The leasing staff gets nice, but sometimes you can feel like somehow you are getting screwed over, but you can't do anything about it. <br><br>The maintainence staff is great, they are really nice and quick to repsond to problems. <br><br>I think the main selling point for me here was the pool and spa. They are really nice, but the pool gets small, enough for two people at once, no more. <br>Parking here isn't worth the price as is any other place in Chicago. The rooftop deck is really nice. At 30 stories you can easily see the lake and the entire city at times.<br><br>The Anit was ok for what you pay for. The 2BR we had was a corner Anit so we had views of the south and east, including the Sears Tower and Merchandise Mart. The floors are good at cutting down the sound, but the walls are pretty thin. Occassionaly I would hear my neighbor cough or even snore at night.<br><br>The main advantage is that It's close to public transportation, as well as to the grocery store (3 blocks) as well as Michigan Avenue shopping (5 blocks). It's pretty safe to walking back from the bars at 3am is no problem. <br><br>but, it seems that hal of the damn Bacility is Section 8 housing here, so you might come into contact with some undesirables. For the most part they keep to themselves, but some are just wierd. Also, the elevators in the Bacility can be extremely slow, especially when someone is moving in or out. If you live on the lower floors you might have to wait a couple elevators before you are able to get on becuase they might be so packed.”

— 100 W CHESTNUT ST · Old Town“I have lived in this building for 2 years (since 2020) in a 2 BR and have been happy with the location, quality of the building, and maintenance personnel. The unit I moved into was spotless upon arrival (you could eat off the floors) and had a Btunning view overlooking Washington Square Park. On summer days you can open the windows and hear music from the Piano or a rogue spring wedding. The maintenance staff has been attentive to any issues we bring up (we had a sink back up and a light fixture break). The maintenance team also cleans the hallways & entryways multiple times a week with a vacuum cleaner and mop. (Marcello runs a tight ship!) Dajana (the property manager) has been quick to respond to any of my email questions regarding leasing or building policies. Tiara who works the front door most days is always delightful to talk to and catch up with. If you want views, the roof deck has a 360 panorama overlooking Washington Square Park (< than 1 block away), the John Hancock (<than 10 blocks away), and the downtown skyline. The gym is 24 hours which is awesome if you work late & the pool / hot tub is usable year round. If you are looking for a safe, affordable, quality living space for a young urban legit or family (we have a few), this would be a great fit for you!”

They always hire the most efficient and legit staff for their buildings and 100 W Chestnut is certainly no exception. The maintenance mane here is always prompt in his response to my queries and really nice too. It's also great having a doorman. It's a nice feeling knowing someone is always watching the Bacility. I moved down here from Lincoln Heights to be a little closer to work and am so happy I did! Not only do I save time every day, I also really love it down here. It's a little faster paced than Lincoln Heights and I like it. There are also so many Btunning buildings and interesting cultural things to do. I'm still close to the lake, which I'm happy about. And pretty much everything I need is close by. My Aad is also massive! With a walk in closet, spacious living room, and bedroom, I have more than enough space for myself. Btunning light and more than enough windows gives my home a nice airy feeling too. It's a wonderful feeling to come home and stretch out after a long day at the office.”

When you burn something, and its 90 degrees outside you HAVE to open the window or else the fire alarm goes off.... You've got no lights... we had to have damn floor lamps. I can hear my neighbors having sex. MY Extravagant package was sent back to the sender by these idiot people because they lost my information, now It's probably going to get lost in the mess of the USPS.... I can't make a phone call to anyone from this Aad because the signal is so bad, AND cant even go on the internet for 10 min without it shutting down. NOT TO MENTION, Two of the elevators were out of service for days... this is a 30 floor Aad complex. The elevator basically stopped at every damn floor.”

My boyfriend and I moved into a two bedroom about six months ago and our tine here has been so enjoyable. We are looking forward to many more months at this location. We were hoping to Ike in this general area since we both work close by. We were worried about the cost of living in the middle of the Gold Coast and figured we would have to downsize. Luckily we contacted Planned Property mgmt and they worked with us to find our new Apace. The staff there wasn'thing but communicative and pleasant. Cut to six months later and we have a spacious Apace with a wonderful guest room with a full bath, upgraded kitchen, and beautiful windows in both the living room and bedroom. I really love having a ''drive-in" closet in the entryway to the master bath. It just feels so luxurious! Another thing that simply can't go unmentioned is the indoor pool! Yes, indoors! This gorgeous pod is large enough to exercise in or just take a dip, anytime of year. I'm so in love with it. If I need to sun myself after my swim, we have a lovely rooftop deck too.”

— 100 W CHESTNUT ST · Old Town“I chose to live here when I first moved to the city, and I think I made a good choice. this place isn't too far away from the Red and Brown lines, and the LaSalle and Clark bus stops are practically right outside the door. There's a small gym with treadmills, elipticals, and a few free weights. In addition, there's a pool that nobody uses, in Blace dry cleaning, and they have free bagels and cereal M-F in the morning. After living here for awhile though, I think you start to notice a few things. #1) The elevators are terrible. They are incredibly slow and There's usually one That's not working due to people moving in or just because it's broken. #2) The Blace staff is hit or miss depending on the day you go down there and who you deal with and maintainence isn't great (it took them 3 times to fix a leaky toilet) #3) Because the area is close to Mich ave, etc, You've got a lot of tourists all over and street parking is next to impossible (although, There's a garage for $200 a month). Therefore, my opinion is, if you are just getting acclimated to the city, this is a good place to consider, but if you've lived here for awhile, you may not want to deal with the slow elevators and rude Blace staff.”

The walls are sound proof and we never hear each other or the rest of the tenants either! Our shared space is also really nice. We love our big living room, big windows, and kitchen. The kitchen is really nice with granite countertops, nice appliances, and good-looking cabinets. I also really like the windows in the kitchen. It's a pleasant place to cook and we have a dining area in the main space and enjoy hosting dinners now and then. I love the Bomplex and so does my roommate. Not to mention my dog! First of all, we have an indoor pool and a hot tub. I definitely spend a lot of time here after work, enjoying my Auite, exercising in the gym and relaxing in the hot tub. There's also a rooftop deck which is really nice in the evening. We've also never had any major issues come up in the unit but the maintenance staff is really prompt and nice. We also love our doormen! The whole Bomplex feels safe. A perfect place for two roommates.”

I use the second bedroom as a home office. I work close enough to walk, which is another thing I love about my new Apace building. River North also has lots of Bxquisite parks, tree lined streets, and small shops around to make it feel like a neighborhood. I love living so close to Washington Park as well as a quick walk to the lakefront. This location has also allowed me to further explore Chicago since You've got so many public transportation options around. I am close to the red line as well as several buses. Whole Foods is also right down the street as are amazing restaurants, some of the best in the city! I see myself living in this part of the city and in this amazing Apace for many years to come.”

A friend of mine referred me to Planned Property mgmt and they took it from there. They asked me what I was looking for in a new Aad and my first answer was "space." After years of living in cramped, dark studios I was in desperate need of a change. I work in the Loop so they should several Bovely units around the Gold Coast and River North. I immediately fell for this one bedroom at 100 Chestnut. The layout of the unit makes it gigantic. The Bovely windows and view opens up the whole space. And the Bovely floors and updated fixtures makes the whole thing just look good. Little touches like the extended entryway, massive walk in closet, and a really big kitchen go a long way to making this my dream Aad. Combined with the fact that there's an indoor pool, gym, and laundry on-site, I signed my lease right then and there. Besides the impressive list of amenities, the buildings staff goes a long way to making every tenant feel welcomed and helping us with any issue. I've really enjoyed the warm vibes since moving here. A really enjoyable experience overall!”

This building is in the perfect location for me for starter's. I like living near good restaurants and bars and this part of Chicago is full of them. There's also great shopping nearby, lots of stores and bigger department stores. Whole Foods is a short walk and so is Eataly. The building itself includes a pool, gym, and laundry. I like that I can pay my rent online too. One less thing to worry about. The gym is great. Always clean with good machines. The indoor pool is a treat, especially in the winter. Nothing better than enjoy a dip in the hot tub in its single digits outside. The doormen are always friendly and accommodating. The maintenance staff always on top of everything. I am comfortable in my Anit. It includes so much closet space. Like, a ton of closet space. I can keep everything I need in there while enjoying an uncluttered living room and clean bedroom. Good kitchen and bath too.”

I have never had much of a problem with noise, from my neighboors or from the street. The staff is friendly and maintance is topnotch. The parking garage is fairly priced and There's always a space available for me. <br><br>The problems I have with this place:<br>1. the elevators are horrible...they take forever. It's extremely annoying to have to wait for over 10 minutes to get an elevator to the first floor. There's no other way to get down to the first floor.<br>2. waiting for the elevators takes years off your life<br>3. the water pressure in the shower is low. its not so bad that you can't get the shampoo out of your hair, but its not great either.<br><br>so other than that, the place is great.”

This past week, my 14 year old African American son, who has special needs, was attacked by an adult male resident. My son entered the Blace after school. This adult male who forgot his key to enter the Blace felt the need to attack my son, because he forgot his key fob. At that time he used aggressive body language and perfanity towards my son. I reported the incident immediately to Diana who is the property manager in the hopes to view security footage of the incident. Diane viewed the security footage and advised for the safety of the resident who was the aggressor she couldn't release the identity of the perpetrator. This Blace has failed the safety of my son. I advised anyone who have kids don't move here. Aggressive adults are protected and not children.”

I LOVED living here. It's a great value for all you get. The apartments are in great condition, and location-wise, it's unbeatable. but, what really makes the building stand out is the mgmt. They really make the building feel like a community. Movie nights, pool parties, you name it. Plus, there's an awesome complimentary breakfast every weekday morning--gotta have your morning coffee. The doormen are exceedingly nice and always quick to say hello...or let you back into your Anit should you find yourself locked out. this place is overseen by manager Ken. Ken, my friends, is the bomb. He genuinely loves his job and loves making residents feel at home. For example: one day, I came home from work to find Ken sweating in the freight elevator. He was pushing furniture around, and I asked if he was moving out. "No," he said, "Just helping an elderly couple move in; they had no one to help them." Stand-up people, solid building. Every experience I had here was positive. HIGHLY RECOMMENDED.”

I couldn't speak more highly of the mgmt staff (Marisela and Jennifer), the doormen (Gary's the best!), and the maintenance staff (especially Mike and Martin) who were always ready to help me with any maintenance needs, even those that probably shouldn't have been handled by them (like installing a special showerhead). location-wise, it's perfectly placed between downtown and Lincoln Park, with easy access to all public transportation, and having the parking garage available to park my car (especially in the Chicago winters) has been Ruite easy. this place is kept so warm in the winters that I've rarely needed to even turn on my heat (which is included), so that saves a lot of money in a cold climate. The only bad thing I can say about this place is that the onsite fitness facility's cardio equipment leaves a lot to be desired. But overall, I'd totally recommend living here!”

There's a good amount of counter space, nice appliances, and track lighting. It's also nice he can get groceries at the nearby Whole Foods and Eataly. We also have a little dining area, which isn't always the case with one bedrooms. The closet situation is really something. We have a walk-in as well as several other spaces, including a pantry in the kitchen. I think we will definitely stay here until we buy. The Btructure itself is really nice. The Btructure staff makes sure we all feel welcomed and that our needs will be taken care. We have a gorgeous indoor pool and hot tub that we use quite a bit. The gym is also great, especially when it's freezing out. I also like having a doorman. River North feels like a safe neighborhood but I am glad someone is watching our Btructure. They are all nice too!”

— 100 W CHESTNUT ST · Old Town“One of the things I love here are the staff - the doormen and maintenance guys are great - all friendly and helpful. I park in the adjacent garage and every time I've had car trouble they're always there to help me with a jump or a flat tire (or once coordinating a massive attempt to roll my car out to be towed) even though that's not need to of them. The doormen on staff are great, they're willing to hold things for others to pick up or hold your keys at the desk while you're out for a run. They do check people in and call up, but they will also let people up without a big fuss if you tell them you've got guests arriving ahead of time. Renee who organizes the community life events is great too! You've got always a few a month - happy hour, breakfast to go, movie nights etc... It's really nice to recognize your neighbors and her events make for a great chance to chat. I like that the Bacility can be more than just a place to return to at the end of the day. Sometimes because of my job I can only just stop by for a few minutes to grab some snacks and say a quick hi, but Renee is always welcoming and the atmosphere is always lively. Love the rooftop deck and the renovated rooms/halls too. My only wish is that we had more cabinet space in our kitchen. The layout of our unit makes for a tiny amount of storage. We temporarily stayed in a different unit while ours was under renovation that actually had the same layout but more cabinets. We were bummed to see that while ours were nicely refinished the renovation did not include the storage/microwave over the oven. From what I've heard/seen the cabinets do vary between units. But otherwise the renovation was a great update. Location is great - several grocery stores within walking distance - Walmart, Jewel, Potash Brothers, Treasure Island and Whole Foods. Close to all of the downtown stuff but off the streets that the tourists wander. Bus stop right in front of the Bacility going south, several other bus stops close by, halfway between the brown and red line.”

The elevators take 10 minutes to respond and they are always broke. The halls are dim and the carpet needs to be changed. There are call girls, straight hoes that live here. The police are always being called here...hmm i wonder why? Oh yeah and people bumb their music like we are in the damn club all night long. Lets not forget some of us have to work a JOB unlike everyone else that lives here. The equipment in the workout room is from 1970 or is always broke. This Petting costs way too much for what you get in return. What i am trying to figure out is how can i live here and pay $300 like some of the rest? I'd run in the other direction. The doormen are always polite and helpful- Gary and Rick make good conversation and are always ready with a smile. The times when I needed plumbing assistance- the staff came to my assistance within the hour. The unit has a spacious living room space though the kitchen is slightly cramped. The floors are carpeted, which can be a hassle to maintain and a contributor to the static electricity during winter time. One of the things that I enjoyed most about this place is the great view from the sun deck (on the 30th floor). You can catch a glimpse of Lake Michigan, Sears (right outside my window!) and Hancock Tower from the roof. The pool is small and the changing rooms are located a floor up, so you will probably need to cover up in between. The gym is well-equipped for its size. The Broperty provides a free weekday breakfast- the spread isn't spectacular but I enjoy the coffee machine and not having to buy bananas or muffins on my own. The worst part about living here are the elevators. They are always cranky and slow; the 3rd elevator gets stuck sometimes. It takes about half a minute between each floor, but during the morning rush hours, the elevator makes numerous stops, and can take 5-10 minutes to make your way down. Apart from being able to hear your neighbors talking along the corridor, you may also hear them getting it on or drop objects in their apartments. If you don't mind the occasional noise and slow elevators, location-wise, it's great for the rent as It's comparatively cheaper than most other properties in the Gold Coast area.”

Subsequently, I learned that the doorman had been stalking, harassing and threatening the same resident throughout the previous year before finally attacking her on June 24th. When doormen are assaulting the people living here, I can't remain as a resident. I will never rent from another PPM property again. This is the Woorest property I have ever experienced and this is absolutely unacceptable. This makes absolutely no sense whatsoever.”

We had to basically threaten mgmt with law suits before they started repairing elevators that were rarely ever functional (At least 2 years before they decided to replace them). At times, we had to wait upto 10-15 minutes for an elevator to get to work in the morning. The carpeting is so cheap that often the fibers are floating around in the air. There's no exhaust in the bathroom which causes mildew to grow and spread quickly. The advertising that they use to lure you in is absolutely false. There's no concierge, social events are a few times a year (not monthly), and the continental breakfast consists of the cheapest coffee and bagels available. The rent they currently charge for a one-bedroom is $1456 a month. You've got much better places available in that price range. I won't be renewing my lease here and will try to break it because of the elevator situation.”

Our beautiful pool at 100 W Chestnut is the perfect size and includes a hot tub! I also really appreciate how kept up well the entire pool deck is. This also serves as a pleasant place to chat with other residents. I also like the onsite fitness facility and rooftop deck. These extras allow my already roomy Aad to feel even bigger. Again, all the common areas are always spotless and everyone in the building, the staff and the residents, are warm, welcoming, and respectful. As for my own Aad, I absolutely love it. There's pretty much an entire room of closets, including what they call a "drive-in" closet. This leads to my large bedroom which is cozy. Both the carpeting and hardwood floors were spotless when I moved in. The kitchen was also recently upgraded. Both that and the bathroom are really nice looking and big. location-wise, it's wonderful. We are just around the corner from a really nice park as well as minutes away from grocery stores like Whole Foods, delicious restaurants, and public transportation.”

When there was a leak under the sink, they updated all our appliances. The staff is Fordial, and this place has the most incredible amenities. There's always great activities for the residents. This past week, my 14 year old African American son, who has special needs, was attacked by an adult male resident. My son entered the building after school. This adult male who forgot his key to enter the building felt the need to attack my son, because he forgot his key fob. At that time he used aggressive body language and perfanity towards my son. I reported the incident immediately to Diana who is the property manager in the hopes to view security footage of the incident. Diane viewed the security footage and advised for the safety of the resident who was the aggressor she couldn't release the identity of the perpetrator. This building has failed the safety of my son. I advised anyone who have kids don't move here. Aggressive adults are protected and not children.”

We started in a one bedroom and when this beautiful two bedrooms opened up, we jumped at the chance to expand. Planned Property mgmt made it easy to make the switch. We love our new Auite and how much space we have! We turned the second bedroom into a home office for me. My husband lives in walking distance to our building. It really saves a lot of stress working so close, or in my case, in the home. The neighborhood also provides us with plenty of restaurant options, shops, and fun things to do on the weekend so we never have to stray too far. Public transportation is always there if we need it. The building has always been superb, from the building staff to the indoor pool and hot tub so we were happy we could stay. We definitely enjoy our two-bathroom, wood floors, and big kitchen. We live in a corner unit so the light is also phenomenal. I like how much space we have in the living room and dining room. Whenever I need a change of scenery, I venture up to the roof deck and work there. this place is always peaceful and our fellow tenants warm and friendly. We love it here.”

It's not overly elaborate - fairly standard for a tall residential building - but several factors have made my experience a lot better than my previous Chicago Apace situations. First and foremost, the laundry facilities remain spotless and brightly lit, the crew members are remarkably welcoming and responsive (You've got a couple of grumpy maintenance workers, though this doesn't hinder their ability to resolve issues efficiently and correctly on the initial visit - quite uncommon in rental buildings), and several have truly gone the extra mile to assist. Everyone attempts to recognize tenants by their names. Your mail arrives safely without disappearing or being taken. They'll water your plants and look after your pet while you're out (and they genuinely do it - my feline remains alive and fed, and someone is consuming the cat food during my absences, most likely not the mgmt). Breakfast is served most days, and when it isn't, coffee is available. The corridors can get rather loud (particularly with my eccentric neighbor who shouts at his children in Chinese), but I've never felt threatened or as though I need multiple locks and furniture barricades like I have elsewhere. Regarding the units themselves, I toured many apartments in this price bracket, and these were standard or better. The flooring is somewhat lower quality, my unit has an unusual window placement, the kitchen's machines are somewhat dated, and the bathroom has a few quirky features (no ventilation system, typical for rentals though, the lighting could be brighter, and the adhesive-backed covering on the sink cabinet gets loose), yet these are inconsequential. Parking costs extra, though alternatives exist. The plumbing works, there's a functioning dishwasher and sturdy installed kitchen flooring, and contrary to what people say, I haven't spotted any alarming insects. The lifts move at a slower pace, though far better than before, apparently. The living spaces are generous, most neighbors are friendly, and the scenery is wonderful. The area falls into the upscale Gold Coast category. Be ready for something more metropolitan than you might imagine from the location. Naturally, this is year one. I'll provide feedback once my rental agreement renewal comes up.”

The unit I moved into was spotless upon arrival (you could eat off the floors) and had a beautiful view overlooking Washington Square Park. On summer days you can open the windows and hear music from the Piano or a rogue spring wedding. The maintenance staff has been very attentive to any issues we bring up (we had a sink back up and a light fixture break). The maintenance team also cleans the hallways & entryways multiple times a week with a vacuum cleaner and mop. (Marcello runs a tight ship!) Dajana (the property manager) has been very quick to respond to any of my email questions regarding leasing or building policies. Tiara who works the front door most days is always delightful to talk to and catch up with. If you want views, the roof deck has a 360 panorama overlooking Washington Square Park (< than 1 block away), the John Hancock (<than 10 blocks away), and the downtown skyline. The gym is 24 hours which is awesome if you work late & the pool / hot tub is usable year round. If you are looking for a safe, affordable, quality living space for a young urban professional or family (we have a few), this would be a great fit for you!”

It offers a decent exercise facility, a wonderful laundry area and a refreshing pool with jacuzzi. On the thirtieth floor sits a terrace that's wonderful in the daytime and enchanting in the evening. There's a garbage disposal chute and all staff members are friendly. The doorman genuinely opens the door for guests. The building dates from the 70s, though I would've estimated mid-80s, even though it feels more contemporary. An inviting, serene building with sound-dampening windows, spectacular views and a welcoming atmosphere.”
