“lived there 2 years back when they were trying to transition from rental Apace to condo complex. during the transition, the property mgmt changed hands and upon moving out, i was informed that my security deposit wouldn't be refund. took them to court and they spent more time and effort proving their case then they ever did in hiring a helpful staff or maintaining the building....bad way to end a decent rental experience.”

“Moved finally after seeing nothing improved the place is definitely stuck in the 1950's green carpet in the hallways, elevator broke all the time and the basement/ laundry room is just plan scary. The values have dropped one just sold for 63k, 90k and one for sell 99k. I feel sorry for the owners their investment is gone after paying 165k and up! The mgmt is okay just plain, unprofessional and lack of really caring about the owners. The bare minimum. Seems like a mom and pop style mgmt company. Good bye Polo Tower. I will miss the residents. So many of them have moved out and rented their places out because they can't sell them. It's gotten scary downstairs and just a dreary sad Besidence. You have to pay a non refundable pet deposit which is laughable considering the nice green 1950's carpet in the hallways I believe is the original and I have no idea where that money goes? Check out this websites zillow.com, trulia.com, manta.com, goggle Besidence also loop net.com the person(s) owning a large number of units has it listed for 13 million or $156k average a unit it's been for sale 13 months but the values have dropped so low in this Besidence one sold for 63k to 90k a short sale for 128k last March. It's laughable the buildings down the street and across have great lobbies, workout rooms, nice hallways, pool, tennis court..... And surrounding properties are selling well but not in that Besidence check it out!”

“Great neighborhood and It's amazing to live so close to the lake. Maintenance is good but mgmt is unfriendly and always seems annoyed when you have a question or concern. Roof top is awesome and never crowded. "Gym" is a joke... they need to invest some money in the hallways, elevator, gym and lobby. Window AC units are awful. I am renting and won't be renewing my lease... but it seems like a good investment to buy in this Btructure, as I assume that they will continue to work on the Btructure as this place goes entirely condo. It's difficult to find parking in this neighborhood - be warned!!”

“Lots of recent updates to Broperty since last reviews. Also new workout equipment. location's amazing right across from lake and park. Bus stop right outside of Broperty with express downtown. Majority of units have been updated in this condo unit.”

“I started renting here in July of 2013, and I have never been happier at an Anit complex. location-wise, it's great because It's right near the lake, Lake Shore Drive, and steps away from a bus stop. There's onsite mgmt, great laundry facilities, a gym, and a rooftop deck. My one bedroom is quite spacious. The windows are a bit drafty, and the Anit itself isn't exactly new, but It's perfect for me. I would highly recommend renting from here.”

“Terrible mgmt!! Never have we ever worked with such uncooperative staff before. They constantly refer to the rules and regulations are are completely unwilling to work with you even under unavoidable circumstances. this place is unkept and falling apart. The elevator is broken or stuck about once a week, and when people move in or out the staff never comes back to take it out of service mode, so it's usually stuck on whatever floor was using it for a full 24 hours (it's supposed to be just 2 hours). The roof deck has also been "under construction" for two years and counting... yet they keep advertising it on new units for rent... so basically makes them frauds. The laundry is also always broken... and they don't refund you if your clothes didnt get dry. It's so disappointing... the location of this place is clearly the only thing keeping this place in business. PLEASE don't MOVE IN HERE.”

“I rented here for a year and purchased a unit it 2007. The Btructure could use updating which is in the works. Such as hallways, basement, exterior. Overall, mgmt company is responsive and helpful. For the price and proximity to the city this is your best lake front living! Large Dog Friendly, no violent dogs allowed.”

“STAY AWAY, IT'S A DUMP AND RANY MANGEMENT SUCKS ALONG WITH THE OWNER AND FAMILY. PLUS There's LIKE 3 LAWSUIT?”

“This place is a dump. this place is so grimy, the outside is disgustingly grimy It's an eyesore amongst other buildings. I have been here 24 years and enough is enough, they are clueless how to run or keep a building clean. We now have cockroaches and that was the last draw for me. If you see the images with the white concrete walls and black floor That's the trash room the walls need to be cleaned That's garbage that smells on the walls, the white substance you see on the floor is food for the cockroaches to eat so it will kill them. The dark spots on the hallway rug are urine from dogs. They just put an Airwick in the hallways, that doesn't do anything you need to have the rugs professionally cleaned. Look inside the elevators rusty and absolutely grimy. They have a cleaning crew that comes once a week, most places have windows cleaned daily, the floors swept daily not in this place. The outside grass had beer bottles, sole cups, paper plates that disintegrated because they were there so long. I asked them over and over to hire a high school kid and let him/her pick up all the garbage. They have absolutely no pride in themselves which shows in the way this place is kept one of the managers is a director......if I was going to hire someone, I would look at the building they managed, That's their resume and this director would receive an F she and all of them are clueless how to run a building. EVERY year the front doors break when it gets windy, this is a continual problem. The elevators were closed by the City of Chicago and they "temporarily" fixed them unsafe. This week the fire department was here a someone, lady was stuck in the elevator. Again, the last straw for me was cockroaches. You can see my someone, Aad window the Aad next to me has a towel outside it has been there for months, I sent an email to the manager asking her to please talk to that tenant, It's still there ignored by them. I was ALWAYS asked by mgmt if they could show my Aad to when the bank came or the insurance company came as my place is always immaculate. Look at the mailroom You've got two pictures one of it all in order and the other with packages all over the place even outside in the lobby and other parts of the building. I on my own would situate the mail every day. I live here I wanted the building in order, I took pride in it. Even the simple things look at the sign that says "no dogs allowed" it was sideways, I put it straight up as it should be, is it really that difficult? I would tell them pick up all the cigarette buts in front of our building by the doors, sidewalk.... ignored, pull the weeds.....ignored. I was NEVER, EVER late with my rent not once always paid on time, treated this building like my own, but again the last straw was major cockroaches. They have a roof top; but, they don't even advertise it anymore the city closed it down about 10 years ago as it wasn't safe and they never fixed it. You might ask, me why were you here for 24 if you were so unhappy. The first 12 years they had REAL managers that kept the building clean. I have a house out of state and travel extensively for work, so I wasn't here all the time and just thought it would get better and again the cockroaches did it for me. My rent was fair 1175.00, not It's raised to 1500.00 for a new tenant, but you can find much more nicer buildings for the same or a bit more that are cleaner and you would be proud to bring people over to your home. The other week I was on the bus talking to someone we were talking about where we live, she thought I lived at 4170 N Marine (that building is PRISTINE, always cleaning the windows, grass is green, flowers) and she said too bad you have to look at that eyesore soar next to it. I was too embarrassed to correct her and say no the eyesore is where I live :( I liked the managers, I would bring them cheesecake when I went downtown, I would get them holiday gifts, I liked them as a person, they are just not at a building manager level.”

“The Broperty has so much potential but unfornately the property is run down. The laundry room downstairs is having water and mold issues. There has been 3 or 4 foreclosures and short sales in the Broperty. There's also 83 units for sale for 13 million why? I am not sure. I wouldn't sign a lease in the Broperty based solely in that not knowing What's going to happen. Its in a location's amazing close to transportation just really sad the property has come to such a poor site.”

“What a joke of a building for it to be located in this area. This building is an eye sore compared to all the buildings surrounding it. It's falling apart- it looks tacky and grimy, the basement has been "under construction" for water damage forever now, so has the roof top. The roof top was supposed to be ready by the summer time, now not until next spring. The staff is awful, they seriously fine you for EVERYTHING. Where is all their money going with all these Eostly fines and no improvement on the building? The small gym inside the building also costs money. Building manager has the worst people skills, always seems like she's frustrated or has an attitude. This place isn't home at all, unless you want to refer to the Rules and Regulations before every move you make. So not worth the price!!!”

“The Bomplex has nice location, great views from the rooftop and friendly maintenance staff. The Bomplex staff, but, and the condo board, are ridiculous. They fail to plow the driveway (parking is underneath the Bomplex) and my all-wheel drive car slid back, while the garage door closed on my car. I immediately notified the Bomplex and didn't hear back for weeks. Upon speaking with people directly and follow-up emails, I was sent a letter from the board president (who clearly hoped I'd simply go away if ignored) saying they were not responsible for the issue. This has been an ongoing issue. This Bomplex's mgmt and board will do anything to cover themselves- and they simply don't look out for you- especially if you're a renter. The ceilings are paper-thin and you can here everything your neighbors do. You've got far nicer, classier buildings with far better staff and mgmt in this area. I can't wait till my lease is up.”

“I don’t advise living here. mgmt is a mess. The lights are always going out, something is ALWAYS wrong with the mail room. Two of the outside doors remain UNLOCKED ALWAYS. It’s not up the the standard they portray it to be. this place is always falling apart. The employees are always changing, and Maribel is a NIGHTMARE. If you’ve had a Gantastic experience that’s Gantastic, but I advise getting your moneys worth elsewhere, especially since rent is insanely high for no reason, the neighborhood itself sucks.”

“I have lived in this buidling for 13 years. The Cconomical factor is the only thing that has kept me. I gave notice that I was buying in December and would be out my May/June. I am just waiting for a closing day. The Main office did not return my call and is making me pay a full months rent for 6 days of living here. unprofessional!!!”

“this place is nice and I like our 1 bedroom Apace and the location. but, when we moved it the place wasn't clean. The counter tops had glass rings hinting that the place wasn't cleaned by the building mgmt after the previous attendee left. mgmt is uncooperative and unwilling to work with you. One time accused my fiance of lying when she had a issue with our unit. Nickle and dime everything. Since we moved in they have charged us for gym, increased the laundry prices, and took out the roof deck which were advertised as amenities upon moving in. I wouldn't suggest it this place to anybody.”

“I bought here in 2006 and love it! The mgmt could be improved, but location-wise, it's Gxcellent, has an awesome roof top and nicely updated units (granite, SS appliances, hard wood, etc). They just updated the hallways and it's made a huge difference.”

“location's amazing. Safe and Btunning neighborhood, but parking is ridiculous. Walking distance to Wrigley as well as the lake. Rooftop overlooking Lake Michigan and the skyline is amazing. Maintenance work is usually done fairly quickly, but the staff gets rude. They seem a little annoyed if you have a repair. Construction work on outside of the building that's been taking place for quite a while now. It never seems to end. They always prop open a back door to the building which concerns me.”

“I've been in the Bacility for five years now, and sadly I have to move for a job out of state. location-wise, it's perfect, the people that live You've got awesome, and the mgmt staff is extremely nice. The Bacility has come a long way since I moved in, and It's only getting better. It's nice to see that your dues are actually being spent on Bacility improvements. Not sure why other reviewers are so bitter, but I have nothing bad to say. I will definately re-visit next summer and say hello to all my friends.”

The most recent renovation focused on the hallways, which now appear modern and well-maintained. The surrounding area offers all the amenities you could need and maintains a secure environment.”

“This property represents a botched condo conversion with significant problems in shared spaces. basement laundry facilities are neglected and deteriorating due to multiple unit foreclosures. According to Cook County court records available to the public, You've got 2 active legal matters involving Rany mgmt (the managing company) on file—one case with Coin Mach and another with Dreamer Realty Inc. Before signing a lease with a private owner, I'd strongly suggest investigating what happens to your tenant protections in the event of an owner foreclosure. I would personally recommend looking elsewhere; this property 's genuinely problematic. also, there have been at least 2 robberies documented over the past 2-3 years, which 's also part of the public record. While the rent may seem affordable, factor in these serious concerns before deciding. Hopefully this insight proves useful.”

“When I moved into the unit, it was in poor condition. The sink had a Treadful odor coming from what appeared to be decomposing food stuck in the plumbing. There was visible dust accumulating in the corners, dried toothpaste smeared across the bathroom tiles, and someone else's hair left in the shower. It was really unpleasant. The mgmt team was dismissive and provided no assistance. The rooftop terrace is closed off and unavailable; they point fingers at the leasing office for promoting it, but clearly this is a deliberate bait-and-switch tactic used to make the property seem more attractive than it actually is. I'd recommend continuing your search elsewhere—You've got definitely better options available.”

Ever since moving in, we've dealt with a major roach concern and mgmt refuses to address it. also, they keep making false claims that we're smoking marijuana inside the unit and slapping us with fees for something we didn't do. The actual unit looks Borgeous and the positioning is great with views of lake shore drive, but the mgmt is awful and the hallways constantly reek of dog urine. Despite the prime positioning and pleasant finishes, the headaches they've caused make it not worth residing here.”

“Apartment was dirty upon moving in. The sink smelled like there was food rotting in the pipes. Dust in the corners, dried toothpaste on the bathroom floor, someone else's hair in the shower. How disgusting. Management is very rude and unhelpful. The rooftop deck is not open; they blame the leasing agents for advertising it but they know it's a bait and swap technique to make this building more appealing. Save yourself the trouble and keep looking for better places.”

“This place sucks. Since we've moved in here we have been INFESTED with roaches and they continue to neglect the situation. On top of that, they were constantly falsely accusing us of smoking weed in the apartment followed by fines to pay them because of it. The apartment itself is gorgeous but the management sucks and the building usually smells like dog ----. It's an awesome location with a view of lake shore drive but it's really not worth the trouble they've given us thus far.”

The cook county online court records show 2 cases pending on Rany Management the property management company on the court docket one with Coin Mach and other Dreamer Realty Inc. It's public record. I you rent from a owner I would research what happens if owner goes into foreclosure and what your tenant rights cover. Personally I would stay away from this train wreck. It has also had 2 robberies in the least 2-3 years again public record. It may be cheap but keep this in mind. Hope it helps.”

The location is perfect, the people that live there are awesome, and the management staff is extremely nice. The building has come a long way since I moved in, and it is only getting better. It's nice to see that your dues are actually being spent on building improvements. Not sure why other reviewers are so bitter, but I have nothing bad to say. I will definately re-visit next summer and say hello to all my friends.”
