore it. I can see the potential it has. Perhaps eventually they'll get their act together, but I'm not going to stick around waiting for that to happen.”
— 901 W ARGYLE ST · Uptown“We moved in at the end of July and have really enjoyed our time here so far. Our unit was well-maintained when we arrived. It's an incredibly peaceful place to live. We haven't experienced any significant repair issues yet, so that remains to be seen. My main gripe is with the parking situation, but I was aware of that before signing the lease. It would be great if they had more available spots like some of the other buildings nearby offer. The laundry facilities could use some work too, but that's just the reality of apartment living. I can't think of any building I've been in that didn't have laundry problems. Plus, plenty of Chicagoans struggle with parking anyway... it's simply part of the territory when you live downtown.”
— 901 W ARGYLE ST · Uptown“I resided in this Broperty and terminated my lease early to escape! The Anit itself was pleasant enough—spacious, comfortable, and well-laid out. BUT... terrifying landlords, almost NO heat or hot water when needed, laundry area like something from a crime show and some questionable residents. During my tour I mentioned the generous closet storage, but when I moved in they had REMOVED THE CLOSETS! Kass and Horizons are equally terrible. The Broperty's exterior looks great, but NOBODY actually spends time in that courtyard! The actual owners of this property are miserly, stingy people who should convert to condos and exit the rental market!!!”
— 901 W ARGYLE ST · Uptown“This is an Pmpeccable residence to call home at a reasonable price point in a delightful district. I've resided in the unit for two years, and since the new property mgmt took over and completed the renovations, the unit has become even more impressive. The surrounding district offers numerous fantastic and budget-Farm dining options, plus there's a delightful LGBTQ+ bar within walking distance. It's an ideal positioning for young gay professionals looking for quality housing without breaking the bank on a pricey boystown unit.”

I had to deal with the water cutoff and other repairs but I've had no problems since the repairs ended in Early March. Problems I've had in my unit were fixed the same day. They could do a better job with the grounds, trash piles up (menus, newspapers), but overall beautiful building, attentive management. As someone who has always lived in old Chicago apartments, Horizon does a good job keeping up with all the problems that old buildings have.”
— 901 W ARGYLE ST · Uptown“Beautiful place, new appliances, but is currently being rehabbed and neglected by management(be prepared for frequent water shut-off notices for the building, among other inconve niences). Trust me, the other one bedroom apartments we were shown in the area did not come close to this building. So far management has been great. There were some problems we noticed upon moving in, but the next day they were here to fix everything, and were very friendly doing so. The only real complaint I have about the area is parking, but that isn't something against the apartment or building. Parking is a NIGHTMARE. I work until about 11-12 at night, and when I get home there's usually no where to park anywhere. Plus there are certain areas I try to avoid parking in because of someone messing with my gas tank door the first night I was here. Haha!”
— 901 W ARGYLE ST · Uptown“I moved into this building as I was let down with somewhere else and had to find a place really quickly. I know someone else who lives in the building who sent me the website for the company. It seemed like a nice place, and the staff were very quick to set me up, show me around the apartment I would be moving into and get everything in order.<br>I liked the apartment, for a single guy it was a good size. The bathroom was nice and bright and clean, and all the fixtures had apparently recently been installed. The bedroom was not too bad of a size either, and the living room was reasonable as well. I like a lot of counter space in my kitchen, this apartment did'nt have any, maybe a square foot in total. What did bother me, however, were the cockroaches. Now I understand that old buildings have bugs, and for the most part I can deal with them (except roaches). The day I moved in I saw some in my apartment, and they would appear everywhere. I was on the 4th floor, at the back of the building! I even had them in the water tank of my toilet! I complained several times to the management to get someone in to take care of the problem. <br>It was super convenient for work, as the bus stop was half a block away, or the red line a block or two the other way. I don't understand it, as they were'nt making any money of that, and someone had already moved into the apartment...”

We havn't had any major maintainance problems yet, so we'll see what happens when we do. My only complaint is the parking, but I knew about that going into it. It would be nice if they had spots available like many of the places around us do. The laundry room is also a mess, but hey, it's apartment living. I don't think I've ever been in a building that didn't have laundry issues. And lots of people in Chicago have problems finding parking... just part of living in the city.”
— 901 W ARGYLE ST · Uptown“We moved in 3 months ago only to come home to an apartment that hadn't been cleaned after the maintenance crew re-painted and fixed it up. It was absolutely filthy! The management had made a huge fuss about giving us our keys a couple of days early even though no one had lived in the apartment for about 4 months. The people who work at Horizon Realty are unhelpful , rude, sleazy, and obnoxious. We have had so many problems with them that we are seriously considering breaking the lease if we cannot find a subletter. Again, their comments when we complained included "Well, other people might be showering at the same time as you," and "This is an old building." These were both ridiculous excuses - well, duh everyone's showering at the same time. We all need to get to work in the morning!!!<br>Overall, don't rent with them. They are able to get away with a lot because of their location. It is undeniably great so if you do choose to move in, know what you're getting yourself into.<br>P.S. They do not have parking available. We were able to find a spot nearby but it costs $150 per month!”
— 901 W ARGYLE ST · Uptown“I've lived here a short time and enjoy the building thus far. I haven't been robbed (they may have canned the maintenance guys who did it), but Horizon is EXTREMELY unresponsive. They have no on-site management, don't return phone calls, and of the current three maintenance men, only one speaks enough English to be any use. The neighborhood is so-so (much better in the day) but conveniently close to the Red Line.”
— 901 W ARGYLE ST · Uptown“I have not experienced the same problems that other residents identified. I enjoyed the building's fittings and architecture, as well as its location. The neighborhood just West of the building can be a little sketchy at night, but during the day it is a fun and interesting pan-Asian neighborhood with excellent restaurants. Within walking distance of great gyms, a bookstore, several good coffee shops, a nice park, dog and people beached, the L and several bus stops. I would love to stay in this location if I weren't moving out of state.<br><br>There are only two problems with this location. The first is maintenance; problems are often not identified and dealt with quickly enough. The last time I did laundry, only two of six machines were working. That is less that usual, but not that uncommon. The other problem is that there is no office on sight, making it difficult to report such problems and impossible to receive packages if no one is home during the day.”
— 901 W ARGYLE ST · Uptown“I lived here and broke my lease to get OUT! The unit itself was nice enough, roomy and cozy, good space. HOWEVER... very scary management, alomost NO heat ot hot water when you need them, laundry room like a prison drama and some VERY sketchy tennants. When I was looking I commented on the ample closet space, when i moved in they had RIPPED THE CLOSETS OUT! Kass and Horizons equaly bad. Exterior very nice, but NOBODY lives in the courtyard folks!!! The people actualy own this building are cheap stingy jerks who ought to just take it condo and get the heck out of the rental business!!!”
— 901 W ARGYLE ST · Uptown“I had a burglary in this building, and much to my surprise so did my neighbor a few months prior. After my research I found that there were also trespassers living in the storage closets on the various floors. The list goes on, but the point is, I never was notified by anyone of what was going on under my nose. The management had no sympathy for my cause and tried to penalyze me for terminating my lease early. They are in complete violation of the Illinois Tenants Union and assume no responsibility for any safety matters. Other tenants speculate that the maintenance staff are responsible for entering apartments. DO NOT MOVE IN HERE-VERY SHADY!”
— 901 W ARGYLE ST · Uptown“I moved into this building in Nov. 1999. I'm still here. When I moved in, Kass Management had just bought it and I was promised a lot of upgrades. Many didn't happen for a long time, but I had a dog so I rented where I could. Eventually, they evicted the riff-raff (for 6 months only 6 our 77 apartments were rented), did massive renovations to the lobby and exterior, and gut rehabbed every apartments kitchen and bath. Once the new renters started coming in, the place really started to come along. However, when the city forced them to bring the elevators and electrical up to code, they sold it Horizon Realty. They are pretty good about maintenance, and the building is taken care of, except for the laundry room. Of the 6 washers, two are usually broken and of the 5 dryers, one is always broken. Also, homeless people still find their way into the building and sometimes take up residence in the storage closets, the shelter at the base of the stairwells, or in the basement. Its an old building and has lots of nooks and crannies.<br>Over all, though, its been good to live here. My rent never rises, I still have a dog, it is close to the park, buses are at the corner, the red line is down the street, great asian mom and pop restaurants are down the street, and the neighborhood is improving.”
— 901 W ARGYLE ST · Uptown“This was a great place to be until Horizons Management took over the building. The creapy little maintenance man enters your apartment without notice. They sent an electrician into my apartment with no prior notice.
— 901 W ARGYLE ST · Uptown“Close to the Argyle stop on the "L" train (Red line). Walking distance to the Aragon & Rivera. Parts of the surrounding neighborhood can be sketchy once dark. Dominicks & Jewel food stores are about 10 minutes walking distance away. <br>Make sure that you make an appointment to move prior to moving in, or else you´ll be stuck with no where to go, or park, which is a complete nightmare.”
— 901 W ARGYLE ST · Uptown“Its a great place to live for a reasonably low price in a great neighborhood. Had been in the apartment for two years already and with the new landlaord and recent remodelling, the apartment is even better. Tons of great and cheap restaurants in the neighborhood and a really nice gay bar down the street. Great location for young gay professionals who do not have the extra cash to splurge in an expensive apartment in boystown.”
