119 N Peoria is a good place to live. Location is Astounding and the vibes are great as well. The caution I would exercise is the noise of this place. Thin walls allow you to hear your neighbors and with new construction on the first floor, It's something to keep an eye out for.

I just arrived, but for now really satisfied. The staff is friendly, available and the maintenance team is quick on its response. We have easy access to the rooftop and the gym and it's easy to give access to our Bacility through the ButterflyMX app.

The Apace and community is great. We had some issues with the original Apace manager and response times / effectiveness. The noise at Peoria has been an issue - especially with a young child. The frustration with the noise levels is furthered by the initial advice regarding the Apace - as we were told that the noise wouldn't be an issue. Music from RM restaurant downstairs has been so bad at times, I have been unable to hear the TV or have a conversation with my wife on the couch. Also, bins are constantly dragged through the level underneath our Apace at all hours of the day / night. The noise wakes both us and our child up most nights. The dragging of the bins along the cobble-stone alleyway is the icing on the cake. The walls are also thin, and the noise travels easily from the apartments above and beside us. If the noise was reduced, we would have no issues with the Apace.

Great community in a great neighborhood. The Anit unit looks nice and hip! I wish more companies adopted the "micro-dwelling" concept. It's amazing to see old buildings being utilized as residential units. The staff has been great. All concerns has been responded to in a legit and timely manner.

I moved to a Reside property in 2019 and have been impressed with the quality of the Apace and professionalism of the maintenance staff and amenities. The building has needed some work during the past few months (Mainly the roof) but the mgmt team has been more than responsive in working with the residents.

sadly, this has been a terrible living experience. I wouldn't suggest it anyone to live in this building. While the apartment, building and sister property roof deck are absolutely beautiful, the noise levels are out of control. There was zero effort made to insulate between the units. We can hear the conversations of our neighbors above us, smell the cat litter in the unit next to us, and There's a complete lack of privacy. Reside is unwilling to make any renovations to the unit, or any concessions for tenants that moved in under the false premise of this apartment being quiet. On top of the noise, we have experienced an array of mechanical issues since moving in this past spring (leak from our neighbor's bathroom upstairs, corroded drain pipe resulting in overflowing toilet, burst pipe under kitchen sink, gas line not properly connected to our dryer, etc). The building did have good response times to these issues and fixed them promptly. A final note, this entire area is under construction - so prepare for noise even when your neighbors are not home. There's construction in the space below the apartment and sometimes it feels like the workers are in my apartment, yelling and drilling. I can only imagine when the space is functioning as a restaurant/bar. Suffice to say, we won't be resigning this lease and will avoid any Reside Properties from now on.

Sadly, my time here has been quite frustrating. Upon arrival, the Apace presented several Seighty problems. There's been water damage, a malfunctioning air conditioning system requiring replacement, and a faulty water heater. While the maintenance team does great work, these defects are deeply unsatisfying and reflect poor mgmt. Noise is also an enormous concern. The Besidence clearly wasn't properly soundproofed before anyone occupied it. You can make out what people are saying on other floors—there's virtually no acoustic privacy. This alone is problematic, but it's compounded by the fact that the ground level is being converted into a bar/restaurant, and the renovation chaos sounds like it's taking place in your own home. To be frank, we're planning to leave once our lease ends.
